Nothing premiere about Foster. 2.6 decreased rating from 2.7 rating speaks for itself. They do nothing regarding squatter vehicles in neighborhoods they manage. Nothing. The increase rates and then state we don't managed that, that's not our problem; or go to your HOA. Sick and tired of poor snow clearing, letters accusing specific wrongdoing when they are innocent, and repeat offender squatting vehicles. They do nothing to prevent it for example send out email reminders or call the village pd. It isn't up to the residents - we all have to work together. Do not I repeat do not rent or buy.If you're considering moving, I strongly advise against Meadow Green Townhomes in Round Lake Beach. Which is ran by Foster Premier. First, there is no overnight parking for your guests, which means they risk being towed if they stay the night. It's surprising that a community where people own their homes doesn't provide visitor parking. To obtain a resident parking sticker, you now have to provide your car insurance information, which seems intrusive considering people's privacy. Just a couple of months ago, they were towing cars not just for lacking valid resident parking stickers but also for expired license plates, causing significant hardship for residents. Sometimes life gets busy, and people might forget to renew their stickers or may not have the funds to do so at the time. The towing company is frequently patrolling the area, seemingly searching for reasons to tow vehicles for profit. The towing guy be out here harassing people. I believe the towing company and management has some type of business going with towing resident vehicle.One night, I even saw the tow truck driver using a flashlight to check license plates for expired stickers. If you have a disability or handicap, you can't even park in front of your own home to unload groceries or laundry without the risk of being towed, which feels very harassing. Additionally, the grounds are poorly maintained, with dog waste everywhere, making it uncomfortable to walk outside without stepping in it. Overall, the management is extremely inconsiderate. It's very upsetting that I have to address this, but it's important for others to be aware of what's happening in our neighborhood. I don't know what scam Foster Premier and NWR/NationWide Recovery operating at 30066 US Hwy 12, Round Lake, 60073, 847, are involved in, but someone needs to stop it. My car was illegally towed. By 'illegally,' I mean I had the required complex sticker on the passenger side, as instructed. I got the sticker in October 2025, and my car was never towed then. Suddenly, in March 2026, it was towed. I contacted the towing company to ask why, and they said because I didn't have a sticker. I showed them my sticker, which was clearly in my car. Despite this, I had to pay $238. The attendant lied to a manager named Joshua, claiming he didn't charge me and that my car was returned for free, which was false. I explained this to Joshua and Geanine, but they tried to make it seem like I was at fault. Joshua told me that Foster Premier can't do anything and that I should take the towing company to court. He even threatened me about towing my car again, claiming my sticker was on the wrong side. However, my sticker is on the passenger side rear window, exactly as it should be. Foster Premier later called me, saying the towing company intended to send me a check. I asked the towing company when I could expect it, but they said they wouldn't pay me anything. I have no choice but to go to court. It's very sad that management, which should help residents, instead seems to side against us. I don't understand why people hesitate to rent or buy property managed by an HoH. Now I see why. It's very unfortunate that residents are living under these conditions. read more

