Never ever get mortgage from GMM they will sale it extremely bad company and you can't get any technical support.

What a disappointment. I had a fantastic experience with GMM while helping my boyfriend purchase his home in Fairfax a few years ago. I liked them so much I referred friends to them every chance I got. Now that I'm purchasing myself of course I chose them. Alison from the Richmond office and her assistant Stephen are FANTASTIC. However, upon discovering that GMM is offering grants to first-time homebuyers it turns out that 3 of their 15 branches are not currently a part of the program. Surprise, GMM chose to focus on the more lucrative DC area. Ok, fine. But why does the site not say that? Why doesn't the site say anything in detail about the requirements? I had to talk to the CEO himself to even find out what locations are valid with the grant. No-one beneath that level dared to answer that question when I emailed it because they don't have a good answer. So, GMM is enticing people in with the offer of a grant up to $10k if you meet some mysterious unstated qualifications? Disingenuous at best, sketchy at worst. And CEO Bill Landon? Antagonistic, presumptive, strong-arming, and a demeaning mansplaining guy. Seriously dude, if I'm not done asking a question stop trying to interrupt me to answer. I don't care if you're a CEO. The only reason you're talking to a little nothing of a first-time homebuyer is because you know this is wrong. But thanks for "understanding where I'm coming from." read more

Lisa Hartert is an absolute NIGHTMARE. She ruined the process of purchasing our first home at least 4 times. My fiancé and I had to reach out to upper management and have only seen results because of that. Even the upper management is rude and they feel so entitled to their money but literally do half of what they're supposed to for it. 1. Lisa told her boss that we couldn't close on time because the home was still being built. It's been built for MONTHS. 2. Lisa couldn't get the verification of employment in and never reached out or asked for help or even informed us. This made us miss our closing date. 3. She told us 3 times the file was completed and finished and each time she came back with more information she was missing. Again, missed the closing date. 4. Lisa lied to her boss about our closing date!!! We all, even our realtor, knew it was June 20th and she swears it's June 26th and that we never communicated that. LIE. 5. Kids calculated our closing costs refund WRONG by $1200 even after she sent an email in writing confirming other information. Then, tried to convince me that losing $1200 of my own money was better than leaving $200 of builder money on the table. W R O N G LISA. This also set our closing back, again. 6. She was condensing, spoke over me and my fiancé to defend herself and her company after placing us in a position of near homelessness MANY times. 7. Even at closing, Lisa and her team forgot to send over a document that is needed by the government so we had to wait an additional hour for them to send over a form that the attorney said should only ever take a minute. 8. I had to quarterback this process the entire time because we we're being screwed over and over and not once ounce of empathy or understanding on their part. They felt like they didn't need to be sorry even though ruined every single part of what should have been an exciting process for us. Did a review under your loan officer and now I am doing one under the company because this very disappointing experience. Just like I stated on my other review... I wouldn't recommend George Mason Mortgage LLC to anyone no matter how nice they may sound. The lack of professionalism, lack of communication, negligence, and lack of care for the customer is something I have never experienced in my life. The fact that I have not gotten a response back after last communication I sent whether that is via email, call, or even text is very disappointing. Do not make the same mistake I did to trust George Mason Mortgage LLC and again maybe it was just this loan officer but it shows a reflection of the entire organization. If you are doing business, do what I did and save all communication and documents that are sent to you in case you end up in a similar situation like me. Absolutely terrible experience working with GMM. Was required by our builder to use GMM for a construction to permanent loan and how I wish we could have used someone else. Throughout the entire process communication has been horrendous. At the beginning of the loan we were given a line item list of the money we would owe throughout the loan, only to find out during the process that we those amounts were totally incorrect. Communication has been AWFUL. We find out about bills and money that is owed only days before, if not after, it is due (interest, county taxes, etc..). The latest example is we received an email from them saying we owed more money on taxes than they originally "expected", by almost $2K. When I asked how they made a such a mistake, they stated b/c they didn't have the property assessment to know how much the taxes would be. How is that possible when they gave us a LOAN for the house!? Even a basic estimate, without the official assessment from the county would give you a clue that what you paid and what we owed were quite a bit off! And then, to top it off, when I went to pay the additional tax money online, I find out they only let us know about the bill AFTER the due date, so we incurred a late payment. SO over this mortgage company and am looking forward to the day when I can refinance out of this loan with GMM. Specifically the two individuals we have worked with are Daniel Rohr and Van Ngo. They denied the loan because they found a small hole in the wall, but they waited until we had gone through all processes to say "no" even though we had closed the agreement with the previous owner. Is evident that the house isn't in a good condition, so the reduction in the mortgage was gonna be a good deal for us but not for George Mason Mortgage and they realized it, so they changed everything. At the end of the day their "Mortgage proposal" was more expensive than another home in better conditions. So with them as a provider bear in mind that buying a house in a bad condition you won't save money mmmhhh NO at all with them. With them like many companies are win-win but for themself. read more

