That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. She does! she keeps the pet rent to fund her pet rescue mission. A lot of Double talk. Terrible communication and even worse accounting. All utilities always paid late. Fired ! Upon take over, all utilities were in collections. Look out for all the hidden costs and fees. She will always find the best excuse to keep you on the hook. She Invented falsified emergencies to keep her cash flow stable. Watch out Christine is the black widow. She ordered the replacement of brand new fixtures and faucets with brand new fixtures and faucets. On the other hand-The service requested by the owner was ignored and never repaired. While it is true I have seen a rent increase, and fees associated with that increase (not thrilled about the $10 credit card fee that I am charged for paying rent, ouch!) - I still want to point out that Park Realty & Property Management is top-notch. I'll give you an example. About two years ago, I came home after a stay away to find that the air conditioning mechanic had incorrectly hooked up a hose and that my bedroom was flooded. Christine immediately dropped everything and got to work on the problem. While I had to go to work no less. It took a while to get everything back to normal. She had to contact and work with the owner of the unit. She also had to contact the air conditioning company whose representative had incorrectly hooked up the air conditioning line but. I wasn't charged a dime for any of the carpet pull-up, the drying of the bedroom (big old fan for days) and the paint job, new carpet and repair of the air conditioning unit. Like I said it took a while for everything to get resolved but in the end Ms. Barton really pulled through. Park Realty and Property management is no nonsense. And quality, promptness, follow through, and professionalism are qualities worth paying for. Though I still wouldn't mind seeing that credit card fee reduced...outside of that a 5 star happy camper here! Oh and one more thing...if you ever really want to know about a company just listen to their employees. And Christine Barton's employees say things like "she goes out of her way to make sure my coffee is perfect and works so hard she often works at her expense." A boss delivering coffee? I'll take it!! Andrew and Kristin have had only the kindest, most respectful comments of their boss and employer. She said the deposit would only be the same as the rent unless we had bad credit. Considering we had credit scores on 757 and 683, we assumed this would not apply to us. WRONG, Chrissy decided to raise the deposit $600 after we signed the paper and paying her the $300 holding fee. The day we were supposed to sign the lease she calls and says she needs even more despots because she did not hear back from one of our previous landlords--which we obviously can't control, they could be on vacation or even dead. She did hear back from our current property management. She is just looking for any reason to raise the deposit. We decided to run the loss of losing $300 versus renting from this scam lady. Do not sign ANY HOLDING DEPOSIT FORM from this lady, she will tell you one price over the phone, have you sign the holding deposit without the deposits written down and then make arbitrary increases after you already forked over the holding deposit --I know now that even if you like a place, do not sign anything like this; I'm telling you all. so you do not make the same mistake I did have a lawyer look over the form she had us signs and they said that it is very predatory: the holding deposit is only refundable if the landlord (Chrissy) decides not to rent to us. It does say that she has the ability to raise the deposit if she deems it worthy, not a typical form. Considering she allowed 4 students living in the 2 bedroom apartment (only zoned for 3), she clearly only rents to students so she can make excuses to raise their deposit sky high. She is probably living off these deposits while she is otherwise detained.

Then if I'm offered the lease and don't accept, they keep the money. Absolutely absurd to expect people to commit to a home without being allowed to tour the property first. It looked like a 50/50 chance that the house was a mold trap. I don't care how in demand the property is, this is deeply disrespectful and takes advantage of the desperation folks are experiencing in Boulder's crowded housing market. This is a predatory company with no respect for prospective tenants- proceed with extreme caution.

He was efficient, clear and terrific to work with....plus, he not only was the least expensive, but also will send me an alert 4 years from now, when I'll need to be reviewed again.