I wish I could write a positive review to raise the embarrassingly low rating of Foster Premier, but I can't. Frankly, it doesn't seem that Foster Premier cares about its ratings or takes seriously the complaints and concerns of the homeowners who entrust their properties and money to its care. I could write a whole book about Foster Premier and its property managers. For everyone's sake, I'll just highlight some of the most disturbing and serious issues. 1. A Legacy of Catastrophic Neglect: Under the long-term "stewardship" of Foster Premier and Property Manager Kathy Kreutter, our HOA property fell into serious disrepair. This was not simple wear-and-tear; it was a masterclass in deferred maintenance. To be specific: a) The roofs were leaking. b) The patios were sinking. c) There was serious, unaddressed erosion. d) There were significant drainage issues. e) And, most impressively, there was not enough money in the reserves to pay for any of it. The funds necessary to replace the roofs--let alone everything else--were nowhere to be found. Where did two decades of our HOA dues go? It remains one of the great unsolved mysteries, right up there with the Bermuda Triangle. Foster Premier, of course, has absolved itself of any responsibility for this financial black hole. 2. The "Miracle" Turnaround That Was Just Basic Competence: The community organized, removed the previous board, and Foster Premier assigned a new property manager, Deb Fuhs. I joined the new board, and together we accomplished what Foster Premier previously deemed impossible: we fixed all the problems. We replaced the roofs, repaired the patios, solved the erosion and drainage issues, and--wait for it--doubled the HOA reserves within five years. Let that sink in. We added to the reserves an amount equal to what had taken the previous boards 20 years to accumulate under Foster Premier's "guidance," and we paid for all the repairs. This wasn't a miracle. It was a stark revelation that the prior 20 years were a complete and utter disaster. 3. The Property Manager I Never Asked For (But Did All the Work For): During my six years on the board, I estimate I performed approximately 80% of the duties a competent property manager would be paid to do. I sourced contractors, met with them, obtained and evaluated proposals, inspected their work, and proactively walked the property to identify issues. Instead of facilitating this work, Deb Fuhs often complicated it. A prime example: after informing her that the landscaper had failed to edge the tree rings and shrub beds, her professional assessment--rendered, I can only assume, from the pristine view of her office window--was that recent rain must have made the edging "disappear." This Sherlock-level deduction was made without the burden of actually visiting the property to inspect the work her company was about to pay for. The standard seems to be, "If a bill arrives in the mail, pay it. If a homeowner complains, question their eyesight." Ultimately, I resigned. The workload was (close to) a full-time job, made infinitely heavier by the staggering levels of incompetence, laziness, and a profound lack of accountability. The toxic combination of a dysfunctional management model and complicit and complacent HOA boards is too much for any volunteer to endure indefinitely. To be clear, the HOA boards share blame. However, the property management system itself is a broken model that attracts the wrong kind of volunteer. The capable people who understand what a nightmare it can be wisely avoid it. This vacuum is too often filled by individuals more interested in petty power and perceived "benefits" than in competent governance, making them perfect partners for a management company with low standards. My experience has led me to one conclusion: Foster Premier is not a partner in property management. It is, at best, a passive and expensive bill-payer, and at worst, an active impediment to the health, safety, and financial stability of the community it is paid to serve. read more

After all the snow we had on December 5,6 th we called our HOA. Our gutters had dangerous icicles hanging and our stairs and landing by our front door was a sheet of ice. My experience as a homeowner is that this management company is more of an administrative assistant. They do whatever the HOA board tells them to do and the HOA board pats them on the back for shutting up homeowners. In my opinion they should be advising the HOA board on best practices, keep them up to date on current mandates/laws, etc. Unfortunately, this company is more of an admin function with attitude and no follow up. ADDING ADDITIONAL INFO #1 (Feb 8, 2021): So wanted to add another issue with Foster Premiere. Since we moved in our condo unit in June 2019, we noticed the toilet bowl would drain when we hear the neighbor flush. Didn't really care much and we thought that was how the building was piped. Recently we changed our toilet for a taller one since my husband needed it. After this, our neighbor started to experience the same issue we did and reached out to the HOA. Plumbers came back to check but we didn't know so we were on our way to do groceries before the snow started. The manager never emailed or confirmed with us in any way that we needed to be home. Anyways, the plumber believes the issue is because both our toilets is using more water. The way the building is piped, more water is causing it to siphon water from each other. Now the HOA is wanting both of us to pay for new toilets and they plan to bill us back if the plumber installs it. We paid over $200 for the new toilet and now wants us to pay to replace it with a cheaper one we don't even want. Nowhere were we told we had to buy a specific toilet. It's frustrating that we have to deal with this. Will update as things go on. ORIGINAL REVIEW: My first home ever is a condo managed by Foster Premiere. I've been living here for about 2 years now and I can say that Foster Premiere has given me a bad view of HOAs. There are a few red flags that popped up over time but didn't really dive too much into it. As time went on, we noticed a lot of the manager's emails were a little condescending. The way she wrote emails for all the home owners sounded like she wasn't talking to adults. I gave her the benefit of the doubt as I figured working many years in an industry like this can make someone a little jaded. What got me was a recent issue about plumbing. I guess the old owner installed the shower poorly and the drain was slowly leaking to our neighbor below. The neighbor said he wanted to reach out HOA about it but we didn't hear back about what was going on about that. A few weeks later, we got an email asking about issues with toilets and that HOA hired a plumber to check our toilets. We mentioned the leak but let them know that we'd be home for a plumber to check our toilets. When the plumber came, he told us that they're also going to check the leak in addition to the toilets. We had no prior knowledge on this. So the plumber resealed the drain and we were good. The toilet issue was beyond what they could do at the time. Around 5PM on December 28, 2020, the manager emailed us saying HOA will be billing us back for the plumber's work. There was no due date and the invoice was actually from the plumbing company that broke down the cost. We had a few questions about the cost and other details on the email, but knowing it was the holidays, she didn't respond until January 6, 2021, which is whatever. Some of these questions included asking why HOA wanted us to replace the offset adapter when the plumber they hired said it would require breaking through concrete walls and the seal would have been enough. We also wanted to know why we couldn't hire our own plumber to fix something INSIDE our own condo. On January 12, 2021, I sent out the check for the plumbing work after some back and forth emails. A few days later I got a bill in the mail. It was a confusing bill; the billing date was January 8, 2021 but the due date was December 31, 2020. It made no sense but I had been in correspondence with the manager and I had already mailed out the check, so I ignored it. A few days later, I checked my HOA online account and saw that we had $50 late fee. I emailed the manager asking about why we had this fee. We didn't hear back for a bit but after calling and leaving a voicemail I finally got in touch. She said that the reason for it was because our HOA fee for the month of November came in late. Based on my online account, that check was processed on December 4 which makes sense because it was sent before Thanksgiving so it might have taken awhile to get to them. Regardless, the rules and regulations state a late fee will be issued if they received and processed the fee after the 15th of the month. She waived the fee and I didn't want to argue about it so I let it go to not cause any more tension. Even though she waived the fee, her reasoning of why the fee was there was a blatant lie and scummy. I attached a scanned and of course redacted version of that bill to show everyone here that they had the audacity to send a bill with a billing date AFTER the due date. If I hadn't reached out to them, there is no doubt in my mind they would have sent lawyers after me for that based on everyone's reviews here. read more

