The Aston struggles to get the bare minimum done and I think it's because ICO doesn't properly incentivize its employees at the ground-level. Move-in wasn't the issue, but throughout my time living there, maintenance and front office response times were bad. For even simple service requests, the turnaround time was horrible. Average 4-day turnaround time. Of all the properties I've lived at (e.g. Kielo at Grass Valley in WA, Vector in OR, Aura Uptown in AZ, Camber & Cinq in SLC UT, list is not-exhaustive) I can see that service requests were turned around in less than 24 hours, at most 48 hours. Then there was the issue of front office just dragging their feet on things like emails. I don't understand how a staff of 3+ can take more than 2 weeks to reply to one email. The properties I just mentioned, I'd get same-day replies, sometimes even same-HOUR replies. With LESS STAFF and MORE TOTAL UNITS than The Aston. I'm convinced that Utah County just has a bunch of lazy people, because a similar thing happened at a NXT-managed property I had lived at (VALO in Payson). That resulted in residents reaching out to the NXT corporate office, which then resulted in everyone in the VALO front office and VALO maintenance teams getting fired because of negligence. Aston is ALMOST that bad but is ICO managed. Then there was the move-out issue. All those other properties I just mentioned use Parcel Pending. I KNOW from past experience that the property management team is supposed to do something in ParcelPending after the moveout of a resident. And I have the emails to prove it (Kielo/Vector/Aura/etc). The Aston will not. So my Parcel Pending account at the Aston stayed LIVE for almost a year after I had moved out, and after sending them an email to address this because a package was erroneously delivered there A YEAR LATER, the Aston's front office team didn't reply to me for (1st) 3 days, to which I replied SAME day, then they ghosted me. It's been over 2 weeks since.. So, I had to call Parcel Pending (a company based out of California where people actually want to work) to get things addressed. Parcel Pending themselves told me The Aston has a horrible habit of not addressing former resident accounts. All of this to say, I don't think ICO incentivizes their employees and it shows at The Aston. For example, if you work at a Greystar (e.g. CINQ/Camber in UT), or Avenue5 (Aura in AZ), or Holland Partner Group (Vector in OR) you get comp'd for contacts in addition to comp'd for resolving service requests quickly -- e.g. at Greystar the maintenance teams get paid a monthly bonus for resolving service requests quickly. I doubt the Aston's maintenance team has it set up like that cuz good god it was a nightmare waiting for maintenance to show up for the simplest of asks. and Holland withholds bonuses from employees for failing move-out checklists -- if only such checks and balances existed at The Aston because (according to Parcel Pending) they get this complaint a lot from former residents at the Aston because the Aston workers WONT DO THE BARE MINIMUM. Forget going above and beyond. Now, why 2-star and not 1-star? Because at least the space was livable, and rent didn't go up between my year 1 living there and year 2. But again, the bare minimums just weren't done, like regular recurring maintenance on HVAC filters every 2-3 months. But hey, maybe that's the ICO management standard. Maybe they keep the money at the top, and refuse to properly incentivize employees at the ground level like the front office and maintenance teams at The Aston. After all I do remember seeing maintenance rushing back and forth between Exton (some other property) and The Aston so maybe ICO's just too cheap of a company or the owners of the Aston (perhaps separate from ICO) are too cheap. Whatever the reasons are, I think a 2-star review is justified for The Aston. read more

This plaice is horrible, te entire building smells like dog poop, the elevators never works and either you have to find another elevator or carry your groceries upstairs . You pay for the electricity, water, gas and trash for the entire building when you should only have to pay your share since you don't rent the entire building that should be the owners responsibility. The hot tub in my building has been under "repairs" for about 4 years. Haven't seen anyone work on it in at least 2 years. The pipes from the sinks in the apartment grow mold every few days. The washer smells like rotten eggs on a weekly basis. When I leave for work at 5am, there's puddles in the stairwell from the terrible plumbing they have here. I haven't seen housekeeping vacuum the hall through my Vivint camera in months! The walls are paper thin. You can hear your neighbors listen to music in the middle of the night. The windows let the heat and the cold in. In 2026, I've had 3 packages stolen and no one gives a care in the world. The carpets are full of dog pee stains. The housekeeper picks arguments with random residents on a regular basis. The maintenance staff are actually pretty good, this is why I only give one star, because they're about the only good thing they have left. I'm sure they'll declare war now I'm with this review. But after being here since 2021, it's safe to say I'm leaving this thoroughly trashed building. read more

