    We just refinanced to a 15-yr mortgage. After keying our data into a couple of the big loan search…read moreengines, our phone rang off the hook for days. I nearly went with a firm in CA and had gone as far as having them FedEx the papers to me. Then Andy Geismar from Capital Mortgage called. I literally almost hung up on him and told him I'd already decided. Fortunately, Andy was very persistent and insisted he could save us closing cost money if I'd let him compete for our business....I finally agreed. I'm glad I did! Some people may shy away from mortgage brokers in favor of going directly through their local bank to refinance. That's a mistake. Andy knows what he's doing and set us up with a lender who paid most of our closing costs in addition to getting us a 3% rate for 15 yrs. Everything was very fast. We closed 7 business days after I got all the documentation to Andy...And 4 of those days we waited for a payoff statement from our equity line bank. The closing attorney came to our home and we did the closing at our kitchen table. Everything was very professional. Most of the phone calls you'll get from the Internet when you're refinancing will be people trying to take advantage of you. They'll give you a low interest rate and then load you up on discount points and closing costs. One of the "large" online mortgage companies was going to charge us nearly $6,000 in closing costs! Andy got us the 3% rate we wanted and saved us nearly $2,500 in closing costs over the nearest competitor...That was certainly worth taking Andy's phone call instead of hanging up on him! He's also local, which is more reassuring than dealing with someone in CA...

It was easy, smooth and fast! They are extremely professional and knowledgeable of the market and have helped us so much throughout the process. Jim's brother, John Cheeley, even came by our house to deliver the closing documents making the transaction that much easier and convenient. Now that's service!     I received a loan from Jim Cheeley during early 2020 during the start of the pandemic, had a…read moreterrible experience and feel I was taken advantaged of during the purchase of my first real property.  I bought directly through a friend without a real estate agent to negotiate the deal.  I was referred by that friend to Jim.  I let Jim know via email that our close was flexible and I wanted to get the best rate possible.  In late Feb, I let Jim know of a competitor's rate and asked if he could match with 0 points and place me in a thirty-day lock, to which he said yes.  I promptly filled out the proper loan documents and noticed he had a floating rate within it.  When I asked him about this (verbally), he said it was standard paperwork and would not affect my lock.  I emailed him several days later and asked him "am I in a lock now with my loan, what is the status and when do I need to close by?".  He evasively responded that my loan was in queue to be formally underwritten.  I continued to upload any documents requested through their portal, I was really on top of it.  I had trouble getting ahold of him many times throughout the loan process after this point and mostly communicated with his managing partner Sheila.  She finally sent me a mortgage approval notice at the end of March.  She said my loan was good to close any-time through the end of April.  I made a mistake at this point and did not read the loan documents carefully enough.  They had added in a point to my mortgage rate.  Slightly before close I realized my error and called Jim repeatedly to discuss it.  I told him I felt like this was a bait and switch.  He told me that he could not secure my loan at 0 points because the seller took too long to get the appraiser into the unit.  I was not aware of any specific time-table, and the seller was the one who referred me to Jim!  He went back reluctantly after a few intense phone calls (in which he told me I don't understand his industry and how it works) and deducted 0.25 points off.  What makes me upset is that he knew the seller and I had a flexible close and I wanted the lowest rate.  I never spoke to him regarding any desire to have points added to the loan, he just sent a loan approval document with them present for me to sign.  Buying a home for the first time I don't have any idea or control over when the appraiser shows up and was not made aware this would affect my loan rate.  I can't help but feel cheated out of 0.75 points that I probably wouldn't have paid even for a lower rate.. however this happened to be the same one he said he'd 30-day lock me into at the beginning.
