We liked the place and everything seemed good... then a day or so latter they called and said that the rent was 1800.... Had us over a barrel and it felt like a shake-down.... they agreed to 1600... Keep inmind this is Fort Bragg CA and the average income is pretty low for CA. the Deposit turned out to be 3500. If I wasn't stuck btween a rock and a hard place... I would look else were.

The house was meticulously clean when we arrived and we received our full deposit back after cleaning the house ourselves thoroughly and following the Property Mgt directions to make sure the house was cleaned properly. The place was filthy, insect and rodent infested with 'furnishings' from the 70's. I worked through these issues in the first 2 years, cleaned the place up and made it habitable. I paid for a gardener because the once lovely gardens were totally neglected. The owners want nothing to do with the tenants and allow blatant disrespect from the agency as the agency allows blatant disrespect from the owners. Tenants are simply a number to them without regard to how well you care for the property or pay rent on time automatically. In the end, I exceeded the contractual agreement to have the carpet professionally cleaned, all windows and woodwork clean, holes from television mounting patched, professionally cleaned by a service, the place was cleaner than it had been in 20 years. Regardless, they deducted $20 for a maid to 'check' the unit, and $110 for someone to paint an 8x8 wall. No respect for a dependable, responsible, long-term tenant. DO NOT GIVE THEM A LARGE DEPOSIT BECAUSE THEY WILL KEEP AS MUCH OF IT AS THEY CAN!
