    This is a most unprofessional office who did our closing…read more Upon completion of my wife and I signing our final closing documents in this office we were given a packet assuming everything we signed was in the packet. WRONG!!! We got home yesterday evening and found after going through the packet we don't have signed copies of everything we had done. I called the office this morning and asked WHERE ARE OUR SIGNED COPIES!! The answer I got is we only work for your title company they would have to give you the signed copies! So I said you work for them and we mean nothing to you as it is your fiduciary responsibility to explain AFTER CLOSING if you want signed copies we do not give them to you as you have to get them from your title company. As senior citizens in our 70's we were treated poorly from this office. Beware of doing any business with this office.

However, on Jan. 10…read moreyour office advised us that missing the county final inspection since 2009 and said they needed it ASAP. We had found an engineering firm to do the inspection ASAP -cost us $450.00 (instead of $200.00 because we needed the next day since the holiday weekend.) Anyway, we presented the inspection records to county and to your office, and asked what else do need from us for the closing. Ms. Kelly replied; nothing from you. Let's go back the missing inspection; this news come upon us unexpectedly, since your office performed a title & lien search on the same property about 3 months ago and only a false construction lien dated back to 2010. After we showed evidence that it was false your office said it was a misunderstanding. Anyway, the deal went sour. After all our closing was to January 30, 2017 since your office had obtain a document (PUD) Planned Unit Development from Valencia Lakes HOA for the lender. (I wonder if your office knows what they had to produce for a closing) Further, we needed an estoppels statement from Valence Lakes HOA for our HOA fee account. However, your office would not say that, since we could obtain it ourselves for $220.00, but your office charged $350.00. After all we feel that your office displayed a neglectful business practice, since no time, place and no privacy to review the final closing documents, but at the receptionist's counter standing in the presence of others. In short; The delay and the needless overcharge cost us approx. $7-750.00. Lesson; If you look for a reliable, efficient title company than go to All American Title in Ruskin. They are accurate and cooperative.

Rebecca brought a tremendous amount of experience, practical guidance, and market insight. She helped us think through offer strategy, negotiation, inspection concerns, contract terms, and the many details that come up between going under contract and closing. Her advice was direct, knowledgeable, and valuable at each step, especially when we needed to make decisions quickly but still wanted to feel confident. Michelle was also wonderful to work with. She was kind, responsive, patient, and consistently helpful throughout the process. She made communication easy and helped keep things moving smoothly, which made a stressful process feel much more manageable. Together, Rebecca and Michelle made a great team. They helped us find a home we love, guided us through the moving pieces of the transaction, and made sure we felt supported all the way to closing. We always felt like they were looking out for us and helping us make informed decisions rather than pushing us in any particular direction. We are now moved in and very happy with the home. We went from listing to sale in about 5 months--faster than many comparable homes in Fishhawk Ranch. Becky understands that it's you vs. the market, and she knows how to position you to win. I always recommend meeting multiple agents for a decision this important--but Rebecca should absolutely be one of them. This comes from someone who has both sold homes and trained real estate agents. We've also worked with Eaton on the property management side, and the experience has been just as strong. They maintained the home to a high standard through every phase--residence, rental, and eventual sale--over a 4-year period. Communication was consistent (same or next day), and work orders were handled quickly and professionally. Their fees may be slightly higher than some competitors, but the value is clear--you get what you pay for in this business. Eaton Realty is the complete package. Highly recommend.

I really liked the following: * only $1K down * No Closing Costs! * Nice homes that are comparable to other builders such as DR. Horton and Lennar. * Several nice custom features are included like wood-looking premium vinal floors, granite countertops, and nice appliances. Whirlpool appliances Things I don't like: * carpet in the bedrooms * no Washer and Dryer included with the appliance package * Cheap ass fridge. Same as what I have in my apartment * No choice of interior colors, countertops, kitchen cabinet color, etc Overall, I would recommend this builder. We have a great home being built right now. The Tampa housing market is insane. Snap up a new home while you can.

It promised buying a home with 0 downpayment. I was told that I qualified for the Florida Bond loan program although I told the realtor that I had previously owned a home in another state. He told me that as long as I've never owned a home in Florida then I would qualify as a first time home buyer in this state. Please be aware, if you've owned a home and someone tries to pitch the Florida or USDA bond, after you've advised them that you already owned a home...run! They "encouraged" me to go with the FHA loan which I also qualified for, not advising me that once I went with the FHA loan, that I would no longer be able to request the refund of my Earnest Money deposit. So when I called to cancel my loan application they refused to give me the refund. There was no accountability on their part for how unethical they were when I was no longer able to be financed under the Florida Bond and I unwittingly entered in a new loan application where they could keep my money. I just wanted to share with any other home buyer who may not be as knowledgeable as I was. Make sure to ask questions, and if you feel pressured to enter into a loan, don't do anything until you've done the due diligence to protect yourself. I guess I should thank them though...because of them I'm now wiser and I'll never be duped by another real estate company again.
