To start of, the apartments are so beautiful! However, the front desk representatives are extremely rude! We came in and didn't even get greeted, and didn't get asked what we needed. This isn't the type of people who should represent such beautiful homes. If i were to move in here, I would love to feel welcomed, and at home. Living here is great. The location is prime and easily accessible. Our 2bd/2ba home is surprisingly spacious and being a corner unit - has multiple views. I can say so many good things about this place. Staff is great and friendly. Free coffee/tea, breakfast on weekends also amazing. The gym is also a great addition and is always clean and not too crowded. The mix of people living here varies, young professionals to retired couples, all nationalities and genders. Seems to have several 45-55 year old women who are going through some crisis of trying to be young while being old and are extremely humorous to watch..just make sure to hold your breath while in the elevator with them...their perfume is overwhelming. I can't bring myself to give it 5 stars, I struggled to give it 4, but did due to the location, great staff and cleanliness. The negatives: LOUD LOUD LOUD. regardless of what floor you live on - you will hear loud trains. At all hours of the day (and night). Loud thunderbolt noises as the train cars connect and crash. Screeching metal on metal and train horns ALL the time. The view looking into downtown and Union station is great but extremely loud. FINISHES: the homes have a cool urban feel to them, with high ceilings, cement-ish type finishes and large windows. But the cabinets are cheap, with terrible easily broken handles (think work office coffee room) paying around $625k, you would expect higher quality finishes and higher quality building materials that actually withstand daily use. PARKING: the parking is secure and that is great, however it is tight. It seems as if they didn't plan correctly to space out enough parking for the people that live here. It is extremely tight, and poorly executed. Dimly lighted and not safely set up for driving up/down the different levels. Drivers could easily crash into one another around the corners. Prior to moving into the Glass House over a year ago, I scoured the web tirelessly looking for a solid review. There were only two on here at the time, and the "rosy" one was from a visitor, not resident. I promised myself that I'd provide a solid, wholly-objective review once I racked up enough living hours. So, here we go. *** Please keep in mind that, overall, I do love living here, and you can't get a better location downtown IMO. The following is a very honest, "constructive criticism" approach. 1. Value/price = could be (a lot) better. Read on. 2. Dollar/sqft + HOA fees = brutal. The same money will buy you a luxurious condo in Chicago with breathtaking views of the skyline and/or lake. Here, you can choose between train noise or being your own highway traffic reporter (or worse, if you live lower down). I very much agree with "JC C."'s cons here. Trains make horrendous banging/crashing noises, and the noise transfer from the highway is pretty amazing; ambulances and cop cars sound like they're right beneath your window. 3. Quality of construction = poor. The balcony is not level and has multiple large (easily 6"+) dips and variations making deck furniture an interesting experience. Also, hot water heaters are exploding at a rapid clip (mine in the middle of the night, and I was told more than 50 had gone out in the previous weeks), but residents are not warned which would allow them to act proactively, rather than ending up with a loud bang and water gushing. One unit ended up with $100,000 of damage due to this because it occurred while the owner was out of town. Ouch... And to think that could have been prevented. Appliances and finishes = nice. Some of the cabinetry could be better, but it's decent for the most part. 4. Location: Location, location, location. Heaven. Walk 20ft, and you're in Riverfront Park. Another 500ft, and you're at the river. 10 minutes, and you're in REI or LoHi. Cross one bridge directly behind the building, and you're downtown. Tell me it gets any better than that. I won't believe you. 5. Amenities = pool, common area, gym (reviewed below), computers and printer, theatre, coffee machine, and breakfast three days a week. Breakfast is a great opportunity to meet your fellow neighbors. People are generally interested in meeting one another and, for it being a "high-rise in the city," it has a remarkable neighborhood feel. This is something money can't buy. 6. 24/7 doorman/front door staff = great. Love these folks. Friendly and helpful 97% of the time. 7. Mail = problem/hassle-free for the most part. They handle all prepaid packages (hallelujah!), and I've never had anything get lost (knock on wood). There are a couple larger mailboxes for packages which save you from having to go to the front desk, but when those are all full, picking up your package is a piece of cake. 8. People = I've really enjoyed meeting my neighbors. As with any place in the world, there's the two or three you would like to wave your magic wand at, but the ratio of lovely folks to bad apples here is great. Easily the best out of any building, city, and state I've lived in. 9. Parking = Ha.. parking. Oh, boy. My first thoughts upon driving through the garage the very first time: "Whoever designed this was having the worst day of their life and/or hates all people and took it out on GH residents." It's comical. Spots are pretty cramped, and a lot of people use that to demonstrate their phenomenal driving skills. Have fun. 10. Fitness center = Here is probably my biggest issue with GH. The fitness center is open for limited hours, not 24/7 like even cheap apartment buildings. I have days where I feel like working out at 9PM. Can I do that? Nope. There are also a few classes, some of which I'd really love to take, but they're mostly held during normal working hours. Humph. 11. Four-legged children with tails = The building is pet-friendly, however, recently several signs went up around the block, on all the grass, saying to keep dogs off. This is prime dog-walking territory where everyone goes... I'm wondering how long that will last before enough people raise hell, but they're there for now. With all the buildings coming up downtown, it will be interesting to see if GH holds its "premium" pricing. I am still convinced that it's one of the very best places in all of downtown, but I don't agree with the prices they've been selling for, especially once you factor in the massive HOA. read more

