I absolutely love living at Fountains in the Green. The office staff and Courtesy Patrol, and maintenance people are all wonderful. They seem to care about me! Living alone is sometimes challenging, but I know if I call, someone will be here in a hurry. I broke my leg two years ago, Leo carried my packages from my car, unlocked gate, and helped me get in the door safely. We are truly IN THE WOODS, birds everywhere, it's beautiful with the trees, fountains and plants. Tables and chairs set up on yards, charcoal grills, so a picnic with family and friends is super easy! I recommend to all my friends and acquaintances, it's NOT a cookie cutter boring place. I truly can't believe a place like this exists in the middle of the city. From the moment you drive in, it feels like you're tucked away in the woods, surrounded by beautiful, thoughtful landscaping, mature trees, and peaceful little pathways that make it feel private and serene. It doesn't feel like "just another apartment complex" it feels like a community. As someone moving out on my own for the first time, I was extremely anxious. But from the beginning, everyone here made the experience feel smooth and welcoming. The property itself is stunning -- the grounds are impeccably maintained, the greenery is lush and calming, and the heated pool and hot tub make it feel like a little resort escape. It's quiet, it's safe, and there's such a warm, respectful energy here. Tanya truly stands out as the heart of this place. She has such a genuine, reassuring presence and went above and beyond to make sure I felt comfortable and confident in my decision. You can tell she truly cares -- not just about leasing units, but about people. That kind of leadership shapes the entire atmosphere here. On moving day, Adrian and Angel were incredible, they jumped in immediately to help with anything I needed, even lifting something that was way too heavy for me. This was a great place to live for years. But after 2021 or so they sold to a new management and it is horrible ever since. - Nobody answers the office phone, ever. Voicemail is always full. If you have a problem you won't get an answer from anyone. - Water is routinely shut off without warning. Do you think an apartment should be somewhere you can count on taking a shower in the morning? Fountains in the Green does not. - Rent increases constantly. - Gates are randomly chained shut. Fountains in the Green was great until it wasn't. I moved out last week. It was my home for almost seven years, and I was sad I had to leave, but they honestly left me no choice. Before I go on with my review, I want to make it perfectly clear that this has no bearing on the maintenance and security. They were a wonderful group and were always pleasant. This review is for the leasing office/owner and anyone else who feels that tenants' needs and health are not worth addressing. The sole reason I left is because I was hearing rodents (RATS) in the walls and we all know that rats are not only vermin they are quite disgusting and carry diseases. Well, when I put in a maintenance request, they wanted to put traps in my home. I was perplexed because they hadn't got into my home (we all know rats could get in if they wanted to) but I was not understanding why they were not getting pest control involved or escalating this problem. I refused the traps but kept hearing them within the walls. I emailed leasing only for them to tell me they don't do special requests, emails like the one I sent can feel like harassment and my only option is to put in a 30-day notice and vacate. I felt like they were gaslighting me. I couldn't believe that a company wouldn't want to fix this disgusting and horrible issue. That is when I realized they didn't care and were not going to fix the issue (And shame on them for treating their tenants with such disrespect as if they don't matter). I don't pay rent to live with rodents (even if it's just in the walls), so I decided to leave. A neighbor had rats get into her home, and all leasing had done was put traps in their home, that is it! NO PEST CONTROL OR NOTHING!!!!! The truth is the property has been run down for a couple years now. When I first moved in landscapers were there often now, they come once a week, if that. There are potholes, leaves everywhere, the foundation is raising and cracked and now rodents are taking over. With all the trees and bushes, you have to keep up with a place like that. The property has gone downhill and it's a revolving door with tenants. Word on the streets is, with crappy leasing and rodents, people are just not willing to stay. Be cautious if choosing to rent here. Its ultimately up to you. I just had to let others know of my unpleasant experience towards the end. I really hope they get their stuff together and put more money in keeping up with the place. The property, despite being old, has so much potential to be better. It's so sad the current owner could care