They refuse to let me leave the property even though my abusive ex and her roommates have agreed to sign a new lease without me and wr have fulfilled every step that was required of us to do so. After She left the room, my step son warned me that she put something in it I immediately left without my belongings I have been trying to get my name off of the lease and I was denied and she has said to me, "you're stuck with me for at least another year. If you want out, your only way out will be in a bodybag" I do not feel safe here and cannot continue to be at this address. I want to move on with my life but I cannot due to this lease. I want to rid myself of any and all ties to her. I was told that I must reside on the property until the lease expires, in which time, my name will be remved since I hve filled out the notice to vacate. However I cannot do this. I am leaving the state as I do not feel safe here. She shows up to my work, and she has come to my new residence several times. She has almost cost me my current job on more than one occassion and has caused me to lose other jobs because she shows up and causes a scene I will be seeking a restraining order but cannot as we live together until the lease expires. The courts will not grant the petition. I BESEECH THEE. PLEASE SAVE ME FROM THIS ABUSIVE RELATIONSHIP. Our experience with FirstKey Homes has unfortunately been far from positive. We communicated our intended move-in date clearly, but were told we had to move in almost a week earlier. We were relocating from out of state and could not arrive sooner. As a result, when we finally got there, FirstKey considered us already moved in for six days. This meant we had already passed their three-day inspection window and were unable to document the many issues we found upon arrival. The home was extremely dirty. We had to deep clean the entire place ourselves even though FirstKey insisted the home had already been cleaned. From there, the maintenance issues were nonstop. We had to submit repeated tickets for major problems such as: - AC not working, which took a week to repair in the middle of summer - Pool pump not functioning - Exterior faucet that would not shut off - A toilet leaking so badly that I ended up repairing it myself because they couldn't say when they would address it - Water heater not heating water - Garbage disposal not working - Dishwasher not attached and falling outward - A missing downspout from gutter - Mold appearing on the ceiling, which we were told to clean ourselves with bleach and water Later, when we decided to purchase a home, we contacted FirstKey to understand the move-out process and any costs. We were told our notice was more than sufficient and that aside from rent through our move-out date, which included the prorated rent, there would be no other charges. We confirmed this multiple times. After moving out, we followed up about our security deposit. We were told it had been released for payment and that it could take 30 to 45 days. Instead, we received a notice saying we owed nearly $3,500 for termination fees, utilities, and repairs they claimed were needed after move-out. They also kept our security deposit. We immediately disputed this, especially since we were told directly that we would not incur additional charges. FirstKey responded by saying they did not know who told us that, but that we still owed the full amount. When we asked them to review the recorded calls to verify what we were told, they refused. We were then told the charges would be sent to collections and that it could escalate to the county and even wage garnishment. Overall, it seems that regardless of what their representatives communicate to you, what is later claimed takes precedence. Our experience has been stressful, inconsistent, and extremely disappointing. No wonder they have class action suits against them. read more

This may be the worst business I've ever had to deal with. We are trying to find a rental home because the one we've been in for 10 years is being sold. Their office opens at 9:00 in the morning and closes at 5:00 and it's closed on weekends. When they're open, their phone number leads to call center somewhere in Latin America where the people are very sweet though hard to understand and devoid of any information. They'll provide you with a "local agent" who will never answer the phone or return your calls. They want a separate application fee ($75 + $55 for each resident) for every home you apply for. I can't imagine how difficult it must be if you have an issue with your rental. Let's say your air conditioning goes out in South Florida in the summertime. I have a feeling they would not be responsive. Don't even think of doing business with them. read more

