Robert Bussell who is the Broker/President of American Horizon answered the phone. Robert asked a couple questions and then made some "interesting" observations about Section 8 voucher holders. His information seemed off so I asked further and he must've realized what he said was not accurate. Robert hesitated commenting further on Section 8 by saying "You don't work for us. We're not business partners so I suggest you do your own research". He asked about 6 questions about our condo and confirmed "Ok, good" for each answer and spoke about how nice our property is. Then in an awkward turn, he abruptly said "Yeah we wouldn't be a good fit." and in a very effeminate and demeaning tone Robert said "Hmmph... byeeeeeee" and hung up the phone. I wondered what just happened. I called back but my call was ignored. So maybe this was a blessing in disguise. If the President of this company was this weird and robotically dismissive, how would American Horizon Property treat my future tenant(s)? The answer is they'd be fired on day one. Update as of 02-26-2025: I found Action Properties (https://www.actionproperties.com) and they are phenomenal. Serena Trueblood and Terri Alcala have been responsive and even found us a tenant with a 1 year lease! I have no doubt Action Properties will treat our new tenant with respect and professionalism.

We had a particularly tricky situation in that we were going to sell a rental home in Citrus Heights in order to come up with the down payment on a home and property in the Sierra foothills. Jeff was able to draw up a loan for the purchase of the property which in turn triggered us to list the rental home with our agent. After only a couple of days, California was put on the shelter in place mandate and as such, the rental was not able to be shown properly. After a month or so, we had to come up with another plan. Jeff provided some solid advice and after pondering our direction and with interest rates so low, we decided to keep the rental and go with two loans, a cash out refinance and a purchase. Jeff was able to put together a plan which combined the down payment needed for the new property with a new loan for the rental, at a lower interest rate then I had been paying. We faced many obstacles for the next month or so, to include challenges with fire insurance, inspections, registration documents for modular homes etc. Jeff approached each challenge with professionalism and patience and kept us on the right track, even though there were a couple of times when we were second guessing our decision to move. We were getting very close to the planned close of escrow and there were issues with the title paperwork. Jeff personally came to our house after hours to meet with the mobile notary and ourselves so that he could take the documents and expedite them up to Placerville himself the next morning. At the end of the transaction, both realtors praised the interactions they had with Jeff, noting his availability and efficiency. We couldn't be more pleased with his performance, as well as the performance of Yvette in processing the loan and of the underwriter. Thanks to their efforts, this city couple is now going to live our dream and become country folks.
