The leasing office staff are very helpful and friendly! I recently moved into Forge Gate and I am very happy with my decision. My unit was delivered in excellent condition and there were only two items on my move in check list that needed attention and were promptly taken care of. My unit has been upgraded and is very comfortable. So far so good. I'm very pleased with my decision to move here and make Forge Gate my new home. I've been a resident at Forge Gate for the past four months, and overall, my experience has been quite wonderful. This property seems to be very family-friendly...as a single person, it doesn't mean a whole lot to me, but it's nice to see families around. The residents' outdoor spaces are well-decorated and maintained, and it's always a nice feeling to come home after work. My apartment was quite clean upon moving in, and the property seems to be fairly well-maintained overall the only issue that I have is that water bills are split amongst the entire building - even though I travel often for work and use very little, I end up paying more than I ever did when only my unit's water was measured in previous properties. I've had minimal maintenance concerns since I've moved in, but any of them were addressed swiftly and professionally by the staff. Everyone that I've met here so far has been great, and I'm looking forward to warmer weather and spending more time outside soon. Renters beware. I have been here a while (4 lease terms) and it get worse and worse each time. Unfortunately I have to stay due to work. The property manager is a very poor communicator, and never accepts responsibility for anything, but the minute you do something wrong she will jump on you - example your license plate sticker expired the day before and you receive a nasty letter about it, but you renewed online and the sticker didn't arrive yet. ( Per PA you have a couple of weeks to get it done) Watch for hidden fees and changes. They will say these were communicated to you, but you never received anything. Increase in water charges, service fees and "amenity fees". Office is only open 9-5 Monday through Saturday, if you work during these times but need to go to the office good luck. However, the laundry payment machine is located in the office, so unless you can get there during opening times you can not load your laundry card. Water/Sewer/admin fees - They are charged to you at varying prices. You pay for water for your buildings use/ the property as a whole and in the summer for the pool. Yet, you then have to pay for "water" to do your laundry, double dipping much? Apartments - are old. If you want an updated apartment you will pay a much higher rental fee for having a new counter top and cabinets. In addition, if you want a washer/dryer in your apartment you will pay more for this too and apartments with this option are limited. Amenities - Sub-par. Pool is ok, the life guard is inattentive so be careful with children. A new outdoor work out area has been recently added which has liability written all over it (rope climb, metal bars), never been in gym, but it has 3-4 pieces of equipment at the most. A fee is being charged for amenities. Want prime parking? - You have to pay for it. Depending on the building you may not be able to park in front of your home. Extra storage? - Currently there are storage units in each building, small wooden gated areas. However, a fee is coming for those too in the near future. read more

I've been here for a little over a year and oh my word. I can't believe I've stayed this long. I was reading the lease agreement because we are having lease problems and all the things my family puts up with living here, we really should be paid for the hassle. Lead paint pealing off the walls, broken toilet seats, spontaneous hot showers, broken cabinets, the hallways always smelling like pot, leaking windows and roof, a dish washing machine that never worked; it really is endless. The company really only cares about the bottom line which is sad considering they are in the business of providing a living space. read more

