My experience renting at 21 James St. has been nothing short of a nightmare. When I first moved in, the unit was handed to me in a deplorable condition--dirty, unpainted, and clearly never properly inspected before I received the key. It was evident that no effort was made to ensure the unit was even livable. Maintenance requests were routinely mishandled, with issues left unresolved or completed incorrectly. I've also had their sub-contractors enter my unit without any prior notice, violating my privacy and leaving me with anxiety this would happen again. Communication with staff has been a constant struggle, with responses often delayed or completely unhelpful. To make matters worse, the building is frequently overrun with homeless individuals, and the property management company does nothing to address it. I've had multiple packaged stollen and they've offered absolutely no assistance. The parking garage is disgusting and smells like garbage as has garbage all over the place and it's very clear that no real effort is made to maintain the property or ensure the safety and comfort of residents. This company's lack of professionalism, care, and basic customer service is beyond frustrating. I would strongly advise anyone considering renting from them to look literally anywhere else.

We tried to talk on the phone a few times, but because of our hectic schedules and different city locations at the time, we e-mailed much more. He was really great at answering all of my questions in a timely manner and keeping me updated on the availabilities and renovations of properties we were interested in. Since we needed my dad to co-sign, he was also very good at making sure everything was organized and in order before we moved in. He also let me know if he changed his contact information and gave me any and all details I needed. I really found their website to be a great resource as well. They post current residential and commercial rentals, with a short description, address, price, and pictures of each property. They've also recently redone their website to include a downloadable rental application, frequently asked questions section, and other information.

For the entrance are you talking about the food basics entrance? Those doors are automatic and open when someone arrives and leaves. We are not a mall, we are a condo corporation. Each unit is individually owned and each owner is responsible for their accessibility. If you can let me know your concern with the entrance to food basics, I can pass over to them and have their team look into. We have also had bylaw and accessibility compliance come to the building and check doors to ensure they meet the required accessibility code, which we have not been notified of any accessibility violations. And for customers going to businesses in the tower building we have an accessible door which also meets the requirements. The situation is that my monthly rent amount prior to the increase was $1,191. On the effective month of the increas, CLV Group Inc. started deducting $1,1246.41 which is obviously more than 2.5%. On two occasions I requested an explanation re the calculation without any response. CLV Group Inc. closed their in-person office 485 Bank St. Perhaps because they don't want to deal with face to face complaints. They have also raised the fee for parking an extra vehicle by over 40 percent this year. Anytime I have an issue it is always the same answer or excuse for not getting it done, like we can't find a good contractor right now, or they blame someone else. When I wanted to do a bathroom renovation I was told that I needed to get a permit from the city. I contacted the city with what I was doing and was told no permit was required as they were just cosmetic upgrades. I do not recommend this company.
