We have rented through Todd in 2020 arriving during the Winter from the out of state. When we were so tired from the two days of driving and arrived at the house it was a mess. The dishwasher was clogged with decayed food, the carpet had a terrible smell, there were 100s of dead bugs, drawers fell out from cabinet, garage doors did not work and later had a power outage (no heat) to an electric short. The we found out the house was unlicensed to rent. We had to go to the court to get out of the lease. And we had to pay Todd $300 from the rental deposit as he found the house was not clean as it was at the final inspection. I dont know how this business is still in business. read more

I do not recommend this business. Todd showed up today and assaulted me when I was doing a clean out in my daughter's townhome. Violent temper, and police had to escort him away and issued him an assault citation. Tried to force his way into the property without notice. I had no clue who he was, never met him. Apparently, the leasing office contracts with his business for property management. read more

As tenants, my girlfriend and I have decided not to renew our lease, and Garnet Real Estate is the reason. This is the worst tenant experience I've had in 12 years of renting and we want to get away from this company. On our move in date, we were surprised to find a large old-fashioned china hutch and treadmill both in the house. When we asked why they were left behind, we were informed we had no choice but to live with them. This was never disclosed to us prior to move in! We are living with 2 large pieces of furniture we did not purchase, do not own, do not want to live with, and never agreed to live with. Service Requests which would normally be addressed within a few days by typical property managers are left for several weeks or potentially months without attention. Our shower head leaked badly and it took weeks for them to come out. Our backyard was filled with trash when we moved in, and we asked them to remove it - it took months. Particularly frustrating was our fire alarm which I consider a serious safety risk. I got to experience this firsthand when my house burned down years ago and my mom barely survived thanks to a fire alarm. When an alarm failed in the house I created a service request. After 3 weeks waiting, I also left a voicemail asking for service. After 4 weeks I finally got a hold of someone but was told that my issue is low priority and shouldn't be addressed yet. I finally got them to fix these things, but only after embarrassing myself by demanding a fix in a way I've never had to do before. With this company you need to either live without service request support or make a fool of yourself demanding service. We were informed upon moving in that the sprinkler systems would be serviced and activated within a few months. It's now been a year and a half, we're moving out, and the sprinklers are still not activated. Our lawn was somewhat dead and ugly for all of our tenancy. The walls were all badly patched and painted when we moved in. It wasn't this way when we viewed the property and signed the lease. However, all the holes in the walls from previous tenant hanging pictures were covered with not-matching paint. Like, every single wall in the house had random not-matching blobs all over them. It was embarrassing to have company. Garnett apologized on move-in day and offered to correct them. However, when we asked them to, they ignored us. I eventually threatened to send their rent money to court escrow until they start taking care of the property, and they finally started service. However, they only painted one room and left the rest of the house looking like crap. We spent our entire tenancy embarrassed to have company over because the house was delivered to us in a much worse aesthetic condition than it was viewed in when deciding to lease. Garnet also asked us to overpay on our water bill. When I pointed out their mistake, I received a terse and confused email from them just repeating their mistake. Only after I embarrassed myself by re-iterating, they finally realized their mistake. A typical tenant who trusts their management company, or is just uncomfortable repeatedly arguing with them, would have overpaid their water bill by $50. I have other complaints as well, but I'll stop here. Personally I've never seen such unscrupulous, careless management. Clearly nobody is paying close attention to our service requests, under-communication has caused expectation gaps and left us living with furniture we don't own or want, and there isn't a diligent plan about how our utilities are billed/prorated. We have a general feeling that there isn't anybody really caring about our experience as tenants. I tried to share this review with Garnet in-person, so that they could respond to or grow as a company from our bad experience. The guy raised his voice impatiently and told me that nothing I say matters. I was stunned by the immaturity, irresponsibility, and carelessness. How can they stay in business with this guy in charge? After reading other reviews about their handling of security deposits, we're now really nervous about our security deposit. They have thousands of our dollars and clearly don't put attention or caring into matters regarding our money or happiness :( read more

Renters beware! I had one of the worst experiences when I went to look at a property listed by Garnet Real Estate. Todd Anderson is rude, condescending, and absolutely the worst real estate agent I've ever encountered. I was left speechless by how rude this guy was. From the moment I walked into the property he barely acknowledged me, and any basic questions I asked were met with impatience and condescension. When I asked for clarification regarding repairs to be done before move-in, he almost started yelling at me. I walked right out of that showing. I can only imagine how he treats his tenants. I have been a tenant at a Garnet rental unit in Stillwater for quit some time. I just received an email today regarding the end of my lease. They are allowing me to continue living in my home at month to month now due to the unknown circumstances of COVID. I have been panicking about where I will end up or could even find a place due to all of the new restrictions. This is a HUGE relief! This company is extremely unprofessional. I wanted to rent an available unit (and I will say that the property was nicely maintained). My leasing agent was on time and I walked into the apartment and immediately said 'I'll take it, what are our next steps?' He told me to fill out an application, which I did instantly when I got home from the showing. I paid a $40.00 application fee and agreed to a hard inquiry on my credit, and phone calls to my references and employer. I thought I was done and decided to call them back the next day to check on my application. They told me that it was still being processed. I then gave them two weeks before calling to inquire if my background check had gone through. When I called an extremely rude receptionist named Harmony answered and told me there was an application in before mine. That means they showed me a property with an app in on it (without telling me), and neglected to inform me that I would not be getting the apartment I thought I was getting for two weeks. Harmony also claimed that she could not refund me my application fee. Additionally, she said they never call people back who submit applications and don't get the property (however, she had no issue calling my employer, charging me $40, and doing a hard inquiry on my credit). Todd Anderson was the real estate servicer who neglected to tell me that this property had an application in on it. Please take your business elsewhere as this organization exhibits poor business practice coupled with rudeness. It will cost you time, money, and headaches. read more

We were disappointed by the quality of the responsiveness to tenant problems (e.g. they would call for an issue and eventually call us the owners instead of the management company.) Additionally, we were disappointed with the quality of the move out process. Despite a move out report detailing only minor issues and the tenants receiving a significant return of their deposit, we ended up having to pay over $2000 in repairs and another $1000 for debris removal. read more

This company does not practice ethics, and the management is staff is not professional. They moved my family into a home without cleaning after the previous tenants. This was the worst moving experience in my life. Previous tenants had a bunch of pets in the basement. There was cat fesses left in laundry room at move in, cat hair, dog hair, and the awful smell of cat urine throughout the basement. Of course they said all of the right things before move in, "we will have everything fixed". The management had a "just deal with it" attitude when my wife and I complained about the conditions. We used Garnet Real Estate Services from the summer of 2009 to the summer of 2012. Laurel Anderson was generally a pleasure to work with, but anytime we had to work with Todd Anderson on maintenance issues or tenant changes we found him to be incredibly rude and difficult to work with. For example, when we opted to stop taking tenants in the summer of 2012, we arrived at our property to find the last tenants still there long after they were supposed to have moved out. When we called Todd to express concern over the situation, he quickly escalated into any angry yell about how he didn't have time to check every property to ensure they moved out on time.
