Do NOT give any credibility to the 10 year old YouTube videos (note the dates on them) that the landlord uses to "represent" the properties as they are strategically shot to hide the real living conditions & are not representative of what the homes actually look like-whatsoever. 1st know you will move into an end-of life, mobile home that's filled with mold that if you are lucky is painted over. I was unable to even get the drink handy man to do this in several places throughout the home including the bathrooms that had widespread visible black mold. His response was I should spray bleach on it. I spent a solid 2 weeks attempting my very best to remove the gross, nasty mess that was left for us to deal with after we paid first last and security deposit that god knows what this slumlord does with. He certainly doesn't bring his properties to a livable move in condition for the next tenant, that's for sure. You may ask why we chose to move in. At the time we had a newborn fresh out of the NICU, & desperately needed a place to live. Sadly, this was the best we could do under time constraints in a rental market where slumlords prevail and renters are at their mercy. One must ask, if the landlord is collecting a security deposit, how is he not applying it towards minimally bringing a home to live in standards upon a new rental lease? What is being done with that money if it's not being invested into repairing the home from the damage. It's simply a donation to this slumlord. Nothing more & nothing less. When we moved in, we were greeted with an entire home that nobody in their right mind would be proud to put their name on...no self respecting human would allow anyone to move into the conditions we moved into...I'm truly embarrassed for the landlord & sad for anyone that has to make this place their home, even if temporarily. The refrigerator was absolutely caked with mold, rubber seals that keep the fridge and freezer air tight were hanging lose leaving the fridge and freezer completely not air tight; the fridge should have been disposed of, end of discussion, but not at Roberts Mobile Home Park! (see photos), HVAC vents had no less than 6" (yes six inches) of filth, dust, bugs and other random shit in each and every vent causing it to circulate in the air whenever AC or heat was turned on (great for our heart-condition NICU newborn baby boy, see photos), kitchen floors coated w grease and food from eons ago, cabinetry was all caked w grease , carpets that had animal urine soaked in them (see photos) holes in the ceiling large enough to allow animals to enter (see photos), I could tell you that we had raw sewage coming up in our front yard (yes, poop that was flushed from our toilet came up in the yard because the septic system has probably not been delt with in decades-It was always fun watching our poop go from the toilet & pop out of the pipe that dumped onto the front yard!) this was communicated like all of the other issues to the slumlord and maintenance drunk, but never addressed. I suspect this whole park could easily be condemned with a few strategic phone calls...it's THAT bad. I could go on and on...I could tell you that the "maintenance man" is a drunk who will not actually fix anything, & will show up to your home inebriated hitting on your wife & tripping over his own feet and your baby's crib (this actually happened), I could tell you that the landlord does the same with every female tenant that falls behind on rent, or you can just roll the dice yourself and over pay for conditions slightly better than living under a bridge and find out yourself... Once you move in expect nothing in terms of repairs to be done without constant follow up over months for the most basic things to be addressed only to have a half-ass duct tape solution put in place by the park drunk and that's if your a persistent SOB like I am. If not, expect ***nothing*** will be done. When I say rent ANYWHERE else I mean rent anywhere else. This place is an absolute shithole and the park is filled with end of life, abandoned trailers with drug dealers throughout. If healthy and peaceful living conditions are your thing don't even think about renting from this slumlord who is a local "pastor"... one has to wonder if HE would ever allow HIS children to live like this. I'm going with a no and no. One has to wonder if his congregation knows the conditions he allows his tenants to deal with. ....unlikely. I digress. He has quite the track record around town. Keep your wife and female kids locked up around this guy and don't fall behind on rent unless you want them to get propositioned for a "creative solution" as it's quite common for him to offer "exchanges of services" of women who fall behind on rent. Enough said.

We were informed that the properties had been purchased by Vineyard Management Group. I've lived at an apartment complex that was purchased by another party, and it went much smoother than this. They didn't read our lease, and our power was cut off after them not paying the power bill for 2 months. In our original lease we do not have a non-refundable pet fee or non-refundable pet deposit, and they were going to refuse to return it to us. And now they are telling us that our deposit was not $500 as we paid on our lease, but that it was only 205. I have this photo of the original lease, and a copy of what they sent us as reimbursement for our security and pet deposit. When we moved in, we were told that there was a special going on for $1,000 that would cover first month's rent and the security deposit. That led us to believe that $500 of that was security deposit and that the other 500 went towards rent. Someone lied to us in the beginning I suppose, or the company now is trying to keep from returning our security deposit even though we left the place in better condition than when we first entered the place. It was not ready for move in when we entered. We had to sweep the floors, we had to fix the sink in the kitchen because it was flooding due to a lack of proper sealing around the sink. There was a hole in the wall that we did not cause, there were actually two, one in a bedroom, and one in the living room. This wouldn't have been much of an issue, however, the way that we were handled because of this issue was completely disrespectful. First, I was lied to, then told that I wasn't lied to concerning the pet deposit. Then, trying to get the deposit back was hell to say the least so we have finally received some sort of payment a month after we moved out. This is to anyone who currently lives there now, or anyone who may potentially look at renting from them. Make sure you have all your paperwork, make sure you have everything in writing anytime they say something. Because they will try to screw you over.

The mobile park is quiet in the front area. They have a nice clean pool and play area. The landlord is very nice. They offer month to month lease. Washer and dryer in each unit. Cons Rent was 525. These mobiles homes are clean but they are infested with roaches. I been in multiple units and the all have a infestation problem. Its unbearable. They do not offer pest control. Probably the reason why the have a pest problem. Tentant are reasonable for cutting their own grass. This is really ridiculous because the lawn is not that big and the local guy charges 25 dollars to cut grass that only takes him 5 mins to cut. The mobile home has no ceiling fans so the air circulation is very poor. So, your light bill with be very high.Personally, my light was 200 dollars. When I normally range around 85 dollar per month. The landlord lacks the knowledge and responsibility of being a business women. She refuses to give tenants the contact information for the main office which is against the law. I have a really good feel she will be the reason this place review a lawsuit one day. She gets offensive when you questions her judgement due her lack of knowledge of state law. I was charge $110 for internal door knobs, which I did not change. Recommendation Lower the rent due the fact that you don't include pest control or landscaping. A reasonable price would around 400 per month due to the roaches and poor air circulation. Get a new landlord or educate her in Alabama Rental Guidelines.

Beautiful and clean RV Park with nice amenities. Maria in the office was extremely kind and…read morethoughtful. She called us before check-in to offer different options for our RV space. There were free snacks in the office and they set us up with a cool fire pit and firewood already at our campsite. There is a nice pool on property that we did not visit and to catch and release ponds. The park even handles propane refills, and will pick up your propane tank. Fill it and bring it back. The park was very quiet and well maintained although you can hear some red noise from Hwy 231. We did not take advantage of the bathhouse so I cannot comment, but there is only one available. This is not an issue for us because of the full sewer hook up.

Easy access and exit sites with good size for any rig. Location is good to Dothan and right on the highway as you head south. Along with that comes significant road noise but if that bothers you, the sites furthest from the hwy reduce it significantly.

The park is very clean. There are pull through and back in sites and cabins. If you have kids, there's a cute playground. If you have pets, there's an area for pets. There are multiple storm shelters and bath houses. There are also pickleball courts and a very small putting green. Hook up was easy. The staff was very nice. The only issue we encountered was the slope of our site. That's not a big issue. We were able to level the trailer but knowing the site has a slope would have been nice beforehand. Nice spot for a stop while traveling to and from Florida or a visit to Dothan.
