It all began in November 2019 right after Thanksgiving when my wife and I decided to build a house together. We compiled a list of our must-have features. After multiple unsatisfactory visits to models in our area, we decided to venture out to Port St. Lucie where we found this irresistible Amberjack model of GHO Homes. Not only did it meet most of the items on our list, the model exceeded our expectation by including high impact windows and doors, and an irrigation system. Not one of the other builders that we visited offered the later as part of the package. But here comes COVID. Building the home took 23 months! During that period, the construction manager fielded our anxiety and concerns with explanations. GHO's Chief Operating Officer (COO) contacted us on numerous occasions to keep us informed of progress and rewarded us with concessions for our patience. The concessions did not stop there. Recently, almost five years later, the COO and his awesome staff addressed an out of warranty item based on an inquiry from us about how to find a solution to the problem. He immediately responded, "We'll take care of it." Upon his instruction, the great staff of GHO Homes sprang into action, coordinating with GHO contractors to fulfill all the steps necessary to fixing the problem. Within a couple of weeks, the problem was history at no charge to us! The COO is a compassionate and caring individual. The craftmenship and quality of their work is disheartening to say the least. The service requested is always met with a quick response to fix which is good. Without doxxing, by giving detail about all the incidents, Ill just say there were repair service people every single week for the following year after we closed when GHO built my brand new home. Why? Well because the work that was done in the place was absolutely atrocious. I had issues with the plumbing, roof, driveway, appliances, carpentry, sliding glass door, the unsightly grading of the property that led to water flooding neighbors' adjacent properties which flooded my property even more because the neighbors just didnt know any better to say something. They just didnt install proper run-offs, as well as, grade/leveling properties properly. Ive had electricians here redoing parts of my breaker box. They used the wrong color tiles when repairing my brand new roof that had cracked tiles. The list goes on and on and on. But they sent people to fix these issues right? Yea in fact immediately they did. Buuuuut their workers had done all the repairs half-assed and as cheap as they could or just enough to pass by. The contractors were saying they did fix things but they never did do it properly the first time. These guys were actually making the issues worse over and over again in all facets of repairs. Most every contractor who came to fix issues made the situation worse by destroying things, improper installation etc. The ordeal was a living nightmare. Now after the one year warranty is up allot of the half assed repairs are already breaking and i have no recourse. These builders have salesmen that promise certain things that the builder doesnt back. This includes prices as when we priced the upgrades through the salesmen he quoted one cheap price only to be baited and switched when we went to contract. Again without doxxing myself, because I dont want blow back from the builder and HOA, the salesmen quoted me approx $90,000 for the upgrades we wanted. Well the builder then came back with prices for the upgrades quoted as being well over $100,000. Talk about bait and switch. Almost 20k in bait and switch. The nightmare continues as things continue to fall apart. Alot of the neighbors feel the same way and have delt with the same thing from these jokers. Shoddy craftmenship and horrific experiences trying to get their houses up to par. Then continuing issues after the warranty. But most people just let it go after the one year warranty because they dont want to litigate it. My lawyers have looked at the builders contract and it is so ironclad and watertight that they essentially are protected. Things in the contract that are just absurdity include not being responsible for bad craftsmenship and etc etc. I wont write a novel but to make this long story short do not buy a home from GHO. Just trust me go somewhere else and save yourself a living nightmare! read more

