Longtime resident here. This property used to be a great place to live--professional, responsive management, well-maintained grounds, and a real sense of care for residents. Unfortunately, since being sold to a private equity firm in early 2025, the service has noticeably declined. The handover was disorganized and poorly executed. The new management team seems to consist mostly of temps who are either indifferent or clearly overwhelmed and under-resourced. Rent has increased by over $500 in the last five years, but what are we paying for? Service has gone downhill, maintenance is slower, and small but important resident services are being cut. One example: the previous management used to collect misdelivered Amazon packages left in the lobby and hold them safely in the office. Today, we received a message saying they will no longer do this. A small gesture, sure--but one that said, "we care." Now? It feels like we're being told not to expect much. It's hard not to conclude that the goal is to cut as many costs as possible and flip the property again. If you're comparing options, newer high-rises in the area may be a better value--this place is losing what made it special. read more

ILuminate Apartments - New management freaking out over Amazon, leaving packages in the main area by accident - Apartments Near Me - Phoenix, Arizona

Shout out Marianna, who took her time, was able to show me 2 properties and who was friendly, calm and didn't rush the process!!! I have a friend who lived here and loved it so I went back for a tour to see if it's a good fit. The units varies in size, but the unit that I seen in this building, was a bit small with 1 closet that wasn't very spacious. The unit was nice and reminded me of a nice clean hotel room with a kitchen. (A nice hotel though). It has a great feel to it! Good vibes! The amenities were very nice especially the roof top where you're able to sit, read a book or just hang out to chat with pals. I liked the underground parking as well as, you wouldn't be able to tell that it was located there so that was nice. Parking limit was up to 2 spaces at $50 per space. Nothing against this apartment building but, I wish these downtown apartments would include parking in the rent but, I'm assuming that the reason that they don't, is because there's not enough spaces for every unit and since we're in AZ most wouldn't care to park in a garage. Assuming of course! There is free parking a half a block away on a first come first serve basis , as well as, meter parking surrounding. If you have lots of company living in downtown, this would probably not be the place for you honestly. Miraniana offered to show me another property located across the street owned by the same Management which was very sweet of her, as she went over and beyond to show me units. The units across the street were much more spacious but, I did notice that the amenities and building weren't as kept up as this property, so, for me, iluminate would be a better choice if I have to pick between the 2. The location is perfect as there's so much going on in this area, now that the area has grown. I'm obsessed with the area honestly! Honestly, when I had first moved in it was amazing. then came along management. Property manager on duty should not be the manager. After about a month or 2 they locked and changed all there amanties from 24/7 like they had told me when I signed my contract down to restricted hours. (Because they have air BNBs and people cant respect the building) so using the lobby and office space was not able to happen. witch was not cool as i used the space for work in the morning. I then inquired with property manager about transferring units. she then proceeded to send me all the move in cost sheets and dates witch were not even correct on the documents she sent over, when i questioned her she told me to just sign the contracts and she would fix everything later. I don't know about you but no one in their right mind should/would do that. CRAZY!! she acted like she does this all time. and as a property manager you should know better, and maybe take your job seriously. not to mention half the building is air BNB's witch they never told me when I moved in. so heads up half the people there are tourist !! coming and going all the time!! truly the area and building is cute, all you need to be able to do is get off the poor miss management that is going on. read more

I have lived across the street for a few month now and my girlfriend and I love it! Everything has been great from the day we toured to now! The leasing team is amazing! Scott, Jeana and Miah are always up to help! Even when they're busy they find ways to help you and tour needs. The maintenance team as well does so much! They usually get work orders done right away but even when they're super slammed they communicate with me they haven't forgotten about us! The whole team here will not let you down. You have access to both properties (hints why I'm doing a review for somewhere I don't live) so that's really nice! I love using the pool table here and enjoying the pool at both properties now that the temperature is warming up! Having access to two gyms is nice especially when one is a little to crowded in my opinion. Overall both properties are great to live at. You get an amazing team and location! Living downtown comes with everything you have restaurants and bars all around you. I love music so I don't mind when I hear it while walking around my community from local restaurants/bars or first Friday because that's what comes with the area and I personally love it. I love this community and everything is has to offer. Couldn't be happier here. You won't be disappointed! read more