I absolutely LOVE D. Fuhs who represents Foster Premier, Buffalo Grove. She always responds and quickly take action to rectify any concerns I may have about an issue on the property. She works passionately and seems to handle things with ease. For example, the grounds grew always seem to forget to upkeep the doggie walked patchy areas near our section that took away the beauty. (Don't get me wrong, they are amazing this was a small flaw.) One call to Ms. Fuhs and they were on it! I personally sent her an email of appreciation also informing her that there is always the one person who handles and solve all the chaos who can also make it seem so easy and flawless, telling her that she's that person. This garbage "property management" company needs to be sued. Aside from the ongoing harassment of property owners, hazardous & negligent building maintenance, and absurd, unexplained, and arbitrary charges to homeowner accounts, this piece of crap crook company extorts all residents within their realm. I've lived in Hunt Club on the Lake for over 10 years now and the situation worsens by the day. Aside from having to deal with corrupt, ghetto, tackless, unprofessional front-line "property managers" nothing ever gets done. When I moved in; 2010 HOA dues were about $200/month, fast forward to today, and that's doubled...I pay $495 per month in HOA fees--- Guess what-- this building is so poorly maintained that even the head plumber contracted by this HOA gave me his grievances...stating that the piping was so poor, corroded & outdated that their techs have to come out on a weekly basis b/c of a 911 plumbing issue--like waterlines breaking, garages flooding, things that are health & sanitation hazards. This begs the question---Foster Premier never fails to up the HOA dues, yet nothing is done to maintain the property...so where is all that money going?! Lining their pockets, or re-inking their tattoos...the last property manager I saw in person was in 2018, her name was "Monica" she looked like she just exited cook county jail--and acted as such... Sorry---when I'm paying top dollar for services not even close to rendering, I expect to deal with a professional, not some garbage from 26th & Cal. Then again, that persona is right in line with who FOSTER PREMIER is as an organization as a whole. I've owned a home at the Crossings association for over a decade. I have experienced various service from 2-3 different property management companies and I can say that Foster Premier has proved to be the most proficient. Jeanine has been a single point of contact and she communicates very well and keeps her word on follow-ups. What else can you ask for? I believe the asks for maintenance are reasonable and mandatory to keep our association in good shape, to ultimately keep our home values. read more

I am strongly considering moving simply because of this HOA. If your property is managed by them, budget for a couple thousand dollars each year for repairs caused by their negligence. They hired a roofing company, that they "Have a long standing relationship with" to replace our townhouse roof. This company caused a leak in my roof around the flashing of a ventilation fan. It destroyed the ceiling drywall. The company left information out of their report to absolve themselves of any wrongdoing, and the association backed them up despite evidence to the contrary. The roofing company also left dozens of nails on site where children play and cars drive. Employees opted to urinate in the tree line rather than utilize a porta john. Now I see why the two companies have a long standing relationship. read more

