Our family's attempt to build a custom home using a construction loan managed by Intercoastal Mortgage, LLC (ICM) was nothing short of horrendous. More specifically, John Kinzer, a "senior loan officer" with ICM, provided services that fell far below our expectations of an "experienced" professional responsible for overseeing the ongoing construction funding of a high value single-family residential home. Over nearly two years, ICM collected tens of thousands of dollars in interest from my family for a loan on the construction of a home that our original contractor, one Richard "Craig" Tadlock of T&S Homebuilders, LLC, promised would be complete in approximately eight months. Craig Tadlock required us to use ICM as our lender. He directed us to John Kinzer specifically, who assured us that Craig was a "great builder," that we would be in good hands, and that our home would be completed on time. Based at least in part on these representations, we signed a contract with Craig Tadlock and T&S in November 2021. At the time, we were still stationed in Colorado Springs, CO, but we anticipated relocation to the Washington, D.C., area in July 2022. Little did we know that not only was Craig Tadlock not even licensed to build homes, but that ICM had no real knowledge or experience with him or T&S, nor had ICM done any diligence to ensure Craig Tadlock and T&S could build our home at all, much less in a timely manner. ICM and John Kinzer's lack of oversight over third party inspectors directly contributed to Craig Tadlock and T&S receiving draw payments, taken out of our construction loan, for work that was not performed at all, was only partially performed, or was performed so poorly as to require us, the homeowner, to pay out of our own pocket to completely re-do or significantly fix the work performed. We expressed concerns to John Kinzer, but neither Mr. Kinzer nor ICM took any action to implement more stringent inspection measures. When we asked ICM about Craig Tadlock's delays in completing work he had already been paid to do, John Kinzer told us it was our responsibility as homeowners to ensure the work had been fully completed in accordance with the draw schedule. How we, as homeowners, were expected to be able to verify that complex construction phases had been "completed," was neither clear nor possible. Furthermore, when we relayed our issues with Craig Tadlock to John Kinzer, he feigned surprise, as though this was the first time he'd heard of such problems. The same was true of our interactions (and our lawyers' interactions) with ICM's leadership, including Senior Vice Presidents Jonathan Kinard and John Pyne and CEO Ed Dean. However, as time went on, we learned that Kinzer and ICM were put on notice months before we signed a contract with Craig Tadlock and T&S regarding the same issues we experienced. Finally, as we learned during the mortgage appraisal process for our new home, ICM appears to have failed to adhere to some of the lending requirements associated with VA construction loans, which we utilized for our home. Had these lending requirements been adhered to, we believe Craig Tadlock and T&S' fraudulent practices may have been identified earlier in the process. For my family, it was all of this and worse. We cannot emphasize enough what a nightmare this experience was for us. Finding a house to purchase can be stressful enough and then add on getting money to pay for it. I worked with Dave Hollopeter and Katie Leggett, and they really made the process as painless as they could. As with home loans and the requirements its not an easy process but they made things so much easier. When the hubby and I found "the house" Dave drafted a quick pre-approval letter to send to the listing agent on a Sunday evening. Our first experience was excellent, our second not so much. We had someone who was trying to extract as much dinero as he could without due cause. He told us he would lower our interest rate if we did certain things, we did, he did not. He wanted a completely unnecessary bridge loan, we said no. He shut down and became a priss with us and stopped talking to us. So, he became vengeful and when on the day we went to close, he stopped the closing just as we got there. He wanted a letter of guarantee of closing from our buyers. They gave it to him after his little tantrum and we closed the next day. The house we bought was a complete disappointment and two years later we sold it. We decided never to get another mortgage from this or any other mortgage company. So, we bought our brand new custom house from a much better builder in cash. Big mistake Intercostal. read more

We were a bit reluctant because USAA is usually great with many things. We went with Mike and because of this experience, we would go with smaller companies over bigger companies just because of the personal touches put in place. To bigger companies we could have been just another customer. With Mike we paid us a lot of attention and kept us updates on the status and he was on our tail when it came to deadlines that would benefit us. I don't want to name names, but as for as lenders go, Keith Brown is THE MAN!! Sorry, not to be unprofessional, but he is seriously the absolute best. From the beginning, I let him know that I am working with several lenders and that when we got closer to finding a home, I would select a lender. He was the most responsive, easiest to get a hold of, most helpful person I dealt with. He worked with us as if we were already his clients and finally, after searching high and low, about 8 months later (YES, you read right, almost 8 months later!!) we are about to close on our home with a great rate and he has been and is still the absolute least of my worries. Our closing isn't scheduled for another week and a half, but Keith worked so hard to get the approval in early so that we could satisfy the requirements for the pre-occupancy agreement. He got us approved to close in just about 3 weeks! I can't say enough about Keith Brown and hope that everyone has as great an experience as we did with Keith. Will update again after closing, but I'm sure it will go through without a hitch. read more

