I became connected to Shanika through a recommendation to use Harrison and Coalition Properties from a friend. Shanika is knowledgeable about neighborhoods, real estate trends, and very well connected. Not to mention, has a confident ease and very personable. You can see that Shanika wants you to find your home, more than just make a sale. Early on, I said I was willing to look and live all over DC, but really wanted to stay in NW, love natural light, wanted a 2bd condo and near "things". (I don't have a car). Shanika listened to me, watched carefully when we went to see condos, started to underhand my likes and dislikes, and never made me feel silly with all my questions and lack of knowledge. We communicated regularly via text/phone and using a particular app, she was able to see they types of places I was interested in. I saw a condo that was going on the market in a few days, we saw it before it went live... and the rest is history. The Coalition Properties Team hand held me( literally) through the entire process. I was also getting EHAP/HPAP monies making it a bit more difficult. They were on it. I was so impressed and thankful. I also love that they work with and support many black owned businesses and contacts. (Shoutout to Tracey on the closing team at coalition, Kendall my lender, and Sheldon the inspector!) So, to say it long. I had a wonderful experience working with Shanika. I put an offer on and purchased my first condo. A 2bd/1ba in Columbia Heights. I'm a homeowner y'all.

    I am giving them a 2 because they were so nice in the beginning, but that's about it. The service…read moreis basically non-existent. The condo I moved into was very nice but had some obvious deficiencies that no one attempted to correct. They wanted me to call their handy man and take time off work to have things fixed. This is stuff that should have been handled before I moved in. So I left it alone. Luckily it wasn't anything that prevented me from living my best life. I received poor information about the utilities and had to do my own research. And still they couldn't help when needed. With no other options, I ended up opening the owner's mail only to find out they were months behind on the water bill. Thankfully I did this because I would have eventually come home to no water. Not to mention the various notices taped to the door because the association fees were not being paid. Talk about embarrassing. I was dealing with one person from day one, and we had a great relationship, and then she just dropped off the face of the earth. I sent and left countless emails and voicemails and never heard back. I finally contacted Remax to see if she left and who I could speak to. Guess what! The lady still worked there! So I guess she was just ignoring me. So as I get closer to the end of my lease, I assume someone will contact me regarding next steps. I get about 45 days out and don't hear anything so I decide to call them. They thanked me for being proactive. So we discussed the process and I am told to let them know when I want to schedule the walk thru. We get closer and closer, and as I am preoccupied with moving and life in general, I forget. But I never heard from them either. I am thinking they would want to wrap this up so the owner can move back in, but nothing. Not a peep. I call, get voicemail and leave a message. No return call. I call the next day. Same thing. I find the main number and after explaining that I am 1 day out from my last day the lady tells me the property manager is out but checking voicemail and tried to transfer me! Why do I wanna leave a third voicemail for someone who isn't in the office? I quickly put a stop to that and told her I need someone else because it's my last day. Guess who she transfers me to...the woman I was dealing with from day 1! Of course she wasn't there and I had to leave a voicemail. I hope I never have to use them again.

    Poor property management company. When I first moved into the home, it was not cleaned; not even…read morevacuumed or swept and there was bulky furniture in the basement from either the home owner or previous tenant. Both were noted on the initial home inspection report and our realtor (another ReMax agent). After numerous calls about removing the furniture, it was picked up but there was no attempt to clean the house. Myself and my roommates had to go through and clean the house before we could even move in. I have to repeated call to get someone to come out on emergency services (water damage/flooding) to the basement, kitchen and bathrooms. When someone does come out, it is not a licensed company; just a man in an unmarked truck or another property management agent does the work himself. I have often used my own equipment to fix issues that are beyond the scope of a renter in order to stop additional water damage or fix an issue because I can't get someone to come out in a timely manner. I pay over $2700/mo for a single family home in a sub division and this agency treats the house as if it is in a slum. I'm not sure if the home owner knows how this agency "band-aids" water issues or they just don't care about their rental homes but I don't recommend this company's to rent your home through or from.