BUYER BEWARE!! This purchase should have been a red flag from the jump. Let me start by saying they tried to get out of honoring the warranty initially as the person who built the home was an investor from out of state and we purchased from them going under contract before they even had CO on the home. I almost walked away from the deal on that alone then GHO decided they would transfer the warranty, only made sense since we would be only ones taking physical possession of the home. Now to get into the issues...MIKE warranty manager has ZERO respect for women so if you as a woman or if your wife has to deal with him, immediately ask for someone else! 1) Day one possession we had a major roof leak in one of the bedrooms which resulted in a section having to be cut out insulation removed and replaced. Fighting with warranty manager to get the now warped floor molding removed and replaced as he said "we can just caulk it and push it back"...which turned out now was molding so it had to be treated and removed so thank god I pushed back. 2)few days later all smoke detectors are going off half the house electric is already off for first roof leak now there is ANOTHER leak in another bedroom coming through the smoke detector which requires the system on the master bedroom and this bedroom to now be shut off (I have major health issues multiple strokes, seizures, heart issues...you get the point). Mike the genius warranty guy actually advised me to stick a screw driver in the ceiling and let it drain it would be fine umm NO SIR I will not!! You will fix it properly!! 1 Week is how long they wanted me to go without electricity, I was now down 3 bedrooms with kids and dogs and health issues with no offer for accommodations and/or resolution. I had to get real KAREN and it is what it is but it's unacceptable when you've spent this much money and these are now your living conditions but, we're not done folks...MONTHS it took months before the holes in my two bedrooms, the roof and my daughters bedroom furniture was replaced after it was damaged from water. 3) then I had told them over and over they had wired the sprinkler system backward. It was constantly tripping the breaker, we were losing our landscaping and I was smelling burning wires non-stop. Again not only was Mike condescending and the electrician (with the Im a chic how would I know attitude...little did they know my dads an electrician, plumber, mechanic and my brother a carpenter all licensed and yeah they taught the girl everything shocker) and after the pump burned up electrician admitted oops he did wire it wrong and the pump had to be replaced and everything rewired! 4)we have also had nonstop plumbing issues slow drains, clogged drains, back ups and bubbling toilets, sinks and showers. I've been told by plumbers if this is already happening this is a MAJOR issue then when their guy comes out I get this "well regulations changed a few years back and pipes no longer have to be 4" in diameter now they only have to be 3" and with water efficiency toilets it doesn't really push everything from one side of the house to the other when there is toilet paper. So maybe use cheap toilet paper and hold the toilet handle down longer instead of just flushing it normal, your water bill may just go up some but it might help." Wtf kind of advice is that?!? You might as well tell customers to shit in the woods because your plumbing is garbage. 5)our patio has had to be repaired 3 times now because the blocks are falling off on the corners and it was sinking in the center. I could say so much more but I've run out of characters... We are a year out and honestly the warranty is almost up and I feel like I deserve pain and suffer for this experience it's been so bad. I've spent this evening clearing bubbling drains again because response time is so horrible with their warranty team even though plumbing and electrical was supposed to be considered emergent with them... I have absolutely no desire to ever deal with this company again. If I didn't have kids I'd buy a tiny home or an RV and be done with this place! read more

We moved into a GHO home in Bent Pine Preserve Vero Beach, FL in August 2023. Since then, the CEO has ignored our and 5 other residents inquiry as to why one resident has been granted permission to erect a fence along the lakefront and we have been denied. This is obviously discrimination which is contrary to the HOA bylaws. The CEO has already admitted to making a mistake when he personally approved the original fence and he has acknowledged that by the covenants he cannot treat residents differently, but he has yet to address the solution. If you want to avoid HOA mismanagement and drama, do not buy a GHO home. read more

Never had so many problems with a house. Our previous house was built in 1962 and we never experienced the kind of problems we our having with our 4 year old GHO build. GHO houses look beautiful and are extremely functional, but built quality is terrible. If you think GHO will have your back under the warranty, think again. Seriously, buyer beware. This company used to stand for quality and integrity - not sure what happened, but don't expect either. read more

Was home shopping in Florida this past week and found several nice homes. I saw houses from three different builders and want to give a review on each builders houses I went and looked at. GHO has built houses all over the treasure coast of Florida that's on the Atlantic ocean. Their website is excellent, their sales people are very knowledgeable, and the fit and finish of their homes is very very good. They are very proud of their homes meaning they're expensive.Of the 3GHO homes I looked at one of them was for sale by the owner and the other two were new construction from GHO. The only negative thing about their homes is they tend to build an entire neighborhood so the houses are a little cookie-cutter looking but very nice. Prices range from 300k to over 700k. Absolutely the worst home builders ever!! GHO lake park a small neighborhood with 75% of them having either builder's low quality work or irrigation drainage problems. I've been in my home 16 months and they are still working on fixing the problems. Stay away from here. read more

