It's old, there's no renovated apartments or at least well renovated the cabinet doors fall off I have to keep drilling them back on if i don't lose the screws. Just moved in 5/31. In only 40 days time, we've had maintenance out SEVEN TIMES. Some issues are repeated This is the second time in 2 days my air conditioning broke. The first time they took a week to get here to fix it. Upon moving in, The back door was broken, a shower handle was broken off and missing. Water came pouring in through 2 windows over an outlet in 2 different rooms. There is no light in either bedroom. Let me start by saying in the beginning it was nice....until we experienced a storm and the drain in the court yard got clogged and as a result....our apartment got FLOODED....with over 3 inches of water.....this was OVER A MONTH AGO and they JUST got around to replacing the lower halfs of the walls ....we STILL are walking around on CONCRETE....and it seems like management were just dragging their feet....for the amount of money we pay...we shouldn't hv to live like this....my oven doesn't light it just keeps making a clicking sound....I put in a work order they cane out and it's STILL not fixed....my girlfriend has lung issues and we shouldn't have to go thru all of this.....even the guy who cane out to do the wall said this is ridiculous...they should have BEEN taking care of this situation....he said our apartment was THE WORST he's seen....smh Soooo disappointed read more

Nice and quiet community for the most part but inspect every inch of the place and ensure that they fix EVERYTHING before moving in. Upon moving out, I got charged for damages that was already there before I moved in. Called the office and they said that in order to remove the charges, I had to provide "documentation" that it wasn't caused by us. Guess I'm stuck with the charge because I was too excited to move in during the time to thoroughly inspect the place and notify them of minor damages that we felt we could just cover up. It was a nice place to live in initially but after a while, you'll start to notice that the repair works are very minimal. Walls start to crack and paint from the bathtub starts to peel. Carpet feels like it's laid over top of nails in some areas so we always wore slippers inside. You share a water heater with your neighbor so showers were horrible during the whole pandemic. Walls are thin so you hear everything! We lived in building 25 so the courtyard was really nice for our children to play in. However, beware of the slugs when it gets dark. We never were able to enjoy the patio much because of them. Private entrance was also a bonus but beware of all the bugs that await you at your door when it's not winter. That was a very unpleasant experience. Ant hills everywhere in the parking lot so you'll have lots of little ants in your apartment. Lastly, beware of the mice. I've only ever seen one or 2 living there so I didn't make a big deal out of it. However, as we were moving furniture around to clean up once in a while, we started to notice there were mice droppings EVERYWHERE! I'd hate to leave a bad review but our experience living at this property was a rollercoaster ride of emotions. For the price that you're paying, you're better off paying for a house. read more

I lived here for a year and a half. It was great at first. But then the rent went up over $300 A MONTH and then the neighborhood just went bad. People were moving in. Not taking care of anything, trash everywhere. Bugs all over my apartment coming in from the windows. Mice in my apartment was a huge issue. They did not remedy the situation. I had to hire my own pest control for the bugs and buy my own traps. I had to leave bc I was miserable and broke due to the rent increase. They never picked up the phones, took forever to respond. I also had a major issue with an elderly neighbor who was going crazy. Banging on my door every day, she pushed me one time. I had to file multiple police reports and the apartment complex did nothing to help. At the end of the day they do not care about their tenants. It's a crappy place to live and I would not recommend them at all. I never leave bad reviews, I am an easy tenant not hard to please and this place was just that bad. it's very unfortunate bc this place has the potential to be great. BEWARE !!! Don't waste your money..... If i could go back i would never have moved in. Utilities fluctuate all over the place . The hot water is shared between 4 apartments and takes forever. The hv\ac is out dated and doesn't work properly. They refuse to fix it even though i have reported it 5 times. You can smell whatever any of your neighbors are cooking. The trash service is a joke and often unreliable and very strict. Your patio has strict rules of what it can contain and be used for. My place is newly renovated so they claim. Trust the other bad reviews. They are here for a reason and I wish I read them. This is by far the worst apartment complex I've ever lived at. Where to start- perhaps the infestation of mice which "management" will attempt to blame you despite the fact you recently moved in and have never had mice in your life. Even after several treatments and ignored maintenance requests, the infestation will not go away. It's actually quite disgusting. If that's not enough to keep you away, the pot holes and trash left out in front of buildings all hours of the day, all over the property might help. Then, even though you pay pet rent, your neighbors will feed the unvaccinated, aggressive feral cats and set up a shelter for them which "management" will effectively ignore. Any complaints will be met with apathy, lack of regard for the resident, and potentially even aggressive responses from employees who have worked there less than a month. Run, don't walk far away from this unkempt property. The other review is correct, they barely maintain this properly from the landscaping down to the driveways. Shady from beginning to end. We've had a leak in our ceiling since April and it's now July. We used to love living here but they changed management last year and never follow up on anything. They're wishy washy and have no actual answers for any of our questions. We are now refusing to pay rent until they actually fix our issue but even that hasn't created a sense of urgency as it's been a week since they said maintenance was "on its way" to our apartment. They never showed. We are on our third year living here. Can't wait until our lease is up and we can leave. read more