Well I lived in one of FKH it's now 2025 and the roof and other things around the home hasn't been fixed since hurricane Ian in 2022 the roof is still leaking so I had to move and now I got a bill in the mail for $7268.03 and my secretary deposit is being kept also. And as luck would have it Lauren Anderson & the head of local maintenance Alice Major is unavailable and crazy convenient Patrice Roberson isn't available either. I literally have been on the phone with them as my application was submitted and the house was still available at the underwriters. One of the worst companies I have ever dealt with. Maintenance department is subpar at best. We have had verified black mold in our air ducts for months and it is still not remediated. This is after I (the tenant) have had to do all the work to get the testing, deal with multiple vendors and it is still not taken care of. This is serious and illegal! DO NOT RENT FROM THEM! We all applied for a rental home that requires your income to be 3X the rent and our income totals over 4 1/2 times the property rent. They also require a Vantage credit score of 640 and my credit score is 705 and our application was declined based on what looks like outdated information. Every time we call we get a different answer of why we were denied. And they say "underwriting" makes the decisions but will not give you any way to contact anyone in underwriting. A clogged drain resulted in a 280 dollar charge as this was my responsibility. I snaked the drain before calling repair. You have to pay as they attach it to your rent. This charge is 10% of my rent. Something has got to change. You could say in the 5 years I have been in this house I have paid off the cost that it was originally bought for. These people are just legal thieves. read more

