He looked at the roof and went down below the house which was a pier and beam structure. My wife and I were amazed because looking at the inside and outside of the house we didn't notice anything. With our second home with a lot less problems, Woddenthumb gave us a detailed inspection report with lots of photos which we used to address issues with the seller to fix including our house not having a chimney cover. During the pre-purchase home inspection, he walked the roof and found that approximately half of the shingles had not been fully glued down during the original installation in 2016. We worked with our realtor to negotiate a new roof install as a part of the purchase. If Mike had not walked the entire roof during the inspection, the problem would not have been found. He also re-inspected the new roof after installation and identified a couple of minor issues that we then had fixed before closing. My dishwasher wasn't cleaning my dishes so I started my own inspection. I discovered that the dishwasher was connected to the cold water line under kitchen sink. I called the home warranty people that the seller purchased when I bought the house and told them what was going on. I explained in detail everything and had to pay the $85 service call up front. They sent out a appliance repair person and he found what I already knew was wrong. The home warranty company is a real joke I've had them come out 5 times at the tune of $690. I didn't want to deal with the home warranty people do I called my own plumbing company. He reversed the valves and that was another $350. Hey big 24 or should I say little 24 whats going on I think you need to get rid of some of your inspectors or send them back to school. As I've said in all my reviews don't hire a inspector that's buddies with your realtor.

I arrived at the property at approximately 9:13 a.m. on behalf of my buyers, who were unable to attend. After locating the inspector, I introduced myself as the buyer's agent. Instead of a professional greeting or introduction, I was met with an abrupt "What are you doing here?" When I explained that I was there for my clients, his response was, "Well, I'll be here for three hours. What do you expect?" I found the interaction rude, dismissive, and unprofessional. I drove an hour and a half to attend the inspection and expected basic courtesy and professional communication. At no point did the inspector introduce himself or make any effort to create a positive working relationship. Real estate professionals frequently refer inspectors to clients, and customer service matters. Based on this experience, I will not be recommending this company in the future. I hope management addresses the importance of professionalism and respectful communication with both clients and agents.

Early the following morning, I called the number on the site, and a woman helped get me set up with a time for the next afternoon. There were some details we needed to sort out so I received a text about 3 hours later to confirm the timing. Once that was done, I received an email to go over the pre-inspection agreement and then make my payment. Overall, a seamless process. The inspection was scheduled for 1 pm, but my assigned inspector, Nick, was able to get to the property and start a half hour earlier. I live in Austin and couldn't attend that day, but my agent said they'd be there. The day before, I received a phone call from another woman on the Priority Team who wanted to confirm the appointment and answer any questions I had. I'd asked if I should send someone I trusted to attend on my behalf, to which she answered it wasn't totally necessary, but up to my level of comfort, so a friend or family member could totally go.  I'll spare y'all the drama of what resulted in the routine inspection of a new build just under a year old... Nick called me sometime before 5 pm to go over any major issues I'd need to consider moving forward and also explained how when I was to receive the inspection report later that night, it would be color coded to the level of ease/severity of each item discovered complete with photos and videos to reference. Aside from the headaches that were uncovered with the house, I was really grateful that Nick was available to conduct a thorough inspection of my potential new home and gave me the resources I needed to make an informed decision. As a result, I dodged a bullet and was able to walk away before my option period ended. I highly recommend Priority Inspection Services if you're in need of a knowledgeable team that can get it done reliably.
