    Owner attempted to illegally evict me and my sons after signing a new lease--during a pandemic. I…read morehired an attorney but found a new apartment so I wouldn't have to live in a hostile/dangerous environment. Issues with after hour noise ordinances were never addressed although they promised they would handle it. They also asked me to handle it. The owner decided to evict me and let the noisy after-hours business below me break local ordinances and harass me on a regular basis. A badly finished unsanitary counter top made cooking practically impossible. Buyer beware.

    I'm posting a review to help others make an informed choice before being locked into a rental lease…read moreat 509 W Spring St. My review applies to a unit that received air from Rolando's and other units and had no windows that could open to let in fresh air. The location and interior design of the rental units deserve 5 stars. The appliances were also high quality. I did have to deep clean the washing machine when I first moved in due to the mildew that had grown in the front loader. Fire safety measures were top notch, with the dryer vents cleaned thoroughly from the rooftop and with sprinklers everywhere. When I lived there 2019-2020, there were two bars. My unit received bass rhythms Thursday through Sunday nights. I learned to drown the bass out with meditation rhythms on those nights. Brian and Josh worked with me if my young neighbors got too loud late at night. The meditation music also helped drown them out. I suspected there were air leaks in my unit because it would have foreign smells such as beans daily (which I liked), bleach weekly, and marijuana occasionally, but not in the hallway outside my door. One day late into my lease term, I smelled turpentine in my unit and went to the businesses below where I saw/smelled that the countertops in Rolando's were being painted. Back in my unit, I climbed up to an inner ceiling and saw a hole the size of a basketball hoop. Although Brian and Josh had followed up on marijuana use in the building and reduced those incidents, they did not take the initiative to look for holes and cracks. Josh did arrange for caulking where the beams met the walls in my bedroom after I showed him that I could see the lights in the unit next to mine. I had opened my bedroom door at times to find my bedroom smelling of marijuana or chemical fragrances (not good for asthma or children). The caulking helped some, but there were still some openings around the beams that went through the different units. Re general soundproofing, I could hear regular conversations on the other side of walls and pretty much anything people did. I pointed this out to Brian, and he told me the walls were very thick. Regardless, I've never lived in a place so unsoundproofed. I've lived in apartments in Texas, Arkansas, and Massachusetts. I'd recommend living here if: * you're a heavy sleeper, a night owl/partier, don't have to wake up early, or can take a nap during the day * you want to live close to downtown or the university * you're fine breathing in air that might have cleaning, marijuana, or painting fumes The location was excellent, with the Razorback Greenway next to 509 W Spring St, as was the interior design. There were all sorts of interesting people going by, and friendly business owners on the first floor. I was unable to get out of my lease despite having my 11-year-old daughter on the lease and living with me. I was told that if they could find someone else to rent it for me, I could leave. But that didn't happen.
