After providing a completion date, the survey was repeatedly delayed. When I asked reasonable questions about the missed timeline and its impact on my project, I was met with hostility rather than customer service. The larger issue was the attitude. Instead of working cooperatively with title companies, attorneys, and other professionals involved in the transaction, there seemed to be a constant need to argue and defend positions rather than provide solutions. I received communications criticizing other parties involved in the process, including the City of Houston, which I found highly unprofessional and irrelevant to completing the work I hired them to perform. When title-related questions arose and additional clarification was needed, I did not receive the level of responsiveness and cooperation I would expect from a professional surveying firm. Rather than addressing concerns and moving the project forward, the engagement was ultimately canceled after I questioned the significant delays. As someone who regularly buys, sells, and develops property, I understand that issues arise and schedules can change. What I do not expect is a surveyor who spends more time debating than delivering, treats legitimate client concerns as a problem, and appears unwilling to work constructively with the other professionals necessary to close a transaction. I ultimately hired another survey company to complete the work. Based on my experience, I cannot recommend this firm.

I hired Dayna Simmons Real Estate to help me sell a home we inherited in Orange, TX. We live in…read moreanother state, so I was looking for someone who would give me good advice on the market, and be there for us as we worked through this process. I received terrible advice on the market, and was told I'd be lucky if the house sold in 6 months to a year. I had 2 offers in a week and a half, and 4 others who wanted to make offers but never got the chance. The buyer used a different realtor, yet I was told by Dayna how they went "above and beyond" to sell the house, and aren't your typical realtor. That's why they wanted to charge me 6.5%. When I pushed back, I was told the going rate in TX is 7 to 7.5% for real estate sales. A simple Google search told me that wasn't true! An estate sale agent was recommended by them, that canceled on us the night before. When I brought this to their attention I was told, "That's why we don't like to recommend people". WHAT?? They did recommend that agent!! Then, as we were clearing out the house, and holding the sale ourselves, I kept getting text messages asking when we would be out of the house. It became so annoying, I just starting ignoring. them. As far as I was concerned, we had until closing to be out. Most communication was via text message. I certainly didn't think this was a proper way to do business. It was like we were working for her, not the other way around. Then at closing, I was again told what a great job they did in selling the house so fast and what a great market it is in that area. In short, I would not recommend this real estate company. I felt like everything was to their advantage, including the closing, which was scheduled in Beaumont when the house is in Orange. I wish I had gone with another agent.

Then was rude when I pointed this issue with the service to her. I asked to speak to her supervisor but was directed back to her. And there is no where on the website to place a complaint. We pay far too much to this company to be treated so poorly.

It still took 3 to 4 months of getting things properly fixed after I moved in. And I couldn't stay for the first 3 days of moving in due to AC being out and I have kids. Plus I had no refrigerator and they pulled the washer out and gave it to somebody else. The property itself is not bad but ran by a company that's failing it. The wiring is old in those town homes. I must say it's in a decent area but ppl don't respect other people's parking spaces. They are limited and few so No you can't be having all your friends and family over. Overall it wouldn't be this bad if there was a company that gave a damn!
