Management team is horrific. No customer service skills and have no system set in place for new residents. We sat down with management prior to signing a lease and she showed an apartment that wouldn't even be where I were to live 3 months down the road. The woman mistakenly showed my father and I the wrong apartment on the map which was supposed to be overlooking the golf course and river. Rather than looking at a map they're uneducated on, why don't they show you the exact location of the apartment in person? Joke and laziness. Come move in day, my family and I brought our U-Haul truck to the given apartment to find out residents were still living there. It was an entire fiasco and at the end of the day I had to settle with an apartment that is next to State road. Mind you, the rent to live on the golf course was a completely different price than what they should have showed me what was available to begin with (obviously, I would have kept looking at other apartments rather than being put on State road in the long run). The management team here is careless and also wants to get you off of the phone as soon as possible. I feel that I need to warn anyone living in Salem Harbour that their management team has been on a TOWING FRENZY! It does not matter if you are parked there for an hour or are picking up an ailing senior citizen! They immediately call their tow company to come get your vehicle if you are near a yellow line! They say these are fire lanes, but there is no signage or lettering stating that! They don't give any warnings or tickets! You must go all the way to Morrisville, PA to get your vehicle back! The place is very secluded and hard to find and you must pay $200 cash to get your vehicle back! It's unimaginable treatment especially during the Christmas & Hannukah season to just be violated in this manner, especially long-term residents that call Salem Harbour their home and have never ever paid their rent late!! Yep that one mouse had "babies" you know because that one mouse can have babies...... visit one oh it's a squirrel visit two oh it's one mouse visit 3 traps with peanut butter that the mice eat and poop around the traps visit 4 bring 3 guys and blame the dog food that the mice don't go for and the damn dog only comes to be babysat because my parents are old well no more babysitting the damn dog and guess what ???!!?!? The happy family of mice are still here living the life in my $1585 a month apartment...pregnant I can't cook I can't make a shake, shit I don't even go into the damn kitchen because I'm terrified Stuart little and his family will pop out of no where..... so if you want to live in Salem harbor make sure you are prepared to pay rent to live with rodents ... oh and fiy we never stop paying rent since November when they decided to be our roommates. We have time stamped videos and pictures we caught it on camera last night walking around my lovely countertops where theres was no damn food. So the question I am asking is Salem harbor going to pay us back for all the food I threw out my containers I bought?! Shit at least offered me a damn credit. I have to Uber eats every damn day if I didn't have the money I would be eating my food with rat shit.... don't even bother coming to our apartment we can go buy our own damn traps. We were told that the pool was closed every Monday and Tuesday and from 3 to 4 on the days the pool was open because we didn't have enough lifeguards and they needed to take breaks. Well, there were no lifeguards on Thursday and Friday so we had to swim at our own risk. So why oh why was the pool closed from 3 to 4????? read more

This place will allow your neighbors to cook pungent foods with offensive odors that permeate your apartment, sometimes making your clothes smell so that everything must be washed. They protect the offenders by declaring that they have the right to cook what they want, while you have zero rights. By offending food i mean some kind of wild meat, soaked in garlic and cooked all day, so that you have to open all windows even in cold weather and leave your apartment to avoid nausea. I feel so lucky to live here. From the very beginning, the process of choosing Salem Harbour as our home felt right. The leasing staff (especially Kevin) was helpful in answering all our of questions, as well as showing us & explaining all of our options. Our apartment has everything we could've asked for and then some, plus our bathroom was recently renovated & looks great. This community is wonderful as well. The river views are breathtaking, and we love all of the activities offered for residents. Maintenance requests have been answered in a timely manner as well. 10/10 recommend Salem Harbour apartments. read more

Do not move to Salem Harbour. This place is highly over priced, the "Amenities" are outdated and the staff in the office are truly the bottom of the barrel. The Office Manager Mary is some how magically always on the phone when you call (I mean what are the odds). There is no parking here what so ever!! The people who actually live here suffer because Salem Harbour allows street parking in the complex. If you like the feeling of being fucked by upper management then Salem Harbour is for you but if you actually want to live in peace with good management and fair pricing then just keep on driving. i have lived at salem harbour for 44 years. they just started a new portal to pay your rent on line. but get this!!!!! they will charge you $1.95 a month if you pay on this portal. ($23.40 a year) if you sent you rent in by check to university housing it's $5.00. ($60.00 a year additional) you read that correct. then when your lease is up in a year they will increase your rent any where from $65.00 to $100.00) and they don't take into consideration what it cost you to pay your rent on line. (unbelievable that they get away with this. so if you decide to move into salem harbour be careful what you wish for. just wish it was like it use to be many many years ago it was absolutely wonderful, marvelous, great, and loved it here. ok, i had to get this out there because i find this not to be a very fair move on our rent. what we pay extra for just paying our rent should be included in our increase for that year. read more