less. Oh, and good luck getting someone on the phone, they only communicate via email, and they work from home so going to the leasing office is out. Long review, yes beware it could fill a book.In all my years renting in AZ I have rented in all kinds of situations. Condos, houses, Apartments, in exchange for babysitting/housesitting, You name it, I rented. I have always been a great renter, left the places cleaner and or better than it was given to me, never lost a single dime of a security deposit and never had a bad referral from a landlord. I was finally able to get into a small home this year. I am a good renter and try not to make too many demands. I fix things myself that are not major, stay pretty quiet, do not throw trash at my neighbors, make noise at 1am, nor smell up the place so bad my neighbors have seizures, get sick, and need to get hotels. I work a lot and am never home. I get that multi people housing situations can be problematic, but this place takes the cake in awfulness. They can fix some of the things but they do not bother. The place is too old and needs to be condemned and torn down. There is only so much one can do with some of the things wrong with it. I have read horrid things about the moral compost of the owner from folks who know him and resident who have legal complaints against him. So bottom line rent anywhere else. With that said, living here the past 2 and a half years was a pure disaster. It was the worst iving experience of all places I have ever lived in, and that is saying a lot. Daily it was something else gone wrong. It cost me thousands of dollars in damages, expenses, and medical bills. The info given to me on move in was not honored, and they made me feel small and insulted over it. The management are not professional and blame residents for their bad business practices, word mass letters insultingly, are not honest, and have horrendous customer service skills. One letter was a pure example of gaslighting. I was so embarrassed. Many residents are unhappy but they do not listen or even try to fix. Court suits have even been filed. The place is just gross, mold infested, bug infested, crime ridden, noisy with sketchy neighbors, falling apart appliances. I honestly could not list all the things that happened to me during my time here since it was daily, so many, and would fill a novel. Message me for details if you want more information. You wont believe many of the experiences I had. It literally was every day something happened, some issue, broken appliance, etc. Do not move here if you want peace and to be left alone to live your life. The issues started since day one, even before day one. My apt was not ready when I moved in and the pipe under the sink broke and ruined property I had unpacked and placed under the sink. It went downhill fast after that. In two months I had more maintenance requests than I have ever had in twenty years of past rental experiences at other places and they even tried to blame me on some. Can you imagine? Most of the staff are great but this one guy tried to infer I was the reason the dishwasher and toilet kept breaking. He insisted it was fixed but the toilet and washer leaked in the wall for God knows how long until it spilled all over the floor one day. How long was it leaking for? No idea? Well, maybe my Doctor can chime in on that. I got sick with Mold and lung infection. These buildings have sick building disease. Many residents have moved out due to it and I seemed to have stopped coughing after I moved out. They also turn off the water a lot and not legally in some cases. No notice given at times, which is required by law. One day when I was home sick from work a pipe started gushing water all over my patio. My patio was often flooded and I never knew why. Well now i knew. Not once did they ever inform me this happened. I wonder how many times it did over the two years that I lived here. I wondered why my patio was soaked but no rain that day. When it happened the time I was home, a guy came rushing in, said a pipe broke in another part of the building and when that happens it pushes up in my patio sprinkler hose system. Ooookkkk???????Waaa????? All I know is my patio furniture had to be trashed when I moved out and all new ones bought. Add to the thousands I already lost due to moths eating my expensive modeling clothes, black flies, and black widow bite medical bills. Lots of issue here. You can read many of the bad reviews here. Paying to pay rent with a Credit Card, no call backs on apt inventory card requests, parking, vandalism, crime, even a rape. Such bad smells from the neighbor. I felt I was in a Jeffrey Dahmer Netflix show and had to stay away many nights. The smell of weed in the complex is beyond gross and permeated all my property, packages stolen, my car was damaged many times, my little free library was stolen, packages thrown in puddles. etc etc every day another appliance broke or another aggravation occurred. This place has many empty units in disrepair. There is also a serious bed bug infestation in addition to a general insect problem. The intercom system is broken so there is no way to buzz guests in. Management is offsite and email responses from them read like scams - responses are inappropriate, off topic, and filled with misspellings. They need to get their act together. read more