Lauren M. (the only other reviewer) is an employee at iLuminate who does not currently lease an apartment (I brought it up with her, she said she's "considering" moving in). I think it's dishonest to leave a review without at least mentioning that. This place is just awful and unprofessional. When I expressed my concerns, I was met with confrontation, not understanding, from Lauren M herself. Despite my terrible experience looking to lease from this apartment complex, I'm really only writing a review now, a month later, because upon doing a self credit check I learned that iLuminate did an actual hard inquiry into my credit. When I was preparing to move to Phoenix, I applied to four different apartments and this is the only one that did a hard inquiry, which is usually reserved for when you are taking out a new line of credit. Hard inquiries bring down your credit score. I'm upset about this inquiry because I was pressured to apply quickly in exchange for a free parking or some other perk. After approval, I didn't hear back on some questions I had for over a week, until they finally called to tell me the apartment was ready to move in the next day. At that point I had no interest in moving in, I hadn't even been contacted about doing a tour now that I had arrived in the city. read more

positives: The layout and space of the 1 bed apartment was really good rooftop deck very nice, gym good and pool okay. location great. Geena has excellent customer service negatives: LOTS of Air B&B etc. meaning a constant stream of people who don't actually live there coming in and out - not great for security. the apartment next door had the police called for Air b&b renters causing a huge disturbance. There was vomit on a car in the garage and several complaints of damage to cars in the 'secure' garage the 'secure' bicycle storage was broken in to at least a couple of times with multiple bikes being stolen. my daughters bike was one of those. the complex did not notify residents as, I quote, "they did not want to alarm residents" however if they had emailed residents, bikes could have been moved prior to the second break in. there has been dog feces and urine on the carpets and elevator that took a long time to be addressed the building is not locked during the day so security is lacking in a busy downtown location pool area while nice, has furniture that really needs attention - faded, dirty and in poor shape. July 2020 -2021 we paid $1400 a month including parking for a 1 bedroom the same apartment is now showing $1980 a month unsure if parking is included we decided not to renew the lease as the cons far outweighed the pros for us if you want location and style perhaps this is for you although there are several building close by that would be better on both counts. if you are looking for security and a management team that is proactive and cares about residents then this is NOT for you! read more

Piece of advice, do not own a nice car if you're living here. A good chunk of the vehicles in the garage have been scratched (mine included) trying to maneuver in the tight alleyway to get in and out of the garage; it's not a good layout. With the opening of Pedal Haus there is always a loading truck blocking the alley or leaving just enough space where you could easily scratch your vehicle. The alley way is owned by the city of Phoenix and Iluminate owners "have been working with the city of Phoenix" since 2020 to prevent cars from parking (there's been no parking signs in the alley since 2018). Overcharged and threatened me for nonpayment on the date they send a bill. Said I hadn't paid a move out charge when I had and they did not even calculate my deposit into this. They told me I was paid up, then made up another $1200 charge and threatened to send to a collection agency when they had not even sent a bill up until that time. They are unscrupulous and untrustworthy. read more

Almost every review here is by someone who has toured the facility, but is not a current resident. The building itself is beautiful. Living here is a joke. Most nights there are drunken idiots on the roof; stomping around, yelling loudly, smoking cigarettes (forbidden but never enforced), letting their 100+ pound pit bull (allegedly a service animal) run around off the leash, throwing cigarette butts and other trash. Those are just the adults. Children often run around screaming and playing what I can only assume is basketball, based on the dribbling sounds while I'm trying to sleep. A couple weeks ago, dog feces were left in the hallway. Complain to management and they MAY send out an email but generally they refer you to a private security service the building hired but has NO presence on site. I've NEVER seen any of their personnel. Elevators are in poor condition; besides being slow there is a random knocking sound often heard while moving floor to floor. At least one person has gotten stuck. If you want to live in a glorified dorm hall ($1600 a month for a 1 bedroom), this is the spot for you. My immediate neighbors are polite and friendly. Always happy to discuss the recent 15+ person homeless encampment directly viewable from their balcony, or the gunshots heard downtown. If you take nothing else away from my review; look at the crime stats of the area, aggravated assaults with firearms, knives, multiple sexual assaults. Enough homeless drug addicts to start a village. read more

I am very happy about how I was treated with the move-in process at Iluminate. Everything they told me was exactly how it was when I moved in. My apartment is cozy and beautiful. My husband and I toured this complex and are planning to move in next month. We were walk-ins after a very long day of looking at apartments across the Valley. Lauren was energetic and professional. Sat down with us right away and got down to business. She took plenty of time with us, showing us at least four units with different floor plans. Amenities in the complex and the neighborhood are great. They're partnering with neighboring businesses to form a small community within downtown Phoenix. The owner of the Dressing Room saw that we were going over floor plans while we were in his restaurant and introduced himself and talked to us about the little community they have on that street. The complex is clean and secure and fees on parking and pets are very reasonable. The floor plans are unbeatable. My husband and I were leaving for vacation right after touring the unit and Lauren stayed late that day to help us get everything in order to we could reserve the exact unit we wanted. She followed up with an email to remind us to send over the documents we needed. Really looking forward to moving in. I would definitely suggest you take a look at Iluminate. read more