I'm a respected SWFL REALTOR that agreed to rent a First Key Homes property near my right hand's home in September 2023. I was happy the property manager seemed like a sincere person that clearly stated everything would be handled if I rented with them especially being a REALTOR. 2 yrs, I paid rent early & never missed a payment or anything - but suddenly I have loyaty award points in my. FKH GASLIGHTS - RENTERS BEWARE! During 1st 6 mos, there were issues with 1 maint never correctly handled. I let it go, because it was so difficult to reach/speak with overseas maintenance call center with language barrier or online. I couldn't reach the property manager from that 1st day & they didn't understand Notice/Quiet Enjoyment Rules etc.. Then May 2024 I noticed a mildew smell walking through the kitchen to assist my disabled brother. When I walked back through the kitchen I smelled mildew again. I realized the smell was coming from a kitchen drawer. Once opened,, I started coughing due to being highly allergic w/asthma. That is when I realized it was probably mold. I informed FKH. They said they would send out "That 1 Company" remediators. The "remediator" stated he didn't smell anything & he saw no mold. I let him know that my friends & inspector smelled mildew & believed it was coming from the hole behind the cabinets/drawers by sink. The "remediator" said he'd come back with another guy to check roof/skylight for leak. I kept reiterating where my inspector suspected it was coming from, but he didn't care. It was another wk or 2 for "remediator" & other guy to come back & he again said there was no prob with roof/skylight, which I stated was because it was coming from the drawers. I'd asked my inspector for a mold test since I'm highly allergic with asthma/migraine issues & I was concerned for my disabled brother. I also explained this in multiple maintenance requests that I screenshot, because I noticed erased messages. My inspector's MOLD TEST WAS POSITIVE. During this time FKH sent me high pressure lease that needed immediate signing or pay more for rent later. The market had changed, I'd ongoing probs with badly broken wrist & back complications. Feeling I had no choice, I let them know I required assurances they'd handle the mold before I signed & they provided it. However, that ended up not being the case & I realized although I'd acted in good faith, they hadn't. I had constant bad migraines/coughing. Kept letting FKH & "remediator" know, & that upon signing a new lease I was assured it would be remediated. Then suddenly FKH states That 1 Company is just a "Contractor" & not a "mold remediator," but they were sending out a mold remediator now. The mold remediator finally arrived roughly September 2024 after about 4 mos & a newly signed lease. By this time the mildew smell was strongly coming out of drawers. The ACTUAL mold remediator showed me the MOLD that was on the grain area of the drawer that "Contractor" should have seen. He said results would be back in a wk. 2 wks later with Hurricane Helene heading here & me sick from the mold & "Contractor" & FKH wouldn't completely share the mold results or when the mold/root cause would be remediated. I literally begged "Contractor" for an air scrubber they'd mentioned before Helene hit & finally got one. I felt great for an hr & then the filter needed changing. The shocked contractor brought me 2 new filters. We didn't expect Milton to hit 1 wk later, but I took my brother to a friend's since I suspected we'd lose the air scrubber with the power and we did. We returned when power went on & our weekly cleaners turned on the air scrubber before we got home. The "Contractor" finally sent 2 men to clean mold & I thought, fix root cause. Upon them using chemical on mold my lungs burned from air ducts, I was upset & asked what they were using. They refused to tell me even when I stated it was hurting me. That 1 Company's owner stated (paraphrased) I'd more probs than mold if I couldn't handle what they're doing. When they left, I went into the kitchen, opened drawers, & see mold. They came back. Cleaned again with lung burning junk outside now. They left, didn't put dishwasher back that's in my dining room & later took air scrubber. Another REAL mold remediator came out & was upset about noxious chemical smell also. He took mold samples & asked if he could pray with me. Fort Myers FKH maintenance guy was awful & said he'd send "Contractor" again & I said NO! I didn't want them back after how REPUGNANT they'd been. I've begged to speak to Property Manager to no avail. Lease is due for renewal on 9/3/2025 & nothing. We'd move out, but need time due to illness/market changes. NO Property Manager will call back. Expected to sign HIGHER online monthly lease w/recent bad armed robbery in area where rental prices are dropping. $2700 for month-to-month & MILDEW SMELL IS BACK BECAUSE ROOT CAUSE WASN'T FIXED & SO MUCH MORE!! I absolutely do not recommend his community quite of issues with the home and they do not respond. I have not spoken to a manager in weeks after requesting multiple attempts. The home was in inhabitable for a better part of two months, and they would not take care of anything. I have been renting for over 30 years and I've never experienced such a disappointment, garbage so far. I even had the septic poop coming out of the plumbing and they would not clean it. PART 1 Ongoing severe issues prior to even signing my lease - but it was already to my detriment and I was forced into this rental agreement. I'll circle back to tell this story in a PART 2 review. Current Issue 04/19/25 - Present. I'm not even 90 days into my lease, and during the months of February and March I contacted FirstKey Homes numerous times about my a/c. They'd come out, patch up the problem and close the ticket. Well the unit exploded over the weekend. I consider myself fairly reasonable and understand repairing/replacing the main hvac system might take time, so I simply asked FirstKey Homes to please just bring me the maximum number of allowed window units since my home is 86 degrees inside while they fixed the main problem. On Sunday 04/19, I was advised two windows would be provided due to the size of my home. Finally today Tuesday 04/22 - hours later than the third estimated arrival time quoted to me, they dropped off ONE tiny window unit. During this current nightmare, the many undisclosed thereafter problems surrounding this a/c required me to ask for managerial assistance at least four times now. Again, we are now on day three, and there has been no management follow up. I've left countless voicemails and opened even more unanswered online ticket requests. Trust me when I tell you - It is not worth the headache dealing with this company especially when you are a responsible, respectful, cooperative and reasonable tenant (with excellent credit). The service is not reciprocated and I still have no idea what the status is regarding repairing/replacing the main a/c. Part 2 First Key Homes has an option to pre lease a home before it becomes vacant. This option will likely appeal to applicants a little more organized or structured with the time to plan looking in efforts to be proactive in hopes of an easier future move in experience. I'd chosen this option and picked a home six weeks in advance that was supposed to be move in ready on January 15 2025.(the fine print revealed this date could "slightly" change. I had already paid FirstKey Homes and the HOA everything required and been approved weeks before what I anticipated would be my move in date. A member in my family was relocating from another city four hours away and based their job transfer start date around this mid month move in date as well... but to our surprise First Key Homes never even gotten a move out notice from the prior tenant before listing the house for pre leasing, resulting in them given me several amended move in dates as far out as one month past January 15th creating a series of aggregated financial waste for me. You probably can already imagine the monies spent on moving expenditures and now storage..etc and we're living in an airbnb towards the end waiting for the house to become vacant because they kept lying about when things would be available. When the house finally became available and we went to tour it, I learned they had falsely advertised the number of rooms/bathrooms in the home which now no longer met my family needs, especially at the price point they advertised. Because FirstKey Homes already had all the required documents we'd submitted that every other property management company would have asked us for and the additional weeks it would have taken to go through all the approvals again, coupled with us living in the airbnb wasting money, unnecessary storage expenses, etc... It was much easier to just choose another house in their inventory selection and try to be optimistic about the year improving. So that's what we did. But the horrendous saga has continued and now we're experiencing the sufferable a/c issues summarized in PART 1 and the ongoing unreliable management communication, lack of accountability and efforts to follow up. read more

