Dont expect that this manger will even visit your property and if you ever need any notices sent to members well expect to pay for every so called "extra" including more than more than 4 meetings a year. They are a big fat American company who barely even know where CAnada is let alone getting your concerns to where they need to land. Incompetent scamming scumbags is what these people are. Failed to send notice of a special charge, charges arrears and interest, ask them to resend the original email to explain the charge, they did not do that but instead said "email was sent, you failed to open it". So basically instead of providing evidence (which should be easily found and forwarded if it was truly sent) as asked for, they double down and instead accused their client of failing to open this non existent email. Meanwhile they continue to charge interest on the arrears charge that they conjured up. This is on top of just sheer incompetence of their daily operations - scheduled maintenance and cleaning that never happens, miscommunication that completely boggles the mind, and all the whole stellar customer services as exemplified by the aforementioned accusatory tone. The only explanation I can think of as to why they would do aggressively treat their customers is because they are doubling down on their shady practices. read more

Booked a move out. Was told there was no fee. Contractor shows up without the key to lock the elevator. Move out takes twice as long. Two months later, Firstservice charges me for a service I didn't receive. Dispute the charge for four months. They still can't provide a reason why I'm being charged for a service I didn't receive and was told there was no cost for. read more

I would not give them a star in fact they would earn a minus five in my books... Terrible business - when a tenant makes a legit complaint expressing concerns ...if management does not like what they hear rather than investigate and find solutions you are provided with a 3 months out notice / letter of non renewal! Many people in the building dealt with security issues over 25 cars broken into and the manager for a number of tenants did not even do the right thing providing video footage to the police as per their request for the investigations. Management gives attitude, takes sides before understanding the facts and is not a transparent not people person. A walking zombie person who will appear sweet until your lease is signed. Then your in for a shit storm of no communications - unless it's a notice to enter your unit. They post information with your first and last name on the doors for the snoopy tenants to read including non renewals. Recently a tenant who received a letter providing the option to sign a renewal had complained.. keep in mind this is less than 3 months out... because of the complaint property management higher ups - Yvonne and Jay unbelievably had the audacity to sent a letter informing they reassessed and are revoking the opportunity to renew. People are nothing but a Number and disposable for the First Service company values cause instead of being professional listening with their ears they will throw you out. Future tenants beware they advertise in suite laundry which is a garbage combo unit that breaks down on the regular and because the unit can only hold one small load at a time it can take 3-6 hours to complete and even when done the clothes are not dry cause these things don't have vents ... they are water steam only ... These new machines break down taking weeks and weeks to find a short term solution until they find you one taking up to 8-9 weeks at times. So prepare and be warned you don't enjoy the experience of on-site laundry unless your washing three tee shirts and two towels (drums are inconveniently to small) first service was so smart knowing the issues expected to come up with the washer dryer combos that they built in pains laundry rooms for your convenience. Rather than taking 13 hours of the day to complete three loads of laundry you can complete the same three loads in only 2 hours using the communal laundry faculties. These people have no patience, no urgency to action security concerns. The full time Fort crossing office claims to be open Monday to Friday with operational hours posted yet they don't honour them - the manager shows up hours later / leaves early. I suggest FS - look into this! Survey the residents to find out their thoughts on whats going in the buildings- seek the feedback and action plan to address the opportunities and grow from it. I heard a tenant had been attacked by a homeless man because of the lack of security the building offers - Fort Crossing / First Service Residential had the nerve to provide the tenant going through trauma from the incident with a notice of lease non renewal two weeks later.. FS never followed up once to find out how the victim was doing. FS should live the values of respect and caring, integrity, open communication, create an atmosphere of community not kicking people out because they can't do their jobs... The property manager suited to be a parking lot attendant, janitorial service role! The manager is not a respected representative for an organization that claims to put residents first. First Service @ Fort Crossing will learn when they are haunted by the nightmare from tenants proceeding with legal actions and public media - trouble shooter issues! This company manages the apartment building my daughter lives in. She is on day 7 with no heat. She emailed them the first day and they said they would have someone look at it within 5 business days. The amount of hell I went through with the incompetent manager, a fly infestation for 4 months, 3 break ins, 2 floods and ENORMOUS energy costs because they force you to use a company that charges 3 times the average amount, you would be foolish to even consider these scammers. There are no senior staff whatsoever. They will give you a number that is answered in the states. The office in Edmonton is a sham...there is no one there, no one works there the office looks like a show room and is locked. You can never get a senior staff to call you back. You would be wise to NEVER TRUST ANYONE FROM THIS COMPANY. They are a conglomerate out of the States. If there was - star rating i would give -10. Worst Management. My Stove stopped working almost 4 weeks ago and still not fixed. My air condition only works when its +17 outside while my room even during winters is +26 degrees and they charge me $20/month for A/C. Pure cash grab. The manager has no respect for the renters and is highly unprofessional in providing solution to the problems. On top of all that, this building was built and completed in 2021. And there was recent water leak which i had to suffer for 1 week with loud fans in my unit. Completely useless company with THE WORST service I've ever received. Keep sending me letters saying I'm in arrears when I emailed weekly for 6 weeks my new banking info. After saying the received it they never updated my account. Had an argument over the phone with an "account manager" to where she hung up on me for no reason. Complete fucking joke of a company. Would never ever ever deal with them again. So rude. So ignorant. So slow. And can't even do a simple job when asked to change my buzzer immediately due to safety concerns one year later. Takes over a year just to change a bulb in an outside light. Doesn't change their letter head when they move but say they sent an email months prior to advise of move. BS company. Period. read more

