Seven years ago, I would have given this company five stars and strongly recommended them. Since then, the quality of service has declined dramatically, and dealing with them has become a constant source of frustration. Based on other reviews, I would not be surprised if the owner responds by claiming they cannot identify me, but I do live in Seven Fields, PA and deal with them directly as the management company for my townhouse. Communication is consistently poor, especially from Kelly Ligon. Responses, if they come at all, take days. I currently have a work order for my deck that has gone three weeks without any action. I have sent multiple follow up emails simply asking for an update, and those inquiries have been ignored. I am not expecting special treatment or to be moved to the front of the line, but completely ignoring repeated requests for a basic status update is unacceptable. A simple acknowledgment would go a long way, and they cannot even manage that. This is not an isolated issue. A previous deck repair request went unanswered for weeks, and after submitting a second request, a repair person showed up months later in the middle of winter when no work could even be done. Another work order for exterior building lights was ignored until I followed up again, and even now it has taken months to resolve something that should have been handled in a matter of weeks. Despite paying $163 per month in HOA dues, the services provided are unreliable and poorly managed. To make matters worse, I was charged a late fee while enrolled in auto pay. When I asked for an explanation, their accountant could not provide one. Although the fee was eventually credited back, I was told the matter was closed without any real explanation. That response is unacceptable. If they cannot explain a billing error, how can residents trust them to manage finances responsibly? The dismissive and arrogant tone I received when asking reasonable questions only made the situation worse. The HOA website portal is poorly designed and adds further frustration. Even ACH payments incur a fee, which is unreasonable. When I raised this concern, it was brushed off with no willingness to address it or advocate for residents. Overall, this company is unresponsive, unaccountable, and fails to perform even the most basic responsibilities it is paid to handle. What makes this especially disappointing is that they were once a reliable and professional management company. That is no longer the case. I have escalated my concerns to the HOA board and hope they seriously consider replacing RJ Community Management. Until then, residents are left dealing with ongoing neglect and a complete lack of professionalism.

My heat went out for a few days during a real cold spell but they gave me space heaters and a credit to my rent. My only complaint is that my bedroom was over my downstairs neighbor's garage! At first I would be awakened by the sound of the garage door going up and and in my half-sleep couldn't figure out what was going on because it sounds like a plane taking off! Poor design. And the neighbor even left at 3AM on a Sunday once! Who does that? If it were me, I'd park outside to be considerate (very safe gated complex) but this guy got along with no one. He would put his grill right outside his open garage so that the smoke would enter the garage and come up through the floor to my apartment. I always smelled smoke so I knew he was grilling! He owned his unit so I had to put up with his allowing his dogs to poop in his garage until I had to complain that I could smell it in my bedroom! Another time he allowed a visitor to park his huge pickup truck in front of my garage, thus blocking my car in so I couldn't pull out. He knew full well that was not permitted but I had to go ask him to have his friend move his truck. This was during a time when I had to leave quickly on two different occasions because my mom had been taken to the ER in McCandless. Thank God his rude friend didn't do that on those two days. The rumor was that he was friends with the complex owner so that was why he was able to be so obnoxious and get away with it. Other neighbors were great.

They advertise amenities. Two pools. There is now one small one, that if you didn't get a pool pass right away, you can't go to the pool. false advertising? Then they had a trash compactor, its gone, and have these three huge dumpsters. Let me tell you. If you have a issue with your arm at any age, or if you are short like myself, you will not be able to swing a bag of garbage up to the top of the dumpster. Now I'm suppose to renew my lease. Alway got a letter in the mail for renewal. Have gotten nothing. Now I have to go to the club house and find out how to find my renewal form. You call the main number, and you can't get anyone because the voicemail is full. Maintenance is another issue. No one will come. Just to let you know. For one, the communication was less than acceptable. A solid contact was never provided to me and I was always forwarded to someone else for major issues and I usually didn't get a response within a few days of sending an e-mail. For example, my electricity was shut off due to a previous bill from a previous tenant. It took over 4 days to get in touch with anyone in the office that could help me with this issue and my electricity was turned back on 4 days later. Not to mention, the people who answer the phone can tend to be rude. Secondly, I was less than impressed by the agent I went through to find this apartment. I went through her to have my auto withdrawal information set up and she had confirmed it was set up. While I admit I probably should have been checking my bank account to make sure everything was being taken out, I was trusting that she did her job and failed to do so. I wasn't getting bills in the mail because I selected to pay through auto withdrawal and nothing was automatically being taken from my account. All of a sudden I got a bill for well over 2000$. Once I called them and they apologized and told me I could pay at my leisure, I got e-mails every other hour telling me I had a good amount to pay so I ended up paying it in full just to get it out of the way. After that, I was getting billed for things that I should not be billed for. I got double billed for electric, I got bills that weren't paid from the year before I was there, and I was getting bills for other locations. Grant it, the owners of this property were less that great as well. They never spoke to me which is why I had to go through Coldwell Banker for everything, they were very secretive and most importantly, they weren't using my rent money to pay the house bill. I know this because I kept getting foreclosure notices. This is when solid contact with Coldwell Banker would have been amazing but they would forward me around the office and then never get back to me. It took a Sheriff showing up at my door looking for the owners for them to even respond to me. He told me that he needed to tell someone that the house will be foreclosed and will belong to the bank at some point. Still, Coldwell Banker could not reach the owners and I was left in the dark with what is going on. I could go on for so long but when it comes to renting an apartment, I DO NOT recommend Coldwell Banker. I definitely think it would be different if I were buying a house but I have had non-stop problems with this office, the owners, and this apartment in general. Honestly, 1 star is generous. They were incredibly unprofessional, rude, and if you are renting an apartment, save your time and money and do not go through these people.