Josh Cilman was very difficult to work with. He rarely returned my phone calls, only responded to my emails when I threatened to get my mortgage elsewhere. I almost lost my loan because of his lackadaisical approach. He was only interested in the bottom line. Although Intercoastal Mortgage has a good reputation, my faith in the company has been tarnished if they hire people like Mr. Cilman. He is a disservice to the loan industry, only because he takes a lazy approach to his work. When it comes to mortgages, thousands of dollars are on the line, but my loan was not a priority for him. He said that he was busy with other multi-million dollar loans. If he can't take care of the average American, he doesn't deserve my business. read more

With lumber rates at an all time high, and the such an aggressive market I thought a construction to perm loan would be better option for me. To my dismay my lender, Senior Loan Officer Jacqueline R Wampler wasn't even worth the 7 min phone conversation that we had, nor the credit inquiry. I did an online application. Our first conversation  I receive no introduction, no alternatives, she didnt voluntarily provide any information to me, infact she didnt say anything to me other than i was on the other line ( there was a little phone tag going on). Our conversation consisted of her only answering the 5-6 questions i had, and she indirectly answered those question. When i asked if there was any flexibility on the loan amount  she said no, my DTI on the front end was 39% , i calculated 35% which she later confirmed. I also asked her about a conventional loan over a FHA she said well i didn't do conventional because your middle score was a 691 its need to be at least 710 ( although 620 is minium for conventional) and just flat out refused to give me the numbers for conventional loan. I asked about buying down the interest rate she said she couldn't say because the numbers can change which is something that other lenders had no problems answering. She also tried to tell me that using my land as a downpayment would equate to me having additional 22k which was a lie.  Maybe its because she felt like my loan should be backed by the government, and didnt think that i was knowledgeable or ask any questions. The next day i had followed up with her via email after playing with the numbers she gave because they didnt add up. Again she was very standoffish and indirect. I asked about the DTI of 39% and LTV. She says that internally they used a different numbers, that she used ( 4.25%  interest) incase the interest rate went up during the construction process which put my DTI at 39%. What's the point of even doing the pre- approval if its not an accurate depiction of where i stand ? My pre-approval had a rate of 3.25% which reflected a 35% front end DTI, so i didnt understand the relevance of her saying what they use internally. My LTV on pre- approval was 88%  which means that 22k didnt increase my buying power but just decreased the amount i would be borrowing from the bank which would decrease my DTI and mortgage payment but there was still no wiggle room for a higher loan. In essence she limited me a borrower in every aspect of the way and i was looking for some transparency. So I then ask if the rate does not go up during the construction would i be eligible for a higher loan? And she says no you would still get your pre- approval amount..... Lol okay Jackie, so you are telling me DTI is 39% just incase rates go up. But in the event that rates does not go up I would still only be eligible for the original approval amount? But FHA allow DTI to be 39% apparently! You want me to use a government backed loan because its  beneficial to you, but won't allow me to use the perks of FHA  to have leniency of have a higher qualifying ratio. I'll take my business else where too many red flags here, sounds like misrepresentation and deception if you ask me!  Nothing about my experience exceeded my expectations, I was not given any knowledge or understanding of the mortgage process,  and  Jackie most certainty was not proficient, concerned or proactive! Find you a lender that cares about helping thier clients and is willing to give you some guidance if need be. read more

Josh Cilman was fantastic! We refinanced our house and took out another loan to buy a rental property and got wonderful rates on both. He is very easy to deal with and his rates are exceptionally low. However, I must caution against using one of the settlement groups that he recommended: Title One Settlement Group. Intercoastal Mortgage was able to get me a competitive rate however prepare yourself for anxiety and surprises. I would think twice before using them again or referring them to friends. My biggest complaint is that the agent did not keep me abreast of how the loan was going. It took 6 weeks for the loan to close, and after the initial intake I basically did not hear back from the agent until the week that the loan closed. The week of closing was made more stressful because of this lack of communication; there were a lot of items that in my mind could/should have been completed weeks before. The week of closing I was told my appraisal was not high enough. (I know they had the completed appraisal for at least two weeks at that time.) Also, I faxed all my required documents the first week of October. Three days prior to closing I am told they never got one of my tax returns. That was remedied easily enough. However, this delay slowed my HUD paperwork and forced me into closing without knowing up until the day before how much cash I needed. read more

We were given Intercoastal Mortgage's information from our realtor who said they would be the best to work with since we were a young couple looking for our first home. We reached out to one of their loan officers (wont name names) and did not receive a response from him for over a week cause he was on vacation and did not communicate to his team to respond to us. When he finally did respond he told us we would need to wait at least a year to buy a house and think about a credit rehab program. When we reached back out to him to ask if there was any way to boost our credit in a shorter period of time or if there was anything we could do. The communication went silent. I reached out to another company and they were able to give us information on how to boost our credit the same day our report was run. With this information we were able to get our credit restored and qualified for a mortgage shortly after. We will be closing on a house in 30 days. I would not recommend this company. It feels like they deal with very wealthy individuals and don't want to waste their time on 350K mortgages when houses go for millions in this area. read more
