Chris Craddock is extremely unprofessional. My roommates and I rented a house from him in Fairfax, and he has been nothing but a nightmare. During the summer of 2021, the A/C broke in the house, and my roommates and I called Chris multiple times to fix it, but he was too cheap to hire a repairman. My roommates and I had to deal with 80+ temperatures in the house for about TWO months. The house became so unbearably hot that we had to sleep in our cars for a few nights. My roommates and I decided to purchase a mini A/C unit, which Chris did NOT reimburse us for. To make matters worse, the house had mice! When my roommates and I called Chris about it, he said that it was our problem (the tenants) and that we were responsible for getting rid of the mice. Mind you, the house had mice BEFORE we moved in, and we are poor college students. Towards the end of our lease, Chris had us clean the gutters and air ducts, remove all of the furniture from the house (even the furniture that was present before we moved in), and he wanted us to replace the carpets due to a small tear/rip that we did NOT do. Chris made an agreement with my roommates and I, and told us to have everything from the house removed and cleaned by May 31st at 5pm (the end of our lease), and that he'll do a walk through the next day and return our deposit. It is now June 13th, and he has NOT returned our deposits. Chris wouldn't even answer our phone calls or emails regarding our deposit, DESPITE us doing everything he asked us to do before moving out. My roommate had to get her parents involved in order for Chris to contact us back. After my roommate's parent talked to Chris, he sent us an email saying that he will deduct $1,500 from our $3,200 deposit due to trash removal, yard maintenance, and the repair of the tear in the carpet. We have pictures to prove that ALL of the trash was moved from the property when we moved out and we have pictures to prove that the grass was not all tall as it is now, when we moved out. Even then, trash removal, yard maintenance, and the repair of a tear in the carpet should NOT cost $1,500. My roommates and I asked Chris for an itemized list of the "damages", but he has not answered our phone calls or emails. Chris is a terrible landlord. All he does is take money from poor college students who can barely afford to live in this area. Please avoid Chris Craddock at all costs. He will take advantage of you. read more
