Don't live here. If I could give this place zero stars, I would. This is by far the worst apartment complex I have ever lived in. Trash is everywhere--overflowing dumpsters, litter all over the parking lot, and no one seems to care. Speaking of the dumpster, it's ridiculously far from most of the units, so be prepared for a long walk just to take out your garbage. Stupid to pay $30/month for garbage fee when other apartments do valet trash pickup for the same price. People rev their motorcycles and cars at all hours, making it impossible to get a decent night's sleep. Kids run up and down the stairs screaming. If you value peace and quiet, look elsewhere. But the absolute worst part? The property manager tells you that maintenance can enter your apartment at any time, without warning. No notice, no respect for privacy--just people coming and going as they please. And there are ALWAYS inspections EVERY MONTH. That is completely unacceptable and a huge invasion of privacy. There has been times when I'm trying to get sleep and I get a knock on the door and maintenance just barges in. And do not listen to Wanda, she is a liar no help. read more

We've been better about 8 years now, and we really don't have a whole lot of complaints. The office has been nice and helpful to us, and the maintenance staff are always friendly, especially Tim. He's been here to help us with the issues at hand. He also chit chats with my husband which is great. The apartment itself is nice with nice amenities, and the pool area is nice. this apartment complex is not maintained and trash is all over. Don't be fooled about the nicely taken photos of this place online as it really deceives you. their trash bins is located way far at the entrance of the complex so you have to haul your trash all the way to the front. Many noisy residents who don't respect the neighbors. The ceiling fan doesn't work and it takes months before they fix it. You can find a better apartment elsewhere compared to their overpriced monthly rent. Renters beware. read more

I would rate zero stars if possible! This apartment complex is extremely unprofessional. Over the course of my time at fountain lake, I have had to deal with bug infestations, constant maintenance issues, constant interrupts due to them checking the fire alarms and turning off the water access. It also took this complex SEVERAL months to deal with a wasp nest that was hidden under one of the stair of my building and I was stung by wasps 3 TIMES! By the time I moved out, we were required to do an inspection of the unit of which I was told that they "didn't want to do it because we are short staffed" and then proceeded on billing me fees. Incredibly unprofessional and lack all common sense and urgency! Do NOT live here. Anywhere is better! read more

We are to move to SW Florida and currently looking for a short-term rental property. One of the locations being considered is Fountain Lake in Bradenton. Unfortunately, with too many reviews posted through the current. And/or former residents, indicating continuous roach, rat, mildew/fungi infestation, bugs, flies, etc., nonetheless, serious issues, in addition to inadequate parking, etc., we will forego being a resident at this complex. My word to the management at this complex is please attend to your responsibilities, as your present actions in not taking care of your residents will result in losing this property, especially financially, when your owners would not only have to end your employment but additionally have to foreclose their property and file for bankruptcy or sell at a huge loss. This type of behavior and/or treatment of tenants is a no-no in this country and has no merit in the industry you are representing. Now I see why the reviews for this place are abysmal. This is just a greedy CORPORATION that is indifferent to their own prospective customers, does not give a shit about your circumstances or helping with anything that falls outside of their neat little box of this is how we do things, too bad if you don't like it. I was approved after a long and difficult process for an apartment because my credit is poor and I got evicted from a place a long time ago because of a job loss. I could not take the apartment at the time because something happened with my parents health wise, but I kept things going because I was going to take care of them and then move as planned. Then, someone convinced me that I should go on the waitlist, and they sent me my deposit back and I heard nothing from them. They did NOT tell me that if I went on the waitlist my approval was going to disappear and I would have to repeat the entire process. Thanks buddy! When I called to say I am now ready to move forward, the person I talked to said that she would see if she could get me re-approved based on the application I had already had gotten approved with much effort. She never got back to me after I left a voicemail and sent an email and made the excuse that they don't have a "regional manager", shorthand for we are helpless and unresponsive because no one knows what the #$%$ they are doing over there. Our lease ended today and we lived there for two years. we had to deal with the WORST case of roaches i've ever seen. also they have a termite problem. we also had to deal with rats for four months, and when we did a walk through of our empty apartment yesterday to make sure we had everything ...... we found another dead rat in the water closet. and there's a small spider problem too. also we aren't sure what caused it but my roommate and i killed seven or eight of those HUGE flies in one night. we think they came out of the vent or something since neither of us left the back door or windows open. the people there are nice but the parking is absolutely terrible. not to mention they JUST took out the only visitor parking spots for building 5580 and started towing all of our guests like crazy. we did not enjoy our experience living here. 0 stars. read more

