I wish there was a sub zero evaluation because on a scale of (-5 ) to (+5), I would have given them a (-5 ) on their condo management performance. G&G at times misdirected and supported the HOA, subsequently allowing them to to make crucial mistakes. I believe that a management company should be educating and directing the trustees to follow state and federal requirements. Due to the hectic lifestyle of the people who would be more qualified for the job, the trustees are voted in, are grossly unqualified, uneducated, misinformed, prejudiced and disorganized. Many of them lived in the building for their entire life and don't want any changes to the status quo, refuse to form themselves to the new era of technology and advancement. I found that in many occasions G&G supported the trustees with all their ideas instead of advising them against discrimination, judgment, retaliation or the legal consequences of their actions. In my personal opinion, as we all know my perception is my reality! G&G management is probably the WORST management company I've ever dealt with. In my opinion HOA's should have an attorney on a retainer when dealing with the above mentioned management group. read more

GG Management has managed the Hamilton at 1025 Hancock Street in Quincy for almost two years. In that time, I've found them very unsatisfactory. Emails to Robert Reisch go unanswered, things don't get fixed in a timely manner, needles are found in our lobby, and recent, a homeless man took up residence in our other foyer and graciously asked my female self for spare change. I've emailed on several occasions about the dryers and laundry being broken, only to have my emails apparently go to some vortex where they are never acknowledged, not responded, and not fixed. They did a very good job maintaining the grounds of the property I owned and were responsive (eventually) when it came to fixes that were requested or general questions. To the average owner/renter this is pretty much all you should worry about and if it ended here, I would definitely have given at least 3 stars and its also the reason I will leave them 2 instead of 1. The reason I had to go down to 2 is they almost single hand-idly caused the sale of my property to fall through. Due to the mortgage mess, the process of selling rental properties has become more involved. I use the phrase "more involved" because I the process is exactly that, more involved NOT complicated ESPECIALLY for a "PROPERTY MANAGEMENT" COMPANY. It is not exponentially more difficult, there are simply some additional documentation that needs to be provided by the property management company and questionnaires from the banks that need to be completed. G and G manages a number of properties in the Boston area so I thought they would be pros by the time paperwork was being processed and they were the last part of the equation I expected a hiccup from. To an outsider this is probably a boring story so I will skip to the happy ending where the sale went through BUT multiple deadlines were missed that put the deal in serious jeopardy and it was all due to G and G's incompetence. To be honest, I have rarely dealt with this level of incompetence in my life. What compounded the problems was how G and G would agree to time lines for having documents presented/completed and then not only miss the dead lines but stop responding to calls/emails from me, the purchaser, both party's agents, banks, and attorneys. I was utterly baffled at a PROPERTY MANAGEMENT company's complete inability to play the role THAT THEY ARE PAID to do in a transaction. Again not to get into the boring manusha but just an example, they put me in touch with their lawyers at one point, the only problem is the information they had on file for THEIR OWN attorneys was not up to date. It was funny to hear that individual rip them for how clueless they were during his time representing G&G. As I mentioned papers were eventually passed but they were a nightmare to deal with. They are like a Meineke that cant change tires. FYI G&G, paperwork was drawn up to make things very ugly if the deal had fallen through... I hope for your sake and the next owner/buyer that you got a clue since then. (very ugly) read more

Nightmare Company-Run away from these hot heads and here's why: 1) They deposited and kept our insurance damages claim check of $16,824.78 since 2009 without even telling us they received it. Now 2+ years later in 2011, they won't even give our money to us even after multiple requests from us and their own insurance company. We paid into their umbrella insurance policy so all checks are made out to them which should have been a red flag right away but we trusted them. Now we had to find out from the insurance company that they deposited our check and they did it without even telling us. Our 16 unit building unit can't even repair our damaged units because they kept our insurance money. Is this who you want to entrust with your building, your insurance money? I'm a trustee of our building and 2+ years later, they still have our money. 2) there is a long laundry list of other matters as well but since there is a character limit to this form, I won't even go into it. I lived in a building they managed for three years, and I can tell you flat out that their maintenance is THE. WORST. The same problems recurred over and over again for three years, and instead of fixing them they apparently just put on a bandaid. For three years, the elevator in my 7 story building broke down at least once per month (often more). The front door lock often would fail, locking residents out, and one time locking them in. Instead of replacing the lock they just kept "fixing" it. They were never prompt and I don't think I ever actually got our property manager on the phone (always ended up in her voicemail ... either she dodged the calls or she didn't actually work there). Miserable company. If I were the condo owner (and thus employing this management company) I'd have fired them. They're a budget company, but the misery they cost was high and I would have paid more to get rid of them and hire someone competent. read more

