Let me preface this with saying I am not one to leave a negative review for anything. Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. I had intended to find a rental home in Dallas on my own through Zillow and Trulia because I had never received much help from realtors in the past, especially for an out of state move. Fortunately, I encountered David Wyrick by expressing interest in a house on Zillow and from there, he became my family's most valuable resource during our transition. We move every 3 years on average and I have never worked with someone who was so communicative, attentive and professional. Even though I passed on the house he represented, he still offered to show me listings via FaceTime, an unconventional method most are unwilling to do but necessary for my situation. We worked with Sandee Glass to purchase our first home, and based on everything we heard from our friends, we lucked out big time. Sandee was always on call for us for any questions we had. We worked with her for 10 months because the housing market is hard and we are picky people - we let her know up front that we were not looking for a house, we were looking for OUR house. Sandee got to know us, found listings on our behalf that were a good match, and coached us on the best ways to "tweak" our offer to make sure we were at the top of the pack. I've worked with Damian Perea for the past two years and can't express how amazing he's been! Three years ago I moved to Dallas and used a locator because I had a day to find a place and knew nothing about Dallas. I gave her my price range (under $1200 for a 1B1B), but every single apartment she showed me was over $1350. She informed me that was just the price of Dallas. She ended up convincing me to get an apartment at $1450 a month. Soon, I discovered there were plenty of options in my price range and that the locator just cared about her commission. The next year when my lease was up, I decided to try a different agency, Dallas Luxury Realty. I met Damian, told him what I was looking for and said I wanted to stay under $1250. He decided to show me some private rentals. Not only was ever one spot on, but they were all UNDER budget. After only 2 hours of looking, I was signing a lease. Damian goes above and beyond the scope of his job. There were a couple of times I had issues getting my landlord to fix things in a timely manner, so I called Damian. He was more than happy to pull up my lease, let me know what my landlord's responsibilities were under the law, and help me resolve the issues. The boyfriend had this great idea to not only make his first and only move in from Houston to Dallas less than 2 days before his first day of work, but he also decided to begin "apartment hunting" the very same day. Brilliant, right? I will tell you this much about Dallas Luxury Realty, they are definitely accommodating and patient. Pretty much, we rolled into Dallas with 2 cars spewing over with small furniture and clothes, ready to move in... at 3 PM on a Saturday. If you do not already know, most offices close right around 5 PM on Saturdays. When our realtor, Collin, realized our predicament, he quickly helped narrow down our options from a list of apartments he had already prepared prior to our arrival. Thankfully, most of the places we were looking into were located in Uptown, proximal to the realty house/office. We all jumped into Collin's car and began what I felt like was the Amazing Race for the next 2 hours. I felt like we threw ourselves into a whirlwind as we sped from one site to the next. We were able to view 3 different complexes, all of which included all the features and amenities my boyfriend wanted from an apartment. Luckily, he was able to decide on one location and move in that very same day! We were quite grateful of Collin and Dallas Luxury Realty for helping make this looking and leasing/moving process as comfortable as possible given the circumstance. We presented them with a difficult task, and they stayed with us until the very end of the process. They are very familiar with helping people who want to stay in Uptown but also in Downtown & Addison. I typically do not promote real estate agents. But Sam deserves some credit. His whole business is built upon word of mouth and he really loves spending time with the client. We started working with him when we were still in Florida and he stayed in touch with us patiently for more than a month. When my boyfriend and I were looking to move--the usual suspects of crazy apartment locators started stalking (calling once a day about a list of every single property in the uptown area?!). I recognized that Collin at Dallas Luxury Realty was different for a couple reasons: 1) an actual thoughtful, personalized list of properties that ONLY met my criteria, and 2) an offer to actually show us the different properties himself. Collin was knowledgeable about every property he showed us (including a few that we never would've found searching on our own). I will start with the fact that i have very high expectations for real estate agents since they are your trusted advisor when moving to a new area. I personally did not have a good home buying experience. The agent was not prepared to show me homes even though I had a very short window since I was relocating from out of state. The homes I did see were ones that I mostly had found or were from the not filtered all homes in an area MLS email (not reviewed or filtered for my preferences) they sent and appointments were not set up for some of the homes I really liked. I had to completely rewrite the addendum to my contract due to it not being written well and being confusing. I ended up working with the builder daily (it was his model home) to close on time and had very little interaction from my agency representative. To their credit, They did (at my request) give me 1% back towards closing costs due to the bad experience. I wish I would have had one of the named individuals in the other reviews, they sound great. The local broker did step in to help with the transaction. read more

