My agent told me the commission structure attracts the best and the part time. My agent (Mark) was simply the THE BEST AGENT I have EVER USED... He sold my $1,590,000 home in 12 days for close to full asking. It had sat on the market with another well known agent for 489 days. I've now heard this same sentiment from others I know he's represented. I have sold 9 homes in my lifetime using all the larger brokerages. Anne Arundel Properties provided Mark excellent support - that may be because my "agent" was also the attorney but 5 stars all round. Truly an excellent brokerage, if you get the right person!

Anne Arundel Properties represented a buyer who came and placed an offer on my house. IT was lower when what we were asking. We sent a counter offer through my agent. That was little too low, but discussions with the agent revealed what was a middle ground acceptable to all. Anne Arundel Properties represented by Susanne Modica left with that proposal (expected to be accepted) to give to the prospective buyers and was never heard from again. Several attempts from my agent to follow up were to no avail. Messages left were not returned. I then attempted to reach out to her, and still , no reply to the message I left. I ultimately reached out to the prospective buyer via the contact info listed on the contract, only to find out that Susanne had not passed along the message that she was incorrect, and that we were still 4k too low. Not only do I feel it was extremely unprofessional for her not to return calls, especially when a written contract offer had been submitted, I think she owed an explanation as to why what she believed would be accepted was not. The buyer told me we had sent $580 as his top price, and our agents had negotiated $584. After finally getting in contact with the prospective buyer, I offered the house for $580 he was willing to accept, but he informed me it was already too late, after believing we were done negotiating, we went with another house and placed a contract on that. Its bad enough when agents don't return routine calls, but when they don't return calls regarding an active negotiation on a contract they themselves submitted, that's really frustrating. And it doesn't help matter that she didn't even get the pricing instructions correct from their buyer. I reached out to the broker Robb Taylor of Anne Arundel Properties, by both fax and phone but have yet to hear back. This group unethically prolonged ratification of a viable offer to drum up more offers on a poorly priced listing that's sitting COLD in a HOT market. And immediately after being held accountable, this listing agent undermined the reputable, military-affiliated lender of the potential buyers and increased the listing price by $30K to cover up their group's lack of judgment. That is an experience in working with the Good(bad)hart Group. Additionally, this group is disrespectful of fellow agents, while touting their long (see: out of touch) experience in the industry. From a millennial, veteran, BIPOC perspective, this nepotistic realty group is not one to work with. But if you're seeking a group that is discriminatory, condescending, and generally uncooperative -- this is the one for you. They left exposed pipes under our home, so our bathtub downstairs flooded the crawl space. They seem to have denied responsibility and have continued to ignore requests to repair these pipes and the related damage. Their contractors almost always flake or are late when they even bother to agree to show up. Then, when they arrive, they demur and pretend not to realize the plain issues they see. They're also quite rude. They left a Washington Gas account open at our new address for more than a year and repeatedly refused to call Washington Gas to cancel it. So, my wife had to do it for them instead. All the while, the people in the M Squared offices dismissively claimed they had nothing to do with it. In closing, condo builders like M Squared are a dime a dozen. And other ones might not do shoddy work and treat you poorly. So take a chance with one of them instead.

Starting off the list: 1) They allowed our AC/Heat to stay broken in the dead of summer for 5 months. The only reason they fixed it was because we said we were moving out. They said it was our fault, that we didn't change the filters, but we had proof that they were changed. And the technician told them explicitly to replace the blower the first time he came to fix the AC. Luckily we left before it got too cold. 2) The paint they used on the walls was very cheap and cracked very easily. Leading to them taking a large chunk out of our security deposit because they had to double paint. Apparently $3300 is how much it costs to paint 1 floor of a house with cheap paint. 3) They raised our rent $300 at the start of the pandemic before it became illegal. $200 extra for month to month and $100 for an annual rent raise. 4) They offered us the parking space in the back but then took it out from under us to sell the downstairs unit. 5) The house had mice when we first moved in. 3 of them within a month span before we finally found and patched up the hole. But I will say this is common with DC houses so not their fault. Unfortunately they let landlords walk all over their renters and refuse to fix problems. Especially in old houses that are bound to have issues. They use the fact that renters don't want the expenditure of taking action in court so they make every excuse to squeeze you. Absolutely the worst experience we've had renting in the 10 years we've been renting apartments/houses.