A nice place to live. Have been here over 10 years and all is well. Management office does their best to respond to requests, as does maintenance, landscaping is nice, pest control every Wednesday if needed. Near major highways, nice view of the Delaware River, nice pool, clean gym and restrooms.. Not too noisy. Office seems to care about the residents, truly. Social club has activities once a month now that COVID is about over. Handicapped parking if requested. Overall, satisfied with living here. read more

It's currently 9:15 pm on Thursday, May 30th. I have 4 men in my apartment using a wetvac to soak up the water in my ground floor apartment. The water, from the heavy rain, not only came through the sliders, but through the back entrance, into my kitchen. Everything is soaked. Everything on the floor in the kitchen closet is ruined. This is not the first time. The same thing happened in September. After that, there were no preventative measures taken to address this issue. I requested my rugs be cleaned as the water was muddy. This is my second apartment and so far I love it. It's clean, quiet and has several amenities including a pool and fitness center. Lovely view of the river. Most utilities are included and the maintenance team is efficient and good at their job. The office staff are courteous and organized and can answer all of your questions quickly. The people who rent the apartments here are pretty nice people from what I can tell, and they are cat-friendly. There are balconies for everyone living above the first level. I am on the third level and don't have a neighbor below me, so I'm not sure if this experience is the same for everyone, but I've never seen/heard anything out of the ordinary. The actual apartments are spacious and the kitchens are newly renovated. Very pretty! Parking is plentiful. The only thing I wish is that people respected a couple of the rules around here - 15 mph is the speed limit, but I see people flying around constantly and my boyfriend walks to the train station to get to and from work. They have a shuttle, but his hours are wonky and it doesn't always run when he's ready to go. It turns out not being the safest commute for him and I worry constantly someone is going to hit him with their car, especially at night. I've seen some younger looking dogs on the property and I have to wonder if they were truly grandfathered in, and if not that's not cool because if I'm not allowed to have a dog, NO ONE ELSE IS OKAY? But other than that, great place to live! read more

I'm a 4-year resident. Do not be deceived by other reviews, some are clearly fake. There is no golf course here, just on the brochure and website. There is no volleyball court. The pool is open for maybe 60 days a year. Maintenance is a constant struggle to get anything fixed that isn't required by law (heating and air conditioning). Water gets shut off regularly, mostly with no warning. Parking is insanely hard to come by. All this at one of the most expensive places for 10 miles in any direction. I'm only staying until my house is finished being built. And despite reports to the contrary, they WILL remove negative reviews, the way they removed my last one. read more

Awful. Absolutely awful. It's great if you only plan on living here for maybe a year or 2 but after that, RUN. Been here for 3 years and it has significantly gone downhill. My power goes out at least once a month if not more and do they ever do anything about it? Nope. They'll send you a dumb email 10 hours after the fact acknowledging that it went out but don't worry because they're doing "everything they can." Yeah, okay. Ironically though the other side of the apartments across the courtyard (I live in Newgate Court) always have power...lucky them. They want to continue to raise your rent every year but do they ever update anything in your apartment? Nope. Everything's the same old shit so I'm still waiting for someone to explain the reason I'm paying more money each year. My fiancé and I were woken up to the cleaning ladies this past Saturday vacuuming & banging at 6:45 a.m in the apartment above us. When I went up to approach them after they had ignored my fiancé's knocks for 5 minutes their response was "well we have someone moving in very soon." By soon they literally meant 4 hours later because someone else moved in that day. Last time I checked that's not mine or my fiancé's problem so why should we be woken up that early on a Saturday. Oh and they continued to clean, vacuum, and bang even after we had said something. We couldn't even call to complain though because the office doesn't even open until 11 on Saturdays. Even if they were open you can't get ahold of anyone in the office...ever (still currently waiting for them to call me back from over an hour ago). They don't even have a proper voicemail set up so that's a joke. As far as parking goes, god bless if you live by me. You'll be parking in the visitor lot and walking if you're not home by 6. They moved recycling to one central location that literally looks disgusting....just trash and recyclables EVERYWHERE besides the actual bin. Also is the bin back because I went to walk the recycles over there yesterday around 7 and it wasn't even there. That's weird? Lastly, idk if it's maintenance or a certain company that comes out to redo the apartments after people move out but whoever it was was so disruptive with all of the banging for 2-3 straight weeks that a quarter of my glassware (sentimental glassware) shattered after the shelf (that was actually installed upside down) fell down from out of my kitchen cabinet. Oh and I almost forgot, I get that we're in the middle of a pandemic...I really do but if you're also not going to open the pool then us residents deserve some of our money back since that's one of the things we pay for. Safe to say we can't wait to move the hell out of here. Don't get me wrong we loved it at first but now we're just too fed up to remember any positives at this point. read more