Wasn't even sure if this was a real company. My realtor called me one day to speak about refinancing our house, said this guy Andrew Siddon from George mason mortage was looking for 5 people to refinance at a 3.9% 30 year fixed rate. Yeah right, already unbelievable, when mortgage rates were pushing 8%. So we called just to get some info etc... what we were told fresh out the gate was, it would be at no cost to yall, everything would be covered and closing cost tied into the loan. So we're submitting documents, our social and everything, our credit got ran and the phone calls from mortgage companies just never stopped, and I'm telling people I'm working with someone, they ask me the rate he can get me I tell them a 3.9 they say that guy is full of it, it's no way possible. So time goes on, I'm on the phone with Andrew Siddon, he then says, he has everything. All would need is to have our house appraised, and we have to pay for it, and it has to appraise over a certain amount, even though, when we bought the house early 2023 it already appraised higher than that amount. So it went from $0 cost to you, to y'all having to pay $500-$700 for an appraisal before we get anything started, and it's not to a company, it's giving them the credit card info. Seems sketchy right? Also he says, 'I see y'all only have X amount of money, is there like any other accounts, so skeptical as I am, I say no. Not letting him know about my business accounts, because if I'm refinancing, all my mortgage payments are paid on time, we have stable jobs, and any fees for closing are tied into the new loan, why do I need to just have a certain amount of money? He says that might be an issue, but I'll also let them know that maybe that's why they need this refinance to save some money monthly. But I also emailed and stated that, we weren't looking to refinance, so just saving and building up wasn't a plan, we pay our bills, and buy what we want, wether it's for repairs, things for the kids, upgrades etc... but we also get paid the very next day. No response from Andrew Siddon through the email. Like a week later we get a denial later stating that we don't have enough money in the bank to refinance, I once again emailed and stated as I did in the last email. Andrew Siddon didn't respond to that either. I'm not sure about this company. Still seems sketchy, and it's something up with them read more

I had the same exact experience as Danielle J. I was getting rate quotes for loans. I initially emailed Phil Nguyen, got pushed to Marc Bonifacio. I asked questions, got some email responses at first, but then he dropped off, even after I sent two follow up emails regarding my questions. During the process they ran my credit and did not give me a loan sheet. He just wrote an email stating my monthly payment and how much I was qualified for which was $113K less than other mortgage lenders. That's it. No rate. No other information. I wouldn't be so upset if they didn't pull my credit, but they did, which will stay on my report for 3 years. Great. Thanks. Never again. read more

We purchased out home in August of 2017, and we chose GMM based on references and their outstanding rates! We personally worked with Jimmy Hummer, and it was a dream. He (as well as his assistant Jennifer) were both fantastic! Very prompt with responses via email and by phone. They never seemed annoyed with our never ending questions. Jimmy also took the time to break down our mortgage five (yes, five) different ways to show us what our options were. We ultimately went with his recommendation and we are very happy with everything. If you decided to choose this mortgage company, you should make it sure every amounts are correct. At the first month of the mortgage payment, I wrote a check of additional $10,000 to pay off my principle amounts on the top of my monthly mortgage payments. A month after, they sent me a letter that they sold my mortgage to the United Bank. A month after, the United Bank sent out to my my mortgage statements, I realized that my record of mortgage payments and their mortgage amounts were not reconciled. I called and ask the George Mason Mortgage, and found out that they did not APPLY my mortgage payments to my mortgage principle !!! PLUS, They did not report to the United Bank that they had received my mortgage payments!! and cashed out!!! My total of $12,500 mortgage payments were never posted on my mortgage statements!! My first month of Mortgage payments were gone!!! I also asked if I had not called and asked my mortgage payments, The George Mason never ever posted my mortgage payments. THEY COULD NOT RESPONSE regarding to my questions!! This was total disaster and i start to worry if my mortgage payments were even recorded correctly!!! If you decided to choose this mortgage company, you should make it sure everything were correct and review at your end.. !!! read more