If I could give this company a lower rating I would. They do NOT take care of their homes in a way that is helpful at all. We started our rental journey with them in Sept when it was warm out but not overly hot. We didn't need to use heat or air for the first month at all. Then we get into the winter, and realize that this house has close to no insulation. The pipes constantly freeze even if we follow all of their guidelines, and we go DAYS and even up to a week with no running water. They refuse to insulate or do anything that would prevent the issue at all. We are paying $2400/ month in rent alone and an additional $700+ a month in Water and Electric; and can't use our toilets, take showers, cook, do dishes, etc. This is absolutely absurd and I can't wait to get out of this contract with them. read more

Our leasing agent Dolly Pretto seemed amazing at first, all the way up until we got denied on our application. She completely stopped contacting us and returning calls, had she returned any of our calls to tell us we were denied and explained why we wouldn't have such a horrible taste in our mouth about this company and would even consider trying this company in the future and recommending to friends. Every time I called the main corporate number they would tell me I had to get more info from our leasing agent and kept asking who my leasing agent was to have to repeat over and over to strangers that the person we were building relation with the entire process had no tact or professionalism. It would have made the entire process of spending $110 on an application and hearing we were denied from her, not such a gut punch. Having to reach out to the corporate numbers to learn anything about our situation felt extremely cold seeing as how your assigned a leasing agent for a reason. Every corporate first key member told me I needed to reach out to Dolly for more information about our denial, the second she realized she wasn't going to close a deal with us she completely wrote us off and instead of finishing our contact with her in a respectable manner. We are a tenant to a home in Charlotte NC. The FIrstkey Homes company put an additional charge on our account for trash cans violation. We were never told of the trash cans were not to be visible from the road when we signed the lease. As soon as we received the email we put the cans in the garage and explained the only reason the cans were outside is do the the past tenant destroying the garage and drywall was missing which than in turn caused us to have a mouse issue in the home. Finally the garage and other issues after a long time and several calls were rectified but now I get extra charges on my account and trying to pay my rent and the system does not allowing me to pay just my rent and not the additional charges, now I get a late fee as well. I have been calling them before my rent is due to talk to someone about these charges and they just keep filling out the reports to send to another department and we never hear anything back. Also, I ask to speak to a manager and of coarse no manager is ever there to speak to. So, I am very frustrated with Firstkey Homes on handling maintenance issues but even more so being about to talk to someone that can actually help in regarding the fees on our account. EDIT: (03/01/2023 yes 5 MONTHS after Hurricane Ian): House not 100% fixed yet. FirstKey Homes refused to check if there is mold in the walls after the inside of the walls got filled up with water from the roof. No emails back offering any type of accommodation or discounts after about 15 days with no running water and even the manager from the Fort Myers / Cape Coral area told me on the phone they would probably not give me any discounts on the rent. I told the maintenance department, the billing department, the customer service department, and the maintenance department from the online system to remove my wife's phone number from their system and to call me instead, even after all of that the manager still called my wife's phone number. EDIT: (11/15/2022): Kadie sent me an email on 10/31 just to tell me she'd forward the email to her maintenance supervisor and I didn't hear from anybody again for half a month so far. No more responses so far about possible mold or other damages inside the walls that were soaked with water by the hurricane. No responses about discounts on the rent, they already charged me full rent for this month and now the tarp that's on the roof wasn't even properly installed and you can see it's not covering the roof anymore on the picture I uploaded. EDIT (10/20/2022): I wasn't called even once before the maintenance workers came to my house, for any of my maintenance requests after the hurricane. After 17 days with no water, the third-party vendor showed up to replace the water treatment system, we have water now, but with consequences. Ideally, FirstKey Homes should prorate my rent since they never offered any type of accommodations during this entire time and they didn't let me hire a plumber myself. The property manager Kadie Barnett said she'd call me, but I'm still waiting to hear back from her since (10/15/2022). EDIT (10/14/2022): After contacting the Social Media Dept, and Maintenance Dept, FirstKey Homes refuses to respond to my requests. The third-party vendor did not show up when they said they would and I am 17 days with no running water and counting... FirstKey Homes did not offer any accommodations, hotel stays, to pay me back if I hire a plumber myself, and not even offered to prorate my rent for the days living with no water. The third-party vendor that came to put a tarp on my roof never called before coming. They didn't speak any English at all. In the end, they left trash on the ground, garbage in the recycling bin that wasn't supposed to go in there and could've gotten me fined by the city if I didn't notice it, and they left nails on my driveway. Original review: I'm with no water for almost 2 weeks. I asked them if they could put a tarp on the roof because at least 1/4 of the shingles disappeared during Hurricane Ian and I don't want the rest of my things to get damaged or the water to get to the carpet in the bedrooms the next time it rains. They just "put a note in the system". No updates, no dates, nothing. I've called them at least 3 times and sent them an email with no response. They can't even say when someone will fix it. so shower pan in my rental was leaking and flooded the whole right side of my rental. they send out someone to diagnose but he didn't get it right. my wife and I soaked up over 90-120 gallons of water ourselves because they didn't. it continued to come out of the wall behind the trim for days and they send no one to pull trim off to dry out properly. Then they send a joke of a company (T1C) to come put 1 dehumidifier in for over 1000 sq of broken up space and then trained my wife to operate it so they don't have to come out and move it! Who the hell does that?! I've asked for weeks now to speak to the maintenance manager and no a single call or F you from then but they know how to use the phone to ask for their rent money due. I'm contacting my lawyer (which is a beast and they will be charged for his service!) and plan to put my rent money into escrow and take them to court! Our home was in great condition at the start of our lease and we love it so much we want to buy it! We have the cash and we would rather buy this lovely home than go through the hassle of moving. We found the exact same model house here in Port Charlotte newly constructed but we love our rental home and don't want move. DO NOT RENT FROM FIRST KEY HOMES!!! We are being charged $2800 a month for rent and we are also getting charged $100 extra for pool service?? And not to mention the maintenance request I put in (online and called a couple days later as there was no response to the request) for the smoke detector not functioning properly! I put in that request over month ago explaining the issues with our smoke detectors and they are still not working (I would fix myself but the ceilings are 15' tall and it is the responsibility of the management company). The man I talked to said it would take 4-5 days to get somebody out to our place, maybe he meant 4-5 months??? Seems like a bit of a safety hazard as well as a lot of neglect from first key. When we initially moved in I emailed first key and tried calling our "agent" assigned to us numerous times (did not get a response until I contacted his manager) about the many things that were either broken or missing on the property. We moved in early September, I am still waiting for these issues to be resolved and its November 5th. I have contacted first key about 8 times over the course of the last month and a half. Our pool has been green, disgusting and unusable for nearly two months. Every time I contact them they come up with an excuse and a way to make the pool being dirty my fault and they claim that they have been servicing it. This does not look like a serviced pool to me, it looks more like Shrek's swamp. My advice to you is to stay far away from this company. We will be leaving the residence soon as it is unsafe (no smoke detectors) and we are being neglected by management. read more