My husband & I were in love with these apartments. However, the manager and women working in the leasing office are very unprofessional and do not respond to emails. Thank God I dodged that bullet, after looking more into the apartments I actually went on google to find that their apartments have mold, are outdated, and they do not respond to maintenance requests (which actually makes sense because they answered none of my questions about the application). Unlike other places I've lived at, their pictures on yelp of the inside actually are real. Maintenance requests are done in a timely fashion and my experience living here has been amazing! I would recommend anyone moving into this area to stop here for a tour. Not many apartments nearby come with a nice spacious patio. read more

This review has been a long time coming. Please save your money if you are considering moving into Franklin Commons Apt located in Bensalem, PA. When I first moved in the management was wonderful, helpful and cared about the residents along with maintenance being on point. Since Kettler and now AION management took over this place has gone to s**t. Management is horrible and cares nothing about the residents but continues to price gauge us for every penny. During these COVID times the only thing they offered was a measly 2 percent off of the rent which means nothing to people who lost jobs! Now with the storm that just happened a large portion of the complex remains without power and all management can say is they are working on it. People have children, people are sick, and the little they do have in their refrigerators will go to waste because they are telling us that the earliest the power will be back on is Friday August 7th!!!! THIS IS UNACCEPTABLE!! Side note we pay for amenities that we can not hardly use!! Now you have to go on a darn app to schedule to use the pool...poppycock! There is a fitness center but if maintenance is not useful for the tenants, I know darn well they are not sanitizing in there if its open... foolishness! You get nothing but attitude when you call the rental office, obviously most of the staff does not live on the property then maybe they would show more sympathy but then again they would probably have the option of having a newer apartment and a discount off this astronomical rent. 20 thumbs down, no stars, NOTHING but RAGE and no electricity!!!! read more