Possibly the best downtown high-rise condo building. This is great for renters since it's not an apartment building. It is all privately owned and the building is very well maintained and has great amenities. Pros: Location - quiet side of LoDo with a beautiful park at your doorstep 24hr front desk High-end gym IN THE BUILDING with classes and every piece of equipment you need FREE breakfast on weekends FREE coffee bar daily Great outdoor pool deck with amazing views of city and mountains Safe and secure building and elevators 24/7 Pet friendly Active social committee plans events year-round FREE wifi on the 8th floor Great mix of people, young/older/retired, single/married/divorced, multi-ethnic, dog/cat people, etc. Concierge service available for extra cost Cons: You will pay extra to live here versus an apartment building but it's worth it You may hear the train if you rent/own a condo on that side of the building You can't have a grill on your balcony (standard on all high-rises) but there is a grill on the 8th floor read more

Just moved into this fabulous location just across from Riverfront Park and so far it has been a perfect fit. Sarah E. and the rest of the staff made our move-in such a seamless, exceptional experience.. it felt like home from the moment we arrived. Mike and the maintenance team were incredibly helpful and timely.. They really went above and beyond to help us out. 2/2011 - Updating this post: Changed 4 stars to 2 stars because issues keep mounting. Price/Value ratio is not good. The Good: 1. GREAT AMENITIES (Fantastic GYM!!!! gorgeous pool, deck, party room, movie room, free breakfast 3 days a week, concierge desk is awesome, great maintenance staff etc) Parties and social events galore. 2. GORGEOUS LOCATION: Right on Riverfront Park and Cherry Creek path. perfect for dog walking, jogging, even sledding in winter. Quiet (at least the Western facing side - NOT the East facing side. I'll get to that...) So easy to get to I25. A perfect little spot. Restaurants and everything in LODO an easy walk). OK... The Bad: 1.SUBSTANDARD CONSTRUCTION! We are renting for 1650 a month and within the first 3 months: One whole wall of electric crapped out, food disposal broken, cable not working in one room, cupboard doors coming off hinges, HARDLY ANY HOT WATER FOR SHOWERS! We get literally 5 minutes or less of hot water for our shower. We had it fixed by a plumber, had two days of glorious hot showers, and then THE HEAT FOR OUR APARTMENT WENT OUT! No heat in our apartment in January. Well it turns out the heating systems in the Glass House are run by the hot water. Not a good method if you ask me. A friend of mine who works for an air conditioning company told me she knew of the Glass House using substandard heating/cooling systems in the building and she was shocked because the building was being marketed as such a Primo, State of the Art building. Not so. Also we have heard from several sources that the air conditioning sucks in the building and that the lower floors have had many problems. One of the HOA guys in the building says the heating and cooling systems in the building are "fatally flawed." You can hear your neighbors. Not too much, but when we are in our bedroom we can hear our neighbor clearly through the wall. And yes that includes when he is having sex. Oh and The lights make a weird alarming electrical shortage sound when you turn them on. All units have cheap plastic tubs. The garage is TIGHT!!! Be very careful. I cannot believe how small the spaces are or how narrow the drives are. You could collide very easily if you are not careful. 2. INTERIOR DESIGN: This is all depending on tastes somewhat, but the interiors of the Glass House are in many ways VERY poorly designed and very awkward. Our apartment has the strangest layout I have ever seen. LOooong useless hallway. A curved wall that ends up bare because, where do you find curved furniture??? No doors to the bedroom, only one closet, floor to ceiling windows sound nice but the units look cold and like a showroom at a car dealership. And how do you decorate an entire wall of windows? And what are they looking over? Dirt and traffic. You do have the mountains in the distance, but in my opinion, floor to ceiling windows are best reserved for vast expansive views of an ocean or an unobstructed view of the mountain side. Facing East you have the displeasure of the LOUD CRASHING trains. May not be too bad though as the distance offers some isolation from the sound. Also the interiors just kind of look like they will be dated VERY soon. Too trendy. SECURE, BUT GEEZE! A LITTLE TOO GUARDED! You have to use that blasted FOB key FOR EVERYTHING!!! Pain in the arse because you can't keep it on your ignition key ring (you have to use it to get in and out of garage). YOu can't get on any other floors except yours, the 8th floor and your parking floor. The FOB gets to be a nuisance. read more

I came here for a tour and it was awful! I walked in and the staff at the front desk were both on the phone. When one finally was available, she asked if I needed something. I said yes I was looking to rent. She then pointed over to a door in a corner and said that the leasing office was over there. When I walked into that room, the place was a disaster! Furniture was disarray end and it looked like toner had exploded! No one was around until I walked further into another room to find a girl stuffing her face with a sandwich at a desk! She acted annoyed when I asked her to see a place. She toured me around the building, and boy for a place with such high reviews this girl was not very good. The furniture in the club room was all stained and tore up, the unit was very worn and someone was still living in it. There were black appliances and everything was out dated. The only thing the building has going for it is the view! Gee if they would update the amenities, units and get better leasing people, i would have leased. After living at the Glass House for 6 1/2 years and moving elsewhere I have realized how good I had it. The Glass House was such a wonderful place to live. The building management did a fantastic job keeping up with such a large complex and the rules and regulations/HOA board perform appropriately. My only negative remark would concern the onsite gym which I believe should be modified to more of a standard apartment style gym, with open hours and less of a standard athletic club platform. read more
