I would recommend using a different builder. If I could give 0/5 stars, I would. We worked with GJ Gardner Denver, specifically Dave P and Jeff V for about 10 mos. We paid them $14,000 as a deposit, but they never delivered on what turned out to be empty promises. I expect that a reputable builder would refund the deposit if they could not successfully submit plans for permit, but not GJ. The plans we paid them to develop were rejected by the city multiple times over the course of several months. The personnel at the city office said they were truly surprised by the incompetence of this group. In addition, we would go several weeks at a time with phone calls not returned- maybe we shouldn't have been surprised, knowing that Dave P works much of the time from his house in Mexico. Our build was going to cost about $700k not including the land, but they treated us as though we were their very lowest priority (who knows, we probably were). In short- I wish we had used a different builder. We found their promises to be empty, and after 10 months of dealing with them, we had to fire them. Unfortunately that's a lot of wasted time and money. I would highly recommend you consider looking elsewhere and be very leery of anything they say. They seem like nice people, but I doubt they cared at all about us, our family, or building our home. read more

We have been our home now since April 2016. We hired GJ to scrape and build a duplex for us (on a lot we owned), to sell one side, and we moved into the other side. Having 2 other GJ Duplexes on our block, we asked their Architect to change up our design so we would have a unique elevation and a different internal layout. We have a 3BR/5BA, but opted for 2 master suites on the 2nd floor and a 3rd bedroom in the basement. They worked with us on all design requests (with their in house Design Center), and had all their trades and Project Manager (Jeff Pagano) meet with us throughout the build. I am picky (sorry Jeff ;), and when I wanted to select lighting fixtures, sinks, and flooring outside their resources, they kindly credited our contract and willingly accommodated my selections. Their high quality "standard" finishes, complemented by our upgrades, allowed us to get a semi-custom, beautiful home. WHY SHOULD YOU BUY A GJ DENVER HOME? 1. GJ Gardner Denver (Dave and Jeff Pagano) stands behind their work. We had a 1 month and 11 month walk-through to correct warranty issues. They timely had their trades fix items as warranted. After the warranty expired, we had a plumbing issue (a gasket on the bathroom faucet diverter behind the wall, that was pinched during install, and caused water to leak through the ceiling) that their outsourced warranty provider (ProHome) denied. I contacted Jeff and Dave and they jumped right on it! 2. GJ Denver uses quality materials and finishes. We had adjustors come in after the recent Hail Storm who commented on the quality of the materials used in our build. Speaking with local realtors and doing several walk-throughs in open houses in our neighborhood has reinforced our conviction that our house is really nicely done! 3. Their subs do great work. Their electricians, tilers, HW floor, cabling, and HVAC folks are amazing! They work with you and take your requests to heart. We wanted to make our ceiling as high as possible in the basement without compromising the water table. They framed the ceiling with an extra stud and had the HVAC Tinner engineer it so we could buy more height. 4. ETHICS. Undeniably they are good, honorable, ethical people to work with. Their entire in-house team is wonderful! WHAT WOULD I CHANGE FROM MY EXPERIENCE WITH GJ? 1. Financing our build created some scheduling and labor resource conflicts. They were building their GJ financed projects at the same time they were building ours. I felt that our project timeline could have been tightened up. In all fairness we did do design changes, their is a labor shortage in Denver, and permitting/inspecting timelines get pushed by the city all the time. It was not all on them, but we did go longer than I would have liked. 2. The walkthrough process was a bit confusing and rushed. This was due to the COO happening the week we were closing on our prior home and this Duplex. There was not sufficient time for the walk through and corrections. We were moving in 2 days after the walk through. They were doing walk-through items after we closed, the day we were moving in. I did not realize that when we walked through with ProHome (their warranty administrator) if we did not identify issues in that 2 hour walk-through window, they were not on "our list". Give yourself more time to do the walk through, and hire an independent inspector to walk through with you. 3. ProHome is not fun to deal with! They will not contact you to schedule the 11-month walk-through, and if you are 1 day over your annual move in date, they will tell you it is too late. The good news is that GJ Denver works with you even when ProHome shoots you down. That whole GJ ethics thing ;)! 4. The interior paint job. I guess it is hard to find good painters for new builds. I do believe they offer better options now based on customer feedback. Taking client comments to heart.... GJ always strives for quality work and happy customers! WOULD I WORK WITH GJ DENVER AGAIN? This builder, GJ Gardner Homes Denver/Bulldog Renovations LLC employs business practices that are questionable at least and possibly straight out unethical. If you choose to do business with this builder, I strongly suggest that you are represented by an experienced real estate broker and also consider a real estate attorney to review any and all agreements/contracts. Here is the experience my wife and I had with this builder. First, it is important to understand that GJ Gardner Homes Denver is just a franchise name that the local builder Bulldog Renovations LLC has purchased. It gives you no assurance of a larger company that will stand behind a project and give you protections. Furthermore, this particular builder for many of its construction projects creates shell limited liability corporations (LLCs) that exist for the duration of the project. Once a project is complete and sold, the builder can dissolve the LLC which may limit your ability to get major problems addressed if you encounter any. Also because of this structure, you may negotiate on some details of a project or contract without knowing if the person negotiating is authorized to make binding decisions on behalf of the LLC in charge of the project. My wife and I had been looking to relocate to the Denver area. We have spent several months looking at properties in