Company remains in ((Deep denial)) over their epic wrongdoings I was falsely and wrongfully accused by the male office manager that I'm a business owner, that is Not the case. He clearly misspoke, then my Call log will prove How ****many times*** He called after I asked Him not to, I have an elderly (((family))) member recovering from post hospitalization, I find it extremely disturbing with a lack of boundaries This started when the female secretary implied she would follow through on a time sensitive Administrative task, which failed and ultimately backfired, with lack of Accountability. I only assumed, in great error, she would be capable to follow through After a handful of disconnects, bait and switch abrupt dialogue, not much was gained or accomplished Above and beyond that, the office manager continued calling Several times, in attempt to engage confrontational, which he is not authorized to do so Nothing Short of a Hostile experience, above all he foolishly kept complaining to me over a Rodent they removed from the common area premises, Concerning a (temporary Occupant) This office is Full of Baggage. Very dishonorable I would never rely nor count on them on any given day, absolute disgrace. If I could give negative points, I would. STAY FAR FAR AWAY FROM THEM IF YOU CAN! Not only are they unresponsive assholes, but they're corrupt little money swindlers. Get this, the people who moved in after us paid several hundred dollars to get the place cleaned. Was it cleaned? No. Did they lie straight to their faces? Yes. They did no additional cleaning on top of their normal services, but swindled money from these people. i've never had a management company so easily lie straight to my face about so many things. Nor have I ever dealt with someone so unresponsive to any requests. I have called them multiple times about issues, and only got a response after we called and threatened them. And please, never deal with Kyle, or else you're in for a painfully stupid experience. Our move-in was a disaster because the people hadn't even moved out by the time we arrived. Why you should not deal with this realty company if you can at all help it: 1) Right off the bat lies abound. We were told a) that the hideous colors the rooms were painted would be painted over white when we moved in and b) that there was laundry in the building. We move in and there are two rooms painted teal and yellow and no laundry. Granted we should have checked for a damn washing machine but still. Lies. Had to spend 3 days painting the bedrooms because staring at that shade of teal made me want to claw my eyes out. They said they would reimburse for the paint. Lies. We sent receipts and never got a dime. 2) Leak in the bathroom ceiling. Gross. The Mr.Fix-It the company sends makes a huge hole in the ceiling and concludes it's something to do with the roof and says they can't do anything about it till winter is over. OK...We live with the gaping disgusting hole for months until some time in like April they come by and just PATCH IT up without fixing the leak so that it just keeps on leaking through the patch. 3) You get a sticker to park in the lot in the back. My roommate had her sticker fall off her back window. She asked for a new one and the company said they would send her a new one. What happened? The towing company comes by and TOWS the car. Without a word. No warning. Even though her car was in that lot every single day for MONTHS. She calls our illustrious representative from All-Bright. He says TOO BAD. Doesn't vouch for her to the towing company. Doesn't respond to numerous voice messages. Claims he "never got them". She has to pay $130 to get it back. Disgraceful. Update FIVE YEARS later: Just received a notification that this review had a new comment and it truly makes you wonder why a review written this long ago needs a comment. Look, we (my roommates and I) and a legitimately bad experience here. I cannot fathom why I would write a negative review for no reason at all. Frankly, commenting on such old reviews suggests that business is bad and they are desperately trying to explain away all the things they did wrong by calling real reviewers with real problems as those with an "axe to grind". All of their listings that say pet friendly are not. Every single inquiry on an apt which states dogs ok...I call or email and then get shot down. I did get to see a few places with one of their brokers. But he was in a hurry and basically rushed me. All of these realty companies in this area are not worth wasting your time with. And then to think you have to pay these morons a one month fee...F that!! read more

I have dealt with my fair share of real estate companies in the allston\brighton area, and AllBright is by far the worst (Pheonix is a close second). From the moment we signed the lease with them everything that could go wrong ,did. They are liars that will do anything to get you to sign a lease with them and everything to avoid having to fix or deal with any problems. Well I just moved out of my All-Bright apartment. The year there was decent. I didn't really have any issues, so I never needed to contact them. Up until about 5 minutes ago I would've said they were just fine. But... I moved out a month ago. I called them to give them my updated address to send my security deposit back. Here it is a month later and I still haven't gotten it. Just called now, and they sent it to my previous address! The apartment I lived in, in another state, the same one that I gave them a year ago, that's where they sent my check. Clearly whoever I gave my address to when I called never passed on the message, and instead of trying to call me or verify anything, they just sent it to the other address I had on record. And now according to them I have to wait for the check to get returned to them (what happens if whoever gets it just throws it away??) before they'll mail me another one. read more