When it comes to the quality of care and understanding that FirstKey Homes provides their tenants with the gap in this department is extreme. It's apparent all they really seem to care about is their "policies", "guidelines", "contracts", and bottom lines not really about the people behind Homes at FirstKey where they "Help You Unlock More". When it comes down to it, things really only seem to be about the money. Many staff and team members are extremely difficult to contact if not impossible to contact and get ahold of, let alone get to return your phone calls. Staff and team members will change without being made aware of those internal changes so then even though its still impossible to get in contact with them you're left not knowing who to get in contact with. The property manager and several team leads were not always and as a matter of fact often versed in all of the things needed to be answered when questions were asked and information was needed to be given to support myself as an existing tenant. In addition to all of the above there is just an increased lack of common decency and humanity for the idea the there actual people, with families and stories, lives and true struggles, battles ones they may share and ones they may never have gotten to make FirstKey aware of because they were rudely interrupted, hung up on, told they don't get involved in "roommate affairs", even if or even the or your roommate might or may have been your partner or Husband/Wife. Could have never been responded to in an email, shrugged off etc. I can easily and without hesitation say my quality of support was exceptionally below par and my experience living with FirstKey homes was less than favorable. read more

My wife has been taking care of repairs and bills with First Key. She works from home, so it seemed like it was easier for her to do it. After 9 months, and 2-8 hours per week on the phone with them, she told me that it would be less stressful to move than to spend one more minute on the phone with them. I took over the job. I have been working on it for less than two weeks, and I agree with her. The thought of packing up a 3 bedroom house with a double car garage sounds easier than trying to get a straight answer from their staff or a repair completed. I don't want to bore you with repair details, but I'm a handy guy. If the items in need of repair were simple, I'd just do them myself. I'd gladly spend a little money and a little time to keep the property in good condition. The neglected maintenance items are not minor. I've owned my own home for 25 years. I was looking forward to renting for a while and having someone else look after their investment so I could take a break. At this point, I'd rather dig out a clogged toilet pipe by hand than try to get any type of service from First Key. read more

