I rented in an HOA community, and after SIX MONTHS, I still do not have access to the pool, or the entry gates. Rent it charges a mandatory $30/month which covers an air filter that can be purchased for less at Walmart, and although it's called a "Benefits Package" there are no benefits - they don't even effectively communicate with the HOA on the tenant's behalf. I highly advise against using Rent It Network. 15/10 DO NOT RECOMMEND!

As a result the doors delamanated! I lived there for 8 yrs. I the, renter got blamed! They tried to charge me 455.00 in addition to the 795.00 security deposit but I disputed that and now they're keeping my deposit. They also harassed me every few days about when I was moving out after I paid through the entire month and didn't prorate me. I notified them months ago about a broken fence and they never did anything! Also you'll have to do the inspections for them because of Covid19 they won't send anyone and you don't get any compensation for it. They raised the rent by $200/month and the place needs major kitchen updates. The cabinets from 1970's are falling apart and does not have the best appliances old stuff. Not worth the raise in rent! Upon moving out I had to drive over and meet inspector using my key and gas because they forgot it in their Tampa office! Again not compensated for it! I recently found out it is an unrepaired sink hole house, which was NEVER disclosed to me!

My best friend…read moreleased the 2-bedroom apartment and months after he was living in the apartment, because of health issues, I've made the decision to move to Florida. The original contract was signed just by my best friend, because as I mentioned before, I've moved months later with my dog, a white chihuahua, I n the original contract no animal was included. When I moved to the apartment, I spoke to the manager at that time, and she told me that no changes had to be made to the original contract, just made the $500 pet deposit and that's it. Since the last two renewals of the contract, I'm not living there anymore nor my pet. I went many times to the office asking for my pet deposit and the administration is giving me excuses and claiming that they can't give me my money back because my best friend still lives there. I think that this is an arbitrary decision because my pet wasn't included in the original contract and this is not the security deposit, it's the pet deposit. I've called many times to the main offices of Richman Property Management, and nobody answers, just a recorded message asking to leave a message but no response. I've sent emails to them, no response. I feel disappointed and frustrated; they have neither the professionalism nor the education to answer a phone call or an email.

    My experience with Mynd was one of the worst business experiences I've had as a property owner…read more I originally hired them to help manage my Indianapolis rental properties remotely, but the entire relationship became a constant cycle of poor communication, disorganization, overpriced vendor work, and tenant issues that Mynd itself often created. During management, Mynd sent MULTIPLE FALSE EVICTION-RELATED NOTICES to tenants under their name, including formal "Ten-Day Notice to Pay or Quit" notices being sent to tenants WHO WERE CURRENT ON RENT AND HAD ALREADY PAID. This created unnecessary panic, damaged tenant relationships, and completely destroyed my confidence in their ability to properly manage properties and communicate internally. Their maintenance and vendor coordination was another major issue. In my experience, they overcharged for nearly everything. Basic work orders and repairs constantly came back at inflated prices with little transparency or accountability. It often felt like there was no concern for cost control whatsoever, despite the fact that owners are the ones paying for these decisions. Communication internally also seemed completely disconnected. Different people would say different things, issues would supposedly be "escalated" and then disappear, and there was very little consistency in follow-through. The off-boarding process was no different. After terminating services, I was explicitly told that all outstanding balances and accounts had been resolved. Then, over a year later, I suddenly received a collections-related notice over a disputed ~$314 charge tied to old work completed during Mynd's management period. This was after I had already been told the matter would be reviewed at a higher level. Having a year-old disputed balance randomly resurfaced with a collections warning attached perfectly summarizes how disorganized the entire experience was. What frustrated me most wasn't even the money -- it was the principle of how poorly everything was handled from start to finish. Property management is supposed to reduce stress for owners, not create more of it. In my experience, Mynd consistently did the opposite. I would strongly encourage any property owner considering Mynd to thoroughly research other management options first.

Here are the facts regarding my tenancy and move-out process: Disputed Deduction from Security Deposit: They are attempting to withhold $425 for an A/C coil cleaning. Over my 39-month tenancy, the management never conducted preventive maintenance on the HVAC system. Truly fascinating how they expect a tenant to fund years of deferred maintenance that they neglected in the first place. Failure to Return Security Deposit Within Expected Timeline: It has been over 31 days since I surrendered the property, and I have yet to receive the return of my $2,195 security deposit, exceeding standard response frames. Consistent Unresponsiveness from Property Manager (Lisa Connors): My experience with Ms. Connors was marked by a complete lack of communication. Multiple attempts to contact her regarding property issues and emergencies went entirely unaddressed. Apparently, her customer service is purely theoretical, as I had to deal directly with the property owner to resolve any actual issue. "Masterclass" Accounting and Inappropriate Outreach: In a display of administrative brilliance, the director/owner of the company found it appropriate to call my wife to passionately demand an alleged "short payment" from a year ago. A thorough audit of my bank and payment records revealed that this "missing payment" was actually a phantom debt created by their own accounting errors when taking over management (they double-billed during the transition month and mismanaged their own credits). It is touching to see such enthusiasm in chasing down a mistake their own staff created. Unhelpful Customer Support and Broken Promises: When contacting their office for clarification, staff disclaimed knowledge of the file, redirected me to Ms. Connors despite knowing full well she never answers, and promised a same-day callback that, naturally, was never made. Disproportionate Fees: Due to a minor delay caused by a banking issue, they slapped us with penalty fees totaling nearly $300, reflecting extremely rigid and aggressive fee practices. Conclusion Based on these documented events, it is my professional opinion that Rent Solutions demonstrates poor administrative practices, inadequate communication, and unacceptable customer service. All physical and digital evidence has been compiled and preserved for legal review or formal dispute procedures if necessary. I demand an immediate review of this account and the full refund of my $2,195 security deposit.

    below is a link to the hoover, al police dept. website that lists all of the criminal activity in…read moreall of the apts/condos w/in hoover city limits in just the month of april 2012. as you will see, landmark at magnolia glen had more than double. . . yes, double (150) the amount of reported criminal activity than the next highest reported amount of criminal activity in any other complex (72) in the city. i, along with many of my neighbors, are sick of this!! 2 bodies have been carried out of our building in the past 6 months due to what we have heard were drug overdoses. some of us have children and families. some of us just want peace of mind that our homes and cars are reasonably safe from harm and criminals. we all have similar complaints/concerns and many of us have tried to get your attention concerning other issues. if you look back over the past year on the hooverpd.com website, magnolia glen apts have ranked the highest each month in reported criminal activity. know how you can improve our day??? allow those of us who would like to break our lease and move out of your moldy, roach-infested, so-called "luxurious" apartments without penalty. i have contacted you many times about the same issues, over and over with absolutely no results. and it was "okay", until i came home from church today with my two young daughters and fiancee to find the coroner wheeling out yet another body. i am looking for a new place to live in the very near future that hopefully has a zero death count for the month, because i don't want to have to explain to my two little girls what is going on when the hearses, ambulances, and coroners keep showing up at our building. they are too young and emotionally immature to have to deal with these types of situations as they randomly arise on an almost daily basis. my fiancee is scared and feels unsafe here as well. i would hope that we can come to an understanding before i have to contact my attorney about these matters. link to hooverpd.com: http://www.hooverpd.com/ftpupload/upload/apartmentcurrentapr12.pdf
