If you are looking for a college home near the University of Denver (or any where else that Four Star manages), please try your best to stay away from Four Star. As a resident of 2 years at my Four Star rental property, I have experienced mediocre service throughout my time but nothing TOO atrocious (so for that I award 2 stars)...but nothing has been as bad as the experience my roommates and I have endured this last week and a half. ***Here is a list of major complaints that I urge you all to check out before even considering renting a home with Four Star (beginning July 7th, 2020 through the current date): - No notification of workers being on our property for extended periods of time (unidentified individuals with unmarked vehicles). As a house full of women, this is an extreme safety concern - Resident's car was asked to be moved, then blocked in and covered with sawdust from the trees that were removed. This was destruction of personal property - Portion of the fence that is facing the street was down for an entire weekend, exposing all of the residents' personal items in the backyard while residents were out of town, and now the entire fence is down leaving the entire yard exposed. - Emergency line was called multiple times regarding these issues with no solution - All of the sheds were destroyed on 7/14, but residents were not notified and still had personal items in the sheds (Pots, tools, benches, a small grill, and pool toys). - Personal items (tables are covered with tools, tarp is under a pile of wood, and tables/chairs have been used and dirtied) have been used by the workers without the residents' consent - Zero communication from Four Star via text, call, or email to prepare residents that workers will be on the property. This is a major safety concern. - Multiple emails with zero follow up - Multiple calls/messages with zero follow up - Residents were able to contact a Four Star rep on 7/13 regarding the emergency complaint (fence + AC), but no follow up has been given from Four Star in over 48 hours. - Resident was able to contact a Four Star Leasing Agent (Cody, he was lovely) on 7/13 regarding the fence, and he said it would be fixed on Monday or Tuesday. No follow up has been given since. As reliable, respectful, and responsible tenants, we expected and deserved better than this treatment! Cheers. read more

I would avoid renting from Four Star Realty anywhere! I My building was taken over by this inept, greedy company a couple years ago from previous Management--and since then I've had nothing but issues trying to pay my rent. What angers me is that I never CHOSE to rent from them. After having constant problems with their payment system I had to look them up. And you guessed it - multiple reviews over the years about how they do this with all their tenants on all their properties. It's as if they set it up on purpose to be as confusing as possible so they can make you pay extra fees. They make you use this app called RentCafe to pay your rent through, where you have to do an auto pay on EVERY SINGLE tiny item of your rent, (trash fee, electric fee, administrative fee, etc) But they always manage to slip in an extra fee that they say you haven't paid (instead of rolling it into your auto payment like any other company does) and then they gouge you additional fees over that accusing you of not paying rent! I've had notices practically EVERY OTHER month saying that I didn't pay some random rent balance of $50 out of nowhere (for example). They set it up so it's extra confusing. They move the goalposts every month it seems so they can add in an extra aspect of rent you owe when it all should be automatically covered in your auto payment to make extra money to feed their greedy owner. To me this is absolutely fraudulent. It shouldn't be so difficult to pay rent. I've never had any issues paying rent with any other apartment leasing office outside of Four Star Realty. They gouge their tenants anyway that they can. If anyone has had any issues with paying rent with Four Star Realty you should look into talking to lawyers. I'm on the verge of putting this company on blast. Avoid ANY properties that are managed by Four Star Realty. Oh and on top of that - they NEVER answer their phones, and don't even have a voicemail where you can leave a message- probably because they know they'll have to deal with angry tenants who are fed up with their fraudulent rental system set up to gouge their tenants with any "fees" they can con out of them. We were one of the original CU Boulder families that sought legal action and notified both the Boulder DA's Office and State AG office about Four Star and their practices back in 2020. After two years on a Four Star property I told my son there was NO way he could rent again from them. His senior year he rented from Boulder Property Management and it was a dream! Four Star will charge you erroneous fees, bill you for post lease cleaning and the cleaning company never shows up, bill you for capital improvements to the property and withhold thousands of dollars in security deposits. I wish there was a way to provide negative stars. 