If you are looking for a good mortgage company, then keep looking and run as fast as you can away from this company. The branch I originally reviewed in Fishers, IN closed, so I'm posting my update to this one. To their credit the LetUsHelp@ email did help; I finally got a refund for the insurance unnecessarily purchased on my behalf. Since then, I have refinanced with my local credit union, and was very happy to close the deal with them. But now, I'm still anxious about getting the rest of my funds returned from FM. Starting with the false late fee I was charged in the closing. I paid automatically every month on the 1st, including the month in which I closed, so there is no legitimate reason for this fee. To back up my mortgage at Freedom mortgage , I have purchased a Home Owner's Insurance (ZHO3390852) at ARROWHEAD GENERAL INSURANCE--Zurich American via Geico policy connection. However, Freedom recently informed my police was cancelled for non payment, effective March 7, 2023, but it is a wrong statement. Geico set a 6 times of payments for a full year coverage. In fact, Geico had collected (via auto pay), for ARROWHEAD-Zurich American, two of those pays linearly before March 2023, so it effectively covers 1/3 of the full year (4 full months). Therefore, the paid covering must last (from Dec 28, 2022) to April 28 2023. In mid May when it was still in reasonable time frame to resume the auto-deduction payment, Geico / ARROWHEAD-Zurich American stopped collection, and made an excuse that this insurance company was pulling out from California! So they wrongfully denied/interrupted this purchased coverage, which in turn allowed Freedom Mortgage company to take their advantage and forcefully charged my escrow account over $2,199 for this man-made substitute. Even if ARROWHEAD-Zurich American was pulling out California, they still obligate to complete their policy contract. While Freedom Mortgage should not team them to cheat. Request Freedom Mortgage working together with ARROWHEAD / Geico, remove accordingly and timely their wrongful charge for this (man-made substituting/ insurance cancellation) of $2199 + other fees, that was forcefully placed in my Escrow in mid May. Refund it in full to my account accordingly & timely to avoid being viewed as business cheating! The only reason I'm with this company is because they bought my mortgage. Left out a parcel number when they bought it and then through that process caused half of my property to be bought out from under me. Then, after 9 months of barely getting anywhere and rarely hearing anything back even though I was after then the whole time I find out that "after review they owe me nothing" This has cost me over $3,000 and is absolutely wrong what they did to me and I'm sure several others have gone through this same issue with such a terrible company. If you're looking to buy a house, make sure you sign something that says Freedom Mortgage can never buy your mortgage. Terrible Company, horrible customer service. read more

Bottom line: DO NOT REFINANCE THROUGH THIS COMPANY! My husband and I started a refi through Freedom Mortgage. Even though their rates were higher than other competitors, our mortgage was already through Freedom so we figured that would make the process more seamless. In the beginning, they were wonderful. But three weeks into the process, they completely ghosted us. My husband called 5 days straight, multiple times per day to check on the status of our refi and each time our mortgage officer was "too busy" to talk but promised to call back within 30 minutes. He never did. My husband also e-mailed several times: radio silence. I have e-mailed and even cc'd a manager and have gotten no response! We were nearing the end of our refi window and got absolutely no response from this company. We now have a hard check on our credit that is completely useless. All we were looking for was a short phone call or e-mail updating us on the progress of our refi but apparently that was too much to ask. We ended up refinancing through Rocket Mortgage and are much more satisfied. read more

My father passed away and when we started this thing I helped mom make ir to where she didn't have to pay for 6 months. That alone took several hours on the phone to get it done. After that they were supposed to send a contract with just moms name on it. When they sent it it still had dads name on it, I called and they said they would fix it and send the paperwork. They didn't do that instead they put the house into foreclosure. We didn't find out about it until we called to make the monthly payment for the new contract payment and they said they couldn't take it. To make a long story short it has been over a year and it is still not taken care of. I am still waiting for them to processes the paper work and take it out of foreclosure. I would not use this place for any reason ever again. read more

This place is THE WORST! Let me start by saying they already hold my mortgage, they bought it off my original lender, so went they sent me the "lets lower your interest rates" email I thought "they already have all my info, and I'm not pulling cash out or anything so this should be easy." WRONG! 3 months in now and they continue to ask me for additional info and back up and write letters to this agency and that agency. I'm done. Cancelling today and going somewhere else. *FHA STREAMLINE REFINANCE* - Please read if you are a homeowner. Like me, you probably have received numerous offers for a streamline refinance. We do not live in the house we own, but rent it out. We do not have any other property. Per FHA guidelines, a lender can refinance for us as an 'investment' property. However most loan brokers have internal policies not shared with loan officers that they will not move forward with a streamline 'investment' refinance. Always ask carefully if the loan broker will accept this type of refinance before starting the process. Your current mortgage servicer should allow a streamline refinance. My loan officer at Freedom Mortgage made clear all the details and we triple checked everything before submitting my application. My credit report was hard hit three times in one day by Freedom Mortgage with no explanation. Once my application went to document prep, the problems were evident. My loan officer suggested a possible close date in 18 days. I felt that was unrealistic but with a streamline when the title is clear and there are no barriers, I thought, hey this is great. But no, that is not true. Currently the wait time is over two months. In the end Freedom Mortgage quickly responded to my concerns and assigned a new prep doc agent Tanya. She was wonderful, however the paperwork was overwhelming for a streamline finance and it didn't make sense. She mentioned I only had one payoff statement requested on my file. I received 5 payoff statements requested by Freedom Mortgage from the Mortgage company. I asked her where the other statements were housed, perhaps on another file. She did not know. So it is possible there are multiple files floating around at Freedom. I guess for some families the paperwork and hassle are worth it. We would have only saved $100.00 per month so I felt it was not worth the hassle. We cancelled the refi and hopefully next year there might be a better company to deal with. *Research carefully and keep looking until you can find a broker you trust!* read more