The level of indifference exhibited by this firm is truly spectacular. The fire alarm in our building at 45 Trowbridge St is extremely sensitive and goes off all the time in the second floor. Recently it started going off in the middle of the night for no reason. Once twice : 3am then 6am. There are mothers with infants and small children in the building that have to stand outside and shiver in the cold until the fire trucks come. It is a safety hazard as more and more people refuse to come out and should something truly happen in the future it will be disastrous. I've called twice about this issue. Not even a phone call in response. Let's not forget other less urgently disruptive but chronic issues like the hole in the ceiling of the lobby that took 2 years to fix and our car park ceiling which they decided to rip to expose the cotton tufting halfway and then abandoned the project. For awhile peeling paint flakes dusted everyone's cars daily like a toxic snow. Now it's just hideous. Not even the god awful brutalist style architecture can disguise it. Just imagine a decaying jail and you will have a good idea of what our building looks like. read more

I'm an owner in a property G &G manages and I speak for many owners who are extremely unhappy with them. They are HORRENDOUS: incompetent, don't do either what they are asked or are supposed to. The managing agent H*** lies, makes decisions in lieu of our trustees and doesn't communicate with them about issues even in preparation for the monthly meetings (which are no longer held monthly). Neither does he respond appropriately to queries by owners. I had to ask them 4-5 times for log-on info needed to access our condo docs online. When I finally got the password, I found that the condo documents ARE NOT available (despite the fact that they are required to be by law. Also despite G &G having sent out a form letter a while ago touting their "new online services" , primarily: access to condo docs online. They are also extremely controlling: they don't allow communication between owners, refuse to allow notices to be posted or shared, and continually tell the owners what to do. Our agent H*** has also recently started to record completely false accusations about me online. This happens to coincide with my decision to speak out and attempt to make changes in our bldg. This is clearly an effort to get me to stop questioning them and their inappropriate management style. I f you need further warning: It took them ~ 3 months to address a dangerous situation w a tenant who has caused the fire service to come out twice in 3 months by leaving his oven on to the point of burning & leaving his tub running so it repeatedly flooded the condos below him, causing serious water damage. This situation that PUT THE LIVES OF THE PEOPLE IN THE BLDG IN JEOPARDY was not a priority for them. Instead, the agent feels it's important to record blatant lies about owners who question/challenge him. (Example of an alleged offense: that I left a basket in our dumpster room.) !!! THESE PEOPLE NEED A REALITY CHECK AND A COME-UPPANCE. And BTW, a "value" company located in Newton, one of the most expensive towns in the area?! Clearly, they're making out well. Owns the "Board" no separation, blatantly puts in board members one guy was a renter here only for a few months over a long time owner who ran unopposed. No one said a word and everyone seems afraid to speak up. Does special favors for Board who are arrogant will not be named, paints their houses. This is the worst property management firm, ever. This is the successor to Elite Management, which tried to ban kids from walking on the grass and took Christmas wreaths off unit doors without telling anyone. As G&G, this firm was just as bad. It let a fire alarm sound off for an hour before resetting it, as they had only one contractor who was in NH, an hour away from Boston. They responded to emails about rats in the dumpster by replying "What am I supposed to do about it?" Totally unresponsive incompetent company. Go elsewhere. read more

G&G has been very helpful with multiple problems I am having in my unit, as well as in the entire building. This snow has caused headaches with ice dams and leaks, but my property manager has been in touch on a regular basis and sends out weekly updates about the situation. They are informative on what I need to do as a homeowner, and taking care of the major issues in the building as they come. I was surprised with how they are keeping up with the snow. read more