9 months without heat, layers of ice on the insides of our windows. We had to file a BBB complaint and then shortly after they finally cleaned the ducts though that did not fully fix the problem. They then rented the unit to someone else without ever telling her the many issues with the apartment that have not or can not be fixed. Another unsuspecting tenant taken advantage of. Now there is a leak in the basement that has been happening multiple time a day for a month and the building stinks of mildew. When I say leak I should clarify: it gushes and sounds like a waterfall. It is the second apartment I have rented for my son, a Boulder student. If there is any way to stay away from this company, please do so. The literal worst! I had the displeasurer of dealing with Four Star when my daughter was in her final year at CU Boulder. I had heard the stories and been given all the warnings, I knew about the multi-million dollar law suit that Four Star lost for being as sketchy and deceptive as they are. I of course anticipated an issue come move out with our deposit. We received a very small portion of our deposit back, and were told that our utilities ( a payment that is built into the rent and pre-calculated based on prior tenant costs) was almost $4800 more than the utilities fund they had set up for the property. I asked to see the utility statements, I was instead sent a spreadsheet of sorts of all the costs and could clearly see that there was a pipe burst or leak that increased the water bill for 3 consectutive months (unbeknowst to the tenants) that resulted in monthly costs 10X the norm. We were never notified, we would have no idea since we don't monitor those bills and leave it to the 'property management' company to catch and resolve. Not only did they not catch it, they didn't report it to Boulder Water Utility within 90 days for which the utility company would have potentially made an adjustment..then that oversight and those missed and mismanaged fees and costs were passed on to the tenants. I called the city and asked to speak with a mediator that deals with Landlord, tenant, property management company issues and she told me that Four Star will bury it under paperwork, you won't get recourse until the next class-action..for which I added my name to the ever growing list. If you go with Four Star, expect near unlivable homes that are falling apart, have not seen a free coat of paint or a deep clean likely in years, most have rodent issues and smell of mold, no customer service, no care given to the tenants or owners and to flush your deposit and likely a lot more in nickle and diming fees down the toilet. Avoid at all costs, go with Boulder Property Management instead! read more

They were self-righteous and rude when I contacted. Read the other one star ratings to get a frank assessment. According to the Denver Post, four star agreed to nearly $1 million to the Colorado Attorney General's Office after illegally billing tenants for standard apartment services like repairs. My place had broken A/C on my entire floor for the entire time I lived there, including the summer. Management never did fix it, ever, and they haven't to this day. (they lied, saying they "couldn't find a repairman". in Denver. for a whole year.) Another floor has toxic mold, but they lie about that too, and don't even tell me residents looking to move in! It's been months and they still haven't even acknowledged it exists, because then they have to fix it or stop renting apartments or whatever. Last I heard it's still there. And despite all this, they raised rent for the entire building by like $250, just this year alone. What for? WHO KNOWS. Ain't repairs, though! These people are just vultures, trying their best to squeeze every penny from you without fulfilling the responsibility of a land lord. 1) you need to pay 50 dollars to park your cars outdoor. 2) you can't pay rent with check, and on the online portal they charge you $5 in addition to the rent in each payment. 3) they charge you $25 bucks to fill in your address to return your deposit; and after two months they still haven't returned mine. 4) the apartments have very bad ventilation. Air just don't flow there. it is a nightmare in summer, coz the thing they call AC blow hot air in summer. 5) the stairs are very rusted. the landscapes was never maintained -- plants are either dead or dying. read more

Normal wear and tear, which includes nicks on the walls, occasional carpet cleaning, plumbing etc repairs are the landlord's responsibility! My dad was forced to live with raccoons in her attic for months ( illegal) because the roof needed replacement. They chewed wiring and could have caused a fire. Avoid renting from these people at all costs. My son and his classmates are renting a basement apartment in Boulder managed by this group. Two things: 1. It was advertised as a 2 bath unit. The high stress process to find rentals in the Boulder area is purposely made to avoid actually seeing the unit. After signing the lease and moving in, they found only ONE bathroom. When they complained, F-Star removed the listing from the website that said indicated two bathrooms. The boys had a screenshot of the original listing. F-Star accused them of photoshopping it. 2. On May 11, the boys came home to find that the sewer backed up into their apartment, flooding one bedroom room and the entry hall, thus making the SINGLE bathroom unusable, hence the apartment unusable. To date (one month later), the bathroom is still not re-assembled. Four-Star has been unresponsive to our calls and emails and continues to demand rent. We have two full month's rent as a deposit. God awful realty agency. Listen to these reviews. I am currently renting from them and they couldn't give less of a shit about their tenants. We