I will be living here for 21 years. Maintenance never fails me. Just got my tub resurfaced and new refrigerator. Any time I need help they are there for me. My view is on the river and I like to watch the sun and moon come up. Of course during my stay there have been some down things but they were always made good by the management. I just wanted to throw some kudos to your maintenance team. My husband put in a maintenance request yesterday because our A/C wasn't blowing cool air. Not only was maintenance quick to respond today, the gentleman was quick, polite and very kind. His name is Beni and he's a magician. he let me know what the plan was and about an hour later he had it blowing cool air! He complimented our fig tree we have growing on our porch, but the figs aren't quite ripe yet. Salem Harbour exceeded my expectations. A+ Staff! I have lived here for over 2 years. I can say without a doubt, it was one of the best decisions I made. Most things you will read on the internet will be negative about most places people go to, eat see, or live. I came here with fully knowing that I will be in an apartment setting and would have some adjustment from a private residence. Well, I am a happy resident of Salem Harbour and very fortunate that those who live in my building are conscientious of others. Apartments are designed perfectly for what I was looking for. Very roomy. Most closet space ever. Pool Team are always eager to help you. Being able to take leisurely walks around the perimeter while enjoying the river front setting...for me is priceless. Place is nice. I feel safe leaving my fiancé and son here and do not have to worry about them. The biggest negative that aggravates us every single day is the parking. Everyday when I get home from work I have to search for a parking spot. I may get a spot in my court one or two ,if I'm lucky, times a week. With having a six month old baby this is super difficult to lug him and all his stuff from sometimes as far as the club house (I am on the complete other side of the complex). I wish there was assigned parking. That would solve much of the stress. The next negative I have for Salem harbor is the fact that the fire alarm has went off multiple times in the last 8 months that I have been here. I need to leave my building all hours of the night. Every time that this happens the fire dept says that it is a faulty system and that there is no concern and we can go back in. When I asked the fire chief on scene he said that system is outdated and does not work properly. If I am paying all this money monthly why is this?? That does not make me fee too safe These two things aside this is a nice place to live. Just wanted to put this out there as tonight is 15 degrees and I just had to walk 15 mins to my apartment because of lack of parking. read more

I just wrote a fairly long review on Google so I will keep this brief. We love living at Salem Harbour. The amenities are fantastic and the staff are extremely helpful. Our apartment is very nice and the surrounding area is quiet. We love taking walks down to the river and around the golf course. The fitness center and pool are great. Working in Center city makes the train shuttle and proximity to the Torresdale station extremely convenient. I can't stress enough, make Salem Harbour a top option if you are looking to move anytime soon. read more