I lived in Boston for 6 years and this was the worst, most difficult, realtor company I worked with. I moved every year because of being a student and then different jobs so I have lots of experience with different realtors. Kyle is the "manager" but do NOT believe a word he says. He will lie or manipulate a situation to his own benefit. He would give me and my roommate completely different answers for the same, very basic question. We began saving all correspondence to have proof of his absurdity. Make sure to get everything in writing and do NOT trust anything out of Kyle's mouth. James his co-manager seemed much more trustworthy and eventually I refused to work with Kyle. In addition to being a shady, slimy, awful realtor, Kyle attempted to have me pay 2 months of rent to break my contract. I had originally signed up for 2 years but because of such a bad experience I wanted to move. He originally said it was 1 month but then over e-mail threatened that if I was unable to find a replacement I would have to pay an additional months rent for a realtor fee... Seeing as this is his full-time job you would assume he would not try to take advantage of his clients. Thankfully my father is a lawyer and took over the situation. They also lost 3 different checks we gave them... The paid parking spot my roommate had was unusable in the winter due to snow falling. The plowman would plow the snow INTO her spot. We spent 3+ hours digging out the spot, working through snow and ice. Kyle, as usual, was unreachable and useless. I loved my apartment and was frustrated to have to move... read more

My experience thus far with All-Bright has been stellar (especially considering past nightmares with other local realty companies which I will not name). I have 2 parts here. First, my experience with Zach while searching and signing for an apartment was great. He was straightforward at all times, which I appreciate. He was always on time, and he was familiar with every apartment he brought me to see. A very knowledgeable, professional/laid back kind of guy from start to finish. Secondly, usually when you sign a lease your Realtor suddenly stops taking your calls. Not the case with All-Bright. Once we moved in (the former tenants were slobs) All-Bright sent a cleaning crew immediately. All-Bright dropped off some fresh buckets of paint (I agreed to do the work). The place looks great. As problems arise (as they tend do with a new place) Kyle has been on top of everything. He always follows up, which is also great. Doorknobs loose? TIGHTENED. Drains clogged? UNCLOGGED. Stove is beyond repair? NEW STOVE. Great group of people.Thus far I have had a wonderful experience working with these two gentlemen. read more

Reno was my realtor and really listened to my needs and helped me find the perfect apartment that I have lived in for 2 years since! In my experience (7 years living in one of the buildings they manage) any time I had an issue with anything, they were on it. Clogged sink, or toilet or water issues, didn't matter, someone was there within 12 hours. I had only one issue with another tenant,(continual noise complaints and a party time fist fight!) and they addressed it directly. For me, these guys were great. I would recommend them if you are looking for a place in the area. read more

My three roommates and I worked with Robert to get our newly renovated apartment on Murdock St. in Brighton in May 2014. Robert was great-- very responsive at all hours of the day. He also helped us negotiate the rent price. Three months later, in August of 2014 we called Robert when we became homeless after a fire overtook our building. Robert and All-Bright Realty graciously agreed to help us find a new apartment, free of charge. Robert took 2 full days to show us over 10 apartments even though he wasn't making any money from us. It was late in the game since September 1 was approaching. We fell in love with a townhouse and put in an offer. We were very anxious because of what had happened with our apartment and being homeless, and Robert was extremely understanding. He stayed on top of the other realtor involved to make sure that we got a timely answer on the townhouse. We move in in a few days. Thank you Robert! read more

Terrible employees, terrible service STAY FAR AWAY. 1. They threaten you as soon as the first of the month passes. They'll state they're going to start the eviction process. 2. The management duties they provide will rarely be done. For instance, our lawn is supposed to be mowed and driveway plowed. This past summer our lawn went at least a month and a half in between mowings. 3. Housing code requirements our apartment fails to meet which we have notified the management company about have still not been fixed. We've been living there for two years. They may sweet talk you in, but once they have your money and your signature they'll forget you ever existed, except for when rent rolls around. read more

