To the average owner/renter this is pretty much all you should worry about and if it ended here, I would definitely have given at least 3 stars and its also the reason I will leave them 2 instead of 1. The reason I had to go down to 2 is they almost single hand-idly caused the sale of my property to fall through. Due to the mortgage mess, the process of selling rental properties has become more involved. I use the phrase "more involved" because I the process is exactly that, more involved NOT complicated ESPECIALLY for a "PROPERTY MANAGEMENT" COMPANY. It is not exponentially more difficult, there are simply some additional documentation that needs to be provided by the property management company and questionnaires from the banks that need to be completed. G and G manages a number of properties in the Boston area so I thought they would be pros by the time paperwork was being processed and they were the last part of the equation I expected a hiccup from. To an outsider this is probably a boring story so I will skip to the happy ending where the sale went through BUT multiple deadlines were missed that put the deal in serious jeopardy and it was all due to G and G's incompetence. To be honest, I have rarely dealt with this level of incompetence in my life. What compounded the problems was how G and G would agree to time lines for having documents presented/completed and then not only miss the dead lines but stop responding to calls/emails from me, the purchaser, both party's agents, banks, and attorneys. I was utterly baffled at a PROPERTY MANAGEMENT company's complete inability to play the role THAT THEY ARE PAID to do in a transaction. Again not to get into the boring manusha but just an example, they put me in touch with their lawyers at one point, the only problem is the information they had on file for THEIR OWN attorneys was not up to date. It was funny to hear that individual rip them for how clueless they were during his time representing G&G. As I mentioned papers were eventually passed but they were a nightmare to deal with. They are like a Meineke that cant change tires. FYI G&G, paperwork was drawn up to make things very ugly if the deal had fallen through... I hope for your sake and the next owner/buyer that you got a clue since then. (very ugly)

G&G at times misdirected and supported the HOA, subsequently allowing them to to make crucial mistakes. I believe that a management company should be educating and directing the trustees to follow state and federal requirements. Due to the hectic lifestyle of the people who would be more qualified for the job, the trustees are voted in, are grossly unqualified, uneducated, misinformed, prejudiced and disorganized. Many of them lived in the building for their entire life and don't want any changes to the status quo, refuse to form themselves to the new era of technology and advancement. I found that in many occasions G&G supported the trustees with all their ideas instead of advising them against discrimination, judgment, retaliation or the legal consequences of their actions. In my personal opinion, as we all know my perception is my reality! G&G management is probably the WORST management company I've ever dealt with. In my opinion HOA's should have an attorney on a retainer when dealing with the above mentioned management group.

    There is a crack in the foundation of my condo unit. My unit is the end unit. A trench needs to be…read morebuilt, the crack needs to be fixed from the outside. The condo board didnt take responsibility until I got the building inspector for the town involved. My place flooded several times-tens of thousands of dollars in damages. The condo board insisted on patching the crack in the foundation. The invoice was for over $8,000. The patch was not done professionally, and it was in no way an $8,000 fix. The invoice says its for 100 feet of a crack. The crack is maybe 3 feet. The $8,000 cost was paid by the other owners. Water continues to come in to my basement. There is mold. I have made Barkan aware. They lie and do nothing. Oh except they charged me for their attornets fees and deducted the amount from my bank accoount without my knowledge. I have hired an Attorney but truthfully dont need thiz headache. Thess people are as slimy as they come. I moved out due to Barkan.
