My experience with Fox Property Management managing my rental property has been nothing short of a nightmare. If you want to hear about the worst property management company of all time, stick around. I wish I could give them 0 stars because they do not even deserve 1. Seriously avoid them, I do not want anyone else have to go through what I did. It all started when we encountered plumbing issues in the downstairs bathroom on 5/16. A plumber was eventually sent, which led to a sewage backup. We took it upon ourselves to clean up the mess, only to find out later that the crew had already been dispatched and we were already exposed to hazardous toxins. The situation only continued to worsen. Despite our numerous attempts to reach out to the property manager, a response was finally received a week later on 5/22. By this time, the damage had escalated significantly, requiring the removal of drywall in multiple areas. An asbestos test was mandated before any reconstruction could begin, and shockingly, the report revealed the presence of asbestos. After insisting we see the report, we noticed there was also lead throughout the house - information that they kept from us. Our property manager told us that construction would be from 6/19-6/23. Nearly a month went by and we heard that the abatement process was delayed until 6/24-7/1. Relocating us during the asbestos abatement process was a grueling task. Initially, they agreed that on finding a place for my dog and I for only $150/night, not including any of the cleaning, booking, or additional fees. We had to incessantly pester them to provide suitable accommodations for two tenants and two dogs, as the two of us would not be able to access the shared downstairs bathroom or either of our bedrooms. Eventually they settled for a place in Boulder that we had to initially book out of our own pocket for $1300. The asbestos abatement was completed, but the property manager said they needed another 7-10 days before they could start reconstructing the basement (i.e. carpeting, retiling the entire bathroom, filling in the drywall, replacing sinks and cabinets, and repainting). Naturally, the reconstruction was delayed further for another 2 weeks. Construction was perpetually delayed, further exacerbating the psychological stress we endured during the process. The lack of communication was appalling, with unanswered calls and messages from our property manager and the owner, who seemed to be conveniently avoiding us. The reconstruction is still going on right now, but is supposed to be complete in 2 days (7/28). I still have not had access to my bathroom, but finally moved back into my bedroom last week. However, the noise and disturbances caused by the reconstruction have been utterly unbearable. I've had to deal with constant drilling, hammering, and other disruptive noises, making it extremely difficult for any of us to focus, relax, sleep, or even work in my own home. The water has also been frequently shut off throughout the day, restricting our access to utilize ANY sinks, toilets, showers, or the dishwasher. After months of construction delays, we received some rent credit, but only after incessant nagging. They compensated us fully for May and June but disappointingly provided only a 50% rent credit for July despite all of this reconstruction. Throughout this ordeal, my mental well-being was seriously impacted, constantly worrying about the state of the property and the lack of communication from the management company. The construction crew's reliance on me for answers that the property manager should have provided added to the frustration. To summarize, Fox Property Management's handling of our property's plumbing and construction issues has been appalling. The lack of transparency, communication, and delayed action throughout the entire process has caused significant emotional and financial distress. I would strongly caution others against using their services until they improve their approach to managing rental properties and prioritize their tenants' well-being.

Potentially the worst company I've ever dealt with, and that's coming from someone who flies Frontier once a month. TL;DR Fox is a dishonest company with terrible service, who are trying very hard to keep $1,930 of my $2,000 deposit after I only lived in an old, under-maintained apartment for a single year. More details: -Move in process was delayed and under-communicated -Was promised a new stove before we moved in, never happened -Service requests were either slow or went completely unserviced -Responses from the property manager, Anna, was either delayed by days or just never happened -Once I'd moved out, complete radio silence on the status of the deposit until FIFTY EIGHT DAYS after move out, at which point we received a notice that we actually owed $500 for charges in excess of our $2,000 deposit (see photos attached for this insanity) -Upon receipt of this ridiculous request, we called, left 3 voicemails, and emailed. No response from Anna for several days. -Now it's been 4 days since I sent the last email (screenshot) and I am completely out of patience with this company Fox Property is irresponsible, poorly managed, and disrespectful. I want my damn deposit back, you bastards.

I was called derogatory names as a member of the LBGTQ2+ by the HOA where they manage several units. They did nothing. My pride flags were stole and some destroyed by the etcher who went went way out of the way to etch. Told the co owner Jen Fox and she said, bummer. Yeah Pride is a bummer The snow and ice removal are sketchy. I fell, in front of witness, and they refuse to help nor the home owner despite getting injured. Very slow to respond to work orders. I had to fix my own washer then got in trouble for doing so. There is discriminating against people with disabilities. No handicapped spots, ramps, or reasonable accommodation access through them. The place I'm renting is rotting apart and I've been telling them for two years now. The manager even took pictures Of the beams holding up the porch and upstairs deck. I had to call code enforcement in order to get the response will fix it when you move. Have section 8 voucher so discriminatory against lower socioeconomic individuals as well and one is a Louisville city councilman.

Perhaps there are more. His brother Stephen and son Christian and wife Brittney all assist him in his work and at least brother and son are part owners of these businesses. Their business plan involves capitalizing on the crashed time share industry to profit. The three Wunders I met are all handsome people, socially adept and intelligent. I left after meeting them in early November of 2011 feeling they were honest and forthright people. Both brothers, son and salesman (Andre) assured my wife and me through promises oral and written that if we weren't satisfied with their services we could leave the club and receive our money back. I was I member for about 4.5 months until I realized how dishonest the Wunder clan is. To support this contention, go to http://finance.boston.com/boston/news/read/21703325/tradewinds_vacations_terminates_sea_to_ski The article states: "Tradewinds Vacations has terminated distributor Sea to Ski (STS), for misleading sales presentations and misrepresenting the Tradewinds product....Tradewinds Vacations in no way supports or endorses STS or other dishonest companies." At the time of joining STS Vacations my wife and I found no BBB complaints against STS. Shortly after our vacation nightmare we started counting the complaints against STS. They had racked up 17 complaints since our joining (that was in less than 6 months). STS Acquisitions had racked up 8 complaints. RCI, the partner of STS that apparently booked our vacation in Jamaica for STS, had a BBB rating of F as of April of 2012. STS currently sports a "C+" but if you added in their STS Acquisition complaints you're up to 25 complaints (D-rating by the BBB) in less than 1 year! Tradewinds fired them for rampant dishonesty, no doubt with good cause. Our STS Treatment and Suit On the first and last vacation trip booked by STS we were assured repeatedly--based on my explicit wishes-- they STS would respect our budgetary constraints (2-3 grand), would pay for our resort accommodations with the money we provided, and would book us in studio apt so that we could opt out of the very pricy all-inclusive "option". We arrived at our destination in Jamaica only to learn: 1. STS had paid nothing to the resort; 2. no studio quarters existed at the resort; and 3. we had to immediately pay for our room--and the included and non-optional all-inclusive package: $4200. This was in addition to the 1900 we had previously paid to STS. WE were compelled to max out credit cards and hope STS would act responsibly. Realizing how soul-less and deceptive these people were, we then insisted that our promised full money buy-back guarantee be honored. STS then refused to honor even this contractual obligation. We sued them in small claims court on grounds of fraudulent inducement of a contract based on the failure to disclose material conditions of the contract. They hired an attorney to counter sue us in small claims court. During the hearing on July 30the judge asked Christian Wunder: "since the accommodations charge paid in advance by the plaintiff was $300, what was the other $3900 for?" Christian Wunder replied: "that was for food." The judge quickly ruled against STS and awarded us our full claim of $7500 plus court costs and denied the STS counter suit claims. Forty days after the suit, and they day before we would have filed to have them held in contempt for non-payment, Andrew Wunder paid the 7500 judgment.
