Didn't catch many electrical issues which we caught on walkthrough - inappropriate dimmers on 3-way switch etc. Didn't catch that the furnace had NOT been serviced and was full of water and plugged up. Siding needed full replacement - they said monitor for potential repair bc of a few cracks - painter wouldn't even paint it bc it was so bad $13K on that fix. Tub / shower valve leak in main bath Dishwasher hanging from top brackets bc no one adjusted the feet to touch the floor lol. Called out scratches on a window sill tho lol (thats critical/NOT) Now we have to question EVERYTHING - over $20K in repairs so far . . . Im literally scared to go on the roof - Im sure that will need replacing very soon. . . YES i HAVE the right company - I was the BUYER - inspection procured by the SELLER. Clearly all these things were missed and I am a licensed real estate broker. Clearly Idaho has a problem with inspectors like they do with contractors. Cameron Smith and Terri Horton - seems to match up! Furnace was repaired a year ago - a sticker showing someone serviced it doesn't mean it was actually previously serviced and according to temperature pro it has not been serviced in years. Why did I comment now? Just found out the incoming water pressure is off the charts - i went to the report - never checked. You can argue all you like but also have pics of upside down insulation (about 25 percent of it) which was done when the previous owner had a flood issue ... not caught at time of inspection . I flipped an 3-way switch - one worked and one didn't - I suspected wrong dimmer - yep. Not caught Arguing is not a good strategy - do a better job!

Report seemed a…read morebit questionable from the start as it seemed like there was more paperwork and ink spent on disclaimers for non responsibility than about the actual house. VERY obvious porch roof problem totally missed, when we pointed it out we were told they would fix it themselves. Contract for house expired because our house didn't sell, but we reopened negotiations on the same house and were assured by our realtor that repairs would be done. He also sent us the confirmation about that from Dan at Lighthouse. The day we did our walk through, we were informed that Dan would have nothing to do with it because it was on a previous contract and his insurance told him not to touch it. Other missed items include: dishwasher doesn't work correctly, knobs loose on Viking range, griddle on same range blasts flame out the back. cabinets in bathroom that have broken doors, half of a french door that won't open. ........ Just be advised that this business cares nothing about their customers or their customer service. Find a different inspection service. One that can actually find the faults on the house you are looking to buy.

Patrick McMahon was our Post Falls, Idaho home inspector. We were not able to be available at the time of the inspection of the home, so our agent accompanied him. He did a very thorough job with the interior, exterior, and general appliance and infrastructure of the home. With the areas that needed attention, he was very good at explaining how severe and the priorities that he would address them. EXCELLENT quality and service. EVERY buyer should be using gem state. My wife and I were looking to buy an older house and had seen a previous inspection report from another company that took about 20 mins to read through. We hired Gem State to get our own inspection and it took 1.5hrs to read! Everything perfectly spelled out not a single thing missed. I was blown away at the difference between the two reports. Timber was great. Invited us to tag along during the house inspecton. He took time to answer our questions and pointed out particular issues that were hidden to us. He did a very thorough job and we received the entire report the following day. The house looked great on the inside remodel but what Timber found hiding in the attic and under foundation was just unacceptable to us. Also, I placed a sticker on the new dishwasher's on button which became "potential problem" with it...Oh and missing window screens when they were easily located in the garage (removed to clean windows). Just the tip of the iceberg, but sooo many stupid items IT RUINED MY HOUSE SALE. If anything, my home was 50% at least better than when purchased. Spotless, turnkey, zero safety issues, beautiful. This obviously inexperienced inspector scared away the buyers with his ridiculous list that made it horrible to them. How is the first inspection just fine then after 60k in improvements, love, new paint throughout, repairs and additions, you make it look horrible? Something strange went on here and I hope to find out what.

When I was there in April doing major repairs and remodel from all the damage a tenant did, the water damage to the wood floor under the refrigerator turned the wood black and lifted them from the floor, so since John had done the refinish job in 2013, I naturally contacted him. I liked John's work albiet he was not able to remove all the damage but did a great job nonetheless. I called him and he said he was very busy but would get out within a week to assess the damage and tell me what he could do. Then I never heard back. I left another 2 messages. By the time I did hear back I had already had to hire someone else, and presumed John was too busy or this was not a priority, which upset me since I was already a customer. Unfortunately I found out that John had injured his leg w a nail gun and went to the hospital, but that was after I wrote the review and had to pay someone else to repair the damage. His explanation was certainly understandable and I would never want to hurt someone's business if there is a reasonable explanation. However, my input here is that his wife or someone else who worked w him should have been calling his customers immediately (not wait for me to finally get him on the phone to find out what happened) to inform them that he would not be able to work for however long he needed to heal, I certainly would have understood. I have been in the hospital for serious injuries so understand how crazy that can be. But being self employed brings certain responsibilities if you want to maintain a good client base. His original work was beautiful and he did 3 coats on my floor, and gave me a good price. I was very happy with those results, so I would recommend his work.

We purchased a property on a one-acre lot in Sandpoint two years ago and we invited Legacy to give…read moreus a bid on the landscaping. It was a bit of a challenge because although the property is waterfront, only the backside of the garage faced the water, and the rest of the property was seriously overgrown and cluttered. Legacy first drew detailed plan proposals and after three iterations, we had a final plan that more than embodied our vision. Some of the design elements we would never have thought of and they really added to the total. Next we got a detailed cost breakdown and timing. Having dealt with other contractors extensively, I did not expect the budget and timeline to be followed, but they were! We of course, made changes as we went, but each time, Joey would come out to discuss and then he would produce revised schematics, timing and pricing. As a result, there were never any surprises. The end result far exceeded our expectations and we have received lots of kudos from our friends & neighbors (some have hired Legacy themselves!). So this could not have been a better experience and I think this comes down to excellent architecture, superb project management and a steady team that not only knew what they were doing, but also had an artist's touch. I can highly recommend them. You will not be disappointed.
