These people were very unprofessional and lied to us multiple time. We were the sellers and were asked if the closing date could be moved up a week. We said yes and worked hard to get all our stuff out in just a couple of days. We had to move in with family and get a storage unit because where we were moving to was not ready. Then the arranged closing date comes and goes and the escrow company was not ready. They even tried to blame us saying they hadn't received documents from us, which we later proved they had never sent. For over a week we were told that closing would be the next day. It was extremely rude and unprofessional. If they couldn't get it done early then why did they say they could? I could have been living in my house this whole time. read more

Its customary in Southern California for the buyer and seller to each pay their own escrow fees. When I listed my property for sale, I got an offer from another escrow company to handle my future sale, at a price to me of just $500. (Remember that they would also get a much higher payment on the buyer's side of the deal.) When I finally had a deal to sell, the buyer's agent wanted to use Glen Oaks, which offered to match the offer I had received, so I said okay. Escrow seemed to go reasonably smoothly, but when I was presented with the preliminary closing statement just before close of escrow, escrow fees were listed at $750! I told the escrow officer, 'a-deal-is-a-deal,' and ultimately she did back down. I am also unhappy that the escrow officer requested a bunch of documents from the HOA's property management company which I had already provided to her. That opened the door for the property management company to overcharge me, and I wasn't able to do anything about it. I'm still giving Glen Oaks three stars, because overall they did a competent job and escrow closed just one day late. But clearly, it could have been better. read more

If there was a way to give negative stars, I would do that. WORST experience even dealing with Charlene Sung. Unfortunately escrow was chosen by the seller. She had no goddamn clue how to do her job. On several occasions, her work had to be corrected by me, my broker, or the loan broker, and the lender too. Several things were missed in closing and we are having to go back and fix them after the fact. So my fun for me . She is not responsive at all. She would take days to respond to emails and wait until the very last minute to do anything. Very infuriating. read more

I feel compelled to warn people of what it is like to have Charlene Sung as your Escrow Officer ("EO"). She was selected by the Listing Agent and from the start, nothing went as it should. Escrow Instructions are sent typically within 2-3 days of opening escrow. Our lender was in need of them and his requests for them went unanswered by Charlene so he escalated it to me. I too contacted them, by phone, and by email and was promised they would go out the "next morning", then that changed to by "end of day", then end of day came and nothing- no escrow instructions, no email saying they left for the day with that still outstanding. In fact, I instead got a vacation responder letting me know she left for her vacation and left us in the lurch. Did she even apologize when she got back? No, at all. They promised them on a Friday and I actually got them on a Tuesday (day 7!!) with no acknowledgment of them being late, apology for ignoring my lenders requests, missing the promise they made, or anything of the sort. This was at the very beginning of the transaction but became a recurring theme. I point that out because if you choose badly, your Escrow Officer totally can cost you the deal. Charlene did not care, at all. Everything else was handled in the same way. When it came to signing loan docs, I checked in with our lender and was told loan docs were sent to escrow. When I checked with Charlene to confirm she received them, she said she didn't have them and would check and let me know. I never heard back again, not even 5-6 hours later. My Buyers, who by then didn't trust Charlene to do her job, decided to jump in the car and drive down from Northridge to San Marino to try to sign and sure enough when they arrived, the loan docs had been there, she just didn't let anyone know and didn't reach out to them to come sign. Thank God we took a gamble and drove over or we would have missed the day. So, my Buyers signed and left. I then wait to see if she would update me (as she has no idea I am aware that they have signed) and nope, nothing from her. Did she confirm that the final wire from my Buyers was received? Nope. Had to call and check on that too and when I did, of course, it had been received that morning and she had said nothing to us, leaving us to wonder and follow up. It all went this way. Then I'm told we're set to record on Thursday. Guess what I get in an email on Thursday around 3:30pm? Oops! Something got messed up, pushing to "recording 8am tomorrow". Not surprising- everything they touch goes like this. I check in at 8:50am to see if it's recorded and nope, now it's anytime today. I no longer believe a word that comes from her mouth. When I call to voice my frustration about how everything was done late, communication was lacking, I'm upset, my clients are upset, her response? Silence and then an "I'm sorry you FEEL that way", delivered in the most monotone uncaring way. She doesn't care and it's not worth discussing with her for that reason. That's why I am here, writing this. To save you the grief of working with such unapologetic incompetence. Purchases and Sales are stressful enough, without the added delays, lack of communication, and errors from your Escrow Officer. Do yourself a favor, use someone else. There are plenty of amazing escrow officers out there, including at Glenoaks Escrow like Alison Opalk or Janette Lomeli who I've worked with and were super on top of it. I hope this spares someone the frustration we encountered. This morning, 3 days post-closing, I receive an email from the Listing Agent's coordinator asking if we have closed on this file. She mentioned that she asked Escrow but didn't receive a response. She isn't aware we did close because Charlene left her (and my coordinator) off of the emails she sent, even though she's been instructed to include them. Why didn't she answer the question though when that coordinator did ask for an update? Well, are you surprised? Me either. She didn't answer because that's how it goes with her. The two stars are for the support staff, not our EO, she should be 0. They were the ones who actually did answer the phone and would check into things for me. They move like molasses and are rather lazy. When they need something from you, they want you to jump five minutes ago to do it. However, when it's a question you have you get a curt two word response. My escrow agent was Charlene Sung. I found her rather useless. We opened Escrow October 21st, completed due diligence and had our loan papers in her hands by Nov 7. Our original close date was set at Nov22. They had our downpayment and closing fees in the account Nov 11th and we signed the 12th (because they couldn't arrange the signing for the 11th). From here, we should have been 48 hours from closing. However Charlene dropped the ball and pissed away a week and a half. Needless to say, we are closing Nov 21st. Once she had our cash and knew she was getting paid, we went on the back burner. She made mistake after mistake and ran my loan company around. If you can avoid this company and Charlene please do. Incredibly unprofessional. Oh well, love my new place and even Charlene couldn't ruin that, so she gets a star because she closed by the date.... read more

I was recently forced to use a different escrow company on a recent deal because the contract called for Seller's Choice and dealing with them made me appreciate how much I love working with Alina. Worst experience ever working with Charlene Sung at Glen Oaks Escrow. There was an issue with the title and she lied to me and told me the issue was resolved to get me to hurry up and close escrow. 2 weeks later I get a letter from the recorders office to tell me the house is still under the name of 2 owner ago. I called Charlene to fix this issue and she ignored my calls and emails for 2 weeks until I got her manager involved. It's been over a month since escrow closed and the house is still not under my name. This is clearly fraud and I will be reporting to better business bureau and getting a lawyer to sue them if they don't resolve this. I was ignored, lied to, and they've distributed my money without even getting the title cleared. If this issue isn't resolved soon, I will be suing them and going after their license so they can't lie and commit fraud with other people. read more