Finding an apartment is always a harrowing task, let only trying to find one with all of the craziness going on presently. Just by happenstance (and through Zillow) I was lucky enough to work with Arman Mirza during this time, and I cannot say enough positive things about the experience. Arman helped me find an amazing place that met all of my criteria and actually exceeded my expectations. He was incredibly responsive and informative throughout the whole process, and went above and beyond to make sure I felt 100% confident with the apartment. They have been posting photos of our bedrooms they were asked not to post, and then today, when showing the apartment, brought about 8 people and made themselves at home on our living room couches for at least 15 minutes. I recently found an apartment in Allston through All-Bright and I could not be happier with not only the ease of the process, but also the realtor that I worked with (Zach Albert). As an incoming graduate student, I had some pretty specific preferences for an area that I was completely unfamiliar with when looking for an apartment. Zach was able to show me exactly what I was looking for (and within my budget!). He was personable and clearly knowledgable of his surroundings and his line of work. The people who work here are horrendous! They are liars, they are cheats and they take out the humanity of renting altogether. They postpone all repairs until you hold rent or worse. They will talk to you like you don't matter, walk in your apartment without your knowledge, and serve you with papers to start the eviction process if you are one moment short of on time. The only way to make these people listen to yell, scream, hold rent, and let them know you will talk to the housing authorities if necessary if they cant fix their own heat and air conditioning in a timely manner. My experience was upside down the moment i signed the lease. You need to have everything that is agreed to in writing or they will not do anything. Do not work with Kyle or Rob. They neglect you until it is in their interest to contact you. Kyle will walk into your home without your knowledge if it suits his business interests. We have caught him going into our apartment without any communication whatsoever that he was coming (and no emergency existed to enter). Rob promised certain things would happen when we first moved in and nothing was done the day we first moved in and at the same time the apartment was a complete and utter mess with prior tenant's clothes, furniture, and garbage. Below mediocre. Do not dare yourself with them. read more

Honestly, if I could give this place zero stars I would. This has been the worst experience ever. We moved in September and when we moved in the place was not clean at all-- and the cleaning ladies where still trying to clean the crap out of the freezer. That day we wrote down all the things thats needed to be fixed in the apartment ie. mold in the bathroom, no fire exit and many other things. Months later they still haven't fixed ANYTHING. So we called Boston Housing Authority and they came in and filled against all bright and then they just recently fixed everything. Absolutely livid at the way they responded to my roommate who is a 3 tour veteran of Iraq. We stopped by to re-sign our lease after renting an apartment from them for 3 years. He said that after showing our apartment a couple times to get the property appraised he got "bad vibes" from our roommate (the veteran), and felt he was hostile. First off, I was there one of these times and Kyle had started walking in to our apartment before identifying himself so my roommate was understandably defensive. Kyle told us that he gave ample notice they were stopping by, but my roommate had just forgotten one time and missed my message another. When we told him about this, and that he should really be contacting everyone on the lease instead of just me, he responded "Its not my fault if you guys don't communicated and I really don't want you guys renewing the lease" and was unwilling to work with us or hear him out. So Kyle walks into our apartment without identifying himself, gets "bad vibes" from a veteran barring his way into our home until he answers who he is, and then refuses to resign because of that. Way to treat your servicemen, Kyle. In addition to this incident there was also a pile of broken furniture from the previous tennants left on both our front and back porch, some of which STILL hasn't been removed. When we moved in the place was disgusting and still had someone in the process of moving out, even though we were told they would be gone by the prior night. All in all a disrespectful, unprofessional, and disgusting experience. read more

This is seriously the last straw with all bright. Me and my other roommates all dealt with this company all year and it was the worst experience. We thought our troubles with him were done and over with on September first when we moved out, but I guessed wrong. All year there were several problems, I could probably write a 10 page paper about all the awful things that happened ( or didn't happen ) while we lived there. When we moved in the place was trashed, but we walked about diligently wrote down all the things that were wrong so they would be able to fix it and we would not be liable. The list included; mold in the bathroom, messed up stairs, no fire detectors or carbon monoxide detectors and no second exit out of the house, and much more. After much complaining, and many phone calls with Kyle the awful property manager who was rude and inconsiderate, still nothing got done. Finally we were fed up so contacted the housing authority and they came in and mandated that they fix all these things or they would have to go to court. When they got served with the paper work that some things needed to be fixed in 48 hours they finally came in and fixed everything. While All Bright gets 1 star for all those reasons above this is why I wish I could give them zero stars. We finally waited patiently to get our security deposit back, to find they took out almost 1,000 dollars worth of work they needs to be done. We did not ruin one thing or break one thing in that apartment. We were clean, and respectful. Do not rent from All Bright, they WILL TAKE ADVANTAGE OF YOU. They think because you are in college you don't know your rights. Be aware of them and choice another place. read more

