While showing the home to my husband, mother and myself Ms. Shannon informed us that the home was purchased for $530K one year earlier and had $40K worth of upgrades. During negotiations to buy the home, our realtor requested a list of upgrades. Ms. Shannon denied ever giving us a dollar amount on the upgrades. She also informed our realtor (in writing) that we had contemplated not hiring her. While it is true that my mother had asked Ms. Shannon if the seller would discount the home if we did not use a realtor, there was absolutely no reason for Ms. Shannon to repeat that conversation other than to try to cause hostility between us and our realtor. During the showing, Ms. Shannon also informed us the sellers were moving due to a job transfer to the opposite part of the city. It appears the sellers sold their home because they were having financial difficulties since their new home was $200k less than the home they sold to us. It was also just 15 miles away and not across town as stated by Ms. Shannon. Ms. Shannon told us she was personal friends with the sellers so one would assume she knew the real reason they were selling. On the day of closing, my husband and I met our realtor at the property for a final walk through/inspection. Upon entering the home, we observed that the sellers were still in the process of moving their furniture and personal belongings out of the home. The home was very dirty, there was damage to the walls from moving furniture and some of the inspection items had not been repaired per our sales contract. My realtor immediately called Ms. Shannon on her cell phone. Ms. Shannon told her she had no idea the home was not move-in ready; however the sellers told us they had informed Ms. Shannon the day before that they were not fully moved out. Our realtor made multiple calls to Ms. Shannon's cell and office phone to discuss postponing closing but could not reach her. Ms. Shannon's assistant called our realtor back a few hours later to explain that Ms. Shannon was in meetings all morning. By that time, our realtor had taken things into her own hands and rescheduled closing. In summary, I would not recommend working with Ms. Shannon because I do not believe she has the seller's or the buyer's best interest in mind. By her actions, Ms. Shannon created a hostile environment between the seller and us/the buyers. She recanted on financial information that she had originally given us and gave us false information regarding the reason the sellers were moving; she tried to cause hostility between us and our realtor; she did not communicate her client's information to us that they were not moved out of the house on our closing day; and she was then "in meetings" and could not be reached ON THE DAY OF OUR CLOSING. It is also interesting to note that Ms. Shannon was not the buyer's agent for the seller's new home.

We were looking for a home in the Conroe. We found one through Patti's agency and made an offer…read morebased on the square footage as measured by her. Our offer was accepted but when we had the home inspected we found electrical work not done to code, water damage and other problems not disclosed by owner (owner disputed most of damage items). The largest issue, however was the square footage (as measured by her) was overstated by over 1000 sq ft. This was a blessing in disguise as it allowed us to get out of the contract and get our earnest money back. We filed a complaint with the state board of realtors and they gave her a reprimand letter. Strangely, a few months later the home burned to the ground.