This is the first apartment complex where I had a sense of community. Everyone is diverse, your neighbors are friendly & you get the peace and quiet that comes along with being secluded. I'm glad that I was able to have the opportunity to reside at this location. Close enough to a few different freeways. Close enough to enjoy downtown life without being in the heart of downtown. And multiple options as far as restaurants to choose from. I could rave so much more about the FITG & their management. But I rather y'all enjoy it firsthand yourselves. read more

I love this place! All 1st floors have a HUGE patio. My back patio has a fountain. We have iron screen doors. You can park backed in. Security collects our packages and delivers them to keep people off our property. Security is on point here. I watched the security guy make sure I didn't ding any carport awnings with my moving truck, late last night. Maintenance even came to my place to fix a battery in a ceiling fan Sunday night. Stay away from apartment 202B for the last 2 years I have paid more than $1000 dollars per month and each monsoon season the ceiling in the kitchen pours out a massive amount of water. Last time it took a month before anyone would even look at it to fix it. So far they just patched it up like every time before. So don't bother moving in there. Murky, brown, gelatinous water pours down by the gallons onto the kitchen fool out of a light fixture. Save yourself the hassle and don't bother moving in. read more

So....follow up review...this place gets worse. Finally got a two-bedroom and here's a summary of what they thought was renter-ready. Both washer and dryer don't work, I have to chase down maintenance to get them to actually unlock both doors of the community large washer and dryer to do laundry (it's supposed to be open already) or haul everything to a laundry mat. Above sink specialty light missing. All lights in hallway nonfunctional (tried new bulbs and resetting the circuit breakers). Cannot use a blow dryer as it will trip the breakers. Stove has only two functioning burners out of four. Gross splashes of food from previous tenant left under cabinets. Blinds installed incorrectly: if fully retracted they group on the only side of the window that opens so they block the window screen totally (you cannot get any air circulation). Patio door installed incorrectly as the screen door is on the inside (this means you have to fully open the glass door, release pets intended to remain inside and take in bugs unhindered and then engage the screen). None of the cabinets are normal size. Outlets are so heavily crusted with old paint that you have to force a plug into them. Old tape of some sort painted over rather than removed first. Closet space occupied by the W/D and water heater. New laminate flooring poorly installed and lifting (under which you can see that they literally just glued it on top of the previous flooring). On top of that, management claimed pet damage to the flooring in my old unit to eat up my deposit although they were already replacing all of the flooring. They literally created a way to make a tenant pay for an upgrade they were doing no matter how pristine the floor. Water from bathtub runs red from rusted pipes for a solid 30 seconds every time it's used. Mysterious pink stains now seeping through paint in some places. Laminate showing signs of dark discoloration in places. Fixtures so dark and heavy (even with expensive replacement bright bulbs) you might as well operate by candlelight at night. Plus they're just flat out ugly. My new neighbors completely suck more than at my old unit (and my previous neighbor there admitted to accidentally poisoning my blind cat while she was trying to kill my dog). One family fights constantly, the lady upstairs has loud raging bi-polar meltdowns, the guy across from me is controlling and mean with his daughter and girlfriend (and has tried to be that way toward me...wtf), someone across from me blasts horrible music out of their window and has loud angry sex with the window open, and a girl across the way leaves people nasty notes for every little thing (i.e. burning incense/candles). This whole place is ghetto but it's muffled by trees (which they constantly keep cutting back too much). Maintenance is super nice. Augusta can barely be civil to me at this point. Awkward. I'm not going to feel bad that I won't tolerate drug use, neighbors attacking my animals, crazy noise/behavior, poor conditions, or dishonest reasons to eat up my deposit. The