Do not live here!! The price of rent has a ridiculous number of hidden fees for things that I don't need but don't have the option to opt out of. The "club house" areas close at 6 and if you want to use them after that time (the only time that would make sense) they charge you insane amounts of money and require you to reserve months in advance! TL;DR If you like convenience and don't mind paying a few hundred for extra fees, you're home. Physically, the facilities are great -- up-to-date and well-maintained. When you have maintenance work orders, they are fulfilled quickly. And of course the location can't be beat. However, the additional mandatory fees and charges are considerable. For example, the media package is overpriced, and you're locked into a restrictive ISP. You must pay $25 for a "trash concierge". This should be optional. You also pay to be billed -- a $6 "convenience" to you. Before signing the dotted line, make sure you ask them to enumerate (preferably in writing) ALL additional monthly fees. The front desk staff is not always courteous and some of the 5-star reviews here are from their own staff. The printer in the business center was on the blink for weeks, if not months (it's fixed now). Having read the fine print on the lease, we confirmed our date of departure with them in person multiple times, and even got it in writing. Yet they never got it right, blaming their computer systems. After having already FULLY paid for the bridge period prior to moving out, they slapped a "pay up or get evicted" notice on our door, like we were deadbeats. As warned multiple times by earlier reviewers, be very conscientious about that 60-day notice you must give prior to moving out. read more

I am sharing my experience at Aston to help future tenants avoid the troubles and frustrations that I have experienced during my tenancy (Dec 2020 - July 2020). When I originally moved in I noticed there was a very distinct smell and even mentioned it to management but they brushed it off as "strange, we don't notice anything". I thought okay, maybe it's just me. Later the first week when I vacuumed my carpet just in my bedroom, I was shocked and truly disgusted with what I had just vacuumed up (attached the photos to this review for you to see). I vacuumed several piles of CAT HAIR! There was absolutely no way my unit was professionally cleaned (or cleaned at all) if I was able to pickup this much animal hair with my very simply vacuum. Furious, I reached out to management (Cambria White) and sent them photos of what I just discovered. What surprised me most was the lack of empathy and responsibility shown towards the situation by Cambria. She just said "yeah, we can get someone to come clean it for you. It would be Monday since it's the weekend". I was amazed by the lack of professionalism. They wanted me to sleep two nights in that disgusting animal dander that had already contaminated all of my furniture and belongings that I had arranged in the room. That should have been a huge red flag and I should have jet out of this place right then. But the burden of having to move again was not appealing and I decided to have them clean it. When the professional cleaner came by that Monday- I could tell by the look on his face how disgusted even he was. He said he can't believe I had been living in this condition and said I can use him as a reference if I ever decided to sue. Attached are photos he picked up in his vacuum (keep in mind I had vacuumed a ton of hair a few days before). Again, being naive, I decided to continue living at Aston. Not even 3 weeks later, electricity in my bedroom was completely out. I reached out to management, again no apologies or anything, they said someone will look at it the next day. I gave them permission to come in since I was at work and could not be there. I come home later that night to see that while I had electricity in my bedroom, I lost electricity in EVERY other room in my apartment. Everything in my refrigerator was either spoiled or going bad. I reached out to management again and they said they will send a professional this time but it would be a couple days. WHY DIDN'T THEY SEND A PROFESSIONAL THE FIRST TIME!?? On top of all this- like previous comments have mentioned, the rent all of a sudden is $300 more than what they promised, there is animal hair and feces all over the elevators and public areas, maintenece is subpar to say the least. In closing, I recently developed some breathing/asthmatic issues and have been checked out by my primary care physician and a pulmonary specialist. They both attribute the decline in my health to living in such poor conditions and most likely developing an allergy which tells me why I have trouble breathing in the morning and at night. Per their recommendation, I told Aston I will be moving out immediately. I said I would not seek restitution for the uninhabitable condition I lived in, the doctors visits, the sleep deprivation, stress, cost of moving etc. I just want to leave. Cambria responded to me saying that these issues do not constitute a break in the lease and they will give me two options. Move to another unit (why would I do this? Just so I can go through this again!? ) or I can pay $2500 fee plus 2 months of rent. I said neither of those two offers are appropriate and that I have spoken to 3 attorneys here in Utah County that would love to take my case. I plan on making them pay for everything I've experienced so that they will think twice about treating someone like this again. I rarely leave reviews. So I'm kind of new to this. But never in my life have I worked with people so unorganized. I was shocked at the level of training they give their employees. So many mess ups in what I "actually" owe and what they told me I owed them. I tried to get my wife a service animal and they claimed the doctor I used "wasn't accepted" there even though I had paperwork proving he could fly, live, or go anywhere. They accidentally forgot to charge me $3000 dollars and because I was moving out went down to make sure I had completed everything needed to check out. They told me they forgot and asked me to pay it by the end of the week. I asked if I could get some more time and they gave me 2 EXTRA DAYS AND CALLED THAT HELP. I have had two daughters live at The Aston both for more than one lease term. I am currently sitting at The Huntsman Cancer Center where my daughter has just been diagnosed with leukaemia. She is extremely sick and she has been for several months leading up to this point. She has been managing to pay her rent despite not being able to work since June. Now of course she won't be able to keep her apartment and The Aston wants her to pay over $3000 to be released. They will be able to rent her unit as soon as December so they are LITERALLY trying to fleece a girl with CANCER just to have more money! She signed her lease in good faith. No one can predict a life altering event like cancer. It's a sad state of humanity when you can't get grace from a mega-company like Ivory Homes, probably the largest home builder in Utah. Not to mention the complete money grab they gave my other daughter when she moved out at the end of her lease. This is NOT a fair, equatable company that will treat you like family. They are very helpful and agreeable when you move in, but when you are leaving they are sharks. They only want every penny they can get from you. read more