I was one of the first people to live here. The staff has changed a bit but the service is just as great. They are very responsive to the needs of the residents. The common areas are kept very nice and very clean. There is indoor parking and I've never had any issues. The pool is heated and there are plenty of get togethers at the pool. The other residents here are attracted by the nice amenities, location and the vibe and we all enjoy seeing each other. The staff has resident events that are fun and often. My apartment has a nice layout and a great view with great restaurants all around. All of downtown is walkable from this great location. Light rail is close and it will get you to the airport for $2. I would recommend living here if you want to experience urban living at its best. read more

Lived here for a year and for the most part it was good. The location was great, we didn't have traffic on the freeway going either direction. There are dozens of bars, restaurants and things to do walking distance away. The apartment complex was okay, there were issues with the plumbing where it the sink and bathtub would get clogged constantly. The noise from across the street to the east (PAZ) was very loud and it's almost every night even during week days that they have super loud music, I recommend living somewhere on the west side of the apartment complex. The apartment isn't exactly "luxury", many things are flimsy like the kitchen sink would just fall out of no where, the flooring is very delicate and gets dirty really fast, the key fobs and the entrance ways aren't as smooth as I think they should be, if you're going to be paying $1400 plus for rent. The underground parking garage doesn't open on the way out on it's own which is something very annoying, you always have to press the button on your remote. But for the location of where this complex is at, it's an okay place to live, there's not many tenants as other bigger complexes and that's something you can appreciate. read more

I've lived in several apartments, Iluminate is by far my favorite. I lived there 2.5 years. The two best aspects for me were the location and the management/staff. I can honestly say the staff went above and beyond for me on multiple occasions. I had a small studio with an amazing view of Roosevelt St. The apartment and the amenities were beautiful. I admit the plumbing backed up more often than expected, but maintenance was very responsive. The only reason I moved was because I adopted a puppy and wanted more space for her. read more

This apartment building looks very good, but it is poorly designed. The garage is easy to break into and has been broken into while I was leaving here (bikes were stolen), the building has experienced multiple power outages (3 in a single month as far as I know, which is hard to really know, since the building management does nor report all tenants of this things), the fire alarm was set off by mistake and remained on for at least 3 hours since the manager could not locate the key required to turn it off (management never apologized for the inconvenience and people had to leave and take their pets with them/it was REALLY loud). When I moved in I was told parking and storage were included only to have the new manager tell me it wasn't months after I moved it. On first Friday some tenants throw big parties and invite dozens of friends, leaving the common areas dirty. There seems to be no limit on how many guests a tenant can have. Walls are also very thin and some tenants are very load. There is an apartment on my floor with 4 adults, 2 kids and 2 dogs living in it. That is obviously more than that apartment was planned for and it gets really loud. read more

Apartments and amenities are nice, dog friendly, and the management team in the apartment office on a daily basis is always helpful. Sadly however, my rating is based on the management group rather than the team in the building. The management policies and lease terms at this apartment complex are as unfriendly to lessees as possible in my opinion. Expect rates to increase every time you renew no matter how long you have lived in an apartment. You will not get a discount for renewing, which is common in other buildings. I lived at Iluminatefor almost four years. As far as I saw, management never negotiates with you on anything. They will insist on 60 days notice to leave as well, despite the building always being almost entirely occupied. They do not offer the same lease terms to everyone and will base their lease term duration options on when other leases in the building are coming up. The same lease duration options are not offered to everyone. Despite what they say, they also do not appear to offer the exact same rates to everyone, particularly in regard to waiving fees such as parking. Very inflexible management altogether. This is all of course just my opinion, but again, I lived at Iluminate for almost four years. read more

Listen.... when I read the reviews about this place I was so afraid that it was going to be overrated but it is beyond underated. I use to live at Roosevelt Point and I remember when these apartments were first built I was like "wow I can't wait to live at this place". Then I ended up moving to Tempe for work and I ended up applying here online before I even went to look. The apartment I looked at online ended up being a lot more room than I needed. The team did whatever it took to help me find the right apartment! I looked at dozens of apartments in the process and I would choose iluminate over all 2 reasons 1) LOCATION 2) CUSTOMER SERVICE!! Genna, Amanda, random location trainee Dajia, Tricia who helped me pick the perfect apartment, and the amazing property manager Scott, I know that iluminate is the best place to live in the downtown area.