We contacted Phil Nguyen's team on a friend's reference. Well my friend is embarrassed that she referred us to them because they did the initial legwork, pulling our credit and everything, and discussing our loan options. Then randomly Marc Bonifacio just never replied to my last email. I sent it on a Tuesday, asking him to crunch some numbers for us based on a given listing price, and by Thursday I figured maybe he had an emergency or was sick... NOPE... he never bothered to respond. I'm not cutting him a break... we're dealing with hundreds of thousands of dollars and a long-term relationship with a lender... if you can't reply to an email BEFORE you definitely have the business, I'm not sure I want to know how your post-contract service is. After shopping around and trying two other mortgage lending companies my wife and I decided to give George Mason Mortgage a try based on the advice of our realtor at the time. The introduction was great from the person that was assigned to us. She said she was available just about anytime and for about two months that was true. However, I don't know what happened, but something definitely changed. Both my wife and I felt like our realtor and lender were pressuring us to buy the longer the process took. The incident that stands out most vividly for my wife and I was when we asked for the estimate sheet with the closing costs and estimated monthly mortgage information from our lender and she started to get real short with us. Both my wife and I got nasty, almost condescending voice mails. She told us she had sent it already and we need to move fast if we were going to have a chance at putting an offer in on a property. Additionally, she said she was away from her computer so she couldn't give us a new estimate sheet and just use one she gave earlier in the week. Shortly there after our lender emailed my wife back and said sorry she thought she sent the estimate sheet. To both my wife and I it left such a bad taste in our mouths. For someone that works for us and earns their living on commission nonetheless. How can you treat your clients this way. At that point my wife and I decided we no longer wanted the house and we would take our business elsewhere. Robin Farrell at GMM, Gainesville, Va was my loan officer. Everytime i provided paperwork, she would ask for it a second time, didn't understand it, or just plain ole' didn't care. She suggested that i move my closing date because of the mistake she made along the way. I have purchased 4 homes before this and have never had as bad of experience as this one. I wish i could post her emails to show how uncommitted she is to helping the buyer reach closing on time. She said her phone was broke, asked me to call her boyfriend's phone, and then let the call go to voicemail and call me back minutes/hours later the last 3 weeks prior to closing. They needed tax documents but didn't order them till 1week before closing. Every time we would ask what the hold up is, she gave different answers. Her head was definitely not focused on me. Never again will i use GMM and it's a shame cause i heard they are one of the best in the business. read more

Jenny promised to locked in a rate while I finished my renovation... didn't happen. She took forever to return calls, emails, and text. Drug out the entire process while interest rates were skyrocketing. Then two months later said I had to go through her bank at a much higher interest rate. I worked with Phil Nguyen, on the advice of my real estate agent. He was honest, extremely responsive by email, and closed the loan quickly. I did have to read the document and get him to undo some charges that he originally promised would not be there. In the end, I paid what the estimate he gave me before signing on with him said. Their online system is terrible, though. I tried on 3 different browsers to do the loan application online (on both Mac and Windows), and it didn't work. This is a late post, but I felt the need to share my terrible experience with gmm's Mike Cao. Back in March, I was in the process to close a jumbo loan with gmm. The rate was locked at 3.25 for 60 days and my closing period was 60 days. During that time, the interest rate went up significantly to around 5%. Mike cao had to obviously honor the rate lock, so instead, he started imposing ridiculous rules at the last min to intentionally lose me as a customer. The most egregious thing was to tell me everything is OK until 5 days before closing, then told me I had to increase my downpay by about $100k because they couldn't honor all my income. The last time my actual income was lower than the income they honored was about ten years ago!. All Mike could tell me was his "investors" can't honor certain parts of my income. They simply didn't want to honor the rate lock given that the rate had increased so high in such a short period unexpectedly and they were going to lose money. I was in a very stressful situation, but thankfully, my credit union whom I have an existing mortgage came through in just 5 days. I was lucky because I had started the loan process with the credit union and had locked the rate before my agent and others convinced me that local lenders like gmm are faster and more responsive, so i switched but left the lifeline open. Credit union closed the process in just 5 days and had no issues with honoring my full income. Gmm and Mike Cao should be ASHAMED of themselves for conducting business this way. read more