DO NOT LIVE HERE!!!!!! (Would rate 0 stars if possible) I think I already wrote a review, but that was at the middle point in the lease. We are now to the end of our lease, and IT GETS BETTER (heavy sarcasm). With all the other fees and charges that they tack on to you during your stay here, they will find find even more ways to drain you. Read your lease EXTREMELY carefully if you decided to stay here. Because somewhere in there is a nice little section on 60-day notices. For anything really. Need to move out early? 60 day notice. End of lease? 60 day notice. YOU HAVE TO GIVE NOTICE THAT YOU WANT TO LEAVE AT THE END OF YOUR CONTRACT. But you have to do it 60 days before the end of your contract, otherwise you will have to PAY THROUGH THE 60 DAYS after your contract ends. I have never had this in the MANY other apartments I've been in during my college years. Literally, end of lease is end of lease. Here, end of lease means you want to pay on a month-to-month basis (at CURRENT MARKET VALUE DOR THE APARTMENT) until you give a 60 day notice, and then pay those additional 60 days. I personally don't know whats going to happen in life TWO MONTHS ahead of today, but for those who do, this might be a decent place to live. I'm honestly mind-blown that there is something like this. And they don't even give you a courtesy reminder at the 60 day mark before end of lease. They texted me today and the lease ends at the end of this month. 15 days before the end of our lease, and we now have to do a 60 day notice in order to get out of this god-forsaken apartment complex. read more