the Denver Highlands and Sloan's Lake areas. Several times we viewed homes in various states of construction by GJ Gardner Homes Denver/Bulldog Renovations LLC. We found the exterior of these homes to have an interesting exterior architecture; however the dreary, uninspiring interior design of these homes were not to our liking. In order to get the best of both, we decided we would try to work with the builder to identify a home build project in an early phase so that we might be able to select more interesting and stylish interior design elements. After meeting the GJ Gardner Homes Denver/Bulldog Renovations LLC builder's agent and seeing several early stage projects that they had advertised and marketed, we found one that piqued our interest. We worked with our real estate broker to establish a competitive market price. During the course of this work, the builder's agent was not very forthcoming with information about the finishes and special features that the home would have that would impact the market price. In hindsight we probably should have walked away from the deal at that point, however we were very interested in the home. After several rounds of offers over several weeks that we made on the house, we finally agreed to a price the builder had offered and were prepared to sign the binder to lock us into the next phase of agreeing on the terms of the construction contract. We indicated to the GJ Gardner Homes Denver/Bulldog Renovations LLC builder's agent that we were ready to sign the binder, and were told to hold off because there were some revisions the builder needed to make. A day went by and then we got a call from our real estate broker informing us that the builder pulled the offer and no longer wanted to sell to us. I can only think of several reasons that a builder would act like this. One, they may have been using us as leverage to get a higher offer from another buyer they were working with at the time. Two, they may have just been using us to establish a minimum price for the project and use that as a benchmark to get a higher price from somebody else later in the construction. In either case I feel this business practice is questionable at least if not downright unethical. If the project was truly not yet for sale they should not be advertising/marketing it on their website and promotional materials or at the least told us up front when we started negotiations. From what I have been able to gather after the fact, this is notthe first time GJ Gardner Homes Denver/Bulldog Renovations LLC has acted in this manner, so let the buyer beware. As I stated at the top, if you choose to do business with GJ Gardner Homes Denver/Bulldog Renovations LLC make sure you are represented by an experienced real estate broker and even a real estate attorney to review any and all documents. Do not rely on verbal discussions or assurances. If you have specific questions or items you want to address, do this in person in writing with a person at GJ Gardner Homes Denver/Bulldog Renovations LLC who is authorized to make contractual decisions on behalf of the corporation. I've been in my G.J. Gardner home for one year now. Very happy with the house, and I get lots of compliments on it. (And not just friends and family, but food delivery drivers, random people walking by, etc.) Working with them during the planning phase was great: - The architect came up with some clever solutions to accommodate both the thin lot and my custom changes (and I made a lot of changes) - The design consultants made great suggestions and worked closely with me to make the place look great. SO MANY choices to make, but never overwhelming. (Also, kudos to the company they worked with for lighting - Fusion Light & Design) - The new construction rep was my point of contact at G.J. Gardner, and always super-friendly and helpful. And the house itself turned out amazing. Really good workmanship, and it's been virtually problem-free. Because there's a warranty, today they sent someone over to fix anything that was missed on the walkthrough or showed up over the year. And the fixes took less than an hour because the issues were so few and so minor. Highly recommend these guys. read more

My client built half a duplex in Platte Park and we were very happy with the process and the quality craftsmanship. GJ Gardener was proactive and responsive throughout the entire process. We did have some delays in construction (which is typical in this market) but they worked hard to get my client into his new home as soon as they could. We just completed building our home with GJ Gardner. What an incredible experience! 5 stars across the board! Building a custom built, new home is a unique experience. We started the process without a vision of "our perfect home." Jeff V. worked with us to strike a perfect balance of our needs vs. wants and how these fit into our budget. Jeff V. was incredible at always providing constructive feedback on our ideas and plans. He also gave us many of his ideas that worked beautifully in our home. Secondly, the entire team took the time to get to know us. When you go through this process a considerable amount of trust has to be placed in their hands. They took the time to build this relationship and treated us like family. Lastly, the quality of their work is incredible. Before we started this process we walked through many new builds in several large developments. GJ Gardner's product rises above the rest. A few things we noticed from their work 1) the craftsman who they work with are top-notch (and overall good people), 2) their first priority is always a well-engineered/safe home, 3) Jeff P. catches every detail (trust him!), 4) the team was always responsive to questions/concerns/comments, 5) they want you to love your HOME and take great pride in their work. Building a new home can be a very stressful time. GJ Gardner navigated us through the entire process so well that most of the stress was eliminated. Run Away! if you think they will build a home based on the G.J. Gardner Courtyard floor, you are VERY MISTAKEN! When we decided on a floor plan, they made 3 separate floors plans ($1000 /each) that were not even near what we originally decided on. Please insure that the G.J. Gardner team provides you details on expenses, regularly, because they failed to provide to us. What was originally a $4000 pre-contract agreement expanded to nearly $8000 without refund. They continued to add expenses while not informing us. We ended our relationship with G.J. Gardner loosing nearly $8000 and received NOTHING. We will never work with G.J. Gardner again, nor would we buy a home built by them. read more
