As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.

This type of service is the top negative among seasoned home buyers in anecdotes from realtors. Potential Homebuyers are making buying with this kind of HOA service in the equation, a top 5 question. It is disqualifying for most. These are essentially robotic surrogates for lazy , incompetent HOAs that, for the most part, members don't know their neighbors or neighborhood. At home ,they monitor and count homeowner dues and the occasional homeowner issue. On life support everything dinosaur property management companies offer can be achieved with AI programs, an astute group of neighborhood volunteers or a 12th grade senior. With the exception of physically observing and issuing communications citing violations and enforcement of community covenants, the industry must now invent, exaggerate and dramatize reasons for their existence. First Impressions... Bad Optics. First meeting Homeowners expected a quality professional office space. It's not as though they are reinvesting millions to improve the quality of their product. Homeowners did not ask, and HM did not offer if staff, specifically the field group interacting with community included current homeowners and criminal background checked individuals. Homeowners were not advised of what homeowner information HM have been given access. Unfair to rate HM until homeowners react at the end of the contract. Everything that I know could be wrong and HM could be a magnificent asset for any homeowner. Anything is possible. Again, homeowners did not ask and HM did not offer when contract ends. Then again, these homeowners didn't know that their HOA had thrown in the towel and signed an initial contract to begin with. Smh ... Choose Carefully. Don't let this happen to your HOA. Before you buy, examine the HOA carefully. If people outside of the community operate the HOA, buy elsewhere. Don't think twice. One Man's Opinion.

Homestead is failure personified. They're frauds, through and through. Multiple times in interacting with them as tenant and landlord I have found their communication awful. It's often nonexistent, to the point where it leaves unprofessional and becomes rude (I'm talking multiple requests for calls and communication, just flat out ignored). When they do communicate, it's late, lacking detail, or downright unhelpful. They refuse to answer calls or take responsibility, or literally do their job. They let a damaged pipe ruin my apartment for over a month, and they hid behind feeble excuses when really it was base incompetence and negligence - I know this because one of them recalled an email he sent, so he knows he screwed up and is pulling evidence away. If they manage your property, I am so sorry. If they don't yet, run away, don't look back, and burn every bridge between you and them, The bright side? If you know someone who doesn't work hard, is rude, and incompetent - they'll likely be a great fit for a job at Homestead!

I made an appointment and went back on Sunday and Adrianna could not have been nicer. She showed me around the community - they have incredible amenities. Then toured one of their classic units. It was pretty nice. There's a few other floor plans I'm interested in and will go back to see them when available. I am not sure why there are no recent reviews here. But parking and poop are things that you encounter at every property. I'm considering a unit with a garage because it's super important to me. If I don't like that unit (due to no outdoor space, that's a big bummer), then I probably won't rent here. Their garages cost a whopping $175/mo which is absolutely outrageous for a detached garage. Plus the charge $40/mo for smart lock on the front door and thermostat. That's ridiculous too. $40 for valet trash. I can take out my own trash and use a key. But these things are not optional which sucks. Rents are so high in CO and the economy stinks right now. Paying all of these expensive add ons makes a basic unit unaffordable on one income. The property was nice in that there's a ton of green space, the buildings are far apart which I feel will make them quieter. The area is super walkable to so many shops, restaurants, and movies. I love that. We'll see. There's other complexes with attached garages as well so that'll be my choice if this one isn't a good fit.

Communication sounded promising, but the results rarely matched what was promised. The pool/hot tub was frequently closed or broken, and security rarely addressed people using the pool area after scheduled hours, which often led to excessive noise. Parking was also a constant problem, and despite many complaints from residents, management never seemed to find a solution After dealing with repeated delays and unresolved maintenance problems, we decided to move out. Friendly customer service is appreciated, but timely action and accountability are just as important, and that was missing here

We made it explicitly clear to them from the beginning: we were looking for a safe, peaceful place to raise our children and welcome our soon-to-be third child. What we received in return was the exact opposite--a relentless, disturbing experience filled with harassment, hostility, and complete disregard for basic human decency. The first few months seemed uneventful--until my identity was stolen, freezing our accounts and putting tremendous strain on our ability to manage finances. This was an incredibly stressful and emotional time for our family, especially during the holidays. Despite staying in close communication with OPM, explaining the circumstances, and reassuring them that we would make every payment in full (which we did), we were met not with understanding or compassion, but with cold threats and repeated eviction notices. There was no empathy. No flexibility. Just intimidation and bullying at every turn. While we were navigating an already difficult season--celebrating a pregnancy and preparing for a newborn--OPM chose to make themselves a daily burden on our lives. And just when things seemed to stabilize, the harassment escalated. The property owner showed up unannounced, taking photos around the house with no warning--an unprofessional and deeply unsettling move, especially with our small children inside. Seeing strange men outside their windows was frightening and intrusive. It shattered any sense of peace or safety. The justification? A minor yard violation. Yes, the grass was slightly unkempt. I am physically handicapped, and my wife was 9 months pregnant. Our 1-year-old service dog, still in training, had dug a small hole in the yard. That was enough for OPM to issue abrupt demands for yard work, followed just 24 hours later by a lease termination and eviction notice under the thinly veiled excuse that the owner "was moving back in"--a tactic often used by shady landlords to remove tenants without cause. Let me be clear: by the time this notice was issued, the yard had been cleaned up. My pregnant wife and I were forced to labor physically--under threat of losing our home--despite our obvious limitations. That is not property management. That is exploitation. Now, less than three weeks away from the birth of our child, instead of feeling secure in our home, we are left anxious, vulnerable, and pushed out. The timing and escalation of this situation are suspect--especially as the tension seemed to increase after we proudly displayed a Christian sign on our property. Whether this is coincidental or discriminatory, we are deeply disturbed by the sudden uptick in hostility that followed. Throughout our tenancy, we have been quiet, respectful, and kept to ourselves. We've taken great care of the home. Yet OPM's actions have shown nothing but cruelty and predatory behavior. Their business practices are deeply unprofessional, unethical, and--to be blunt--inhumane. I would not recommend Ornelas Property Management to anyone. Their reputation precedes them with consistently low reviews and, shockingly, even a broken front window at their office--possibly a reflection of the frustration they've caused others. They are not in the business of helping families find homes. They are in the business of tearing them apart. We will continue to share our experience with this company wherever we go--in our personal and professional circles, and across every platform available. Renters deserve better. Families deserve far better.

    iam a tenant of grace management in thorton co. I have lived here 20 plus years. We are having…read moreproblems with the lady in the other unit this is a duplex. The police have been out we have police reports video of the neighbors unruley actions in front of or camera, mail not delieverd due to there dog. They allow there guest to taunt us and speed up and down a residential street. We have reported ever issue (there is more) to grace management in thorton co. Letting them know we think this women or her guest are going to hurt us. They have done nothing but tell us if we want to move out they will allow us to break our lease. WE have been here 20 plus years with NO complaints from no one we do not pay us much rent as they due next door because the other unit has been remodeled.I feel we are being discrimanated against. The yard in are rented unit is weeds that all that grows there it is horrable they do not put in a dime to fix the yard they expect us to do the maintenance and spend our money to keep in in code in the city we live. If you are already renting from them take pictures of everything that is falling apart PROTECT yourselves.