foliage honestly isn't worth it. PS--they also continue to allow a pit bull to live here that literally killed a chihuahua in the neighborhood around us. I absolutely love living here! I have lived here over one year now. It's pet friendly and my dogs love it when I walk them around the area. My friends are jealous of my patio as the best and most relaxing thing to do is sit on the patio with my coffee or glass of wine. The staff is great and easy to work with. It's weird. I'm experiencing something I never have before. Towards the end of my work day I start thinking about going home. I'm not thinking about leaving work, rather actually going HOME. Fountains in the Green, I think I love you. At the very least I want to make out with you. Hidden under a wild mass of green lies a unique apartment complex. The place is not new, what some might call 'historic.' The apartments are solid as hell. Not once have I been able to hear my neighbors through he walls. The Good: -A wide variety of floor plans -The apartments are huge -Office/maintenence staff rock -Gigantic freaking courtyards for ground level units. Really, really big -Utilities included (and basic cable). This saves a nice fat chunk of change during the summer -The surrounding neighborhood is actually quite nice. It's relaxing to take the dog on a long walk through through. -Did I mention a big ass courtyard? The Not-so-Good: -Due to the lush landscaping there are a fair number of roaches. Now, they spray and do a great job of it, but expect to pick at least a few dead roaches up each week. I have yet to find a live bug inside. -Parking for residents is kind of tight, and big trucks seem to be strategically placed to make getting around corners difficult (I'm looking at you silver Titan!) -If you're visiting a resident you park on the street. You can request a spot inside the grounds on an as needed basis. The Bad: -There is an evil ass striped cat that wears a pink collar. Don't be fooled by the collar, this cat is crazed and dogicidal. I've had this tabby terror stalk my enthusiastically stupid dog on more than one occasion. I'm a dog person, so I hate you, pink collared cat. So yes, every day when I walk into my large apartment, a sense of peace comes over me. I'm home and I'm happy read more

UPDATE: 3/28/2015 This place has increased my rent every 6 months for the last 2 years. They have a lousy (old) electrical system & every summer, when APS comes out to restore the electricity.......the rent goes up. The bad storm we had in Sept of 2014 knocked some trees down and in some cases, they fell on tenants cars....a few weeks later (Nov 1, 2014), the rent went up. Several tenants moved out (I should have). 2 weeks ago, they coated the roof for leaks......my rent goes up (again) on May 1, 2015. There seems to be a pattern here. Electrical outlets spark when I plug something in. Strange intermittent "zapping" sounds can be heard coming from the walls. Patio door and screen have had broken rollers since I moved in here. When I mentioned it to the manager (Connie), her reply was "None of the doors close properly". Smoke alarms go off when I use the oven. Maintenance has been here several times to relocate them but they still go off (I don't smoke). One maintenance guy went so far as to remove them to solve the problem (not a good idea). Save yourself the misery and rent somewhere else or do your research and if you decide to move ion, bring plenty of mosquito repellant and bottled water (yes, we have water shut downs several times a year too. read more

It is going to be a honor to be a resident here and I cant wait to move in! Augusta was my leasing agent and she was the best ever! Very earthy, positive and professional. She was honest and factual about the community and it made me feel good about making my decision. I was a little skeptical about moving near Thomas Rd. since I have lived in the Biltmore/arcadia area for years but after driving by at night I saw it is extremely quiet and gated and also had security guards! It's been 2 years since my last review and I still like it here. They've added some new townhouse units after they bought the property next door and demolished the old homes. They have improved the property as well, adding two new dog parks near my apartment by the entrance gate. My son moved into an apartment in my building and the staff worked with him to clear up some items so he could qualify to get in. The gym next door is convenient. They have replaced the large washer and dryer in the community laundry room and I can wash my bulk items in the Hyatt building, saving my smaller loads for the stacked machines in my apartment. Everyone has access to the laundry room using the gate key. There is a new recycle service if you want to sign up for it. The community is diverse and I see a lot of Bernie bumper stickers and Human Rights Campaign stickers. Everyone is friendly, yet remain appropriately distant, and the place is quiet. The management is animal-friendly, with a relatively permissive pet policy, and a feral cat program. The maintenance crew is great and the groundskeepers will even blow out my patio if I ask. The value per square foot is very good here. There aren't many children and this is not a good place for families with school-age children. There are no activities or playgrounds here. read more