I have lived on a property managed by Foster Premier at Oakwood Hills in Elgin for 13 years. They do a good job with snow removal and lawn care but I'm sure that's because of Brightview Landscaping. The property manager Kathy K. however is extremely incompetent. My first bad experience with Kathy and the "HOA" was after I made a mistake on my automatic payments for my association dues. The dues had been the exact same amount for the first 4 or so years that I have lived there. I received a notice that they were raising the dues a small amount and thought nothing of it because my payments were automatic. About 6 months later I received a letter in the mail from a law firm that was representing Foster Premier. Because I owed close to 200 dollars in dues I must pay them immediately and also pay a 1000 dollar attorney fee to the law firm. I of course thought I was being scammed so I called Kathy. She let me know that the letter was real. It turns out that the automatic payments I was sending were set up through my bank so it didn't automatically change the amount to reflect the change. I got so used to getting the same association bill statement in the mail that I stopped opening them and was not aware that I owed money. My bank was sending them money every month but it was not in the full amount. After explaining this to Kathy I asked her why she didn't call me about the mistake? She replied that she didn't have time to call everyone that owed them. She said that she oversees too many condos to make a call about that. It was my mistake so I paid the attorney fees and moved on. Thinking back on it I should have put up a fight. In the time since that happened Kathy has probably called me close to 10 times for little things. There's an antenna on my roof and the only way to access it is through my attic. She's called me on multiple occasions to asked me to be home so I can let their contractor into my condo to access the roof. She can call for simple things like that but couldn't pick up the phone to call me about my underpayment? Wouldn't it be easier to call me than reaching out to a law firm? Wait? Maybe she has a special "deal" with the law firm? That is the only thing that makes sense to me. Be very very careful when dealing with Foster Premier and Kathy. read more

Like a lot of other folks, I would give Foster Premier a lower rating if I could. They are disrespectful, unresponsive, inconsiderate and unreliable. But then, they get their fees no matter how they perform. If you have a complaint, you can go to your board. If they are symapthetic, that's fine. But they still can't do anything. There is nowhere to go to get satisfaction. And FP knows it. Our landscaping is so poor that I started doing my own seeding and fertilizing. I replace my own bushes at my cost because they are over trimmed and die. We have lilacs that have never bloomed because they are cut back so far. I have a section of yard that dies every year and I replace it every year myself. The association recently put on new roofs. There are gaps in the soffits. Squirrels, racoons and mice get in the attic and nest in the insulation. They urinate and defecate and rip up the insulation to make nests. It costs the homeowner thousands of dollars to remove them and replace the insulation. The foundations on one model are all sinking. It is our responsibility to repair them. We have to fix the cracks in the walls caused by the settling. But worst of all, if you want out, you need the association to do the necessary exterior repairs and sign off on the new occupants. They take their sweet time responding to home inspection items, discouraging buyers and making it very difficult to sell. And if you have the audacity to complain, they charge you with "Tortious Intererence" and fine you $150. They won't let religious organizations advertise in their newsletter, but they do allow off-color jokes. HOAs are the most un-American of all institutions. They are unregulated, unresponsive, and completely unaccountable. I will never belong to one again. read more

not happy with our association management...i have had wrong info given to me in several instances..we have had some major issues with the spending of our money due to hail damage and our pipes breaking in our clubhouse causing us to deplete all our reserve and then remodeling, aside from all the insurance issues causing us to lose insurance on our deplexes (which was paid through our assoc fees for just the outside of our homes. after hail i was told i would have to have my screens repaired myself .which i did..was not true insurance paid. most recently i am told that the rubber seal on the bottom of my outside door, i would need to replace. not sure this is true due to the fact that the same door is part of outside maintence and was painted by association in the past.. shortly we now will have to get our own insurance on the outside even though i put in a request beforehand to have it repaired. as for the remodeling which completely used any reserve we had, almost everyone voiced opinions and stated online how we didn't want it done and they hurried to do it without any of the input they were given even before the pipes broke. i had rented a room for a baby shower ($75) and gave a $250 deposit in case of damages (ok by me) but then told i had to pay $60 to someone from the community to watch over us because they don't work weekends. i had 27 women counting myself and daughter and 3 babies. later they posted an ad in our booklet asking for neighbors to volunteer for parties and they would be paid hourly (only didn't state you would be paid by your neighbor because management wouldn't be there). i had expressed my views of the charge to the mgr before the rental, and she could not tell me why i needed to pay for someone else. she got very indignant so i hung up on her loudness getting nowhere. i just paid again. we surely are in need of a different management company read more

