The arrogance of the two most recent property managers, has been abysmal…read more C.F. the property manager at the time, and I were discussing organics for the property, and had hired a landscaper to work with oganics. At one point I offered an opinion, gardening was, is and will continue to be a vocation of mine, and C.F. nodded in agreement, and then rolled his eyes. He didn't know I saw it, but I did. Strike One. My wife and I are both, legally disabled. She, for having had polio, and I for thorolumbar scoliosis. The property manager knew this about my wife, she wore a brace on her right leg since childhood. I asked him to put up a handicapped parking sign in front of our door. He said handicapped signs are expensive, so he put us a no parking without permit. Great. What permit? How is it cheaper, btw? Strike Two. A couple of years ago, I went to see the manager and inform him of some serious cracks and cavities in our sidewalk. Throughout or area. I told him what the law requires of him and his reply was, "Thanks for letting us know what the law is". This was problematic for my wife, and her navigating the Moon's surface, that was our sidewalk. Strike Three. He's gone, apparently word finally did leak that he was, is, and always will be a schmuck. Enter, P.P. She makes C.F. seem charming and engaging. This is one smug, rhymes with itch. Nods no, nods yes while just looking at you. Unless it's to make accusations. Unfound ones, mostly. I'm "aggressive", was her slanderous accusation! She met me twice!! Once, with my wife! I was 'limited' as to where I could walk my dog, a mostly Black lab and Australian Shepherd. Two breeds knownfor their gentle nature. This issue has more to do with others not training their own dogs. Our dog will heel on command. But, he will also go investigate other dogs, he will bark, at other dogs and sometimes people. Until he understands you're not a threat, ok, let's be friends, type of barking. Making a long story short, it's too late for that, but it boils down to this: P.P. took everyone else's word over mine. Refused to produce any evidence, while insisting smugly, yes I do. Asked to see? Refused. Now, she wouldn't renew our lease because I was "aggressive" and my dog, guilty. Without trial. It's a damn disgrace what's happened at the Carlton Arms of Magnolia Valley. They once had people waiting on lists to get in. Now, the Carlton Arms of Magnolia Valley, well, there's a great looking banner, flying at the entrance. It reads: Now Leasing. In the nearly seventeen years as a resident of the Carlton Arms of Magnolia Valley, that was a first. That should be the title of this whole, ugly episode. P.P. even had the temerity to tell my wife: "You can still stay, but Allan can't." Now, she thinks she's a marriage counselor!??!!? As I stated previously, this is one smug, rhymes with itch One POed ex-resident(s) counselor. I loved it here, I wished it wasn't so. But, after hiring C.F. it all started going downhill. Two stars, for the first 5 years. Happy trails, and NO. I do NOT recommend the Carlton Arms of Magnolia Valley.

Go some where else these apts are very old and outdated. my floors are so unlevel that my stove and fridge are a challenge. Things keep falling over in fridge. Everything down hill. my wood cabinets are water swollen. none of my closet doors are pinned to the floor. they just swing . moldy musty odor. Zero maintenance Rent was increased by 40% by the time lease was signed and received another additional $60 yearly charge within 21 days of signing lease. These apts are very old and run down and I wouldn't have agreed to this lease @ $1400 for a 1/1. I had a price range and thought for a short term I could live with this ugly apt. however I never would have agreed to this @ a 40% rent hike. If that isn't rent gouging what is. Then my lease says $1310 but they say I agreed to $1400. I cannot say anything positive about renting from this company. Btw once u get in any additional charges they feel like adding on they will tell you they have an ironclad lease agreement. The elderly here are so afraid of losing their apts.. . They are taking advantage of renters and especially seniors. I also am a senior citizen.