The apartments look nice but that's about it. Imagine if IKEA made apartments, that's what you're getting. Expensive, but s*** quality. Employees making fake 5star reviews, dog piss everywhere, loud neighbors.To make it easier to read, I'll use bullet points. *The quality of these apartments are low grade. You can hear EVERYTHING from your neighbors. I get hearing neighbors once in a while, but it is ridiculous how much sound goes through the walls. You can hear snoring upstairs, the interface singing when batteries are low, you can hear doors opening, and when upstairs neighbors walk the WHOLE DOOR FRAME shakes. I specifically asked about the sound level and the lady showing to us told me they're very sound proof. Yeah right. *The place is pet friendly. Theoretically this is great! But because it's pet friendly, you have several very inconsiderate (specifically dog) owners. Every morning through all night there are dogs barking because the owners let them out on the balcony to bark at passerby's. Despite the complex sending out notices, it never stops. I have almost been bitten SEVERAL times by dogs because their owners don't keep them on leashes, and when they are on leashes the animals lunge at you. This place is pet friendly, but not friendly pets so don't take your dog to the dog park here unless you want vet trips. *The whole complex smells like dog piss. Outside, the hallways, parking lots, elevators, stairwells. Because the designated potty stations are made of gravel, when it rains we get the lovely smell of old rancid piss that comes up with the water. Don't even get me started about the #2 accidents everywhere mentioned above. *This place is EXPENSIVE. You think the base pay is pricey, but then you get your rent bill and it's 200 to 300 dollars more than what you were told it'd be! They are very sneaky with costs and not telling you what you're paying for. Things like they say "the Aston" will cover trash and water but guess what... by "the Aston" they mean you. They force you to sign up for a ridiculously priced internet package even if you don't need it. I'm terrified to see how much in fees they'll charge when we move out given how penny pinching these thieves are. *Everything appliance wise breaks, and hot water lasts for maybe 10 minutes max. Luxury living, eh? *The amenities are great, if you don't mind sharing with disrespectful adults and loud children. *The absolute worst offender in here are the employees and staff. They are notorious for leaving FAKE REVIEWS to keep their stars up. If that doesn't show how "good" this company is, I don't know what will. The apartments are nice, but that is as far as the "perks" go. The apartments are pet-friendly, but there are far too few areas to take your dog to the bathroom. Most people just let their dogs go anywhere, and the common areas all smell like a campsite bathroom, and it is much worse in the heat! Management is also garbage. The whole place is run by kids in their 20's and early 30's, who have no life experience and ZERO customer service skills. They will wine and dine to get you to sign the lease, but after you sign, they do not give a crap about you. They tried to evict me, even though my rent was paid in full (the eviction notice had a $0 balance due on it). They were going to follow through with the eviction until I had a lawyer contact them, and then all of a sudden it was "Woops, we made a mistake, you can stay". Finally, the move-out fees were as much as half a month's rent. Charging $120 to repaint when there was only about 20 minutes worth of work to sand and repaint because I did all of the pathing myself. They also charged $25 to throw away a single bag of garbage I forgot to take out before leaving. Then they also "accidentally" double charged me for utilities last month. The bottom line is don't be fooled by the outside appearance of this place. In the end, it doesn't matter how nice it looks if it is run by incompetent and dishonest wanna-be slumlords. read more

I never leave reviews but I need to warn people about the Aston's policies that they do not tell you about. My situation may be yours in the future, especially if you are a student living with a roommate!! I lived with one roommate in a 2 bed 2 bath apartment at the Aston, our lease was up 5/31. My family was the guarantor, as we were both full time medical students with no income. I decided I wanted to move out at the end of our lease 5/31, and my roommate wanted to stay living at the apartment for a few extra months for school reasons. I gave my 60 day notice, however all tenants need to give a 60 day notice in order to get any tenants and guarantors names off a lease (who knew?!!). Since my roommate wanted to stay, she did not sign the vacate notice. The Aston did not give any options for my roommate to be on her own month-to-month lease and since "not all tenants agreed to vacate", my family was going to have to continue as the guarantor and my name was going to remain on the lease, whether I moved out or not! Their policy is that "they never remove tenants or guarantors after a lease ends" per the email they sent me. This information was not on the lease, nor on my radar. I had to put up a huge fight with the Aston in order for them to consider putting my roommate and her family on their own lease. During this fight, the Aston continuously threw legal documents at us, including a 'need to vacate' notice signed by the manager Kaylynn herself, then would go back on their legal documentation and send us new documentation with hefty fees in order to get what we needed. They changed the circumstances many, MANY times starting with: me and my family not being able to be taken off the lease at all and the lease will continue month-to-month with all our names on it until my roommate agreed to vacate, to my family being able to be taken off as guarantor but my name stay on the lease as a tenant and the lease continuing until my roommate agreed to vacate, to us having to pay $400 total in order to make this happen, to the whole apartment and all tenants needing to vacate with notice posted on our door, to us yet again paying the $400 fee for my roommate and her family to be put on the lease BUT if we didn't pay, the whole lease would come to an end. All the while this was rarely communicated between tenants, guarantor and management. They constantly veered away from talking to my family on the phone about the issue, only sending emails and also leaving me out of emails. Their inconsistency caused me months worth of headaches and time worrying and trying to figure out what I needed to do to get off a lease that was ENDING and I FULFILLED. I did not owe any rent nor additional charges, and always paid on time. So in conclusion, BE AWARE of their hidden policies. If you are a student and may want to move out, with your fellow roommate on a different time schedule, you may just be sticking on the lease against your will and attempts. If it weren't for my roommate agreeing to getting her parents on the lease as the new guarantors, and us fighting together against the Aston, I would have continued to be legally responsible for a unit I no longer lived at, as long as my roommate wanted to live there! Before you sign make sure you know all possible options that you may get stuck in. read more