Currently build our Amberjack model home and Wow are we happy. Every sub contractor have done an amazing work and the quality of every trades work has been impeccable. Three words . . . DON'T DO IT! We've been in our GHO home for close to 5 years and, if we had it to do again we would not. The workmanship is terrible. All of the electrical panels in all of the homes in our neighborhood are defective . GHO knows that the panels are bad and the breakers are defective but won't step up. Says they are beyond the warranty period. Almost every home in our neighborhood has had roof leak issues . . . so me were minor; some were major but almost every home was affected. No warranty after 5 years. Who ever heard of a roof only lasting 5 years. The ceramic tiles in our house and several others are cracking and popping off of the floor because there is no thin set under many of the tiles. The whole interior of the house had to be redone after less than two years because the paint is thin and like chalk. The house feels like it's made of cardboard. You can hear someone speaking at one end of the house all the way over at the other end of the house. Oh, you may not notice at first, but as the months pass you will become increasingly aware of the poor quality and absence of value. read more

Our entire experience has been above & beyond what we could have asked for... We signed a contract for Laurel Reserve 3/22. Everyone we worked with was amazing. Starting with Nicole M. signing the contract, Mike J. the construction manager, Josh W construction supervisor, Nancy V. & Jessica P. with the design center & Janine L. customer service tech, etc.. My husband is a licensed GC & knows top quality & is very impressed with how well our home has been built. We had a strong tropical storm during the construction & were thrilled only 2 shingles were loose on the roof. We moved in 3/10/23 & any issues we have had have been taken care of or are in the process of being done. Josh & Janine are relentless on ensuring the subs do quality work. I am also very picky & only will accept 100% so believe me when I say if you are looking for a new home GHO is the way to go! read more

I wouldn't recommend to anyone out there looking to buy a new home to by one built by GHO homes. There work is sloppy to say the least. They tear up neighborhoods and don't seem to care when you make a complaint. They are very slow in there building. I have seen many homes being built here in Florida and never have i seen such poor workmanship. read more

We should have listened to all of the reviews. We thought perhaps all of the dissatisfaction was related to the pandemic. We were wrong. There are plenty of builders out there and while they all use the same subs, GHO has the ability to differentiate itself through service excellence. But they don't. Sales staff and construction supervisor were outstanding. The turnover in subs is overwhelming and the warranty dept tries, yet fails miserably to communicate well with the next person for follow up. If it weren't for the sales team and construction supervisor, I would have to rate our experience one star. We are quite experienced in building homes throughout the country, yet this has been our worst experience and that says something as they tried to make a few major issues right. The mantra "we'll make it perfect later" has not come to fruition. Wish we did not close on the house until everything was done. Our biggest mistake. Love the layout. Love the location. Just save yourself the frustration of poor communication and no accountability and working with unhappy individuals. read more

The entire process has been a nightmare. Starting with the first contractor telling us the " house wouldn't be perfect and we just had to accept it". During the build they neglected to put flashing on the roof causing flooding and leaks that took them over a month, and numerous calls/emails, to address. We also noticed the AC wasn't installed properly and the vents were in the wrong place. The new contractor told us we were "nit picking and to stay off his fucking worksite". We have had constant electrical problems and went weeks without electricity to the front half of the house because the vendor was useless and the company did nothing to assist. We continue to have electrical problems. The work done to the house in general was careless and makes me think they got their licenses out of a Cracker Jack box. The walls had caked on plaster, crooked outlets, uneven tiles, crooked doors, etc. During our walk through we found a large crack in the granite of the master bathroom which was simply covered up by using some form of grey polymer and installed even though it was damaged as if they expected us not to notice. We identified it at that time and were promised It would be replaced. By the 9 month mark, like many of our work orders, it still wasn't fixed. When we contacted the project supervisor he told us it was too late to do anything as it had been nine months. Keep in mind we reported it immediately and our warranty was for 1 year. After notifying them of our intent to sue they finally agreed to fix this as well as the other remaining problems they had shown no previous intent to address. However, when replacing the countertop the company that came in to reinstall the mirrors damaged our bathroom and left it disgustingly messy. At this point, I can't help wondering if this is some sick joke. How does a company come to repair damage and end up creating more. Given the state my home was left in I must assume they hired Motley Crew to complete this job. It has been over a week and they still have not responded to calls or emails regarding the damage. They still have not come to fix any other issues and continue to dodge calls and do not respond to emails except to occasionally say that they put in a work order which results in nothing. We have missed so many days of work due to having to be home to have the excessive amount of repairs completed that both my husband and I have put our careers at risk and have lost substantial amounts of money due to the missed work. Do not build with this company. They are not honest. They do not fulfill their promises. They do not provide the product they promise. And they do not take responsibility for their actions. read more
