I have lived here for over a decade. The price is affordable, the tenants are friendly, the building is walking distance to the Y and Hillcrest Shopping Center where there's Big Lots, Ace Hardware, takeout food, etc. Executive House is also close to the train station and SEPTA. There's also plenty of parking. Tenants here are friendly. It's a nice, ethnically diverse community. For tenants that have school-aged children, Executive House is part of the North Penn School District which is a Blue Ribbon school district. The manager, Sheritta, stayed on top of updating our unit. Since she has taken over, we have had an electrician over to fix necessary repairs, the plumbing in our master bedroom (which has double sinks) has been repaired correctly and maintenance (Elvis and his son) fixed our plumbing in a timely manner. Sheritta also got a new kitchen floor, new air conditioner, and a new fridge for our unit. We will be moving soon but I will have fond memories of Executive House. read more

To be expected, The nature of apartment living has its ups and downs, some good, some bad and not everything is the end of the world or constitutes as an emergency. With that being said, executive house apartments has significantly deteriorated over the last 4 years to a point where several neighbors are planning to not renew their lease. If you read any reviews for the Altman company, No matter where the property is, or what the issue is, there seems to be a running theme of unhappy tenants. The good: If you have a renovated apartment with hardwood flooring, black appliances and vanity upgrades its not a bad place to be esthetically, however, peel the curtain back and you see the general condition of the building and higher management is not good. Let me list a few for you. 1. Hot water. The hot water here has been an issue for a while as you can see from another reviewer but this year takes the cake. This is week #3, next week will be week #4 without consistent hot water. NO voluntarily updates on the status, personnel who insists that there is hot water and that everyone is using it at the same time. Here's the thing, at certain times of the day there is hot water, but having hot water at 2pm, does nothing to help those who shower in the morning. We have contacted the leasing office, the call center and get nothing. Only after emailing the Regional manager twice did she provide a proper update about the plan to address the hot water issue. And kindly let us know that the owner is aware and that it will take planning to get the work done and that we can break our lease with no penalty. Gee thanks. I was already two steps ahead of you. 2. Mice. Now, it's winter and I understand Mice happen sometimes. BUT this is ridiculous. many neighbors have complained that they have several mice (plural) and I've seen one in my apartment. Do you want to know why? Underneath the baseboards, tucked away by carpet there are literally gaps between the floor and the wall along the full length of the baseboard and holes throughout that provide a playground and transportation system for these mice. I often hear rocks from inside the walls falling that ultimately end up on my carpet underneath the baseboard. I can't buy enough steel wool or foam to close all the gaps that exist and I've tried to close as much of them as I can. 3. The loud, consistent banging of baseboard pipes and knocking in the walls. Why? due to the heating system not being bled as it's supposed to be yearly according to the former maintenance manager. You literally hear it allll freaking day and night. It's annoying, loud and embarrassing. Last year I was told that they couldn't do anything until the heat was off and then they would bleed the pipes and they are aware of the issue. Well, needless to say it wasn't done and continues to be an issue. If you work nearby at one of the many companies and are looking for housing, find some place else and don't waste your time unless it's VERY short term. Hard to give this complex a real review when the leasing staff is completely incompetent. So, this review is basically a reflection of the management team. I tried calling and emailing multiple times to find out more about the place and make an appointment to come see it. I finally received an answer and was basically told they "prefer walk-ins." So, my fiancé went to go see the place. He drove an hour to get there, and couldn't even get into the building. Nobody even responded to the phone or doorbell (and this was during their office hours). He waited nearly an hour, then left. After contacting them, again, he was able to make an appointment on a Saturday, which is interesting because on their website it says their leasing office are only Mon-Fri. Anyway...we should've known better because the leasing agent made up some BS excuse and couldn't meet us, even though we were already in the area (again drove an hour to get there). Very happy here..good management and it is relatively peaceful. The unit is bright, charming, and nicely decorated. The laundry is nice and clean, nice size storage unit. And it's one of the few affordable places in this area. read more