On the outside, this place looks lovely. The amenities are beautiful as are the apartments themselves. What I did not like is that there are so many hidden fees that they conveniently do not tell you about upon checking out the apartment and the lease in itself is confusing and not worded directly to let you know that what they say is "covered" by the Aston is actually covered by YOU, the tenant. For instance, I was told that water and trash were included, come to find out that it was not. There were also so many other hidden fees. For a one bedroom apartment, I averaged around $1300-$1400 when the base rent was $1050. Add all of their other charges and you're paying significantly more. I had a family emergency where I had to break the lease and move back to California immediately. I informed the staff of this and asked what their protocol is, fees, etc. The second I left the office my key fob which grants you access to the garage and the apartment itself conveniently stopped working. I had to get this situation rectified about 10 to 15 times by going into the office (fingers crossed it was during their business hours), requesting a new key fob and risk getting locked out of my OWN apartment that I PAY for. I had this problem up until the day that I moved out. Now when it came time to move out, I was informed that there would be a $150 cleaning fee and rent for the days that the apartment was unoccupied until the new tenant moved in. Very reasonable and understandable. I was grateful that they were able to find someone to occupy my space so quickly. Upon move out, I gave them my address in CA where they were supposed to send the final bill. They confirmed the address and I waited to receive the bill. Nothing ever came, no phone calls and no return calls to my voicemails. What finally did show up was a letter from a lawyers office stating that I owed the Aston move out fees (again reasonable and expected) but on top of that there was a $240 charge for having to go through a lawyer PLUS 42% interest DAILY. I asked the lawyer why I was being contacted by them and not the Aston. I was informed that the Aston's policy was to send the "final bill" to your "last known address"............. Uhm, my last known address was the ASTON WHICH I had JUST moved out of. Why would they send it to an address I had just left and not the one provided upon move out??! Be very careful dealing with these guys, you will end up shelling out way more money than anticipated and they will trick you into signing the lease without fully understanding all fees required. read more

Hi, I lived at the Aston for almost 2 years and ultimately do NOT recommend living here. The marketing is nice and the building itself looks good, but there is a vast array of reasons why I advise renting elsewhere: -BEWARE current tenants: in the lease there is a clause that states you need to give 60 days notice or renewal is automated. Even if you call to inform them within the timeframe, and the staff on the phone said there is absolutely nothing left to be done and they recorded it, they will not accept this, as they say it needs to be a written notice to their office. They will send you to collections if you do not pay this. Management is not friendly, and does not try to work with you. -ANIMAL FECES are common on the grounds. In the hallways, elevators, parking lots, sidewalks, common deck and grill areas, etc. -I have had unknown liquids from the parking lot ceiling drip onto my car and tarnish the paint, burning off the car's paint. -Many hidden fees: for example, rent may be advertised at $1099 a month, but there is a mandatory $150 media package, a mandatory $30 parking spot fee, mandatory $30-60 on common space fees, plus you must pay for electric and gas, which varies but is typically $60-80 per month as well and accounts for common areas also. All in all, if you look at a unit's monthly price, add about $350-$400 per month and that's what you'll likely end up paying. -I have never had a pet, but when I moved in, there was dog hair everywhere, it definitely was not professionally cleaned. My husband and I loved living at The Aston. We were very sad when we had to move out of state. The staff always exceeded our expectations and provided excellent service. They were always quick to get back to us or to fix any problems. The amenities were hard to beat. They had a large gym, a theater room, fire pits, hot tub, community pool, demo kitchen, a game room, computers with unlimited printing, and more. Our apartment was beautiful and the walls were very sound proof! I never heard any of my neighbors next door, which was a big problem at the last place we lived. They are also extremely dog friendly and even it even has it's own community dog park! I highly recommend living at The Aston. For all the amenities and wonderful customer service the price is absolutely worth it. read more

After leaving this review almost a year ago, the husband of one of the office staff at the Aston harassed me non stop accusing me of being a bad pet owner and a liar. He then found my personal freelance business on Facebook and attempted to leave me a 1 star review even though I have never done work for him, and left a 1 star review for my employer, whom he has also never done business with. Love the location and amenities. Love the rooms too. What I don't love is that they never tell you up front what the price you REALLY will pay for your apartment. ADD AN ADDITIONAL $220 A MONTH TO YOUR RENT. You HAVE to pay for one parking stall and smart-home features EVERY MONTH. So if they say "Your rent is $1229" it's really $1449 with additional monthly fees. read more

We had a pretty easy transition into moving in. But experienced not having hot water running the first day we moved in. However, Josh in maintenance was quick to respond and got the hot water running in no time. Thanks Josh! read more