I have lived here for almost 2 years and the apartment complex is wonderful. The front office is kind and will work with you on any financial problems. The foliage is great and it does not seem we are in Phoenix but out in the midwest or back East. The only negative things is there are so many stray cats and their waste and urine are everywhere and it does not seem that the owner takes this disgusting problem seriously. The place is definitely not perfect but in my opinion after 1.5 years the positives outweight the negatives. Others may not feel that way though. Positives: I have a bottom unit with a great patio and I can plant things I want around the edges or in pots. I have had the most success with potted plants. Very quiet! I can hear one neighbor if they are on their patio and unfortunately I keep getting snorers above me and I can hear that if I wake up at night but other than that it is darn quiet! I think it has something to do with the no visitor parking (no parties). I have heard the ocassional get together in a neighboring patio but it is rare. But I don't know what is going on in other sections of the complex. Weekday staff are great! I really like Augusta and Connie. Both are very friendly and listen to your concerns. The landscaper will also take special requests and will turn on or off irrigation heads at your request. He has also offered to plant things in my patio if I want. Due to the amount of greenery the complex is mostly shaded so in the parking lot it can be 115 and I go back to my patio and do some gardening. It feels like the temperature drops 20 degrees once you get out of the parking area. The maintenance staff, security guards, and gardener are all very friendly and will wave at you as you drive by. Overnight security and resident only gates. You need to have a key or clicker to get in or out. If you sneak in you will have a hard time getting out! Negatives: The big one ... BUGS! If you don't like bugs this is definitely not the place for you. On the ground level I get a lot of different bugs, including cellar spiders (very rare to see a spider other than a cellar spider here) and cockroaches. I have not seen a german roach, but I have occassionally seen sewer roaches, and two other types of outdoor roaches inside. And if you go outside at night expect to see bugs that really gross you out. But on the plus side if you have a problem just tell the girls at the office and they will put you on the pest control rotation. I did that my first half year here and now I see fewer bugs so I stopped. They also have a really bad mosquito problem because of how much they water here. Weekend staff is not the same as weekday staff. They just recently got a new person for weekends so I don't have much experience with her yet, but I always try to come during my lunch hour during the week if I need to discuss anything. It used to be when I went into the office on weekends (from the back door so they knew I was a resident) I always felt like I was imposing and interrupting their conversation. Residents who apparently don't want to live in a secure complex are a problem - pedestrian gates (especially on the west side) seem to always be propped open. If you don't want secure don't live here (my opinion). I am just glad I live nowhere near a gate in this complex. The cats are terrible. They spray everything and go to the bathroom wherever they want (even if it is in your garden). If you like cats then great! They are for the most part very friendly cats. read more

I have lived here for 7 years. We started in an upstairs 1 bed and moved down to a 2 bed with patios. There are problems with the property because it is old. The electrical outlets are sparse inside the units. The events that I have suffered include plumbing failures, cheap appliances, flooding, insects, "roof rats", jerky neighbors, air conditioner failure and other minor annoyances. But, like I said, the place is old. The reason I stay is because the service is top-notch. The maintenance staff is polite and responsive. Major problems are usually fixed within 24 hours. There is a good response to emergencies during off hours and weekends. The office staff are pleasant and helpful. Connie leads a team that keeps their word. I do not see employee turnover. The rents are reasonable and the office staff have some discretion if one needs to split the rent into two payments for those months that money is a little low. The security staff are also responsive and are seen patrolling the grounds whenever I am out after hours. I spoke to the local police and they claim there are rarely calls for problems at FITG. The office staff swiftly evicts troublesome tenants. I like the fact that the parking spaces are limited because it cuts down on visitors. The dog park is nice and the pool is kept in good order. The feral cat program is nice because new cats do not come in, and one gets used to the old cats. Finally, the location is great. I am close to everywhere in the valley. I get to Laveen in 25 minutes and the Lone Butte Casino in less than 20 minutes. There are five shopping centers within 3 miles. read more