Before this apartment complex was great. It had a great knowledgeable staff that was truly there for the residents. Ever since this apartment complex was bought out by AION management it has gone down hill!!! I thought maybe I should give them some time to get settled in and perhaps they'll change, NOPE. This management does not care about their residents at all. One of the most frustration things is their phone system. I guess they're understaffed (which is not my fault, they can afford to hire someone else), so when they can't answer the phone it goes to an off site aion management base. They don't have access to do anything. The most they can do is leave a message. Well it happens so often that these messages are not answered. So you have to continue to play phone tag. Or if you try to get there in the office, chances are they left early without saying anything so now you can't see someone or talk to them. Rent inflation is something you can't avoid but they continue to add on fees. An increase in dog fees, an added Asset protect (property insurance, not renters insurance because that would cover your possessions in case of fires/damages/accidents/thefts. You pay property insurance to cover their building in case anything happens to the building). And it's always a surprise when you find out about these new fees (mainly when you see it for the first time on your bill). They're not good at telling you anything. The apartment itself isn't even that great. It was built in the 60s/70s. I couldn't even put up a doggy gate in the hallway because the walls are literally uneven. Cheap flooring, cheap window blinds that fall and break all the time. I always hear my neighbors walking around upstairs. The trash is a joke. They constantly email you about the proper way of taking out trash but they never give advance notice if the trash pick up is cancelled for the day. Trash is picked up Sun - Thurs. They'll email you last minute on Thurs saying, Oh trash is not being picked up tonight. Enjoy your stinky trash all week in your apartment! Because if you leave it outside for days we're going to fine you! Why do I even pay the monthly $25 fee if they are so inconsistent with the trash? Before writing this review I did try to handle it with the staff and property manager. They have done nothing. The most they can say is sorry and we will hope this doesn't happen again. But then it happens again... I pay my rent on time, I follow up with the staff about my concerns, I always clean up after my dog, I park in an actual parking spot (not off to the side making it more difficult for other drivers to get by), I am respectful to my neighbors and all I ask is some decent communication with the office. I lived here for 2 years and went through 3 management companies. I had issues with rent but handled it and it was over. Their constant increases and additional fees of double dipping for the insurance and when asked about it they say talked to corp and it stays. The specifically told me they are doing this because they can't keep a log on who has insurance and who doesn't. Well if someone cancels the insurance company will mail you the cancellation, it's policy. The dog issue you always receive notices along with trash but they don't handle the people are doing it. I had a neighbor that left their trash all week & weekend and did nothing. Units with 2 bedrooms having 7 people in it and nothing they can do but with the utilities being split in the pod you pay more for the additional people that aren't even supposed to live there. Maintenance verified it when they go in and see 7 mattresses on ground but what does the office do when told nothing. Now I gave office a notice to leave and just take the 2 month hit for breaking the lease, what do they do, apparently went to court, gives notice to vacate and now trying to charge over 4,000.00. They are out of their rabbit mind. I have been out of the unit since April and they are still trying to charge me. Now the best thing is the refrigerator was the only thing on, washer, dryer unplugged and the utility bill was over $165.00 for a vacant unit. Imagine that. I will file my own complaint on this as I have the notice given to management, I am sure that management team is no longer there anymore. They now removed desk, and have a customer service counter. Worst apartment living experience of my life and I lived in North Philly for four years. I just moved out in February after being there for two years. We have experienced nothing but issues. At first, they were great, helpful, and reliable. Then after about 3 months we noticed things getting worse because of the "new management." First: The apartments are overpriced for a one bedroom apartment with appliances from the 70's that barely work, cheap blinds, and cheap flooring. Our stove top had a film or a paint on it that was slowly chipping off into our food as we used the gas range. We put in MULTIPLE requests to have it fixed while we lived there, and were told there was nothing they could do about it. We were then charged for a new stove top out of our security deposit, despite multiple attempts at having it replaced (it wasn't even our fault that paint was chipping off.) One of the requests, they told us how to clean the black stains that were forming with a stove top cleaner, which we purchased and didn't work. We were told that we "made it worse" as we were getting our security deposit back. It was apparently $175 to have it replaced and they have "replacements" stored in the warehouse, however when we asked for a replacement they couldn't do it. Second: During the summer months, our AC unit never worked. We were told that because we are on the second floor, we have could only increase the AC setting by one degree at a time. My pets and I went FOUR days without AC, and my dog was becoming severely overheated. My apartment was right across from the office, but somehow it took 4 days to attend to my AC. The AC had multiple refrigerant leaks while we lived there, and was very obviously not serviced correctly ( I previously worked for an HVAC company and asked them about it.) Third: We experienced an issue of a man claiming to be from the maintenance team slipping a paper into our mail slot and our dog "biting his hand" through the mail slot. Not only was my fiance home and sitting in the living room, during the time of the supposed incident that never happened (don't you think he would've heard something?), but we were then told that our dog "could get taken away" because they reported it to the hospital, who then reported it again to the health department. After testing whether or not an adult dogs mouth could manage to bite a FULL GROWN man's hand through a mail slot, we confirmed that it wasn't possible. Even my hand (I'm a small female) couldn't fit through our mail slot. Once again we were being scammed by the complex and almost had our dog taken away. We came to find out that this was around the time maintenance guys were being laid off due to the management change (clearly this Jerry dude was trying to get workers comp) by framing our dog who literally never hurt anyone. Our dog would often rip the mail from the slot after the mail man dropped it off, as most dogs do, but the mailman never reported him....convenient? Fourth: The communication between office staff and residents is basically non-existent. Every time I would call with an issue or complaint, I was told I would hear back from someone. A week later, still nobody got back to me. We were told two weeks ago some woman named Angela would get back to us about scamming us for a new stove top. Here we are and I still haven't heard anything. This place is full of people who clearly don't know how to communicate and don't care about their residents. Don't let them fool you, they literally do not care about their residents. In conclusion, avoid this place if you can. It was not worth the ridiculous rent, utility, and additional fees that they charge. They are liars, scammers, and overall bad people who don't care about their residents or the apartments that they live in. We were exposed to gas from pilot lights constantly going out, probably lead paint chipping off into our food, the possibility of heat stroke, and many more dangerous things that were NEVER taken seriously by staff. DO NOT MOVE into these apartments because when anything goes wrong in your apartment, maintenance will NOT fix it in a timely manner and you have to call them again and again and they will give you different excuses as to why they couldn't fix it. I have a leak beneth my sink and its now been about 5 days that no one has come to fix it and i keep getting different stories when I call in. I almost slipped and fell because now the water is coming out the cabinet and I am constantly cleaning it. I wish I knew what department I report them to. I have been here since 2010 but since AOIN managment took over it has all gone downhill. THEY ARE THE WROST OUT HERE...THE WORST!!! Each time I put in a request for maintenance, I have to call them again and again and the maintenance supervisor will never call residents to apologize or give a run down on what the wait is for. Power were restored but certain units remained w/o power. The electric bill is paid through Franklin Commons. They sent out an email stating that power would be our for up to 3 days. During this pandemic citizens need to stay fortified in health. There pool is only open from 12-8 which i work from 12-630 so 3 different times i tried to go after it was about 715-720 and i was told i couldnt go in it was closed i said its open until 8 and each time i was told nah 730 were closing we have to clean up and clean and skim the pool so basicly everything is a problem..
