Dealing with Flavio was an absolute nightmare! The level of service I was expecting from a realtor was extremely poor. In addition, to a myriad of unprofessional behavior that was overlooked during the sales cycle (sharing his other client's personal & confidential information such as the exact amount of the sale of their property, income, and martial situation etc. with his other clients). BEWARE AFGHAN, IRANIAN AND INDIAN COMMUNITY!! Last weekend Flavio allowed access of my home to "supposedly his handyman" last week to take care of three minor repairs that didn't require more than a couple of hours at the most. I had provided him specific instructions about my timeline and requested that he supervises his handyman as my home is still owner occupied. Apparently, Flavio didn't feel the need to listen or comply with his client's request and instead he left the handyman unsupervised, where he was in my home for more than 12 hours (god knows why or doing what) without communicating with me that he has left some random man unsupervised in my home. Throughout the entire process I clearly communicate my expectation on safety and security of my family being my number one priority. My young college age daughter returned home from a trip past 11 pm and finds a strange man in our home with his truck in the driveway loading things to the bin of his truck. I received a call from her absolutely frightened to death asking what was going on. Since I did NOT know or AUTHORIZE anyone to be at my home in the middle of the night I told her to not enter and call the police as we thought it was a robbery in progress. My poor kid absolutely terrified called 911. Thankfully Alameda County Sheriff arrived within minutes to what they thought was a robbery in progress. Guns drawn and an attack dog on their side ready to attack this individual in my driveway while my child is witnessing this horrific scene. We went through absolute chaos for several hours while the person who I trusted as my agent was blissfully sleeping in his warm bed while my daughter and I were shaking uncontrollably on the side of the street while the cops took hours to clear the situation. The entire time I call & text Flavio trying to figure out the hell happened BUT NO RESPONSE. The next morning he calls me saying I shouldn't be so emotional, he had no idea why his handyman stayed there so long (basically assuming zero responsibility). However, tells me he and his wife were on their way to give me and my daughter a hug (during a deadly pandemic). This was his way of rectifying the chaos he caused me and my family. Feeling extremely disappointed I sent him an email detailing my entire experience through the transaction and requested a face to face meeting with him he read my text but never acknowledged the issue, my request to meet. My house closed escrow a day ago I have yet to hear from my so called realtor. He received his 4.5% commission and never contacted me to explain his actions or apologize for his sheer lack of disregards, lack of professionalism and communication and respect for his client's safety and wellbeing. He is undeserving of the commission since I am the one who brought the buyer to him after the house was off the market and it was NOT a client he had showed the home to. read more

Made buying a house such a breeze! this is my 2nd house after selling my 1st house and that too back to back transactions. I had to dispose my 1st house and buy new one. there were dependencies over rent obligations and time to vacate after I sold 1st home. This team assured me to get through wonderful documentation despite of few glitches that i had with mortgage company. They were unable to process but Mr Flavio took over my case and hook me up with new mortgage company and got through successfully. Now I have my dream house in such a wonderful place in Dublin CA. Further more to add my experience with this team is, they explained everything in a way that was easy to understand from the making the offer, to working with the mortgage banker and the coop board. Absolutely the worst experience with this agent. Unfortunately, I cannot give anything less than one star. No communication, rude, unethical are some key words to describe this man. We purchased our home through another agent and Flavio was the sellers representative. Once we closed, and the house was ours, we leased it back to the original owners as their new home was not ready. We need to talk to our tentative tenants and Flavio was a consistent blockage to any forms of communications. Both the seller and us wanted to exchange information as the house was not our, but Flavio wouldn't do anything of the sort. I had to take time out of my day and drive to our house and exchange information myself. I reported his behavior to Rebecca Bruner of RemaxAccord (who is the section lead) for Remax, however nothing was done to address my concerns. I now live in the same neighborhood as this agent and my wife and I are 100% sure that we will never list with him. We used Flavio for selling our home in Pleasanton and then again to buy our house in Dublin. So we have a unique experience from both the sides of a realty transaction. We could not be happier with our experience with the Amaral team of husband and wife. They helped us position, stage, and price the home we were selling in a dormant market that had seen some rough sales in the neighborhood. Our house to sell had some great +ve features that needed to stand out to meet our price expectations and Flavio did exactly that. He listened to our story and our point of view before framing a strategy to achieve our goals. And we met them! On the flip side, while buying, we needed someone to tell us to look beyond the "shiny objects" (aka, pool or views) and focus on what we wanted in the house like 2 master suites etc. Also helped us with market conditions, neighborhood assessments, loans, etc. Overall, it was a great experience working with him. Yes, he is confident about what he does. Some may call it "rude" or "n my face" but then such people shouldn't be making a $M investment in the first place if they don't listen to their own paid advisors. We required someone to consult us and that's what we got from Flavio. We did not want an agent to push us and that is not what we got from Flavio. Flavio was our buyer agent when we purchased our current home. We don't recommend him for any real estate transactions. The main issue is that he is not a trust worthy person. We ended up paying lot more because of his bad negotiation skills. Initially he promised many things. But later we realized that he was not working for the buyer. We asked him to send our offer to the seller. But he told us that he communicated the offer to the seller. Later we realized that this guy never communicated our offer to the seller. If he promises something when you to talk to him, get it in writing. Otherwise he will cheat you in the end. Don't fall into his trap. I would give him zero rating. We are still seeing many innocent buyers who are falling into his trap. read more

I was referred to flavio by a friend. We met at a coffee shop. We talked about property and mortgage. As soon as I said my budget is between 400k and 500k, he kind a seem like lost interest because it takes lots of effort to find a property in thst price range. I had a situation with my credit dure to short sale. He got me in touch with a banker to see if I am qualify for a loan, but after few banks later I found my self a loan. So I called flavio to let h know that we need to look for a home. It took me few messages for him to reply, then he told me that he will send me a list of property and we go from there. I never heard from him after that, try to call him, his voice mail is always full. I left couple of messages but never heard from him again. So in short mr. Flavio does not like to work with challenging situation, he will not say no but ignore ypu at all cost. I wish I had a million dollors budget he might have been able to help. read more