All right. I don't usually write a lot of reviews, but apartment hunting reviews helped me a lot last month when I was looking for a new apartment. So here it is. The first impression you get of Dallas Luxury Realty is that they are very responsive and they understand your requirements very well. Jake Swinney was the person helping me out, and he sure knows how to simplify the apartment hunting for the customer. I gave him my budget, the type of apartment/locality I was looking for and the things/locations I do not want. That's it. Jake listed out the apartments, sorted them out according to my preferences and booked the appointments beforehand. All that was left was to visit the apartments and finalize one. Their office is bang in the center of uptown and I parked my car in their private parking area. And then Jake drove me around in his own car. It may not look like a big deal, but trust me on this. All I had to do is to sit in his car while he drove me around apartment to apartment and did all the heavy lifting. Even at the leasing offices of the apartments, he dug up rental specials, discounts, etc and negotiated the price with them. In the middle of all this, all I was doing was saying yes and no after looking at the apartments. And Jake was taking notes and taking pictures/videos of the apartments I liked so that I could compare them later if I get confused. Very professional and helpful. Trust me, apartment hunting can leave you very confused and exhausted if you do not get help from someone who knows what he is doing. Jake helped me finalize a perfect loft in uptown in one single day. And I've worked with other realtors before, so I know I got very good service this time. Highly recommended. read more

My husband and I have had an enjoyable experience working with Dallas Luxury Realty and would give 4.5/5 stars (see end of review for reason). We have worked with both Steven Spodek and Sam Woods. We began working with Steven Spodek something like 8 months before we were seriously considering purchasing a home. Steven understood that we wanted to browse casually and not be pressured so he was quite hands off - which was exactly what we wanted. He set us up to receive weekly emails with MLS property updates and showed us a few homes to get us adjusted to the Dallas market. Once my husband and I were ready, Steven amped up our search and his communication with us. He showed us several properties and gave us his experienced insights. He was always quick to respond, and helped us put in an offer at the last minute on a home with a competing offer. Even while he was on a scheduled leave of absence, he left us in good hands with Sam Woods who we worked with at the initial stages of putting in an offer on the home we did purchase. After his return, he continued to help us finalize our deal by communicating with the seller through closing. Steven was present every step of the way at this point, ensuring that any hiccups in the process were addressed, joining us for walk-throughs, and being present at closing. Sam Woods is very responsive, and was quick to take up the torch to help us set-up the actual purchase of our home. He demonstrated extensive knowledge and experience and made us feel very confident. Thank you Chris Vierthaler for finding us the perfect apartment in down town Dallas. He was the definition of patience, as he waited over 90 minutes for us to get to him on a motorcycle in a storm. He showed us the units I had requested which were a bust. He also insisted on showing us the LTV tower which was something we had never heard of and definitely not the historical feel we were going for. We are so glad we listened to him. LTV was perfect for our families needs. LTV did not want more than two people in the one bedroom and we have two small children. As we began our relocation from Asia to the USA we made a list of cities that met our needs and Dallas was our first choice. We contacted Dallas Luxury Realty through their website and their agent Warren Barreto contacted us and thus began our rewarding experience with Warrent. During our first visit in January, Warren lined up dozens of homes and condos to show us the variety of neighborhoods and housing had to offer. During our subsequent visits we settled on the Las Colinas area as it met all our needs and wants and though the first couple of offers we made fell through, two others were locked up in offers hours before we made ours and one needed extensive work beyond original estimates, we finally found a home. Warren took the time to get to know what we wanted and then focused his time on finding us options. It is never easy to try and relocate but relocating from 9500 miles away is even harder when the market is as tight as it is right now in Dallas where many properties don't stay on the market but days. Not being familiar with Dallas AT ALL Rachelle took all of my needs and provided information on properties that fit what I was looking for. I emailed her back and planned a day to go shopping! Flew in and she had a totally organized and great plan of properties to view. She was totally helpful and it was so nice to have her to be able take me so I wouldn't be lost. I never felt rushed or pressured. After looking at a ton of places I did decide to sign a lease...I was super excited but then the management company called me back saying they had made a mistake and the price they gave me was incorrect and would no longer honor it! I called Rachelle ASAP and she took it from there. She was unable to get the management company to honor the original quote but was able to get the lease rolling on the current unit I am in now! Steven Spodek contacted me via e-mail and phone MULTIPLE times after I did a search on their website. I was very busy at that time so was unable to call him back and he called and emailed me at least twice a day, very pushy and annoying. Once Steven and I finally spoke he told me that he would rather me not work with any other apartment hunters. He said "there is nothing they can show you that I can't show you, I hate it when a client tells me they are meeting with other apartment hunters, what a total waste of my time" Well Steven, let me tell you something: moving across the country is a BIG DEAL for me and my family. And I will scout out any and all resources that I want to make sure I find the right place for me. If I want to hire 500 apartment hunters then I will do just that, it is none of your business. You are there to provide a service, and that's it. When I walk into a store, the sales associate doesn't tell me that I can't go to other stores and work with any other sales associates. So why on earth are you being so rude and complicating things for your potential clients? Needless to say I DID NOT work with Steven. His pushy tactics and rules against who I can and can't work with were ridiculous and uncalled for. It has been 2 months now and I still get e-mails from Steven after I have told him I am no longer looking and to remove me from his distribution list. RE: THE REPS COMMENT BELOW There is no such Texas law for apartment hunting. Not to mention I NEVER TOLD STEVEN I WAS WORKING WITH OTHER APT HUNTERS! HE ASSUMED! At the time I had contacted two others but wasn't working with either, I was trying to find the one I wanted to work with. Steven mentioned no such law. He only told me that he HATES it when people waste his time and work with other apartment hunters. After his rude comments, he was immediately ruled out. read more