This was company was mediocre at best a few years ago. In the past few years the company has deteriorated with the son taking over. They had unqualified people working the accounts and when issues were raised they would apologize, make lots of promises and switch the account manager. We had three different account managers in 18 months and even a visit from the owner making promises. Nothing changed. They are all talk. The owner is more concerned with his cars and vacations. When our association dropped them there was no communication at all. No questions about why or asking us to stay. I guess they don't care about improving. I live in a building mis-managed by this company. (1) The electronic garage door was not working, and they had a company try to fix it. The result was that a fair number of residents' clickers no longer worked. Each of the people with nonfunctional clickers called G&G repeatedly over a period of weeks and did not even get the courtesy of a return call. It took them forever to accommodate those residents - who, in the interim, had to leave their cars on the driveway, run inside the front door, go down to the underground garage, open it manually, and run back to the car. Then they had to close the garage door manually once they'd parked. And for days, while the door company tried to fix the situation, the garage door would stay open for hours, which is a dangerous situation on the busy street on which the building is located because anyone could walk in and get into the elevator of the otherwise-locked building. (2) I know someone who called the property manager at G&G (Sheryl Sarkis, so if she moves to another company, avoid it like the plague) to ask about how to get the elevator key for movers to use so that the elevator didn't break. Sarkis did not respond in 2-1/2 weeks, and did not respond to the owners of the unit in 10 days. There are handicapped and elderly residents of the building, so without the mover's elevator key, the elevator may well stop working, thereby screwing all the residents - but apparently this useless collection of human tissue doesn't give a damn. I mean, how hard is it to answer this question either by phone or email? (3) The same property manager engaged painters to paint the exterior of the building. The people she got were so inept that they showed up on one day, for an hour, and never came back. Good contractor-selection skills for a PM, right? G&G's specialty seems to be lack of communication. If you want a well-managed building with good communication, this isn't the company to hire. There have been 4 property managers in the last 4 years, and the most recent seems to be the worst. Regardless of the responses below that there are new owners, if it's actually true then they are simply following in the proud (hah!) tradition of their predecessors. As a property owner who assumed property management companies were looking out for my best interest, today I was proven wrong by G and G. A leak occured in my unit, origins determined unknown by me. In order to find out the source of the leak (after several calls made) my responses to the source went unanswered. I then made another call and was directed to an indifferent, know it all, screaming and rude woman who didn't want to listen to me and actually yelled at me and accused me of iterrupting. I thought they were supposed to listen, and she used this anger as a tactic to have me stop talking. Singularly the worst representatives to take care of my investment who are clearly not looking out for mine or my building's best interest. As it turned out, my maintenance man was fixing the leak and knew the source and was fixing the damage. Had Cheryl spoken to him, or forwarded my message, she could have saved herself the bad karma. Total jerks. Tempted to join the board just to vote on getting rid of their horrible customer service and lack of empathy for those who need information about damage to their unit. Our condo association, of which I am a trustee, selected G&G as soon as they incorporated based on our past work with Norman Gopin, who is just terrific. They are fantastic to work with...the whole operation is responsive, innovative and friendly. They saved us so much money in renegotiations with vendors that we have a substantial surplus now and can do cosmetic improvements to boost the resale of our building. I cannot recommend them highly enough!!! They are proactive on our finances and maintenance and when issues come up, they are there 24/7. Nice folks, hardworking, very reasonable management fees. Doesn't get better. read more

On more then one occasion they have "lost" the back-up reserves and have asked for more money to bail them out. Avoid them at all costs. So far, everything has gone smoothly, They have been very prompt with any requests that I have sent their way and their website is user friendly and makes it easy to send simple maintenance requests, which means I don't have to call every time I have a minor issue. G&G Management is in charge of the building at 225 Baker Street in West Roxbury. For over a year, residents have complained about drug dealers in the building, but management has done NOTHING. Terrible drug use and violence in a building across from a Catholic school--a BLIGHT on the community. The building is disgusting. DO NOT MOVE HERE! The parking lot looks like a war zone--6-foot potholes and broken curbs. When the fire alarm went off late at night, the fire department arrived within minutes and made sure there wasn't anything wrong. Then we waited HOURS for someone from the alarm company to come and turn off the alarm. I repeat, DO NOT MOVE HERE! If you want drugs, disgusting neighbors who leave trash piled 5 feet high in the hallway, screaming in the middle of the night, and the disgusting stank of pot throughout the building, then this place is for you.
