If you ask anyone in Walnut Square what they think of Santino they'll use language I can't use here. The property is poorly maintained and tenants frequently have to close temporarily due to leaks and plumbing issues for which they are never compensated. I know one tenant who was shut down for at least 2 months due to a plumbing-related problem. Another tenant was forced to move to a different location due to persistent leaks that were never repaired. Peet's in Walnut Square is plagued by problems (incl. rats). Maintenance issues as well as poor communication and callous disrespect led my partner to leave. I am writing this to warn prospective Walnut Square tenants as there are several vacancies. Don't fall for a slick sales pitch from Santino--you will regret it.

We've worked with two other buyer's agents in the past and, frankly, Vincent blew them out of the water. With our previous agents, we received constant emails about new listings that did not fit our criteria or price point. It felt like a constant high-pressure sales tactic that was more focused on locking in a deal (and their commission) than finding us a house that we would enjoy AND could afford. With Vincent, we had the opposite experience. He spent the time to understand exactly what we wanted in a house, our price cap, and what neighborhoods we liked. He only shared relevant listings, and it never felt like he was pressuring us to look at houses that would not fit our needs. Something you learn very quickly with Vincent is that he is focused on long-term relationships with his clients. We never felt any pressure from him, and, in fact, he gave us extremely frank and honest advice and actively discouraged us from making offers on several properties with red flags that he discovered. Vincent has an eye for detail and notices things that even trained inspectors miss (as we saw during our buying process). At every turn of the buying process, he was in our corner and fighting to get us the best possible deal. During the actual buying process for our home, Vincent was able to negotiate several major concessions from the sellers -- including a price reduction. We were impressed by his work and happy about the purchase. But this is where Vincent truly sets himself apart -- once we closed on the home, he didn't go MIA. Instead he connected us with excellent contractors for the work we needed done on our house. If Vincent recommends someone for a job, he stands behind their work and makes sure everything is done to his exacting standard. On multiple occasions, he's helped me talk through projects with different contractors, using his encyclopedic knowledge of the trades and home improvement to help communicate exactly what we wanted. And it doesn't hurt that he's fluent in Spanish! I cannot recommend Vincent highly enough. He's truly an awesome realtor (and person). P.S.