can never get ahold of them, leaving messages on the machine, with the secretary, emails, and even going in person, our property manager is NEVER THERE. Report your maintenance issues but don't expect them to fix it. We reported that our dishwasher was leaking a quart of water onto the floor every other time we run it. Took weeks to get ahold of them, we're told a maintenance guy would schedule a time with us sometime. I got a call from a random number registered in Georgia while I was in class, which I did not answer. Turns out it was the maintenance guy who still decided to show up unannounced while my oblivious and confused roommate was home alone. He claimed there was nothing wrong with it and left; a week later we get a charge with the description saying it was fixed. When we went to talk to someone in person, it was explained that we were charged "because it was not broken" and we had to pay for the trip. It is still broken. We then rescheduled another maintenance visit for last week, within a certain time frame on a specific day(& confirmed the day before).HE NEVER SHOWED UP. No call, no email, no message. We have still not been able to get ahold of FourStar. Bunch of useless cocksuckers that probably got their credentials watching a YouTube video. No matter how much you love an apartment, it is not worth it. They're real nice and totally available when you're trying to lease, but as soon as you sign they ignore you completely. read more

Four Star? More like ONE star. ‍ My invoice is the most sketchy one I've ever received. I am writing this review well after the half-a-year-long process of cutting ties with this agency. I had rent charges showing up on my account after my lease with them had ended and I was moved out; they kept my account active to hide charges on into the following year. Not to mention they disabled my online account so I couldn't see this was happening except through my online banking app. I had made every payment on time, no damage to the space, no noise complaints, etc. They charge hundreds for painting even after you scrub the walls clean before leaving. These folks are unreliable, unresponsive, and are never in the office!! People cannot even request for unauthorized vehicles to be towed as the complex has rules regarding the request for a tow. So if they are never in the office, and they are the only ones that can report for towing WHY AM I PAYING FOR PARKING THEN?! Most of the townhomes are VACANT (makes you wonder why? They have recently "discovered" that tenants have been not paying a maintenance fee THAT THEIR ACCOUNTING missed (not the tenants- their problem and the tenants suffer!!) . I asked the mailman about if he knew the office hours and he said "they put a mailbox in because they don't go to the office". Our first couple of weeks we would constantly be putting in maintenance requests and they would send someone, they would not fix everything, just for them to have to come again the next day! Aaron/Erin in the office on the Hill has an ego the size of Texas and will actively work to be unhelpful when you do have the unfortunate luck to get him to answer the phone. I live in one of their properties currently and today after the property manager called the cops on me AFTER I reported to her that my car had been broken into, I was further disrespected by Aaron/Erin. The only helpful person I've encountered so far is an Asset Manager named Rebecca and she doesn't ever even deal with clients! I have lived in a Four Star managed property for two years. "Errors" in their systems have led to them overcharging on rent month after month, and each month they said sorry, we will remove the charges but then I got charged again the next month. Took 5 months and hours of my time to fix. Even worse, for a total of 3 months, a fire sprinkler alarm directly next to my unit has been beeping every 10 seconds (24/7) loud enough to render one of my unit's bedrooms unusable and I have to use ear plugs to sleep in the other bedroom. I have reached out to Four Star well over a dozen times and their typical fix is to send someone out to mute the alarm for 48 hours, or to not do anything for two weeks. If You Value Your Home, Don't Hire Four Star To Manage It! When we hired Four Star to manage our home in Boulder, we did not know that we had put our investment at risk. Our rental manager had stated that Four Star would do a thorough inspection every year, and then repair whatever needed to be attended to at that time, as well as in-between. Sadly, that was not the case. We live out of state and traveled to Boulder to personally inspect our home in-between renters. By the time we arrived, our home had already been shown to several prospective families. When we walked around the exterior, we discovered two baseball-sized holes under a window that had been caused by flickers. Our rental manager, who was with us, literally said, "Oh, I didn't notice that!" Needless to say, we were shocked! Holes that large take a long time for a bird to create. Had we not been there to find them, water damage might have occurred. (We had the holes fixed, and thankfully, there was no water damage!) In addition to the holes under the window, our home had not been cleaned after the last renters, and the kitchen, especially, looked awful. Additionally, the wall paint needed touching up throughout most of the house, and the kitchen cabinets were badly marred. And yet it was being shown to new families!