My experience with George Mason Mortgage company was one of the worst customer services encounters of my life. It took nearly 11 months to refinance my mortgage with them. There were multiple periods where the loan officer was unavailable and could not be reached. Further, there was no indication that the loan officer would be unavailable prior or during the time. Throughout the process, my wife and I would have to ask about the status of our loan. Even after our concerns were made aware to the person supervisor the situation did not improve, perhaps got worse. Most of my questions about the qualifying assumptions would not be answer, but new issues would spring up. We had to seek help with bank that was the current lien holder on my 1st and 2nd mortgage for assistance. The bank management team immediately became involved and tried to assist since I had been a loyal customer for 15 years with an excellent payment history. Even the help of that team barely improved the quality of the service we received. To summarize, the first and only time that someone from George Mason Mortgage apologized to my wife and me is after we wrote a negative review on their post-closing survey. In contrast, the bank management team apologized several times during and after the whole process. I would not recommend anyone to use their services. read more

My wife and I recently purchased a townhome in Centreville to help our nephew and unfortunately chose George Mason Mortgage as our lender. We would not recommend this lender for a couple of reasons starting with the constant change in what they required. We'd get a list of required materials one day, provide them and a new list the next day. This continue on again and again. The financial reports we provided from our credit union and investment firm weren't good enough for them. The reports didn't include logos and other identify marks which is common because the reports are designed for the customer, not a third party. Add to this the change of the loan type by the underwriter after we'd been working with the company for over a month made the loan more expensive and delayed closing for another month. Kendall Wilkins is terrible. I had our initial conversation with him, and he seemed very promising. I had been recently divorced, and just wanted to refinance my house to get my ex-husband off of the loan. Everything was great in the beginning, until he just fell off the face of the earth. He emailed me on a Friday promising me documents on Monday. Didn't hear anything. Followed up Tuesday, Wednesday, Thursday. Still nothing. on Thursday afternoon my real estate agent called him. Friday I received an email from him stating that he didn't forget about me, and that I would have all the documents Friday afternoon. It is now Tuesday, still nothing. I decided to re-start the process with a company who actually responds to my emails.....communication is HUGE, and if something comes up, at least communicate it with me so I am not just sitting here...... read more

These guys definitely treat you like a mark or a sale rather than a client. It took so much digging and drilling to get even the simplest of questions answered in a way that didn't sound like a used car salesman trying to close the deal as quickly as possible. If you're in a situation where I was (builder had a relationship with GMM) definitely ask as many questions as possible and as many times as it takes to get an actual answer. High pressure and extremely non-transparent. They will sell your mortgage note to a gigantic bank a few months after you close the deal. While I imagine this isn't uncommon in the industry, GMM definitely goes to great lengths to obscure this information. Would definitely steer clear. General advice, do your own research on how the mortgage market works and make sure you're an informed customer, just like anything else. Do not let them trick you into thinking you're their client in the slightest. Buyer beware! read more

