I have lived all over the country , and I have owned many homes.When my wife and I decided to move back to Michigan to retire from Charlotte NC the realtor decided to use Geiersbach home inspection co. This inspector who also was the owner of the company, failed terribly on his report. Both bathroom drains were plugged and the kitchen faucet was leaking int the craw space and there were three broken windows not two that was reported.The home also had a horrible smell do to smoking, and he said he didn't smell anything. When I questioned him about these obvious problems , he just lied and said that it was not like that when he did the inspection. Buyer Beware, I would not hire this company to inspect my dog house !!!! read more

Adam was a nice person however there were multiple issues missed. Broken floor joists, mold in the attic and crawl space. Furnace was 32 years old not 13 like he stated in his report. He stated joists had water spots and evidence of rot, they are broken and need immediate replacement. Multiple professionals have been brought in to fix issues a month after they did inspection each person has stated inspector did not do his job, they all stated all he had to do was tell me to get a professional to take a look. Over 22,000 dollars worth of crawl space damage. Called them just to let them know about issues in hopes of them coming back out and taking a look, did not ask for anything and the owner was rude and stated they told us everything. DO NOT USE THIS COMPANY. I will willingly show anyone the report versus the quotes for just crawl space/ floor repair. read more

I would have given this company a better rating but I could not get a print out of the report the inspector said we don't do that when I was paying for the inspection I offered to pay more to get a print out he would have had to ask the boss I don't want to bother my realtor on the weekend to have her print it out I am retired and my computer does not work for certain things like getting this report so I'll probably have a second inspection done. last time I had an inspection, report was mailed to me and time before it was personally delivered to me read more

Poor inspection skills. Missed tens of thousands of dollars worth of water and termite damage and then lied about it.

I would NOT recommend using this company! 3 MAJOR issues since the "inspection" and literally thousands of dollars later...I don't even know where to start!?!?!? The biggest issue and the most alarming concern is the fact that the inspector (Adam) noted the condition of the furnace as "marginal" due to it being 15 years old (actually 27 yrs old!), and that he "fired it up" and it worked fine? In actuality, it never "fired up" because the ignitor switch was in upside down and there were 3 cracked heat condensers! If by some odd chance we were able to figure out the ignitor was upside down and attempted to "fire it up" this winter, it would have been only a matter of time before carbon monoxide poisoning would have taken care of us all!! There were MAJOR electrical issues, when the licensed electrician came to update the wiring, he stated DTE would never had approved the meter on the outside of the house...he hadn't even stepped inside yet!!! And then there's the plumbing...again, first thing I was asked "did you have an inspection", this is all routed/flowing wrong-they should have known you never have your toilet overflow going to your tub???? Wow! Really??? and I paid for this service to protect me?!? What a joke!!! read more

Horrible! Missed or covered up multiple problems with the property. I had the feeling they were working with the realtors. Take this advice: hire an inspector at least 25 miles away from the property you are purchasing and NEVER use these guy! read more