We lived here for two years. As soon as we moved in their was a really bad roach infestation (true infestation of German Roaches), which the apartment complex was not able/willing to treat or pay for. So we paid Truly Nolen out of pocket monthly to keep it under control. Other apartments around the complex had the same problem and were paying for their own pest control, so Fountain Lake may want to remove that as a service that they provide. Aside from that terrifying yet treatable expensive problem, there were two other annoying things- - loud screeching sound whenever you turn on the water faucets - frequent back-ups of the AC units. It would stop working and the groundskeeper would have to come and vacuum it out. Other than that there was alot of noise, homeless people living in the gym, and really fast cars flying over the speed bumps. But, that is all nothing new to Bradenton. For the price that we paid, we could have gotten something much nicer off of University Parkway, I hope that you know better and will do the same. read more

I lived in one of the new villas for a year. Overall, since I was the first person in my particular apartment, it was very nice. Staff was overall nice as well. It is a very... corporate run operation. You will get penalized for everything when you move out so make sure you make it look like new again. The standard 20+ page contract applies with all prepayments needed in money order or certified check. The community fee is low. The rent is high to make up for it. You're in Bradenton, not over by UTC. They were charging ~$1085 for a ~860sqft 1 bedroom. Plus ~$20 for community/trash. Pro: Nice community, nice amenities, close to every shopping/restaurants you can imagine. New double pane windows make it quiet-ish (see last in cons) Con: Cost, you're just a number, distance (time) from I-75, tenant is responsible for electricity, cable, and water. Nosiest darn birds who nest in the back overlooking the three 'lakes'. read more

I dont live here but had my car towed from here. They have 6 available Visitor spaces, 3 of which are taken by residents second or work vehicles. The parking lot was empty except for the visitor spaces so I parked as close to the visitor spaces as I could, which was just 2 spaces away. I arrived there after 10pm and my car was towed at 2:45am. Now I'm out $190 because of this shady complex. Now I know why residents are not renewing. Terrible business practice. read more

I have to give it to one star to post this but I would not give it a star if I couldn't. There is a lot of homeless people going through the dumpster by the main road I was visiting a tenant here there was somebody overdosing on drugs out in the parking lot and pulled the fire alarm and the property manager was just sitting there laughing at the lady which is very rude there was a murder here a couple months ago about a year ago if and also if you live by the road the The complex does not care about that building and if you called the office for the homeless people they just tell you to call the cops and also people go through the garbage dumpster. Roach roach roach in the buildings you pay for pest control in the two years I've been there I never seen one no security cameras nor gates there was a dead/murder about a year ago /body found right by the complex . If you call the office good luck because you never get them I don't even bother I just walk down with whatever issues . This is not a place you would want to live! I'm currently a resident of this complex now and my experience is pure hell! I've been keeping documentation of everything!! For starters the very first apartment that "Fountain Lake" moved me in was FILLED WITH FLEAS!! The property manager refused to do anything about nor did she believe me! I called and stated that the apartment had fleas and she stated that she personally did a walk thru after the apartment was properly cleaned and maintained. Stated she didn't get bite by anything. I have multiple photos of fleas bites on myself and 2 small children and documents from the complex proving that the apartment had fleas. When I asked to be moved into another apartment and they were refusing until I asked for my deposit and first months rent back. So eventually that same day (Saturday evening) they transferred me into a new apartment and jacked my rent up! Claiming that the new apartment was luxury. Trust me it isn't! All my appliances are old and outdated. Don't even get me started on the mold and Mildew in my children's bedroom! The entire window panel and frame in my kids room was rusted and covered in mold. It was so bad that it had mushrooms growing out of the frame. My children has had 3 upper respiratory infections from sleeping in these conditions. After weeks of waiting for maintenance to come they finally came and fixed the window but not the leaking when it rains. Like seriously The complex is absolutely filthy and covered in dog poop.The office staff doesn't care about you! They charge you all these extra fees added onto your rent and mind you the rent is already $2100+. If you call them and tell them that you need to pay your rent a few days late they immediately start the eviction process. Even when you bring the late payment they still try to throw you out. And you have to go down to the courthouse and show proof you paid. They constantly look for ways to put you out. A man that lives in my building is behind $5000 and they are giving him to January 1st to pay or get out but another lady is behind on her rent only by $1000 and they are currently kicking her out. What a shame. This places management will constantly threaten you and use scare tactics to get more money out of you. My kids and I were excited to move into our new home. But it has been nothing but a nightmare here. I've contacted legal aid and the Better Business Bureau about these people. It's absolutely ridiculous with what they get away in that office. When you 1st walk-in to the office you are a hero. As soon you sign the contract, good luck with that, worst service!. The building is infected with termites, yes! a lot of termites inside the apartments and also outside. The wood is old and broken all over the place. Watch your steps!. I love living here, the management staff are excellent and the maintenance very timely. I moved in a month ago and absolutely feel at home and have had no problems. Neighbors are friendly and the apts are lovely. I am downsizing, so this was perfect for me. Location is great as well. Lots of shopping and close to beach. Rude office staff. Office manager couldn't care less about any problems you might have. She knows you signed a contract and can't do anything about it. Every time one of the sinks is used, it makes a terrible jack-hammer noise that shakes the whole apartment. Loud neighbors. Terrible neighborhood. My car was actually smashed in the parking lot. Cars peeling out all hours of the night. To top it off, a key to my apartment was given to some random person by accident. They walked right in while I was sitting in the living room and my 10 month old was sleeping. Of course the office staff didn't care. Every interaction with the office has been a nightmare. Run for the hills! You're probably better off living there. Or in your car; or in a cardboard box in with the homeless people living in the treeline beyond the apartment complex. This property switched management (owners) about 4-5 months ago. The prior management group was acceptable; the new management is atrocious. The main manager is rarely (if ever) there, and the assistant manager can't do anything without her approval; she always has some excuse as to why she can't fix things, but says she'll "see what I [she] can do". This is all propaganda to get you to stop bothering her. Besides, I've seen snails move faster, and pretend to care more. Parking is plentiful, but only because they'll tow your car... even if you live there. It's just an added expense to the "new" parking rules put in-place by the clown college graduated management/front office. The most absurd thing is that the front office is no longer open on Saturdays, one of the main days people looking for apartments go out shop rental properties. That's probably best in your favor, because you wouldn't want to live here anyway. read more