The office staff is AMAZING! They feel like family. Everyone is so friendly and will always find a way to help you when you need it. You can always count on Nick to answer questions and help you figure things out. Kevin is SO nice and caring. We had a problem and he talked me through it with no judgement. Most important is AMANDA! Not once, but twice I got stuck on my way home from work and was going to be late to pick up my 6 year old son from the bus. With no way of contacting him ( of course he lost the phone we got him for these exact situations) I called the office. Amanda answered the phone and offered to find him at the bus stop and keep him in the office until I got there. It could have been a bad situation but she saved the day with a smile on her face. She gave him a snack and talked to him the whole time. My son can get really freaked out by these kind of things but when I walked in the office he was all smiles and didn't want to leave! He always tells me, "If you're late it's ok because I'll get to hang out with Amanda again!" Luckily I'm rarely late but it's good to know my son will be safe if I'm stuck with no other option! DO NOT MOVE!!!!! Very bad experience!! I almost stayed 2 years and I was on month to month basics. It was 90 days notice period. I went on 5 December and they said your moving out day will be March End. Guy name Kevin told us that you can come and give notice before 90 days. Also requested in maintance to change blinds for patio from last 3 months they never showed up. I am not recommending this apartments to anyone. About Tennis Court- They Keep Tennis Net for 4 months period. So Tennis courts are there for the sake of. Also They have club house so If you are planning to use it get ready to pay $350. Every other month toilet is flooding. Squeaky Floors so if you are living on ground get ready to bear it. read more

Hello, I am a long time resident of Salem Harbour and I must say that they hit the mark with the new Maintenance coordinator Josh!! For many years we have had problems with our ac - it would work on and off. I was always told a different story but Josh took the time to listen to my issues and assured me that they would help me. Benni the maintenance mechanic arrived yesterday morning (7/20) at 7am - went right to work - and made it all right!! Benni is a good mechanic that will take his time and answer any question that you might have. He is very professional and cleans up after himself. He told me that he would stop by again today (7/21) to make sure everything was good - which he did! Now with the worst heatwave in years we will finally be comfortable! Thanks again! read more

I first lived here for 6.5 years before moving into Philly. After two years of Philly, I decided to move back to Bensalem for job reasons. I moved back to Salem Harbour because I love it here for numerous reasons. First, car insurance is cheaper here than in the city. Second, you don't have to pay that stupid city wage tax. Third, The rent includes heat, water, gas, and basic cable (which includes TBS, TNT, AMC, FX, and many others)....you can't find this deal anywhere else!! I also get internet from their cable provider Hotwire Communications for only $29.99 extra and it works great. Fourth, the people who live here are respectful of one another and quiet. Fifth, the Clubhouse has a decent gym and a GREAT pool. The pool costs you nothing if you are a resident and the water is always crystal clear and clean. They have a snack bar at the pool, which costs extra, but it's dirt cheap and good! Sixth, maintenance is quick to respond to any normal or emergency requests. Things break, true, but they get fixed immediately and it costs you nothing. I've never been dissatisfied with maintenance in my 7 or so years here. Snow removal is unbelievably fast. Eighth, the Torresdale train station and access to 95 are minutes away. Ninth, the grounds are well maintained. I love taking walks or jogs around the campus. Many residents do the same. Tenth and final, the office staff (particularly Kevin and Mary) are so helpful, honest, and professional. I received a $500 credit for referring a friend to SH who moved in here....so that's not a bs advertisement. I received that credit from the office staff the same month my friend moved in so that were true to their word. Overall, this place is fabulous and I love calling it my home. read more

I lived there for a year and couldn't wait to get out within the first 2 months of living there for many reasons. The first being that there were cockroaches EVERYWHERE (pictures to prove it)! I saw the first one after being there for a month and thought nothing of it, even though I was grossed out. Then, they started appearing almost everyday for a while. We called the exterminator to come out and that did nothing, I think it even got worse after he sprayed. We would see them several times a day in our kitchen, the kitchen lights, the kitchen sink, the bathroom, my son's bedroom, the bathtub, and crawling around the carpet at night. We are clean people, who never let the trash sit and I was appalled. We kept calling for the exterminator to come out and eventually gave up because it didn't work. My son had nightmares about cockroaches crawling on him; it was so sad and management did not care! We had issues with our dishwasher (maintenance never fixed it), we had 2 lights that went out (too high to reach without a ladder and maintenance never came out) and our windows did not close properly, so we had bees in our apt during the spring months. I have 2 kids under 4 and when I called, maintenance finally came out and said I didn't close the windows properly!!! How do you not close a window properly?!? The property was big and gorgeous, with lots of grass, which we thought would be great for the kids, except for the fact that there are geese roaming the property and you can't go anywhere without stepping in goose poop. It is disgusting! When we finally moved out, they gave us a hard time about some other things too, that I don't need to go into, but overall they didn't care about us, all they cared about was our money. We were great tenants, that paid our bills on time, didn't make too much noise and caused no issues, but that didn't matter to them! read more