My wife and I were a walk-in clients and we had come by on hot summer day after mountain biking. They had balloons out in front on the main road saying "great apartment deals" so we figured why not stop in. The woman that greeted us was extremely rude. She acted like she couldn't be bothered answering our questions as to how big the apartments were and how much they cost. She looked up up-and-down like we were some homeless bums. Now I understand we were sweaty and maybe a little dirty. But we were wearing descent clothes and I feel like like we were asking reasonable questions. She informed us that there was $100 deposit needed to even submit an application. When she told us this she said well have a good day as if to say you don't have $100. I loved it till the rat infestation began. Maybe they have always had issues but I just didn't know. Now they are coming in and maintenence seems to not really care and management just keeps saying they will do something but then nothing happens. Otherwise beautiful grounds and a great pool. Despite the lovely scenery and nice walks there's a lot more hidden poop in his apartment than hidden gems. Lived here for a year in 2012.. Had a nice appt in the back of the courtyard. The place was clean and everything was nice but the air-conditioning would freeze over every other few weeks during the summertime and the garbage disposal smelled so bad when we moved it smell like a dead body was under the sink. Some crazy lady that lived across the courtyard from me would call in noise complaints every time I would have 1 to 2 guests over. My tires got slashed in my parking spot.. and I'm pretty sure it was her. when I talked to the front office about it they said they couldn't do anything about it, and it was my fault. We also got complaints about feeding the feral cats which I never did anything of the sort, even got a eviction warning if "I kept up my behavior"never fed a feral cat to this day... I'm sure it was probably my neighbor who was calling in the complaints. Never did anything wrong to this woman. I've been living here for a little under a year and every experience I've had has been amazing. All of the office staff are very friendly. Augusta and Connie who I've interacted with many times have been nothing but helpful. The maintenance team bends over backwards to fix every problem we've had big or small. (Randy, James, and John THANK YOU!) The pool is 24 hrs as long as you are being respectful. The 24hour security makes me feel safe no matter what time I'm getting home from work. The ground floor apartments have nice big backyards, and the upstairs ones have spacious patios. The utilities are included, and our rent hasn't been raised once... (Not sure what another poster was talking about.) The Mosquitos are the only downfall to this place, but as long as you take appropriate measures they aren't too bad. There are a bunch of friendly outside cats, because they have a catch and release program. Which is pretty cool in my opinion. After your lease is up, they'll let you go month to month which is cool. Also if you gain or loose a roommate, you can transfer to another apartment for a small fee. There's always a wait list for this complex, and there's definitely a reason why! read more

The best place I have ever lived. Utilities are included in Rent. I keep my apartment very cool I am not from AZ and most months I don't have any out of pockets costs for AC (a rare thing in Phoenix). The office staff are great. The complex is gated and truly locked down the car gate to the parking lot not censored therefore if a car or person tries to run through it will close on you( truly gated community). The only downfall is the CATS there are cats every where. The residence leave food and water for stray cats. I swim daily and there are at least 3 hanging out by the pool. Sometimes there's just a horrible smell of cat urine. The city comes monthly and vaccinates the cats (according to a neighbor) I have nothing against cats I just didn't know I was moving a cat safe haven. The shade makes it very cool to walk around safe for kids to be outside. While this is a kid friendly complex I rarely see them. Everyone is friendly and kind. There is a FREE washer and dryer for washing bulky items. All the units have a washer and dryer as well. The office does not allow credit card payments for rent.