Very very displeased with how they manage their properties. I live in one of their townhome properties on the northwest side and it is very poorly organized. There is no communication with the tenants at all. No proper signage explaining the parking regulations. The landscaping company comes once a week and starts before 7AM, waking my young kids. My vehicle has been targeted on more than one occasion to be towed. The only signs regarding parking are "visitor only". No warnings about being towed. On Friday, After being on holidays for a week, I come home to my car gone. They had it towed. There was no warning given, no communication at all. It was gone for 3 days before I was home to get it. Got a total bill of $283. I immediately contacted first residential at 2:30 in the afternoon, and she did not get back to me until today. Apologizing because she was already gone for the day. Then proceeded to explain to me that residents are not allowed to park in visitor and visitors must also be registered. I have not received any kind of information on visitors having to be registered. No physical notice, no email, no information from my landlord. So my car is was essentially stolen. They had no just cause to tow my vehicle and are now telling me it's my problem. I will never again live in any housing that is managed by this terribly manage company. Stay away from this company, nothing short of ignorance and totally unprofessional. My 5 1/2 month battle with them to get something relatively simple cleaned up (my condo had some water damage) was ridiculous! They have cost me thousands of dollars, still ofcourse collecting the condo fees, with absolutely no resolution at the end. I have a half shot restoration done, tenants moving out as a result and locks to change due to the multiple exchange of keys over the past 5 1/2 months. All this concluded with a call to the manager at the Edmonton office, he thanked me for my input, 20 minutes of my life I'll never get back. AWFUL company, entrusting them with such a big part of my financial portfolio will change very quickly. First Service Residential took over property management of our condos in 2016 and their customer service is terrible. When you call, you reach a call center in the US and they have no idea what you need. When you try to reach someone local, they are not able to give you that information. We have now been billed twice for the city having to come and mow the weeds in the common area, because clearly the property management company is not keeping tabs on their contractors nor actually viewing the properties they are assigned to manage. In the winter, we are not even able to drive down our street as it does not get properly maintained either. When I called to tell them about the main drain being plugged by excess snow, they suggested they send a plumber to my home to fix the problem and then proceeded to tell me I would be billed for the service. So let me get this straight, the drain in the middle of the road is blocked by excess snow and ice so there is a flood in the street but I need a plumber and I should pay for this? It would be nice if they could actually take the time to look at the properties they are supposed to be managing and if they had people answering the phones that actually lived in the same city, province or even country. read more