My client's sellers had a specific target date they needed to hit to make their purchase happen, which left us with an abbreviated runway of time to close the loan. GMM was recommended by the listing agent for their reputation for quick turnarounds (which by the way, should be the exception and not the rule in lending); that started me down the path to find a reputable loan officer/team. I found one glowing review after another for Brian Kempf...the third and only capable lender my client retained that committed to make our date. The commitment, communication and professionalism of Brian and his "right hand" Danielle Davis were unparalleled to any other team in my 11 years full-time in real estate. Their promise to my client and dedication throughout the entire process edged out other offers...and won my buyer the contract. I went with GMM due to the builder giving me a nice amount towards the closing cost. I did not know much about GMM or anyone else as this was the first house for me and first for everything. I have heard all of the nightmare stories and how they ask for everything but for me, this was simply not the case. This went smooth from the very get go. I was pre approved in a day. Then I was spoke with my lending officer (Susan C) and she was very detailed as to what to expect, what to do and the not to dos. Its very simple, don't go spend thousands on a new car or furniture until AFTER you close and you have the keys. They asked for what I expected and it took all of 3 days to send it in by email. The person who helps out the under writer who asks for everything and insures the UR has it all was outstanding. He asked for what was needed, I provided and he organized it all. Susan was my "mortgage mom" and was very professional but also very personable which meant a lot because I am the OCD worry type and think of extreme things and she knew what to say to keep my OCD at bay. I got the fair rate per my credit score and the whole thing from start to end went very very well. I have a friend who makes over 200k plus a year with a 760 and above credit score and he said his experience with his lender was a nightmare and headache and all I can say is that my experience was the complete opposite and I think GMM is a great lender to work with. I figure my loan will be sold off soon, that is the business but the main part is getting a mortgage in the first place and that whole ordeal was great and painless. It was a great experience -- he really looked out for me and made suggestions that never would have occurred to me. Over the past 8 years, Greg periodically stayed in touch by mail, never obtrusive, just a newsletter or a newclipping with financial tips, industry changes and the like. Flash forward to 2011, I am refinancing and Greg's was the first name to come to mind. He found me an amazing rate on our refi and I might even pay off our mortgage by the time the kids are out of college! His initial estimate was on the ball, he worked with us to explain issues and answer every question, and he was extremely responsive. He and his team went above and beyond, and got everything done on time even with the new forms and regulations that were put into place this October. I had been working with George Mason Mortgage on a home loan for a condo that I contracted to purchase in Florida. I timely obtained and provided all of the requested materials, including the condo questionnaire. All seemed to go well with the loan approval process--or so I thought. The afternoon before the scheduled close, I was notified by George Mason Mortgage that the condo association did not meet the 10% reserve required by the underwriter (the underwriter calculated the reserve at 9.88%). Unfortunately, I had very little time to react as I had only 2-days left in my loan approval period to obtain the loan approval--after that period I would lose the earnest money if I was unable to obtain approval. George Mason Mortgage should have known about the reserve issue much earlier, and, as a result of their negligence, caused me to lose thousands in appraisal, inspection, condo doc, and other fees. I also burned vacation days to load a truck with household goods and to attend closing. Further, George Mason Mortgage put me in the position of almost losing many more thousands in terms of earnest money due to their last-minute incompetence at the very end of my loan approval period. It's only by my sheer good luck that I had scheduled closing before the end of the 30-day loan approval period and was able to terminate the condo purchase contract barely in time. read more

Stay away if you don't want to waste $500 or spend weeks in trying to get a hold of your loan officer because you will never get a call back!!! George Mason Mortgage is using the most incompetent appraiser company in the entire USA! The appraiser this bank uses did not care to inspect my house at all. The report had several mistakes! Pictures on the report that stated to be my house were from another, trashy property. End result, $500 spent on a report that is faulty and useless. $500 GONE! We tried to make George Mason aware of these obvious and unacceptable mistakes in the reports, but they didn't care. Why would they, the money for it came out of my pocket, not theirs! I still don't know the exact amount of the appraisal, because Geroge Mason did not find the time (in almost 1 year) to refund us whatever is left of the $500 check. No calls returned, no mails, nothing. Just google the bank. Some other people had the exact same problems. Also, we tried to solve this problem through the BBB, but even they could not get their calls returned. Now, George Mason is one the red list of the BBB. Great job, George! Horrible experience and cost me money dealing with this company. I'm an investor and was referred to Georgio to use as a investor friendly loan officer. I spoke with Georgio about a property I was in the process of purchasing and asked him how hard would the refinancing the property after I completed the purchase so I can free up this money to move onto another purchase of properties. This is how I make a living and he said that it wouldn't be a problem even after I laid out all the hurdles that may come up. After purchasing the property he couldn't get it refinanced after wasting months of my time and costing me money. He said another loan officer he knew would call me to see if they could and the other officer didn't call me at all just sent me a text saying can't do loan.
