    The Aston struggles to get the bare minimum done and I think it's because ICO doesn't properly…read moreincentivize its employees at the ground-level. Move-in wasn't the issue, but throughout my time living there, maintenance and front office response times were bad. For even simple service requests, the turnaround time was horrible. Average 4-day turnaround time. Of all the properties I've lived at (e.g. Kielo at Grass Valley in WA, Vector in OR, Aura Uptown in AZ, Camber & Cinq in SLC UT, list is not-exhaustive) I can see that service requests were turned around in less than 24 hours, at most 48 hours. Then there was the issue of front office just dragging their feet on things like emails. I don't understand how a staff of 3+ can take more than 2 weeks to reply to one email. The properties I just mentioned, I'd get same-day replies, sometimes even same-HOUR replies. With LESS STAFF and MORE TOTAL UNITS than The Aston. I'm convinced that Utah County just has a bunch of lazy people, because a similar thing happened at a NXT-managed property I had lived at (VALO in Payson). That resulted in residents reaching out to the NXT corporate office, which then resulted in everyone in the VALO front office and VALO maintenance teams getting fired because of negligence. Aston is ALMOST that bad but is ICO managed. Then there was the move-out issue. All those other properties I just mentioned use Parcel Pending. I KNOW from past experience that the property management team is supposed to do something in ParcelPending after the moveout of a resident. And I have the emails to prove it (Kielo/Vector/Aura/etc). The Aston will not. So my Parcel Pending account at the Aston stayed LIVE for almost a year after I had moved out, and after sending them an email to address this because a package was erroneously delivered there A YEAR LATER, the Aston's front office team didn't reply to me for (1st) 3 days, to which I replied SAME day, then they ghosted me. It's been over 2 weeks since.. So, I had to call Parcel Pending (a company based out of California where people actually want to work) to get things addressed. Parcel Pending themselves told me The Aston has a horrible habit of not addressing former resident accounts. All of this to say, I don't think ICO incentivizes their employees and it shows at The Aston. For example, if you work at a Greystar (e.g. CINQ/Camber in UT), or Avenue5 (Aura in AZ), or Holland Partner Group (Vector in OR) you get comp'd for contacts in addition to comp'd for resolving service requests quickly -- e.g. at Greystar the maintenance teams get paid a monthly bonus for resolving service requests quickly. I doubt the Aston's maintenance team has it set up like that cuz good god it was a nightmare waiting for maintenance to show up for the simplest of asks. and Holland withholds bonuses from employees for failing move-out checklists -- if only such checks and balances existed at The Aston because (according to Parcel Pending) they get this complaint a lot from former residents at the Aston because the Aston workers WONT DO THE BARE MINIMUM. Forget going above and beyond. Now, why 2-star and not 1-star? Because at least the space was livable, and rent didn't go up between my year 1 living there and year 2. But again, the bare minimums just weren't done, like regular recurring maintenance on HVAC filters every 2-3 months. But hey, maybe that's the ICO management standard. Maybe they keep the money at the top, and refuse to properly incentivize employees at the ground level like the front office and maintenance teams at The Aston. After all I do remember seeing maintenance rushing back and forth between Exton (some other property) and The Aston so maybe ICO's just too cheap of a company or the owners of the Aston (perhaps separate from ICO) are too cheap. Whatever the reasons are, I think a 2-star review is justified for The Aston.

Although building did cost more than buying a move in ready home, it was well worth it as this is the home we will remain in for many years and it has much more personality and meaning to us as we chose everything. We will be in our home 18 months and so far we have been impressed by the quality and care put into the home. They did not cut corners at all. Mollie and Mike were very available and receptive to our questions along the way. We were a big part of the process showing up nearly every day of the build so maybe that played a part, but I feel the company does operate with integrity and that quality matters. The minor issues we ran into after moving in were fixed quickly and with no stress on our end. We are happy we chose Ivory to build our forever home.

I met with Andrew Cooper in Magna to look at some model homes that would be coming to Lehi. Andrew walked us through all the different plans to choose from and it was good to be able to see everything in person. He also emailed us some information regarding the plots coming to Lehi. With this visit, there was quite a few things that were over-promised. I am not sure if it was specific to the units we were looking at, but I remember being told the backsplash, two toned paint, and end units did not cost extra. They definitely do. Andrew gave us clear expectations regarding when we could send an offer in for the house and what the next steps were. I submitted an offer, it was a multiple offer situation, but somehow, my offer was the one that was accepted. There's definitely a few cons to my home-buying experience with Ivory, if I am being honest. The design center online could really use some work. It is very difficult to navigate. I expressed this multiple times and I was just kind of shrugged off. I never got to have a design meeting like I wanted and felt like I was pressured into signing the design addendum. This led to what I considered to be a big issue, because then my house was not what I was expecting in the end. I chose the package "Ivory Greige" and thought it came with more than it did. My house is actually prison cell white all around the interior because I needed to select the "two toned paint" to actually get the color. If the design center wasn't so out of date, if I had been given a design meeting, if things had been explained to me better, this could've been avoided. During the final inspection, I asked why there wasn't knobs on the cabinets. They added it as an upgrade later in the design center so now I have to figure that out on my own. It wasn't until about October that they finally broke ground and then my house was done and received the Certificate of Occupancy at the end of March. I was constantly being informed of updates throughout the homebuilding process, mostly by Andrew. To no fault of Ivory, I was originally represented by an absolute nightmare agent. Ivory Homes was very supportive throughout this process and helped me get out of the rut. They definitely didn't have to...however, they were so flexible and willing to help. Andrew and I worked together until the finish line and I felt like he was always there to help. He never made me feel bad about a dumb question and was always wicked fast at responding to my silly little questions. He was thorough and has helped me with more than his job description requires him to. He was clear on the timeline and expectations I had going forward. Even the few things that I was a bit salty about, he was great about acknowledging me and providing me with some options. I don't have enough great things to say about him, really. He's awesome. Jason Jones was the superintendent for the project. I did the final walk through with Jason. I do not have a bunch of experience doing walkthroughs for brand new houses, so I am not sure how it compares to others, but I absolutely loved it. Jason was extremely transparent and thorough. We went through every square centimeter of the house and he made sure I was listening and understanding everything. There were also little tools and lightbulbs left behind--which I appreciate a ton. He used the tools--showed me how they work and what they are for. I also appreciated that he wasn't "insecure" with the blue tape inspection. He wanted me to make sure that every spot in the whole house was good, so he gladly gave me as much blue tape as I wanted, and even contributed his own tape if he noticed something. I was left with paint and touch up tools as well. Jason was an awesome guy to work with and I left with 0 questions or concerns. He was detail-oriented but also super kind to us. I just barely moved into my house, but I've had an awesome experience with my brand new house so far. The design is beautiful and it feels well thought out. There are other builders that I will not name that are in a rush and cut all kinds of corners. I feel like Ivory finished my home in a timely manner, but didn't rush my house by any means. I love the features of my house. As we were walking through, it seems that many of the things within the house come as a standard, even though they are typically seen as upgrades. Having my own brand new house is intimidating but I feel confident the house won't burn down or break without a fight. Ivory did a very high quality job from the ground up on my house and I am so happy to finally be in my dream home. The plan is beautiful, the exterior colors are beautiful, and the designers really have great taste. I have the best looking house around and it is all thanks to Ivory. Thank you to the entire Ivory team for making this possible--I love it!