Was just following up on the phone call I made the day prior, arrived when I said I would (with no request for an appointment from him). He scared away an excellent, long term tenant. I'm a hard worker with a full time job and an excellent tenant history! I want everyone to know you shouldn't let someone treat you like this, ever! Excessive occasions of the garbage being backed up to the point of management telling tenants to hold trash in their apartments. 2. Consistently being exposed to unsanitary conditions when dumping our garbage, the walkway has been full of trash numerous times. We have encountered garbage, feces, and broken glass. 3. Lack of care to give tenants proper written notice to enter apartment for fire and unit inspections. 4. No regular pest control maintenance outlined in the lease. 5. Graffiti being left outside our door for multiple days from other tenants not following rules. 6. Despite "No Solicitation" signs posted on the property; we are constantly being solicited by unknown people from churches knocking on our door. 7. No enforcement of safety rules to the tenants and their children running through the parking lot. 8. Lack of enforcement of tenants smoking on steps as noted in the lease (management was contacted about a fire on grounds we had to extinguish). Regardless of the fire and our calls, tenants continue to smoke and sit on the steps everyday smoking. 9. Lack of ability to enjoy amenities on the weekends (pool is closed when office is closed). 10. Unable to use courtyard due to excessive trash and feces. 11. Excessive fighting in the "courtyard" and calls for law enforcement on the weekends. 12. Lack of maintenance on keeping the common stairwell area clear of food and debris. A lease agreement involves two sets of parties agreeing to adhere pre-established rules and regulations. Regardless of one's income level, they should be treated with respect when they hold up their part of the agreement; more importantly, has every right to expect the other party to do the same. Based on our direct experience combined with numerous negative reviews of tenants experiencing similar problems, Dominium Management and Regency Palms Apartments is not committed to offering families an opportunity; instead, running a rental scam directly targeting low-income families hindering their dreams of homeownership.

    Update: 6/7/22 The fence DID finally get finished. It was late, but done. Quality is good over…read moreall. No complaints there. Company needs to work on communication. a LOT of work on communication. Over all I'll move them up to 3.5 stars. When I bought a new house I needed a fence. I looked at a few places, got some quotes. For the most part they were about the same. I chose Kustom because of the reviews and because I wanted to support a small business. Frankly, right now, I can't help but feel it was a giant mistake. I should have known better when April showed up 30 minutes late to our appointment because she had forgotten she had scheduled me at 1:30 instead of 2. I nearly told her to forget it, but instead I turned around and came back to give them a chance. Mistake. I was told 4 to 6 weeks. At 6 weeks I touched base with them as I'd heard NOTHING. Not even if the supplies for my fence were here. It took a few days to even get a response. When April finally got back to me it was with the excuse that her phone had locked up and she had been unable to see anything for 3 days. Ok fine. I was told they were a little behind because they lost a lead installer. Ok fine. But that didn't happen the day before. They were clearly running behind before I even touched base with them. In fact I touched base with them on multiple occasions prior to that to let them know that A. I'd closed on the house and B. we had moved in and were ready for the fence to go in and C. to get an ETA on more than one occasion. At NO POINT IN TIME did they fess up and admit they were in over their heads. I VERY SPECIFICALLY ASKED IF THE FENCE WOULD GO IN BEFORE JUNE. I was told YES. I verified. Was again assured YES it would go in before June. I have to be out of town and the fence is a 500-600 difference when it comes to the dog sitter situation. Before I agreed to go out of town I asked IF THE FENCE WOULD BE PUT IN. I was told YES. Today is June 1st. I was told, by April, that my fence would go in the week of the 23rd. When I'd heard nothing on the 23rd I reached out. Again. I was assure the fence would still be going in THAT WEEK. I was given Joe's name and number. He said he would be here on Thursday. On Thursday he shows up and tells me he isn't going to get to it that week, it will be the week after. Assures me on Tuesday the 31st my fence would be going in. I verify this over the weekend as well. Tuesday rolls around and he tells me he is the only person installing because they now have no crews. Ok, fine. I'm told he will do the back chainlink portion first on Tuesday, then one side of the vinyl on Wednesday, then the other side of vinyl on Thursday. It is now Wednesday evening The chain link wasn't finished until about noon on Wednesday. There is only one panel of vinyl up. When I asked Joe I was told "it will get done". In the 2 days my fence has supposed to have been going in, Joe has been here only a few hours each day. I haven't the slightest idea where he keeps going to, but he's gone for hours at a time. He has spent less than 6 hours here total. My fence isn't even half way done, let alone 2/3 of the way done. Clearly this fence is not going to be done tomorrow either. I am about to call my card company and put the whole thing into dispute. This is not acceptable. I literally could have learned to install fence and done it myself at this rate. I am now going to be out a whole lot of money for a pet sitter that I had not planned on because I verified MULTIPLE TIMES this fence would be put in by now. I am NOT amused. April is clearly dodging my calls. They seem to be accepting fence work but can't actually get the work done. They are disorganized and have ZERO communication skills. I get they are short handed, but that doesn't make up for either of those. They've had nothing but excuses. This fence is costing me (WAS costing me I guess) 7K. Maybe that's not a lot of money to them, but it is to me. I've been stressing about this fence for WEEKS. Clearly I was right to be concerned. Honestly, even tho the fence supposedly has a lifetime warranty it's not going to be much good since these folks are going to go under at this rate.

These guys are hard-working and think like engineers dealing with our sea wall and electric conjunction box on property line. We highly recommend and will often.
