We wanted to wait a year before we reviewed Henry to make sure he wasn't one of those real estate agents who disappears when the deal is done and follows up every year with a pre-printed holiday card or a refrigerator magnet with their face on it. I can say confidently that not only is Henry a great resource for information, but he also really went beyond the scope of his work many times throughout the whole home buying process. We had multiple properties in different locations throughout the Maryland area and he really did the homework and understood each property before each viewing. As we are planning to purchase our next property Henry has been fantastic throughout the year fielding our questions and even keeping us abreast on new developments. DO NOT USE THEM!!!***…read more 1)      Aret Koseian / Compass Realty had a fully executed contract for sale of the home with another buyer and did not produce it to the potential buyer because they thought they would make a higher commission by bribing me to use Tracey Evans, his partner, as the Sellers Agent.  Both Aret and Tracey told me this.  2)      I told Tracey that I would have my buyer's agent submit the contract the following day because it was Easter and she offered a kickback of $3k if I would allow you to be my buyer's agent and basically said that I would not get the house because Aret already has a contract of sale signed by both the buyers and sellers.  If I would allow her to be my agent, Aret / Compass would not present that contract to that buyer.  3)      Both Aret and Tracey said that they have a deal with the seller that they would not have to pay any more than $7500 and therefore would end up having to pay them the difference between their $7500 and any final concession amount of $10k.  That was not disclosed to me beforehand, nor was it disclosed on the closing documents which are supposed to detail all the financial transactions around this sale. 4)      Having a side-deal with the sellers inherently means that my Buyers Agent, Tracey Evans will not fight for any concessions for me, because any concessions for me will come out of her and Aret's own pockets.  That means that essentially, I do not have a buyer's agent, because anything that works in my favor, will work against them financially.   I did not know this, until both her and Aret in different conversations told me on the phone.  But once she told me that, then everything else made perfect sense, regarding why she was talking me out of asking for any concessions after the inspections. 5)      Tracey Evans did not ensure that all reports were presented and reviewed prior to closing which constitutes gross negligence in that my interests again are not represented.   As a result, the septic report was not opened until days after closing, only to find out it failed and I had thousands in septic repairs. 6)      Tracey Evans sent out contractors to give estimates on the major items on the inspection report once I said I may back out of purchasing the home because she was discouraging me asking for more than 10k in concessions.  The estimates she received and passed on to me equaled about $10k.  It was only after closing and talking to the actual chimney repair person that we both realized that she left out and did not send me the major part / expense for the chimney, thus withholding necessary information so that I would proceed with the purchase so that she (and Aret) can get her commission. They both made over 20k each and I literally met her for 15 minutes and never saw her again. Didn't even take me on a final walk-through. If you want honesty, transparency and integrity around your real estate transactions, then DO NOT work with this group. They care more about their commission amount than about the buyer or seller!! You've been WARNED!!! Proceed at your own risk!!!

These non-qualified individuals range from foreign nationals to DACA recipients such as myself, and even immigrants who pay taxes and utilize an ITIN. Upon reaching out to this company, I was immediately connected with Senior Loan Officer Hubert Rivera, who was very insightful and responsive throughout this entire process. In this current market (2021), obtaining a home at asking price was often very difficult. Mr. Rivera expeditiously sent over pre-qualifications and run downs of mortgage costs for all of the properties we came across and made offers for, despite facing constant rejections. Upon being accepted as a backup offer after losing hope in purchasing a property, Mr. Rivera immediately begun his paperwork and sent over all of the documents needed for signing. There were times where Mr. Rivera was unavailable and unable to return messages, which was understandable due to the high volume of paperwork he was processing. He did go above and beyond his duties as a loan officer by breaking down the process of purchasing a home and drafting up a list of all the items I would need to present in order to obtain clearance from the underwriter. Throughout this entire process, my mortgage became very close to falling through on numerous occasions. I was often scared by the many reviews left by individuals who have conducted business with this bank stating poor experiences and major problems. Despite this, I took a leap of hope and placed my full trust into Mr. Rivera and his loan processor, Rosalia Gramegna. These two individuals possessed the foresight to see potential problems with my loan application and were able to rapidly develop solutions to overcome them. Ms. Gramegna was very responsive as well and returned my emails as instantly as she received them, answering all of my questions with detailed information and a hint of warm and kindness. Despite my closing date being pushed back on numerous occasions due to minor faults in our paperwork and some delays from the other party, the team at ACC mortgage was able to move my loan for closing as soon as they obtained the clearance necessary to do so. They were able to make my dream of purchasing a home for my family come true; I will forever be in their debt for their tremendous efforts. HOWEVER, It is very important to note that in order to make this possible, you have to be willing to commit to the process and be extremely responsive to their requests. You must be diligent in returning their emails and providing them with an abundance of information necessary to clear your loan. THERE IS NEVER TOO MUCH INFORMATION TO PROVIDE TO AN UNDERWRITER. The documents to be presented to this bank must be neat, organized, detailed and accurate. The role of the consumer in this mortgage process is just as important of that of the bank; YOU HAVE TO BE WILLING TO GO THE EXTRA MILE TO OBTAIN THIS LOAN. REMEMBER, THIS BANK CATERS TO NON-QUALIFIED INDIVIDUALS, THERE WILL BE EXTRA STEPS TO TAKE IN ORDER TO RECEIVE THIS MORTAGE. In the end, ACC Mortgage is making a major difference in the non-qualified/immigrant community as they are allowing those who work hard and save up to obtain the home of their dreams.