Been here for 9 months now after new management took over three months ago the place has gone down hill. Sprinkler is hanging out of the ceiling, Air Conditioner frequently breaks and neither maintenance man seems to know what they're doing. Lady in the office has an attitude as is often rude and disrespectful. Garbage bins are usually over flowing and rats and birds spread the refuse across the parking lots. Lived here for over two years, first year we met our neighbor, he was a drug dealer dealig opioids from his apartment we met him because his customers were overdosing on our doorstep, complained, yet the management did not care, had to set up cameras to record his customers myself OFFICE DID NOTHING, Second year was a real hoot, we paid our rent online, since the office and the online kiosk did not communicate we were subjected to repetitive 3 day notices for rent that had already been paid, in retaliation for me contacting the home office on this manager she made my last year here very dreadful all the office staffs attitudes are demeaning to the renters that pay their salaries, very bad place to live, I've had license plates and tags stolen right off of my cars as they sat in the supposedly patrolled parking lot people jingling my door knobs in the middle of the night! Don't rent at this place, its way over priced for what you get. The model is nothing like what you actually get. They told me since someone got there first they gave away the apartment that we had talked about getting so they gave me a different one. When i moved in they didn't mention they had a bat problem but apparently there were bats in my lanai, how did i find out.. well when you live on the third story and wake up there shouldn't be a bunch of men outside your window. they had also put duct tape around the edges of the ceiling out there. The apartment is outdated and wwas falling apart when i first came in. I started noticing termites outside so i told them and they had an exterminator come spray. then they came inside my bedroom i couldn't even sleep in there, i called again and they sprayed again and said call if there are anymore problems i looked it up and they have had termites in there since 2014.. i started noticing more so i called again but they changed there phones i guess because i called after hours and the phone said call back during business hours and hung up, there wasn't even a recording device or an emergency contact number. I tried emailing but the email that they have listed doesn't even work. the thing that bothers me is that they ignore this problem yet build a whole new more expensive building not even caring about the safety of their current residents or our property that is now getting destroyed by the termites. read more

I have lived in this complex for over a year and since the corperate take over things have gotten much worse. There is no longer even the joke of a night watchman they used to have. There are people using the parking lot for drug deals at night. There are people hanging out in the parking lot until all hours of the night and parties and music all night long. If you are a partier this is a great place for you. If you have a family or want peace and quiet I would look elsewhere. I have a constant termite problem. There are people using the swimming pool and fitness center at night for a hangout to drink and do drugs. This location is about two blocks from a known drug area. I was told by a Manatee County Sheriff that I should get used too hearing gunshots at night. I would not recomend this place to anyone. read more

Live here for a year and was disappointed. The Luxury-style apartments were nice and the parking lots were fantastic. But the biggest problem this place has is the noise transference between units. I lived below two different people, and I could hear everything from their closet door to their cupboard doors shutting. If they ever had guests over, I could hear they talking through the floor.
