I want to thank Racheal our leasing agent for being so helpful and communicative with our application process. We were having a hard time figuring out some details with the application process, and Racheal was the only one amongst all the homes we applied for that was compassionate enough to give us the steps needed to get everything done. So thank you Racheal, you deserve all the kudos! Secondly, I just finished my walkthrough inspection with Larry, and he really went above and beyond to notate every little thing that wasn't up to his standards. I appreciate him taking the time to make sure that we were covered on the condition on the home. I also appreciate him taking the time after our orientation to go through and make some quick repairs. Very happy with the move in process so far. Can't wait to see how the remainder of our lease goes!

The $48 million settlement required the company to refund consumers for hidden costs like smart home tech and pre-existing damages. The Federal Trade Commission (FTC) and whistleblower lawsuits alleged several key predatory practices: Deceptive Pricing & Junk Fees: The corporate landlord advertised deceptively low monthly rental rates but tacked on mandatory, un-opt-out able fees for services like smart home technology, air filter delivery, and utility management. These undisclosed costs could add up to $1,700 a year. Security Deposit Theft: The company unfairly withheld deposits for normal wear-and-tear, renovations, and damages that existed before the renters even moved in. Unfair Eviction Practices: The landlord was accused of continuing eviction proceedings after renters had already moved out and misleading tenants about eviction policies during the pandemic. Illegal Renovations: In a separate California False Claims Act settlement, whistleblowers accused the company of performing extensive renovations on thousands of homes without pulling required permits to avoid paying fees and triggering property tax reassessments. On top of this, they have failed to fix anything in our house. We have submitted so many maintenance requests for issues, a tech shows up and does nothing then leaves. Visits keep getting rescheduled over and over and still nothing done. The ceiling in the baby's rooms fell in and its been a week and nothing done. Nothing scheduled, I have not heard from anyone. We have made several attempts to contact them with nothing back.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