The property manager does nothing for us and they keep changing for rent after the hurricane hit us (Cape Coral 33993) we had several issues at the property and water one essential human rights is not being provided and is not being taking care. Problems with this company from day 1, but we were moving from out of state and needed a place to live. We have now been out of the rental home in Cape Coral for a full YEAR and they are still coming after me for money. We paid every months rent and utilities (and all the extra fees they tacked on) until we moved. We left 2 months early because there was severe damage to the roof and outside lanai (dangling metal for over a month), and most importantly because we had honey bees INSIDE the house for months! They nested inside the ledge of the front window and somehow made their way inside my children's bedroom. I know that nature - in both Hurricane and bee form - are not the rental company's fault, but not handling either one of these issues IS their fault! I have numerous emails that went unanswered and called every number I could find for over a month with no one calling me back. My children were afraid to sleep in their room because they were stung INSIDE The house. We moved out after numerous email warnings to FirstKey that we couldn't live in those conditions. After that they finally answered and started sending people to the house to take care of things but it was too late. Then they tried to come after us for thousands. We didn't even fight for our security deposit because we just wanted to be done. They had plenty of money to pay for anything they felt we owed. Without talking to us, they put the debt in collections and it has now effected our credit. I have lawyers calling a year later. We should have taken them to court a year ago. No one in that company does their jobs and now we are still paying for it a year after we moved out. I will never recommend them to anyone. read more

First Key Homes has a huge problem in their maintenance department. I have requested numerous times for them to fix the gate and have only had them come out and half patch it up. We're going into hurricane season and the wind recently blew the gate open from the back corner. This isn't the first time this has happened yet they come out and do a half job or report to the main office that nothing is wrong with the fence. The maintenance request process is asinine! You have to call, give them the issue, and be booked for a tentative appointment. Only for someone else to call later to actually schedule! I have missed so much work it's not funny. Then, if they come out and look at the issue and there's more work to be done. They mark the work order as COMPLETE and then you have to call again to request another work order for the follow up. I recently requested the sliding glass door be fixed. The worker came out and said this is a two man job, so submit another work order requesting two people come out! Over a month of time will have been spent before the issue will be fixed! There's so much more I could say, but I'll end with DO NOT RENT from them. They're not going to listen to your concerns and a property manager doesn't even call or respond to emails! Now I have to figure out what to do with my dogs because they keep escaping out of this raggedy gate! AND I PAY PET RENT! read more

STAY AWAY!!! Horrible company. They are going to make you pay for every repair, I was out of water for DAYS and they can careless to repair the water pump. They will keep your money and try penalizing you for everything and anything! I received the home in a nasty condition, super dirty everything over grown outside ( I have pictures) but they expect me to clean the home, trim the trees lol that's a joke prior to me moving. I'm reporting them to the BBB and if they attempt to keep my deposit I will seek legal compensation! You've been warned. Don't deal with them. read more

The move in process was great . They ladies who helped us made it super easy and quick to get into our rental which is usually a hassle . They were very communicative. Now after living in the rental we have some major complaints . At first they didn't even do a walk through, so we had many things that needed fixing . Our mail box was literally cut in half and our dishwasher wasn't put in correctly, etc. then for a couple weeks we didn't have water from early morning until 2pm, making it very inconvenient to do dishes or shower in the morning. Then after 2 or 3 maintenance guys came and 1 plumber , we have no water at all. For over a week we have had zero water which is completely unacceptable . We have had no word for days and if we want an update we have to keep calling . This is a health hazard and I'm beyond upset with how this is being handled . This should be urgent and it's being treated as if we'll get to it when we have a chance. No water to shower , do laundry , wash dishes , wash our hands or even flush out toilets is bullshit . Having the same issues as everyone else that posted. We put in tickets and have had to call back multiple times still no help with repairs. Section of the roof was damaged as well as all our landscaping. Terrible customer services. Have had numerous issue with this company would not recommend renting through them. read more