I was looking for a place in a hurry for July 1st, which is a tough time to move in Boston. I found a place on craigslist and got a prompt and friendly response from Zach Albert. He managed to get me in to see it before I left for vacation and kept me in the loop the whole time I was gone. Zach worked with me to make my application the best of the bunch and I got the apartment and have already moved in! He was up front and honest about the whole process. I did not feel lied to or duped in any way and he even helped me contact the previous tenant to answer questions and calm any concerns I had. All of the guys in the office were super friendly every time I went in. I've rented from AllBright in the past and definitely understand where most of the other reviewers are coming from, but I have to say, I'm very happy I gave them another chance. Things have definitely changed and the current staff seems to be what you would hope for in a realtor. read more

Absolute worst property management. Of all time. I mean it. I don't want to give any stars but I have to give at least one for some reason. They don't fix things even after you call several times about a problem. They are rude, they lie, they deceive. When we moved in the apartment was practically falling apart. It hadn't even been cleaned. There have been some real issues that they have neglected to admit to and fix, and only after I had the city inspect the apartment did they pretend that they felt it was time to fix things. Umm, no, you were forced to. Please don't lie to me about it. And Kyle? I know he has been brought up by a couple people already. Kyle is the absolute worst. I don't know if there is anyone that I dislike as much as I dislike him. He's condescending and rude. My roommates and I have had issues with him nonstop. He's really just a douche-bag. That's all there is to it. He's the reason realtor's have a bad rap. He's the reason I haven't trusted any realtors since. Do not work with All-Bright realty unless all of the other agencies in ALL of Boston have burned down. And if that's the case you should probably just move to NYC. read more

Found the apartment that we wanted for the price we wanted. However the realty agent Zach Chapline got us to rent an apartment because he promised that he knew that landlord and he would "work" the landlord to install laundry. Much like everyone else, I wish I could give zero stars. 1.) On the day we moved in, we confirmed with 2 people from the office that while we were out of of town for two weeks, the apartment would be painted. I get back and have to call three times to get the place painted. 2.) Our lease started on August 1st. In November we receive a letter notifying us that if we want to stay past our July 31st lease we will need to resign the lease. We don't because of the constantly broken laundry machines and the centipedes. Starting in January our apartment is shown 3-5 times a week, (check the lease) despite a mouse problem that required us to layout traps. When we ask that our apartment not be shown, we are asked to provide a legitimate reason. In other words, tenants have no vested interest/privacy/expectation in an apartment they pay rent for. 3.) You have to pay a finders fee to All-Bright, for an apartment building they own and manage. read more

We were in a bind finding a new apartment that would allow dogs after my roommate and I graduated in May. We were interested in an apartment but were having trouble coming up with the first month's rent, last month's rent, security deposit, and realtor's fee by the move in date. Kyle Cabral was our realtor and did some negotiating with the property owner to get the last month's rent waived. Now this probably isn't typical and depends on how lenient the property owner is, but they at least stood up for us and ended up saving myself and my roommates 2000$. read more

I would not recommend AllBright to anyone. I'd say that it's a rare thing to find an honest realtor in Boston, but if you want to look, don't bother looking here. Our realtor was incompetent and as a result my roommate and I were pretty much blackmailed into signing a lease for the place since the landlord would not give us the deposit we gave with our applications back. We told the realtor we only wanted the place for the 21st when we filled out our applications. He didn't tell the landlord that and therefore our application was accepted and our money was taken for the 15th. We repeatedly e-mailed our realtor about things (we were out of the country and couldn't call), but he didn't give us any information, instead telling us to call him when he was well aware we could not do so. When we got back a week later and went to the office the realtor said he was bad at computers and that's why he couldn't relay to us what actually happened with our application. What a crock. I would steer clear of this place -- If you find a place listed by them on craigslist, just keep looking, some other agency probably has the listing up too. Go with the other agency. read more