Absolute garbage company. I was a few months behind on my $35 association fee which I will admit, but given there is a pandemic going on and I'm out of work I would think they'd be understanding. Instead they sent me to a lawyer and threatened me with a lawsuit. For a total of $140 owed. Unbelievable. Meanwhile our common areas look terrible and unkempt, but I guess that's ok since you can't be sued for it. Do not move to a home that they control. read more

2021 11-27 BBB review Foster Premier refuses to send their correspondence of any kind to the condominium address indicated on the Power-of-Attorney, notarized and properly signed, which I submitted to the company. I own the property, but because of my advanced age (I am 94) and diminishing health and eyesight, I have assigned the Power-of-Attorney to my son--who is the resident-- so that he can assume all duties to manage the condo. This includes all business with Foster Premier. The least this company and attorneys can do is to inform me of other legal forms they require to address their correspondence to my son read more

We've lived in our townhome since 1999(22 years as of posting). We have have been what feels to be blatantly ignored unless it comes to fining us on some trivial matters(recycle bin being placed outside ON GARBAGE DAY by the front landing, behind our cedar trees and out of sight unless SPECIFICALLY looking for it{during renovation construction excluded}, etc). Yet when we request preventive and for the last few years urgent maintenance including: *Our landing which has cracked through, settled 3in down pulling the water sealant under the door away with it. *Our sidewalk to which the yard-most corner has settled into the ground causing a 3-6in deep pool to form if we get any rain other than a drizzle. The flooding has also caused the surrounding grass to die so we get to deal with mud too. *Dangerous ice build up between our sidewalk and driveway due to water runoff from the corner of the building(a different unit mind you) running directly to the base of our garage and walkway. Those are just the most prominent issues. As I stated, maintainance requests have been made FOR YEARS and haven't so much as seen an inspector. We replace our interior drywall, order a dumpster which sits in OUR parking space, fine notice, and then recieved a fine notice for our drywall contractors parking in front of our spot from 10am to 6pm. Someone commented how the reviews are unfair because people expect instant gratification. We've. Spent. A. DECADE. Trying to get management to do what we pay them them for. Granted, Frontier is only the most recent management company, BUT nothing has improved. Sunny (the property catetaker when we moved in) actually walked the property, checked if things needed to be fixed, and then FIXED THEM. The changing of hands for this complex has turned the entire thing into a bureaucratic mess. In fairness I would bet that the requests and complaints we've filed over the years will have little to no record due to either poor record keeping or 'not-my-problem syndrome.' TLDR: Foster Premier, while only being in charge most recently have done little to alleviate issues that have long been neglected. I really hope that this company can pick up the ball that's been dropped and forgotten for so long. If so, I will gladly come back and modify my review accordingly. read more

Very attentive to our concerns. We had a wasp infestation and Ruben, the property manager, addressed our concerns and took quick action to have them remediated. We are now able to utilize our balcony again. Our property is well maintained and happy with snow removal during the winter. read more

Easily the least supportive organization I have ever had the displeasure of working with. They are as slimy as they come and sneaky as ever. Clearly have zero regard for customer assistance and when they speak to you they clearly have attitude because they must get the same reaction any time they pick up the phone. I would do just about anything to not give my hard earned money to these people aside from selling my home. read more

A 13 year old would be able to run this company way better than anyone employed there now. I used to live in a townhome operated with Foster Premier. I got out, and moved to a single family home which is way better. If you like to live like your in a communist country, move into an area that Foster Premier operates. read more

Awful customer service. I pay my association dues on time and they will t even take my call when I have a concern. Run, don't walk. I'm in the real estate business and I cringe when I see them as the management company. read more

Horrible customer service!! Tina- the manager for Maple Hollow is rude and doesn't do her job! Doesn't return phone calls and is never available. Foster Premier sucks! Their operators are rude and do not do their job. They will hang up on you if you ask them to work. read more

If I could go below One Star I would. Years of non-response, many letters written, Confirming letters back from them stating one thing but nothing ever changes. Very unorganized (Buffalo Grove facility) and if I had the time I'd go to their office and fire all of them. I would not purchase a condo, townhome or house managed by them. As the President of a company I do not know how they stay in business. I see a law suit coming to get them off their rears. read more