CIGARETTE SMOKE & SOME SHOWERS FLUCTUATE HOT/COLD IRREPARABLY! Otherwise my fave apartment of the very many I've lived in, this property needs to get up to speed on non-smoking (simply signs & note lease) saving them cleaning costs, insurance, and liability--when I was there in 2016 not even one bldg was smoke-free. Though thickly sound proof bldg, interior smoke POURED into my first floor via bath exhaust fan vent & from around dishwasher/cabinets etc called "seepage" though no shared a/c or heat conduits! And against strong ethnic food smells coming in from under hallway entrance door I never used (instead I used locking glass patio door) I placed "As Seen On TV" under-door gap-stopper swinging with door over flat carpet for maintenance entrance. Competitively priced, never specials, short-term extra charge but not require rental furniture, renewals are lease only/no month-to-month & rate may rise. Lease-break fee two months rent. Additional bills: Group Water/Sewer/Trash monthly flat rate; and you establish & pay your own Electric, Phone/TV/Internet & required Renter's Insurance. Well managed (except still smoking) by resident manager, well-cleaned for move in, & NOT A NOTORIOUS MORGAN PROPERTY, renters are well-screened all-age community, with non-resident custodian, groundskeepers, & after-hours emergency maintenance phone number, . Individual A/C wall unit, Ceiling Fan, & I used reversible window exhaust fan in bedroom window v. smoke & heat especially when bedroom door closed = no a/c. I put a long dowel stick in patio door track to leave door cracked for air circulation & v. heat unless rain or neighbor dinner time especially garlic but I don't remember if BBQ permitted. Disposal, Dishwasher, almost full size Fridge, nice cabinetry. Neighbor radiant heat pipes clank even when you don't heat; but neighbor a/c or heat contributed to mine, saving me $$$ as I don't like heat. First floor cooler than many since two floors above insulate & help shade back units facing away from western sun. Tucked into a safe residential neighborhood, some apartments accessible only by lobby elevator are good for seniors. Most parking dedicated in U-shaped back should implement company car sticker policy--sometimes I had to leave car dropping deliveries at patio door and then walk/carry from other lots on the property, though when I lived there in a back unit I was always able to find parking in the back somewhere, even if all the way down. Lobby mailbox wall, no package signing acceptance. Laundry underground room, accessed through locked hallway doors & smelly halls, uses laundry payment card & is next to workout room & storage. Back unit patios safe for garden furniture, mats, plants. Wooded or fenced backs up to Main Street new senior building with multiple ministries & connected to YMCA/gym/pool; back of Big Lots shopping center strip; & if ditch still past chain fence a huge mosquito breeding ground. Friday community breakfast 10AM-noon; social room available; video library donated by nice renters :) read more

This place has recently sent me over the edge. During our latest cold snap during a winter weather advisory most of the building was without power/hot water/heat for over 24 hours. This according to the electric company was a in house issue. Managment/maintenance did nothing to contact or keep its poor freezing residents in the loop during this entire time. No emails, phone calls, posted notes. The hallways were pitch black and dangerous (not even emergency exit lights worked) my apartment was at a terrible 40 degrees. I get these things sometimes happen but they didn't answer any phones or provide any information to residents. I felt terrible for my elderly neighbors or any with children. This was a utter lack of care on managements side to the well being and safety of any of its residents. They could of at the very least posted on their Facebook page. I would of left during the night when it originally happened and I had a ride available had I been informed with a certain amount of hours that this a lengthy issue. Over several years there have been 3 managment changes. The current I thought was doing a good job until recently. Maintenance here is terrible. The worst and most careless patch jobs to a building clearly from this weeks events--is in disrepair. Also constant issues with hot water. They don't even vacuum the hall ways in a timely manner. And on top of everything he is RUDE! Can't wait for my lease to be up! I'd like to be somewhere SAFE, and if something happens unexpectedly- I'd like a managment team that cares about residents comfortability and safety. read more

NON-SMOKERS BEWARE! If you live above a smoker, the cigarette smoke WILL get into every area of your apartment. It comes in through the floors, the baseboards (baseboard heating) and around all of the cut-outs around the plumbing (under the sinks, etc.), it can even come in through electrical outlets. It's disgusting. Although candles aren't allowed in apartments, smoking is allowed in apartments (despite the fact that cigarettes can cause, you know, fires...). Just as the cigarette smoke comes in, so does pungent aromas from other people's cooking (again, through the cut-outs, etc). Also, the floors are thin, so you will hear your neighbors when they talk, cough, have sex, or watch TV. The front desk staff is always nice, so there is one plus. And they will accept packages for you. But if you try contacting the overall property management (Altman Management Company), don't expect to receive a response. Two phone calls and a letter went unanswered. There are a lot of these types of apartment buildings in this area. I've lived in two, and they are about the same. In my opinion, they aren't worth the money. read more