I have lived at Forge Gate for almost a year, and my experience has been mixed. The area is nice and feels safe for families. Many conveniences (pharmacy, grocery, dining) are nearby. I live on the first floor and can use my patio as a private entrance. This is a nice convenience especially with having a dog. Some of the other residence are friendly while others seem more private or reclusive. I suspect you will find this kind of mix most anywhere. I live in a 2 bedroom 1.5 bathroom apartment. The rent seems reasonable for this part of PA, but it seems high coming from a state where I could get a 3 bedroom 2 bath for $1100 that is much nicer inside. Additionally, I just received my renewal notice to the tune of an 8% increase. That is a little ridiculous when it is the same apartment with nothing upgraded or improved. Also, I don't know too many businesses giving out 8% raises these days, so that rate of increase is unreasonable. The kitchen in my apartment is very old. Some drawers do not close all the way without maneuvering them slightly. Some cabinet doors swing back out an inch or two after pushing them shut. A couple of dials on the gas range do not stay where the are set. Granted, I opted for an apartment with an old kitchen, but that is only because upgraded kitchens were several hundred dollars more per month. I guess the property owners want to make the residence pay for the upgrades. I do not think this should be the case when these kitchens have just reached the end of their life expectancy and need to be upgraded because repair is not realistic. The kitchen does have a dish washer, but not much cabinet space. There is no microwave over the range, so the limited counter space becomes even less when you add a microwave. There is also a single sink (I would prefer a double) and a garbage disposal. A few months after moving in, I had to get something that dropped and rolled under the gas range. I found a lot of trash under there including the rings form plastic bottles and a plastic toy car that was partially melted. I am glad I found it before it started a fire. It appears that maintenance does not pull out appliances and clean as a part of apartment prep for new residence. The dining area is fine for 3-4, but there is no room for more. Having even just 2-3 people more presents challenges. The living room fits a couch. love seat, two end tables, and a TV stand for a 60 inch set. There is not practical space for a coffee table or much else. I was able to put 2 books shelves near the start of the hallway. The bedrooms are reasonable in size with adequate closet space. The half bath is in the master, and the full bath is in the hallway near both bedroom doors. The main bath is on the small side. Each bathroom has a single vanity, and again the cabinets and vanities are very old. The apartment is pet friendly and has a lot of green surrounding for dogs to relieve themselves. Unfortunately, fellow residences are not good about cleaning up after their dogs or following the rules for where dogs should be relieving themselves. The bark park would be nicer if it was bigger for dogs to run in, and again if residence cleaned up after their pets. The bark park is particularly bad in this regard. Residence treat it more like a dog restroom that they think they don't have to clean. Maintenance has been fairly responsive to requests, except for my most recent one. The pavers from my patio to the parking have gaps and are not level. I have a bad ankle that I have almost rolled several times. My elderly parents sometimes come to visit, and this pathway is not safe for them. A paver at the end of the walk protrudes slightly onto the sidewalk as well. So it is also a hazard to other residence and visitors. The sink in the half bath has a drainage problem. If I leave the water on to wash my face, the sink starts filling. Maintenance has come out twice to snake it, but the fix only lasted a couple of days both times. New carpets were installed before we moved in, but they are cheap and already appear quite worn. I suspect this will be an excuse to keep my security deposit when I leave. I also suspect either no pad or a very thin pad was used underneath as it feels like we are walking on concrete most of the time. This only contributes to the wear of the carpet. If you are not expecting much beyond a roof and functional living, then this is probably a good place for you. If you like to have a little more "nice" in your home, your can probably find a better place for not much more. read more

Consider yourself warned! Lived at Forge Gate for 2.5 years in two different units. We had RATs coming out of kitchen, Living BEEs coming out of AC vent almost every day in summer. Both HVAC systems make VERY LOUD CRACKING NOISE in the bedrooms, especially during winter time from early NOV until late MAR. It sounds like someone is constantly squeezing, bending and kicking the duct. The maintenance guys said the noises are caused by the expansion and contraction of the metal duct but they are not able to/plan to do anything to fix it. The LOUD noise goes on and off every 15 mins during night, and each time it takes 5-10 mins to totally cool down. I was told by the leasing office that almost every unit they have here has this problem, units on the third floor are in worst conditions. The noise wakes an adult up several times during night, but I can put myself back to sleep. However, we recently had a baby and the noise wakes her up multiple times during night, it takes me around 30 mins to put the baby back to sleep each time, in the end my baby has to sleep in the hallway out side of the bedroom. I contacted the leasing office multiple times, their answers are cold, standard and helpless, and they constantly remind me I need to pay one-month rent to move out early. I cannot leave my baby in such a living condition, after failed searching for a suitable leasing place to move to during this cold winter, we end up bought a home in 3 weeks. Based on the leasing agreement item #27, I argued we should move out without penalty, because apparently this unit is "inheritable" to my baby, the termination is not due to my fault. The manager does not agree because she said and I quote here "the noise is not a health hazard for the baby" "it is your own choice to put the baby in the hall way" "maybe you and your baby just need to get used to the noise". Hard to believe the person who say things like this really has a heart. I asked if they would improve the HVAC for future residents, she said "will not make any improvement". The staff here said no one else is complaining about the issue which is totally Bxxx, how do I know? because I talk to my neighbors. One neighbor told me he has to sleep with his sons in the living room when they visit every week. I have never dealt with any leasing office like this before, totally do not care about lives of their residents. Also, the toilet bowl ROCKS badly after once the maintenance people reinstalled it for fixing the leaking problems downstairs, we called them up to fix it, they said they cannot fix it unless to replace by a new one, then we never hear back from them. Apparently, things that do not kill you immediately are not considered problems! PLEASE DO AVOID THIS PLACE IF YOU HAVE A CHOICE. I AM RISKING MY DEPOSIT MONEY TO WARN YOU NOT TO MAKE THE SAME MISTAKE THAT I DID. I believe it is my right and obligation to post this review. read more
